NAIOP's 2nd Sponsored University Outreach Event draws a big crowd

For the 2^nd time, a University Outreach event was held at both the University of Colorado and the University of Denver. Each location drew more than 35 attendees. At the event on October 19^th at the University of Colorado, students learned about Developement from Rick Woodruff, The WW Reynolds Company and Jason Newcomer, DCS Inc. Kim Koehn, K2 Ventures and Pete Tobin, Ascendant Development Corp. talked about what is involved with Ownership. The ups and downs of the brokerage markets were discussed by Tim Harrington, Grubb and Ellis and TJ Johnson, Fuller and Company. Finance was covered by Craig Poulter, The PrivateBank and Sara Croot, BBVA Compass. The details of Entitlement, Due Diligence, and Architecture were handled by Brian Hall, CVL Consultants and Morgan Landers, Brownfield Partners, LLC.

At the University Outreach event on October 27^th at the University of Denver, the same topics were covered by other industry leaders and NAIOP members as follows: Development – Patti Gage, z/2 Partners LLC and Jeff corn, Fleisher Smyth Brokaw LLC; Ownership – Michelle Brokaw, Fleisher Smyth Brokaw, LLC and Dan Metzger, Dividend Capital Total Realty Trust; Brokerage – Frank Kelley, CB Richard Ellis and Megan Byrne, Grubb and Ellis; Finance – Richard Morgan, Colorado State Bank & Trust and Fran Federman, ProLogis; Entitlement/Due Diligence/Architecture – Nanci Kerr, Sky to Ground LLC and Doris Rigoni, Chicago Title of Colorado, Inc.

NAIOP DL's and SL's raise $6000 to Support Colorado At-Risk Youth

As many of you know, this was the first year NAIOP participated in this fundraising effort and we must say, it was a refreshing way to raise money for such an important cause. We had 2 teams: The Seasoned Leaders (with 4 strong participants) who finished 11th in overall fundraising and the Developing Leaders (with 10 strong participants) finishing 4th in the team competition. The combined NAIOP team totals place our organization 3rd overall for this event.

The results are in: THE DEVELOPING LEADERS WON!

The Developing Leaders raised $3,799 and the Seasoned Leaders raised an additional $2210 for a total of $6,009 in fundraising for the entire event. In total, $103,822 was raised to benefit Colorado Youth at Risk and Byrne Urban Scholars, two Denver based charities focused on the needs of "at-risk" youth.

On behalf of the NAIOP Developing Leaders Committee, we wish to extend a huge Thank You to all who participated and the generous donations made to support our teams! The money raised from this event will allow for these charities to continue operating in the coming year supporting the underprivileged youth in our community. We look forward to continuing our efforts next year where will see if the Developing Leaders can hold onto their title!

NAIOP Explores Efficiency Incentives/Rebates in Commercial Real Estate

ResourceSmart Colorado presented an informative breakfast program on October 13 about technical assistance and financial incentives available to the owners and operators of commercial buildings for reducing consumption of water and energy. ResourceSmart Colorado is a ground-breaking partnership among NAIOP Colorado, Denver Water and Xcel Energy to promote conservation in office buildings, warehouses and other commercial real estate in the Denver metropolitan area.

The program began with a brief quiz show titled “Are You Smarter Than Jim Creighton?” Moderator Susan Stanton asked audience members and the Chapter’s Programs Committee Chairman Jim Creighton multiple choice questions about resource conservation, which Mr. Creighton gamely answered incorrectly. During the quiz show, the audience was treated to a running toilet – an actor, dressed in a toilet costume, ran through the crowd.

Moderator Joe Dischinger, co-chair of NAIOP Colorado’s Sustainability Subcommittee, explained why the chapter is so excited about the ResourceSmart Colorado partnership. Everyone wins through the program, as NAIOP members learn about opportunities to save money, the utilities get help meeting their conservation targets, and more efficient buildings and landscaping benefit the environment.

Stacy Smith, a representative of Denver Water, and Derek Shockley, from Xcel Energy, each provided an overview of the wide array of incentives and rebates that the utilities provide to building owners and operators for making improvements that cut down on resource use. Given the number of incentives available, both offered to meet individually with NAIOP members to discuss what programs and incentives might be available for specific commercial properties.

After learning about the incentive programs, we heard from building owners and managers who have used and benefited from the utilities’ incentives and expertise. Jim McGibney, from First Century Development, discussed the benefits of sustainable building at his projects, focusing on the 1755 Blake Street building, and highlighted the energy conservation incentives available from Xcel Energy. Patrick Gorham, of CB Richard Ellis, discussed the incentives available for retrofitting existing buildings. Both expressed enthusiastic views on the money that can be saved through an informed use of the incentive programs. Click Here to view the speaker slides from the event. The Art of Influence and Collaboration in Commercial Real Estate

The NAIOP DL Program held their second annual educational event on October 22, 2009. The event was held at the Dominion Plaza Conference Center, a venue donated by 2009 NAIOP DL Sponsor, Callahan Capital Partners.

The topic was Emotional Intelligence; the physiological and behavioral aspects of effective communication. Emotional Intelligence is the study of interpersonal understanding of how to effectively interpret emotional signals and respond accordingly. The session was led by James Terrell, Vice President of Collaborative Growth, LLC, a Golden Colorado based company founded in 1993 which helps people achieve their purpose through maximizing productivity. Collaborative Growth is a full-service leadership and strategic development company which works with organizations and employees to align workplace effectiveness with individual fulfillment.

Mr. Terrell’s presentation began with an overview of Emotional Intelligence and the idea that effective communication means being responsible for both the message sent and the message received. Through some creative exercises which emphasized the power of non-verbal communication, the participants began to understand the powerful messages sent intentionally and unintentionally through non-verbal cues. The second half of the presentation was devoted to application as it pertains to our day-to-day business relationships with colleagues, management, subordinates and even personal relationships with spouses, partners or children.

Mr. Terrell provided the attendees with ideas to help connect values, beliefs and behaviors with the person one is trying to communicate with. Through his techniques, the participants learned ways to enhance communication and empower individual performance along with organizational productivity. Mr. Terrell is Vice President of Collaborative Growth, L.L.C., where he shares his interpersonal communication expertise with a variety of clients in the public and private sector, helping them to anticipate change and respond to it resiliently. Using the world famous Bar-On EQi® and other measures, he provides coaching in emotional skillfulness for individuals, teams in transition, and senior management. He is co-author of A Coach’s Guide for Emotional Intelligence, The Emotionally and Socially Intelligent Team, The Facilitator’s Guide Set for the TESI® Short, and Emotional Intelligence in Action: Training and Coaching Activities for Leaders and Managers, and serves as a contract mediator for the U.S. Forest Service. Mr. Terrell worked as a psychotherapist in private practice for many years seeing primarily clients who were seeking to resolve conflicted relationships -- with their spouse, their children, their parents, or their boss and co-workers. For three years he led the Syntropy Institute as Executive Director, a not-for-profit social research organization developing strategies to help prepare students for success in the workplace, and served as the Director of Training for the Metro-Denver Mutual Housing Association.

Collaborative Growth uses many tools in their training and consulting, including the TESI® (The Team Emotional and Social Intelligence Survey™ ), the Bar-On Emotional Quotient Inventory (EQ-i®), the EQi Leadership Report and the EQ 360 ™ to evaluate emotional intelligence. Landers and Newcomer Named NAIOP Corporate DL Award Winners

NAIOP Corporate announced the 2009 Developing Leader Award winners on Monday, September 14^th. NAIOP established the award in 2006 to recognize rising professionals who have distinguished themselves within their profession and who show great promise as influential leaders in the commercial real estate industry. NAIOP members, age 35 and under, were encouraged to apply for the award and were evaluated on the following criteria: leadership, professional competency, career goals, education, NAIOP participation, community involvement and judge’s discretion of merit. Mustache 4 Cash - Color 4 Kidz Fundraiser

Do it for the Kids! Each year this organization raises money for local non-profits that support Denver at-risk youth programs such as Byrne Urban Scholars and Colorado Youth at Risk.

Join a Team! Our goal is to have two competing teams from the NAIOP Community:

The "Seasoned" Leaders vs. The "Developing" Leaders

It's Simple! All we ask is that guys grow a mustache or ladies color your hair (a streak, full color, or clip in color streak) during the first 3 weeks of October. Participants collect pledges from family, friends, co-workers, baristas, bus drivers, etc. Every Thursday during October there is a "How Is It Growin'" event at local Denver establishments. Volunteers for Outdoor Colorado Project

Those of you, who weren’t able to participate in the Gates Camp Cleanup this year, don’t worry, we still want your help and this opportunity is a lot closer to home. Grab your work gloves, friends, significant others, children, and anyone else that wants to improve one of Denver’s most beloved parks!

On October 10th, NAIOP is teaming with Volunteers for Outdoor Colorado (VOC) for a trail building day at the City of Axum Park, in the northeast Park Hill Neighborhood of Denver. NAIOP volunteers will join 200 other volunteers to construct a walking and biking path around the park, approximately a half-mile trail. No experience is necessary and anyone over the age of 8 years old can participate.

The event is from 8:00am to 4:00pm but you don’t have to commit the whole day! Volunteers have the option to do a morning, afternoon, or all day shift.

Northeast Park Hill is one of Denver’s oldest, most diverse, and interesting neighborhoods. Many non-profits are engaged in the project and NAIOP sees this as a great opportunity to give back to the Denver-Metro area.

August Breakfast meeting: Solving the Generational Puzzle

The August 11th breakfast meeting featured a thought provoking and pertinent presentation that profiled the generational differences found within the commercial real estate workplace. By recognizing and understanding the four main generations within the industry, Caroline Turner of the Athena Group explained how it is possible to leverage the characteristics of each generation to your advantage.

Michelle Brokaw and Jeff Corn of Fleisher Smyth Brokaw moderated the meeting. They joined Jim Creighton as the three showed off their acting skills in an entertaining portrayal of a situation that might arise in the office as a result of the generational differences that are common in today’s commercial real estate industry.

“Jim is so stubborn – he isn’t open to new ideas, and he won’t give me any feedback on my own ideas!” complained Jeff.

“Jeff works on his own timeline, doesn’t respect our dress code, and thinks he knows everything!” lamented Jim.

Ms. Turner explained that until Jeff and Jim understand that the way they each approach situations in the workplace is in large part a result of the era in which they were brought up, these differences will continue to act as hindrances to their productivity and effectiveness. Once these differences are understood, however, they can be used to create highly effective workplace relationships. (Click here to watch a video of this amusing skit)

The four major generations within the workplace are as follows:

The Traditionalists: Born before 1944
Baby Boomers: Born between 1944 and 1960
Generation X: Born between 1961 and 1980
Generation Y: Born between 1981 and 2000

Historic events, music, technology, and heroes of the era all influence the characteristics of each generation.

Specifically, traditionalists were generally influenced by the great depression. They are typically frugal, extremely loyal and conforming. They were taught that as long as you work hard and play by the rules, the company will take care of you from cradle to grave. Their sense of loyalty extends into the workplace, and they appreciate formalities, hierarchies, and taking/giving orders.

Baby Boomers grew up in the Civil Rights Movement and the Vietnam War. They generally grew up challenging authority and watching out for themselves first. In the workplace they typically ‘live to work’ and are consensus builders who like being recognized for their work.

Generation X’ers generally saw their parents work hard and neglect their family life as a result. They, therefore, typically have a ‘work to live’ mentality, and, having grown up as ‘latchkey kids’ through the political scandal of the Nixon Administration, they are generally more cynical than their parents – all of which is generally reflected in their independent attitude in the workplace.

Generation Y’ers grew up in households where they were typically the center of their parents’ attention. They played team sports from a young age, were taught that everyone is special, and grew up with computers and modern technology. As such, in the workplace, they typically enjoy constant feedback and are used to multitasking and working virtually. Having grown up with constant praise, they don’t generally respond well to criticism and are much more informal in the workplace than older generations.

18th Annual Brokers Benefiting Kids Event

What is a better way to spend a Saturday morning than competing in field games against your favorite real estate professionals? After participating in the 18th annual Brokers Benefiting Kids event I can’t think of one, however my aching body may disagree. On a beautiful Saturday morning a team of eight NAIOP Developing Leaders gathered at Inverness Business Park to join hundreds of other commercial real estate professionals in a morning of fun with a good purpose behind it. While the team didn’t have customized shirts or tryouts, there was hope amongst the members of victory as we all went through introductions by the registration table. After a resounding pummeling in volleyball by a CBRE team filled with semi-professional volleyball spikers, your NAIOP DL’s figured a group cocktail could help improve form. Heading into Bocci Ball and Horseshoes there was hope, until Crimson Services won Bocci Ball on a last second point and played Horseshoes as if they invented the game. Two events down and two resounding losses. Surely the obstacle course would be a place to regain the early morning swagger.

Obviously going through twice as suggested by the younger, peppier, Fairbairn Commercial team would be easy to do. But the jumpy castle obstacle course would prove too exhausting and a third loss was at hand. Heading into Ultimate Frisbee I think the whole team needed a pick me up, and that came in the form of Inverness Properties not showing up to play, so a forfeit was just what the doctor ordered. In the searing heat we were taught how to play by a group of the Denver 20/30 hosts. It was a fun match, but exhausting. Our final event was basketball and we paired up well against Thomas Niewohner’s LandCorp gang. Again it would seem that despite having 6’5” Adam “The Tower” Faleck, the other team had a ringer who led the opposition to victory. Five events down and I don’t think any of us expected the amount of energy expended throughout the day. We all dispersed to go find a nice nap.

At the end of the day your brave Developing Leaders were defeated on paper but not in spirit. We had a great day getting to know each other and reliving our youth on the sporting field. Thank you to NAIOP for sponsoring our participation in BBK. Next year we hope to do better in the results column and keep up the good spirited competition in the name of charity. BBK was a lot of fun and I hope to see many new faces next year…we need more people so that people can get a rest between events!

DL Mentor Program Kickoff Event

The Developing Leaders Mentor Class Commencement event was held on August 19, 2009 at the Wellshire Inn. Mentees and Mentors were introduced and a total of 50 attendees were at the event. The Mentorship class this year is comprised of 23 matches pairing a Developing Leader Member with a highly experienced industry professional. The selection process for mentees included submission of an application and a formal interview, and those who were chosen as mentees were paired with a mentor who the committee felt would be most appropriate for each. For those not selected, please apply again next year, and we strongly recommend further involvement in the DL Committee in the interim. Congratulations to this year’s class!

Well………..and now what? What should a mentee and mentor match do next? It is important to engage on a regular basis, for you both to gain the most from the program. Mentees should take charge, don’t be shy. Schedule your first meeting and set goals that you would both like to achieve through the program. Keep these goals handy, and refer back to them throughout the year as a benchmark. The DL Mentorship Committee will be posting suggestions on our blog, as well as through Linked In, so please check these regularly. Additionally, for those Mentor/Mentee matches who are interested in meeting with other matches in the program, please let Jayma File (jfile@wmrdenver.com) with the NAIOP office know, and we will provide you with contacts for a “double date.” Most importantly, have some fun and learn about each other. August Green Series Meeting: The Legalities

On Wednesday, August 19th, the NAIOP Green Series Education Committee held its fourth session of this year’s Sustainability Series, “Going Green to Find Gold in Your Existing Building.” This five-part breakfast series is designed for building owners, property managers, real estate professionals, developers and others who want to build on last year’s green series with additional, pertinent and to-the-point subject matter on the particulars of “greening up” an existing building. Session Four, “The Legalities," was organized by Dan Cohen, formerly a Vice President with Catellus Development, now with his own firm, Urban Investment Group.

The session included three speakers. Carolynne White, a land use attorney with Brownstein Hyatt Farber Schreck, gave a presentation entitled: "The Legalities: The Regulatory Environment." The presentation was an overview of the current regulatory environment at the federal, State, and local levels with regard to regulation and funding for energy efficiency plans and improvements. At the federal level, Ms. White discussed a variety of programs, including funding headed to Colorado cities from the Energy Efficiency and Conservation Block Grant (EECBG) program. At the State level, Ms. White explained a number of bills considered or passed and indicated that most of the State's climate action efforts are actually implemented at the local level. At the local level, the trend in Colorado is for more green building regulations. Cities such as Denver, Aurora, Lakewood, and Wheat Ridge are all amending their codes. Ms. White closed with the prediction that the trend will be for more regulation in the future in Colorado. Click here to see Ms. White’s presentation materials.

Aaron Hyatt, an attorney in Brownstein Hyatt Farber Schreck's Real Estate Group, gave a presentation entitled: "The Legalities: A Presentation and Discussion of Legal Concepts and Issues in Green Leasing." The presentation was given in tandem with Mike Rooks, a Senior Vice President and tenant rep broker with Jones Lang LaSalle. Mr. Hyatt's focused on the array of issues building owners should be aware of and prepared to address when seeking "buy-in" from their tenants for implementation of a green program. Mr. Hyatt addressed what to look for when analyzing existing lease provisions (including operating expenses, design and construction standards, and rules and regulations) and implementation of green lease provisions into existing leases, including discussion of specific lease provisions (e.g., environmental plan, operating expenses, utility consumption, repairs and alterations, etc.).

Mr. Rooks offered the tenant's perspective on green leasing issues. He addressed questions such as which retrofitting and green improvement measures should a tenant be responsible for paying, what obligations should be imposed on a landlord as part of a green program, and what concessions can a tenant expect to "extract" from the landlord for agreeing to green leasing provisions. Mr. Rooks concluded that because many existing leases do not provide sufficient flexibility to mandate compliance with a green retrofit, landlords will be required to either obtain tenant “buy-in”or entirely self-fund the cost of implementing the green program. In contrast, for new leases on existing buildings and leases for new buildings, a landlord should be able to revise/create leases to address the full range of green issues. Morgan currently works as a Planner for Brownfield Partners, LLC where her job focus is primarily new development proposals and community outreach for current projects.

Morgan began her professional career in real estate began 3 years ago with a position as a project manager for a residential real estate development company. Morgan then transitioned to a position as a Community Planner/Project Manager for a local non-profit while she was in graduate school. While in that position, her responsibilities included community outreach, a park redevelopment project and grant writing.

Morgan found motivation to get involved in the Commercial Real Estate Industry through her belief that there are opportunities to apply one’s education at a “boots on the ground” level in this industry. Morgan states that, “Although I enjoy the regional and long term perspective that planning has on the built environment, there is a direct impact of real estate on the surroundings that one can see and enjoy, i.e. the positive impact that Brownfield redevelopment has on communities.”

In addition to Morgan’s busy work schedule, she has also held various positions at the national level of the American Planning Association including Region Representative to the Student Representatives Council (SRC), Chair of the SRC for two years, Advisor to the Board of Directors for two years, and outgoing Chair of the SRC for two years. Currently, Morgan serves as the Chair of the Community Relations Committee for the Colorado Chapter of APA, and also serves on the NAIOP Colorado Chapter DL committee, Community Relations Committee, and the RMREC committee. Aside from professional organizations, Morgan also volunteers for a sustainable special events organization called ZeroHero and with Volunteers for Outdoor Colorado.

Morgan is a Colorado native who loves the erratic nature of Colorado weather. After living in several different places in the United States, she believes Denver offers the ultimate urban lifestyle. Morgan bikes the two miles to work almost every day and loves having a grocery store, coffee shop, and movie theater within two blocks of her house!! Morgan confesses that she has an obsession with maps and enjoys the many opportunities provided by the great outdoors whether it is recreational or educational. When she is not at work or volunteering, Morgan spends her time rock climbing, skiing, cycling or spending time with friends and family.

Morgan earned a Bachelor of Environmental Design from the University of Colorado-Boulder with an emphasis in Urban Planning and a Master of Urban and Regional Planning from the University of Colorado-Denver. The focus of her Master’s program was on environmental planning and community development.

Morgan’s proudest achievement thus far is having the opportunity to compete against DU in the RMREC in the Spring of 2008. She said that being the runner-up didn’t dampen the feeling of praise from industry professionals on her team’s hard work.

Her future goals and aspirations include continuing to contribute her planning background to the great work that Brownfield Partners is doing and she hopes to further bridge the gap between planning practices and real estate. Morgan believes the two are synergistic and sees opportunities to mesh professional contacts to fuse the two closer together.

NAIOP Colorado, Xcel Energy and Denver Water Launch Precedent-Setting Partnership to Promote Commercial-Sector Conservation

Three of Colorado’s leading organizations, NAIOP Colorado, Xcel Energy and Denver Water, have formed a groundbreaking partnership to promote energy and water conservation in office buildings, warehouses and other commercial real estate in the Denver metropolitan area. Known as ResourceSmart Colorado, this program aims to make a significant difference in improving the energy and water efficiency of Colorado’s commercial real estate sector.

“By bringing together two of the region’s largest utilities with NAIOP Colorado, ResourceSmart Colorado has the potential to create unprecedented change in promoting greener, more environmentally friendly practices in Colorado’s commercial buildings,” said Kathie Barstnar, executive director of NAIOP Colorado. “The program will give the key decision-makers of the commercial real estate industry the tools they need to implement the best, most cost-effective conservation programs and cutting-edge green building practices. It’s a win-win for all involved.”

The United States commercial real estate sector uses a tremendous amount of energy and water. Commercial buildings consume 36 percent of all electricity produced in the country and use an estimated 10 billion gallons of water each day in the United States. In the Denver Metro area alone, Denver Water’s commercial customers use more than 14.7 billion gallons of water annually — enough water to pour one foot of water onto 45,000 football fields.

Both Xcel Energy and Denver Water have made commercial-sector conservation a priority and offer a variety of related programs and incentives, including audits and financial incentives for customers who switch to more efficient technologies. While these programs have been successful, the challenge has been making sure that the right people in the commercial real estate sector know about them. That is where NAIOP Colorado, the Commercial Real Estate Development Association, came in.

NAIOP’s Colorado chapter is one of the largest and most active chapters in the country, with nearly 800 members representing the owners and key decision-makers in the region’s commercial real estate industry. After some initial discussions with Denver Water and Xcel Energy, it became readily apparent that by working together, these three entities could make significant strides in saving water and energy while also helping local businesses to lower their costs and improve their bottom line.

Governor Bill Ritter, whose administration has been a champion of climate change issues, has already voiced his enthusiastic support of the partnership. He said: “In this time of increasingly scarce natural resources, it is more important than ever for commercial buildings to be as efficient as they can be. This unprecedented partnership will not only help the environment, it will also help Colorado’s economy by enabling businesses to save money on utility costs.”

Through ResourceSmart Colorado, the Colorado chapter of NAIOP will work with both utilities to promote the need to conserve energy and water and to make its members aware of the programs and incentives that are available. This will be achieved through a variety of forums, events, programs and communication tools. As a part of the program’s launch, NAIOP Colorado plans to:

Launch a new Web site devoted specifically to water and energy conservation, providing tips, conservation incentives and more;
Host a breakfast meeting on Oct. 13 for NAIOP Colorado members to learn about the programs and incentives each utility offers;
Act as a facilitator in bringing individual commercial real estate companies together with Xcel Energy and Denver Water for one-on-one consultations; and
Identify additional opportunities to educate NAIOP Colorado members of the many conservation programs that Denver Water and Xcel Energy offer.

Metro Denver's livability and corporate environment help buoy economy

Despite a declining commercial real estate market, Metro Denver’s high marks for livability and corporate environment will continue to attract business interest that fundamentally supports commercial real estate, according to data compiled by the Metro Denver Economic Development Corporation (Metro Denver EDC) in its Monthly Economic Summary for August 2009.

Tight financing is one of the largest challenges facing property owners with maturing loans, and developers are also struggling to fund projects. Additionally, heavy job losses have cut demand for office property and retail traffic has fallen considerably as consumers remain worried. Despite these obstacles, Metro Denver’s commercial markets have weakened less than they did in prior downturns.

“On the other hand, restrained development has limited the excess inventory that now burdens other metro area markets,” stated Tom Clark, executive vice president of the Metro Denver EDC. “We are continuing to report a better-than-average outlook for Metro Denver’s economy.”

Colorado is the nation’s third-best state for business, according to an annual ranking by CNBC.com. The ranking was based on 40 metrics in ten broad categories, including workforce, quality of life, and costs of living and doing business. By joining forces, these three organizations have a unique opportunity to reduce the amount of valuable resources consumed in Colorado’s commercial buildings:

• The Colorado chapter of NAIOP, the Commercial Real Estate Development Association, is one of the largest and most active chapters in the country with approximately 850 members representing the owners and key decision-makers of the region’s commercial real estate industry.

• Xcel Energy is Colorado’s largest electricity and natural gas utility, serving more than 1.6 million customers. Its business customers in Colorado consume more than 19 billion kilowatt hours of electricity and 414 million therms of natural gas each year.

• Denver Water serves more than 1.3 million customers in the Denver metro area. Its customers use more than 225,000 acre feet of water each year, 20 percent of which is used by the commercial sector.

Why is this important?

The United States commercial real estate sector is a major consumer of energy and water resources:

• The commercial sector uses an estimated 10 billion gallons of water each day in the United States and has the potential for enormous water conservation opportunities, from fixture replacements to food service appliances to efficient cooling systems.

• Denver Water’s commercial customers use more than 14.7 billion gallons of water each year, enough water to pour one foot of water onto 45,000 football fields.

• Commercial buildings consume 36 percent of all the electricity produced in the country and account for 18 percent of total U.S. energy consumption.

• The carbon dioxide emissions created by U.S. commercial buildings alone are roughly equivalent to all the carbon dioxide emitted by Australia, New Zealand and South Korea combined.

In this day of climate change and increasingly scarce supplies of water and other natural resources, it is more important than ever that office buildings, warehouses and other commercial real estate are as efficient as they can be when it comes to electricity and water consumption. Furthermore, during these tough economic times, businesses need to find ways to lower costs and improve their bottom line. Both Xcel Energy and Denver Water offer a number of rebates and incentives that help building owners achieve both objectives.

Xcel Energy
• The conservation rebates and incentives offered by Xcel Energy have saved Colorado businesses nearly $25 million a year in energy costs. For example, Xcel Energy’s Lighting Efficiency and Motor Efficiency rebate programs helped customers save more than 90 GWh of electricity in 2008 alone, equivalent to the amount of power used by 12,000 homes in Colorado each year.
• Beginning in 2009, the potential to save money is even greater because Xcel Energy has more than doubled the number of energy efficiency rebate programs, significantly raised the rebate amounts and expanded the list of equipment and processes that qualify for rebates.

Denver Water
• Denver Water pays commercial buildings up to $40,000 for water saved through increased efficiency.
• It offers large rebates for cooling tower equipment, which typically accounts for about 25% of an office building’s water consumption. It also offers rebates for installing water efficient toilets and urinals because water use in restrooms consumes another 25% of water consumption within an office building.

While these programs have already met with great success, the challenge is making sure that the right people in the commercial real estate sector know about them. That is where NAIOP comes in.

Developing Leaders Keep Denver Beautiful

On Saturday July 18th, the NAIOP Colorado Developing Leaders (DL) Program participated in the City of Denver’s Keep Denver Beautiful Program, volunteering for graffiti removal and alley clean-up initiatives.

The DL volunteers focused on the south metro Denver neighborhoods and spend the morning hours cleaning graffiti off of public dumpsters and public property. Focus was also on trash removal cleanup in the alleys between 1st and 5th Avenues off of Santa Fe. Approximately 30 dumpsters were re-painted and 8 city blocks of alley ways were cleaned up. Our goal was to help our neighbors in our community to keep our city streets and alley ways clean and safe. At the end of their efforts on this warm summer day, DL volunteers grabbed a drink at El Noa Noa to cool off.

Denver Market Forecast

The July 14th breakfast meeting titled, “Mid Year Commercial Forecast”, featured a panel of the 2008 NAIOP Brokers award winners. The presenters included Mike Winn and Tim Richey of Cushman & Wakefield (Investment), Barry Dorfman of Jones Lang LaSalle (Office), Jim Bolt and Mike Camp of CB Richard Ellis (Industrial), Stew Mosko of Fuller Real Estate (Land), and Jon Weisiger of CB Richard Ellis (Retail). Sherman Miller of Cushman & Wakefield moderated the panel presentation and discussion.

The program featured videos clips from each of the presenter’s children and their candid remarks about their individual fathers were funny and poignant at the same time. Each of the speakers then presented an overview of how their specialty market has been performing. While the information was generally down due to the market conditions, each speaker provided some hope for recovery. The general consensus was that Denver will see the market trend upwards in 2011. This cycle has not featured the over building as in the past and the Denver economy has diversified from prior cycles.

Analysis of Audit: Prioritizing & Cost

NAIOP’s Green Series is off to a great start. The second installment of the series, on June 17th, was sponsored by Swinerton Builders, the venue provided by Holland and Hart, and breakfast by Taylor Kohrs. With speakers from EMC Engineers, The Governor’s Energy Office, and Swinerton Builders, NAIOP members and guests received an in-depth exploration of retro-fitting an existing building from these different industry perspectives.

To begin, Tom Poeling, Vice President of EMC Engineers, led the discussion on retro-commissioning. With over 17 years of experience in the field of energy conservation and optimizing HVAC systems, Tom not only has the knowledge and experience for turning buildings and systems “green”, he has the passion for it. Per Tom’s presentation, the number one reason for commissioning an existing building is to obtain energy savings. The energy commissioning practice is a process of looking at a buildings system, identify how it was intended to function originally, how it is operating today, and what improvements can be made. Tom Poeling stated, “Existing Building Commissioning is a systematic process for investigating, analyzing, and optimizing the performance of building systems through the identification and implementation of low/no cost and capital intensive Facility Improvement Measures and ensuring their continued performance over time”. The phases that go into this process are planning, investigagtion, implementation, turnover, and persistence. The next speaker came from the Governor’s Energy Office (GEO). Joel Asrael, the Manager of Commercial Buildings program at GEO, has a master’s degree in Mechanical Engineering, is a LEED AP, a Certified Energy Manager, and has over 10 years of experience in performance contracting. Joel introduced the group to Governor Ritter’s Climate Action Plan, the High Performance Certification Program, information about the Governor’s Energy Office, and the sources of Colorado’s Federal Stimulus. Some highlights of Govenor Ritter’s Climate Action Plan are a 20% reduction of GHG emissions by 2020 and 80% reduction by 2050 (with 2005 being the baseline). The High Performance Certification Program sets a stage requiring certification with USGBC’s LEED program with a goal of LEED Gold, with leading by example programs in place for government buildings. Colorado’s three sources of funding come from the Weatherization Assistance Program, Energy Efficiency and Conservation Block Grant, and the State Energy Plan. Joel also briefly touched on GEO’s Main Street program that they hope to have launched this summer. Keep your eyes and ears open for more information about that. Stressing the importance of having the right team together and training the staff about the green improvements to help maintain the level of sustainability achieved. Members Share Experiences from the 80s

The June 9th breakfast meeting titled “How We Will Survive This Crisis: Lessons Learned From The 80s,” featured NAIOP Colorado members representing multiple disciplines within the commercial real estate industry. Presenters included Peter Coakley of Inverness Properties, Steve Clark of Prime West Development, Mary Sullivan of CB Richard Ellis and Mike Cantwell of Johnson Capital Colorado.

The panel was moderated by Patrick Devereaux of the Chapter’s Programs Committee, who revealed some of the presenter’s favorite entertainment memories from the 80s (Madonna, Saturday Night Live, Caddy Shack, and Prince to name a few). Each panel member shared their experiences, war stories and lessons learned from the 80s and discussed how those lessons can be applied to our businesses today. Three members of the Chapter’s Developing Leader group then posed challenging questions to the panel members.

To conclude some of the lessons learned included: don’t be greedy, never give up even when it seems pointless, you can be successful on the upswings and downswings of the real estate cycle, don’t live beyond your means, be honest with your family members on your earning potential and ask for their support, and always maintain a positive attitude.

Volunteers Brave the Elements at Gates Camp

Saturday, May 30, 2009 was NAIOP’s twelfth annual Spring Work Day at the Boys and Girls Clubs Gates Camp. It was a great day, despite heavy rain showers in the mountains. The volunteers met at the Broomfield Park and Ride for a light breakfast and car pooled up to the camp. About ten of the camp counselors volunteered their time as well. Tyler Edmonson is the camp’s director and is always eager to have us come up because we are the final push needed to get the camp ready for the campers coming this summer.

We did prep work to get the camp ready for opening the following week, so the Boys and Girls Clubs really count on us to lend some elbow grease to the projects. There are always a variety of jobs to choose from, this year there were things such as, putting up the large outdoor tents, staining the barn, setting up the archery targets and area, lining trails with cut posts and constructing a stepping post course.

The camp depends on this group of volunteers each year. The one day of work that the volunteers give the camp is like having 15 people spend a 40-hour week on the multiple projects. While the work is the primary focus, other added bonuses are: networking in an unconventional setting up in the mountains, enjoying a beautiful day, the drive back and forth is a beautiful ride and the food and the drinks taste that much better after a hard day’s work.

This year we had the abbreviated version of the day again; leaving at 7:30 and returning to Denver by 2:30. It was a rewarding day, and it just makes you feel good to know you are helping to make the experience better for the 600 campers that will stay there throughout the summer. Thank you to all the volunteers this year for making it a success. As the camp cheer goes: Heepwah!

NAIOP Rallies, Despite the Weather and Economy

The 2009 NAIOP Classic Golf Tournament was held on June 1st, despite Mother Nature’s efforts to ruin the fun. After many enjoyable years at the Inverness Country Club and Golf Course, this year’s tournament was held at Valley Country Club in Aurora. Over 120 players “Rallied at the Valley” for tournament play and competed in various contests, including a marshmallow putting challenge hosted by First American Title Insurance Company. Play finished in less than six hours, which is remarkable, considering participants were pulled off the course for lightening at one point.

After the tournament, players and representatives from NAIOP’s 2009 Fire & Ice Sponsorship Program attended a Victory Reception in the Valley Clubhouse where prizes were awarded in the following categories:

DL Mentor Program Thrives in Tough Economy

Unlike the economy, the NAIOP Colorado Developing Leader (DL) Mentoring Program is thriving in the beginning of its third year. From its inception in 2007, the Mentoring program has seen an increase in applicants each year and more involvement from industry mentors.

The DL Mentoring Program was designed to match the Developing Leaders members, those individuals 35 years of age and under, with more experienced real estate professionals who have been in the industry for ten plus years. To date, the program has had over 75 Mentee participants and demand continues to grow each year. Applicants are selected through an application and interview process. The Mentor/Mentee match is then made by understanding applicants goals and by specific Mentor requests through a selection committee. Below are some testimonials from previous year participants:

Going Green to Find Gold in Your Existing Building Series

On Wednesday, May 20th, the NAIOP Green Series Education Committee kicked off this year’s Sustainability Series “Going Green to Find Gold in Your Existing Building.” This 5-part breakfast series is designed for building owners, property managers, real estate professionals, developers and others who want to build on last year’s green series with additional, pertinent and to-the-point subject matter on the particulars of “greening up” an existing building.

The premier session, “Improving the Asset,” was put together by Tom Coalson, formerly of C&A Companies and Karen Van Heukelem of Colorado Hardscapes. Session One provided specific details for taking the first steps necessary to proceed with a sustainable upgrade to an existing building.

The first guest speaker was Steve Alschuler of Beaudin Ganze Consulting Engineers. Steve not only holds an MBA from the University of New Mexico, but is a registered P.E. and an accredited LEED-AP as well. His 30-minute presentation dealt with, among other items, the real value and practical benefits of an energy audit, where to start, how to select the right help for conducting the audit and what the deliverables should be.

Steve was followed by Ben Stanley, a consultant for YRG Sustainability in Boulder, CO. Ben is a graduate of the University of Colorado at Denver and has completed his coursework in Construction Management at Colorado State University where he authored a sustainable operations guide for K-12 schools. Ben is also a LEED Accredited Professional. Ben’s 30-minute discussion centered more on the facts and figures of sustainability, the energy audit as it applies to building certification and the overall performance (and therefore financial) benefits of applying sustainable building practices to an existing building renovation.

Moderated by Tom Coalson, a question and answer period followed. From responses received to a post-session questionnaire, the breakfast meeting was a tremendous success and Session Two appears to be headed toward a sell-out crowd.

Developing Leaders Tour 1800 Larimer

On Thursday, May 14, the Developing Leaders (DL) Group held their second annual DL Project Tour. This year’s tour was held at Westfield Company’s 1800 Larimer in downtown Denver. When completed, 1800 Larimer will be Denver’s first LEED Platinum office tower. Attendees were provided with safety equipment courtesy of Construction building services, Kiewit Building Group, Pinkard Construction Company, and Mortenson Construction. Participants were given a safety briefing and split into four groups. Each group toured the project site with members of the design and construction team including RNL Design, SRI, and Mortenson Construction. The tour focused on the unique challenges faced by the design and construction team as a result of the building location, complex design, and LEED accreditation requirements as well as the innovative solutions that the team used to overcome those challenges. The developing leaders were enthusiastic to learn about the design-build process and asked many questions of the project team. Touring the project site at such an early stage in construction was a rare opportunity for the DL members. The project team worked very hard to allow the DL members to access the structure without interrupting the construction schedule.

After the tour, the group moved next door to the Spaghetti Factory. Drinks and appetizers were served while Kevin and Rich McClintock spoke about the project financials. They also described how elements of the project design and financials were driven by Xcel Energy, the buildings major tenant. Their presentation provided the DLs with a unique insight into the process used to secure funding as well as the risk undertaken by the project team. Following the presentation, DL members continued to socialize with each other as well as with members of the project team. This year’s event was chaired by Hillary Ellis. The event was a huge success and feedback from the DL members was overwhelmingly positive.

NAIOP 12th Annual Boys & Girls Club’s Spring Work Day

Each year, the Colorado Chapter of NAIOP supports the Boys and Girls Clubs of Denver by spending a day prepping the Gates Camp. Gates Camp is a beautiful 80-acre camp in the Indian Peaks Wilderness area that was developed for and continues to provide a wilderness experience for inner-city children for a minimal fee.

Renewable Energy: A Bright Spot in Colorado’s Economy

On April 14, 2009, NAIOP Colorado’s breakfast meeting featured a panel of speakers discussing Renewable Energy. The program moderator, reporter Steve Raabe of The Denver Post introduced the renewable energy experts on the panel to over 250 attendees at the Downtown Marriott City Center. The program was designed to give the audience an overview of the renewable energy industry in Colorado, and discuss the impact of the new energy economy from a real estate perspective.

Doug Arent, Director of Strategic Energy Analysis, of the National Renewable Energy Lab (NREL) gave the audience an overview of NREL’s impact on our economy. Mr. Arent joked that NREL’s slogan could be “30 years to overnight success”, as NREL has been present here for 30 years but only recently has had a significant impact on the economy. This year, for example, NREL has a robust budget and plans to add 300-400 jobs, despite the slow economy. Steve Raabe noted that companies locating in Colorado often cite NREL as an influence for coming here. Mr. Arent pointed out that all types of renewables have shown exponential growth over the past 7 years. However, he went on to say that renewable energy still represents only a small fraction (6%) of energy usage in the U.S. (compared to 13% worldwide). This figure is expected to grow modestly to 9% (14% worldwide) by the year 2030. In addition, developers of real estate who build or retrofit to “green” standards will be better able to attract tenants and lower operating expenses. In many cases, payback periods are very fast and fixing what you have can make a bigger impact than building new. And for more bang-for-the-buck, many states provide lucrative incentives for developing renewable energy resources. Rick Gilliam, Director of Western States Policy for SunEdison, a solar energy firm who has developed an 8.2 megawatt photovoltaic solar energy facility in Colorado’s San Luis Valley, spoke next. Mr. Gilliam noted that SunEdison sells energy back to the grid and provides power for users including Whole Foods, Staples, WalMart and Kohl’s. He stated that buying land for photovoltaic facilities can be very complex, with buyers needing to consider not only land cost, but property taxes, neighboring landowners' concerns, nearby uses and transmission concerns. Later in the program, Mr. Gilliam addressed the economic benefits of solar in terms of job creation: the development and installation process employs 15 to 30 people per megawatt, but there is little work once the facility is up and running. For this reason, he noted that SunEdison subcontracts their services for one-off smaller installations in between major developments.
Nick Lenssen, Senior Specialist in Market Intelligence for Vestas-American Wind Technology, Inc. gave a brief overview of Vestas. A Danish company, Vestas is the world's largest producer of wind turbines. Vestas has a large wind turbine blade plant located in Windsor, Colorado, and is planning the world's largest wind tower factory in Pueblo. He expects that at full build out, Vestas will employ 2,500 people in Colorado. Mr. Lenssen noted that Vestas chose to locate in Colorado because of the state's central location, making it easy to ship parts up and down through the "wind belt". When asked who the competitors are in wind turbine development, Mr. Lenssen cited GE, Mitsubishi, and Siemens. He noted that most of these competitors produce wind turbines overseas and while none of them currently have plans for Colorado facilities, there is increased interest in expanding into North America.

The next question was directed to Stew Mosko, Senior Vice President at Fuller and Company, and the broker who represented Conoco-Phillips in their purchase of the Storage-Tek site in Louisville. Mr. Mosko noted that at full build out, the 450-acre Conoco-Phillips campus could employ 12,000 people in Colorado; however, construction is moving slowly because of a year-long "green demolition" process and additional work to shore-up floor loadings. When asked what attracted Conoco-Phillips to Colorado, Mr. Mosko joked, "Really good brokerage."

Closing the program was a discussion about real estate challenges in installing renewable energy plants. Doug Arent of NREL talked about the challenges of achieving adequate transmission, particularly when it comes to dealing with the Western Renewable Energy Zone, interconnect studies, siting lines, private property rights issues, and so-called "NIMBY-ism". Most people do not realize that solar panels are only five feet high and are located away from other people, said Mr. Arent. He noted that opposition decreases if there is a positive benefit to neighbors, such as in the case of wind farm cooperatives where all the farmers in an area share in the revenues of a wind turbine.

Developing Leaders’ 2nd Annual Dinner With The Icons Lifts Spirits

On February 25th, the Developing Leaders held their hugely successful “Dinner with the Icons” event at The Magnolia Ballroom for the second consecutive year. Icons from the development, brokerage, legislative, banking, legal and architectural communities were on hand to share insight and offer guidance to over 80 attendees that came out for the event. The event was offered almost exclusively to Developing Leader membership and then opened to the broader NAIOP Colorado community and included a three course dinner, cocktails and access to some of brightest industry minds in a round table format.

Mindy Humphrey, who chaired this year’s event, remarked that the great turnout in spite of the turbulent economy was a testament to the quality of Icon panelists this year and the past success of the event. Jason Newcomer, 2009 co-chair of the Developing Leaders committee, was master of ceremonies and helped orchestrate as tables of 6-8 recipients spent time posing questions to each Icon. After 15-20 minutes, each Icon would move on to another table in succession to face a new set of questions and concerns about ways to navigate through these uncertain times.

The NAIOP Annual Awards of Achievement Luncheon was held on February 19^th. The event was hosted by 2009 Chapter President, Craig Poulter, Managing Director at The PrivateBank. Among special guests present was Tom Bisacquino, NAIOP Corporate President. Tom spoke briefly to the group about the organization as a whole and how our role as 4^th largest chapter nationally fits into that picture. The 7th annual NAIOP Rocky Mountain Real Estate Challenge began with a bang as 80 people packed the Solterra Community Center, The Retreat, in Lakewood for the formal kickoff to this year’s challenge.

The Challenge pits the best and brightest from the University of Colorado and the University of Denver against each other in a high profile competition for the rights to the coveted NAIOP Cup. This year’s site is sure to prove challenging and rewarding as students scramble to present their development visions for Carma’s 194-acre Solterra Centre located at C-470 and Alameda.

More than 30 students attended the kickoff event where they were introduced to their assigned architectural resources and were given inspiring words of wisdom from Guy Arnold, the Challenge Chair, prior to embarking on what is sure to be a rewarding and formative experience over the next four months.

Students waited suspensfully as the NAIOP coin was tossed into the air - ultimately landing in DU’s favor; DU Professor Jeff Engelstad chose to have DU present first before the judges and the crowd on the big day. We hope you’ll join us on May 6th in honoring the students’ hard work and seeing what the industry’s future leaders have to say about a project that is sure to define Denver’s Western Submarket!

NAIOP Colorado takes university pilot program to DU

After launching its Careers in Commercial Real Estate pilot program in November, NAIOP Colorado took the program to the University of Denver the afternoon of Jan. 21.

NAIOP Colorado teamed up with the University of Denver Real Estate and Construction Management Club to present the program to 23 DU students, offering roundtable discussions on commercial real estate development, architecture, ownership, brokerage, finance and entitlement/due diligence.

Most student participants who responded to a survey about the event said it helped them decide in which area to focus their career, and all said they would recommend it to other students.

Questions revolved around the instability of the credit market and career searches. One industry professional urged DU students to “network like crazy” and focus more on getting started in the industry than on a specific role.

MacKenzie House served as the development partner for the event, providing insight into the process of developing its Asbury Green student housing project, including hurdles that had to be overcome – like removal of 12 inches of soil from the site. The 171-unit, 350-bed LEED Silver development is under construction near the campus at East Asbury Avenue and Josephine Street.

The Careers in Commercial Real Estate program is part of a NAIOP Colorado effort to reach out to Colorado university students as they look forward to beginning careers in commercial real estate. The program provides students with the opportunity to explore the commercial real estate industry through interactive dialog. The roundtable discussions are led by veteran commercial real estate professionals and members of the Developing Leaders program.

On January 13, 2009, NAIOP Colorado kicked off its 2009 program series with its traditional January presentation of the Annual Economic Forecast for the forthcoming year. The program moderator, Charles E. (Chuck) Sullivan, the Managing Director of ProLogis, Inc.’s operations in North America, introduced the outstanding panel of three economists to the more than 350 attendees at the Downtown Marriott City Center. The program was designed first to provide perspective on the forces creating turbulence in the global and national economies, then an analysis of how these forces have been and are expected to affect Colorado’s economy and real estate in 2009.

The first speaker was Mike Englund, Principal Director and Chief Economist of Action Economics, LLC, the premier provider of real time commentary and analysis for trading room professionals in the global bond and currency markets. Dr. Englund’s extensive power point slides illustrated the unprecedented collapse in asset and liability values, the spectacular spending declines by consumers since September 2008, the gyrations in market interest rate yields, and the gap in U.S. Treasury receipts and outlays expected under the Obama administration in 2009 and 2010. Dr. Englund cogently explained that the United States real estate reversal was the “canary in the coal mine,” and the true forces affecting world economies and asset values was global deleveraging and the reassessment and repricing of portfolio risk. He further explained that, despite the large and swift U.S. policy response relative to past downturns, the cumulative effects of the unwillingness of consumers and businesses to spend, the reluctance of investors and banks to commit to new transactions, and the increasing market yields despite monetary easing by U.S. and other governments, could dwarf governmental policy responses to the global economic crisis in the near future.

Patricia Silverstein, President of Development Research Partners, a real estate analysis and economic development research company, who also serves as the consulting chief economist for the Metro Denver Economic Development Corp. and the Denver Metro Chamber of Commerce, spoke next. Ms. Silverstein’s graphs clearly demonstrated Colorado has been faring better than the U.S. as a whole, a trend she expects to continue in 2009. She believes Colorado will continue to experience job loss and unemployment rates that will be less severe than for the nation as a whole and that the state will have more stable retail sales and home prices. Ms. Silverstein also anticipates that Colorado should see a decline in residential foreclosures and that metro Denver should experience a slight recovery in home prices in 2009. In her conclusion, Ms. Silverstein predicted lenders will return to more sound financial underwriting practices, households will reassess spending priorities, and state and local governments will face challenges due to declining sales and property tax revenues.

The final speaker, Tom Thibodeau, is the Global Real Estate and Capital Markets professor at the University of Colorado Leeds School of Business. Professor Thibodeau’s data confirmed the relative stability of home prices in the Denver metropolitan area compared to numerous other cities. Professor Thibodeau also presented a wealth of statistical information regarding interest rates that demonstrated U.S. Treasury interest rate decreases are not flowing through on jumbo mortgages or to commercial borrowers. In his analysis regarding commercial properties, Professor Thibodeau’s charts showed recent declines in the number of Denver area sale transactions for apartment, office, industrial and retail properties, as well as declines in the average per unit price of apartment properties and per square foot price in Denver office and industrial properties. Professor Thibodeau predicted that in 2009, cap rates will increase to 7.5 to 8.5%, commercial loan delinquency rates will increase to above 6%, and spreads on commercial loans will remain high.

In the brief question and answer period that followed their presentations, the speakers agreed that risk revulsion and the hoarding of cash were exacerbating the downturn, governmental responses could improve consumer confidence levels, and a return of consumer confidence would be a key component of the recovery.

Chapter Launches University Outreach Program

University of Colorado real estate students got an inside look into the commercial real estate industry as NAIOP Colorado launched a University Outreach Pilot Program in Boulder Nov. 12.

Thirty-eight University of Colorado graduate and undergraduate students sat down with veteran commercial real estate professionals and Developing Leaders in roundtable discussions focusing on ownership, development, brokerage, finance and entitlement/due diligence. The W.W. Reynolds Company sponsored the program at its Colorado Building, providing students with a glimpse of the company’s plans for a future mixed-use redevelopment of the downtown Boulder site.

The event kicked off expanded chapter efforts to reach out to real estate students throughout Colorado. Bridgette Waldron of NAIOP National selected the Colorado chapter to pilot a program because of its record of engaging young industry professionals. Results of a student survey will be used to refine the program and roll it out to other universities in Colorado and, perhaps, nationally in 2009.

DL’s Strike a Networking Success

On Tuesday November 19th, the NAIOP Colorado Developing Leaders held their year-end Cocktails and Conversation event at the Lucky Strike in Belmar. With over 50 attendees, the evening kicked off with food, drinks and networking and evolved into a spirited night of competition as the DL’s dusted off their bowling shoes and hit the lanes.

The event was open to all NAIOP members as well as non-members. It was an opportunity for DL’s to connect with their peers as well as those participating in the Mentorship program to connect with their mentors. The University contingent was well represented with many student members in attendance looking to connect with other industry professionals.

These are tough times for the Commercial Real Estate Industry and the year-end Cocktails and Conversations event was an opportunity to pay a significantly reduced registration fee to participate in the event. The NAIOP Developing Leaders program is open to any NAIOP member 35 years of age and under and the Colorado chapter’s inaugural year is coming to a close. 2009 will be full of opportunities to participate in educational events, an educational project tour and many additional networking and community development events.

The Cocktails and Conversation events will resume on a quarterly basis in 2009. Additional details will soon be available on the website with location and dates.

The Mission of the Denver Children’s Home: The Denver Children's Home's mission is to provide a therapeutic, safe place for emotionally distressed children, adolescents and their families to heal and grow.

The Purpose of the Denver Children’s Home: They care for Colorado’s abused and neglected children. They serve a significantly challenged population. 98% of the children at DCH come from families whose income levels are below federal poverty guidelines. By the time clients reach DCH, more than a third of them have been involved with the Juvenile Justice system, the majority has passed through the social services system, and most have failed in one or more academic and/or mental health settings.

Denver Children's Home:
• Provides the most effective, but least restrictive type of treatment based on the individual needs of each child.
• Progresses children, even those with the most serious disorders, through the levels of care and eventually return them home or to an alternative community-based setting.

What makes a good broker/owner?.... Especially in today’s market

On November 11, 2008, NAIOP Colorado hosted its monthly breakfast meeting with a powerful panel of speakers, including Peter Culshaw, Executive Vice President of Shea Properties, and Barry Dorfman, Senior Managing Director of Jones Lang LaSalle, Dave Naus, Principal of Equity West Investment Partners and Doug Wulf, Senior Vice President of Fuller Real Estate. The event was held at the Downtown Marriot City Centerb with approximately 200 in attendance. The format, after a brief introduction of these high profile, powerful and successful commercial real estate professionals, was series of questions relating to commercial real estate brokerage. Some of the highlights included the following:

• Primary role of a broker: Peter and Dave emphasized the need for good communication, integrity, and market knowledge as being essential.

• Doug and Barry said response time and knowing your property intimately are key. Good communication with your owner is vital; being realistic and honest, regardless of how distressing the news.

• Peter and Dave said they like to hire teams on larger projects and individuals on smaller buildings. They find that working with a team is unique, in that they have full cooperation of all team members and not just the newer/younger agents.

• Barry and Doug went on to say that an owner’s or listing agent’s reputation on a property is critical. There are certain owners who are deal makers and understand the marketplace, while others may be out of touch. Those who are difficult and create obstacles in the process of making a deal, tend not to get a second look.

• Dave emphasized that regardless of cutbacks - which may be occurring in some brokerage companies - that he not only hires a broker, but their marketing department and all the services available. This is especially important when he is repositioning a property and the marketing is critical to the process.

• Barry and Doug talked about the importance of a landlord/owner’s financial stability. In some cases Barry would build into negotiations “offsets” that may be necessary to use. An example would be if a landlord is unable to finance the tenant improvements. Doug said to be sure you have a financially capable sublessor when sub-leasing. The reasoning being that if they are subleasing your space, the likelihood of their financial instability is a real concern.

• Regarding having empathy for a landlord in this market, Barry and Doug said there is a mutual respect when driving a deal. They spoke further about the importance to meet a market deal and how the goal is not to simply beat up the landlord. Landlords have long memories.

• While Dave said his listing broker should not have any competing listings around the property, Peter disagreed and said it would be acceptable, provided there is full disclosure.

• Both Peter and Dave agreed that investment brokers should team-up with leasing brokers, because the leasing broker tends to have a better handle on the nuances of the property.

• Peter and Dave concurred that the continued consolidation of brokerage companies is somewhat of a concern, as they might be getting too big.

• Peter and Dave agreed that LEED certification is important to an extent, but not if it is too expensive.

The mood of the discussion was upbeat and sometimes confrontational, but at the end of the day, all agreed the relationship between a broker and the owner is imperative to a smooth process and getting deals done.

Negotiation Seminar is a Hit with DLs

On October 28, 2008 NAIOP’s Developing Leaders Group held its first annual Educational Event, a seminar on “How to be a Better Negotiator”. The event took place at the Oxford Theater in the historic Oxford Hotel in downtown Denver. There were more than 50 attendees for the four hour conference, which included a continental breakfast and refreshments throughout.

The seminar was directed by Barry Elms, president of Strategic Negotiations International out of Boston, Massachusetts. Mr. Elms is acclaimed by many as America’s business coach on negotiation skills. He has been speaking for more than 20 years, and has given over 2,000 presentations worldwide. His extensive client list includes General Motors, Ford Motor Credit, American Express, Verizon, Dell Computers, Shell Oil, and the Federal Reserve.

Mr. Elms was well received by the attendees, and delivered a highly entertaining and interactive discussion of negotiation. The opening thirty minutes was in lecture form and focused on the building blocks. From there the program really took off, and Mr. Elms was able to use personal experiences and examples to bring clarity to the negotiation process. His presentation style is not only effective at getting the message across, but also captivates the audience and makes the process enjoyable for all. In the final portion of the session the attendee’s were given the opportunity to take a negotiation style assessment, in order to gain a better understanding of their personal strengths and weaknesses.

The attendees included people from various sectors of the industry, and the initial feedback has been overwhelmingly positive. Mike Samuel, a Senior Associate with Transwestern Realty Finance Partners, reported that “Barry Elms seminar was one of the best DL events that I have attended thus far, not only was he entertaining but I picked up many concepts that I can use immediately in my career”. This is the feedback the DL committee was hoping for on the event, and every effort will be made to ensure that future Educational Event’s will meet the high standard established by Mr. Elms. October Green Series Presentation: Future Trends

The final series in the Green and Sustainable Development Educational Series on October 15th focused on Future Trends for Green Development. The featured speakers were Andre Pettigrew, Director of Economic Development for the City & County of Denver ; Lauren Yarmuth, Principal of YRG Sustainability Consultants; Matthew Wilson, Ph.D of CH2MHill, and Paul Kowalis, Market Manager for Xcel Energy.

The first five sessions in this educational series focused on various topics in Green and Sustainable Development, including economics, market demand, cost benefit, mechanics, and the LEED ND Program. This final session was designed to allow experts in the fields of design and development, sustainability, and energy production & consumption to forecast the future of sustainability and the impact on the commercial real estate industry.

Andre Pettigrew gave introductory remarks, and talked about how Denver has become a hot spot for Green and Sustainable Development. Andre mentioned that Denver was one of seven cities in the nation selected by the Rockefeller Foundation to participate in a Green competition. This competition is designed to promote the use of Green & sustainable buildings practices, and ultimately reduce energy consumption. Andre was very insightful, and stated that while the City and the Mayor’s Office were focused on building all future municipal buildings to achieve LEED certification, that local economic development and planning entities needed to work proactively with building owners and developers to create incentives for the private sector.

Lauren Yarmuth currently serves on the national board of directors for the USGBC, and sits on the LEED steering committee. Lauren talked about changes in the LEED 2009 accreditation system, and that it would be more focused on operations than previous LEED rating systems, and that innovation and regional energy concerns would play a larger role. Lauren made the correlation between the nutritional content of food products to the commercial building industry. She pointed out that more and more employees and tenants were demanding to know the quality of the air and water in the places they lived and worked, and the potential impacts to both their personal health and the environment. Lauren talked about climate change, land planning, and transportation, and that the next generation of consumers is much more socially conscious and choosing brands that align with their social causes.

Matthew Wilson’s presentation focused on climate change and energy constraints, and how energy supply and demand were impacting global markets and politics. He analyzed the history of energy supply and demand, and the correlating effect on the global climate. He talked about the incredible potential and opportunities for renewable energy sources, but also talked about the difficulties and constraints related to these renewable sources. Matthew explained how decreased energy usage increased economic efficiency, and that this dynamic would be the ultimate driver in the reduction of energy consumption rather than social concerns. He explained how opportunities for improved energy efficiency exist today, and that future technologies will also have an impact on the supply and demand of current energy sources.

Paul Kowalis built on the energy supply and demand topics that Matthew presented, and explained how and why Xcel Energy was focused on reducing energy consumption by it’s customers. Paul explained how reducing consumption was not only good for the environment, but also good for energy prices. He talked about legislative pressures facing the public utility companies, and why Xcel Energy was recognized as an environmental leader because of their voluntary energy reduction and conservation programs. He explained how Xcel was incorporating more renewable energy, and also addressed the challenges of renewable sources, such as transporting the power generated by wind energy back into the grid and into the major population centers. Paul also highlighted some of Xcel’s programs, where Xcel helps customers to identify areas for improved energy efficiency and the financial incentives and rebates available to help their customers to capture these efficiencies.

October Breakfast Recap: Downtown Denver Retail Hotspot

Four well versed speakers discussed the downtown retail environment from different perspectives: one from the community perspective – Tami Door, Downtown Denver Partnership; another as a downtown residential developer and civic leader – Mike Zoellner, Red Peak Properties/DDP Retail Task Force; one from a tenant – Alan Lewis, Natural Grocers by Vitamin Cottage; and one from the most recent downtown retail acquisition – Mark Slidell, Gart Properties.

During the course of the discussion, Tami Door presented the following facts:

•  Downtown population: 63,000 residents within a 1.5 mile radius
•  CBD, LoDo & CBV population: 10,000 residents
•  Workforce: 110,000
•  Pedestrian counts, summer 2008: Over 30,000 pedestrians on 16th Street Mall on a weekday.
•  Auraria Campus & Emily Griffith Opportunity School: Over 55,400 students, faculty & administrators
•  Visitors, 2007: 12.2 million

Tami and Mike discussed the downtown area plan and the Downtown Denver Partnership’s retail task force. Some highlights include:

•  Reinforce existing retail centers and/or develop new retail clusters
•  Establish retail management plan for 16th Street Mall between Welton and Curtis Streets
•  Develop a public market – a regional destination
•  Implement marketing plan for Downtown retail
•  Encourage neighborhood-serving retail in every district

Downtown Denver’s seasonal shopping pattern is a bit of an anomaly when compared to traditional retail trends. Currently, Downtown Denver does not experience spikes in retail sales tax revenues during the holiday season. Civic leaders are looking to change this pattern.

Alan Lewis from Vitamin Cottage talked about their decision to locate in Downtown Denver (near the Highlands neighborhood). One of the most interesting differences, he noted, between their downtown location and other sites is that their customers are more transient (i.e. convention visitors, downtown residents) moving in and out, as well as downtown workers. The company is also seeing a trend that indicates their shoppers spend less on each visit, but visit more often.

The program ended with a recap of the Gart/ING purchase of the Denver Pavilions. The Pavilions project is reaching its ten year anniversary. Gart Properties intends to make major changes in the center targeting new retailers and creating a more inviting environment. The convention center hotel and other major investments around the Pavilions are creating an opportunity that will serve to help re-energize the center.

Urban infill retail is one area that is still seeing national retailer activity. Downtown Denver has come a long way in the last three decades. Major new investments and civic leadership will continue to drive the agenda for our downtown.

Record Breaking Attendance at the 2008 Metro Denver Virtual Property Tour

The annual NAIOP Colorado property tour was held on September 9th without using any buses, light rail trains or walking shoes. This year’s property tour was a Virtual Tour followed by a cocktail party held at the Newman Center for the Performing Arts at the University of Denver.

This years Property Tour was a huge success with attendance of over 350, the largest ever attendance in the 22-year history of the Property tour. There were 34 properties presented, including 3 live presentations on major new projects and 31 custom-produced videos, along with 5 live presentations by the largest economic development organizations in the Denver metro area, all in only 2 hours. Compared to the traditional 6-7 hour bus tours, we presented twice as many properties in only 2 hours. The cocktail reception following the virtual tour was one of the best of the year, with great food, a first class location and fun networking.

This multimedia event was made possible only because of the participating property owners and sponsors. September Green Series Presentation: Sustainability on a Large Scale

The September 17th Green Series presentation(Session 5 of 6) focused on sustainability approaches to large scale development. The featured speakers were Drew Torbin, Manager – Sustainability for ProLogis; Dan Cohen, Vice President of Planning and Development for Catellus; and Pat Dawe, Associate Principal and Director of Urban Design for RNL.

Sustainability and green design is most commonly discussed with regard to building design and energy conservation. This session was designed to provide information regarding sustainability programs, practices, and trends pertaining to large-scale development involving design and construction of multiple buildings and related infrastructure. The program introduced the LEED for Neighborhood Development rating system, discussed trends supporting sustainable development, and addressed an approach to carbon footprint reduction.

Drew Torbin outlined the U.S. Green Building Council’s new LEED for Neighborhood Development (LEED-ND) program designed to provide recognition for sustainable projects involving land development and multiple buildings. Currently in its pilot phase, LEED-ND credits are organized in three main categories: Site Location and Linkage; Neighborhood Pattern and Design; and Green Construction and Technology. The program is weighed towards development on infill sites, mixed-use and transit-oriented design, green buildings, on-site energy generation and other environmental techniques. Drew explained how green urban design aims to promote both environmental quality and public health by discouraging dependency on the automobile while promoting walking and cycling.

Dan Cohen offered a definition of sustainability related to large-scale development that is inclusive of more than energy conservation, but that also addresses site selection, economic development impacts, diversity, affordability, quality design, pedestrian friendliness, and environmental remediation, amongst other factors. Dan argued that there is increasing demand for mixed-use, infill, sustainable development and this is the development pattern of the future based on five major trends we are witnessing: 1) Growing awareness of “green” amongst the general public; 2)Changing land use patterns; 3) Changing macro-economic patterns; 4) Public sector regulatory demands; and 5) Increasing demand from tenants and customers.

Pat Dawe presented findings of his research showing the correlation between LEED-ND credits and reduction in a development’s carbon footprint. He argued that this is a growing and perhaps more effective tool for measuring environmental performance. The relationship between LEED-ND and carbon footprint is strong, as both tools evaluate environmental consequences of commuting, building operation, site performance and other factors. However, Pat explained how attaining zero carbon emissions would require the integration of all potential environmental planning and design techniques offered by LEED-ND. Pat encouraged building professionals to use and exceed LEED-ND credits to measure progress toward zero carbon development.

DL's Celebrate Mentoring Program

The second annual NAIOP Developing Leader Mentoring Program is now in full swing. The commencement of the Innagural Class of 2007–2008 and the kickoff of the 2008–2009 program was held on Thursday, August 21^st. After a very successful first year, applications for the second year doubled and NAIOP has every reason to believe the program will flourish going forward.

The event was held on the fifth floor veranda of Herman Miller, at

1899 Wynkoop Street

. The space affords great views of downtown, including Coors field only a block away. There was excellent attendance from both first and second year participants in the Program. It is refreshing to see a mix of seasoned real estate professionals and Developing Leaders conversing at a real estate event. While there is no doubt the mentors will be able to help the mentees in countless ways, it is the committees’ hope and expectation that the mentees will also be able to add value to the relationship, and NAIOP as a whole.

The first year of the Program included 24 mentor & mentee matches. It was this inaugural Mentor Program that contributed heavily to NAIOP Colorado’s DL Program being awarded as the top overall group in the country. In just the second year, the total number of mentee applicants approached 60, and there are 41 matches. The increased interest level from both prospective mentors and mentees was an excellent reflection on the success of the first year.

The feedback from first year participants has been very helpful in shaping the Program going forward. Mentees indicated the most important reasons for the success of the Program were having one mentor per mentee, and very experienced, well respected mentors. The committee members made several changes based on feedback to enhance the program. The primary goal was to improve the matching process by conducting personal interviews of every applicant. In addition, there will be more scheduled events this year. Both efforts should improve the Program, and any suggestions are always welcome.

The NAIOP Mentor Program is designed to match a limited number of mentees with a highly experienced industry professional, who will provide their mentee the opportunity to learn different aspects of the real estate industry. It is a great way for Developing Leaders to get career and professional advice from some of the most respected real estate professionals in Colorado.

17th Annual Brokers Benefiting Kids Event was a big success

For those of you who were able to attend BBK this year, you undoubtedly had an amazing day! This was my first time attending the event, and like many others, I was surprised and excited by the amount of people that have made this event so energetic and entertaining.

NAIOP's team had 13 participants this year from the sponsoring companies which gave everyone the opportunity to play if they wish or live out their dreams of being a cheerleader for the greatest professional Bocce Ball team in the country...NAIOP!
