&lt;li&gt;&lt;b&gt;Sellers:&lt;/b&gt; If inventories creep up past last season's levels, there will be pressure to drop pricing to meet sales goals.&amp;nbsp; Today is the best time to sell.&lt;/li&gt;
&lt;li&gt;&lt;b&gt;Sellers:&lt;/b&gt; Take care of maintenance issues before hitting the market! Buyers are more picky and will be asking for you to do more when inspections come back. Guard yourself against potential concerns by taking care of maintenance now so eyebrows won't raise! Here's a short list of things you can do to keep property condition concerns at bay:&lt;/li&gt;
&lt;/ul&gt;
&lt;ol style="text-align: left;"&gt;
&lt;li&gt;Have your air conditioning systems maintained! Typically one of the biggest concerns for buyers. At a minimum clean your air filters.&lt;/li&gt;
&lt;li&gt;Check for roof leaks! 21 inches of rain in June, now's the best time to see if there are problems.&lt;/li&gt;
&lt;li&gt;Check walls and baseboards for mold. Using your LED light on your phone is one of the easiest ways to spot for mold. If you find you have a mold problem, that can cost $1,000's to mitigate! Do it before they buyer's inspection! Keep your air low enough to fight moisture!&lt;/li&gt;

The biggest talking point of all is the reduction in inventory. Just two months ago there was roughly 30 months of inventory while today the neighborhood sits at about 17 months. More properties sold this post season compared to last year but that was a large result of buyers putting their foot down in demand for better deals. Some negotiated way better than others but overall, the market performed a few bucks up a foot compared to last year's results so all that waiting around may not have done much for the buyer's bottom line and likely cost the seller more in holding costs to stand firm during season.&lt;br /&gt;
&lt;br /&gt;
&lt;b&gt;Mediterra Buyers:&lt;/b&gt; You should know you have a little more muscle compared to years past. Your best deals are likely going to come from older homes though so don't expect huge discounting off the new stuff. That's still selling at a pretty good rate.&lt;br /&gt;

I don't think this is the year where it's wise to take your property off the market and wait til October though because several Mediterra neighborhoods don't have much to choose from and buyers looking during the summer are considerably more serious about buying opposed to those looking during season. If you couple motivation to purchase with less inventory, that can be the ingredients you need to sell. During the last Naples, Florida real estate peak it took $535,000 to break into &lt;a href="http://shannonlefevre.com/pelican_bay" rel="nofollow noopener" target="_blank"&gt;Pelican Bay&lt;/a&gt;. Today a Pelican Bay condo just closed for $286,900 which is simply a REMARKABLE deal.&lt;br /&gt;
&lt;br /&gt;
 
  The unfortunate side for the next buyer is prices from there are substantially higher. The lowest priced &lt;a href="http://shannonlefevre.com/laurel_oaks_at_pelican_bay" rel="nofollow noopener" target="_blank"&gt;Pelican Bay condo&lt;/a&gt;
 is now in the mid $300's and there's only 1 of those. The next three 
are listed at $425,000. While the odds of getting a deal like the last 
guy is highly unlikely, the odds of getting an outstanding deal compared
 to the one after you is significantly high. Don't waste anytime or 
you'll miss that one too!&lt;br /&gt;

 under $1,000,000 you're doing pretty good. During the peak you couldn't
 buy one for less than $1,350,000. Today there's one on the market for 
barely over $1,000,000.&lt;br /&gt;

A whopping 162 high rise condos in &lt;a href="http://shannonlefevre.com/pelican_bay"&gt;&lt;b&gt;Pelican Bay&lt;/b&gt;&lt;/a&gt;
 sold during the past 12 months. With only 4.44 months on the market, 
that puts this segement in a pretty good undersupply. Prices are still 
going up but not at the rapid pace they have been. In fact, there have 
been 17 price reductions with the units currently on the market but 
there's also been 4 price increases as well.&lt;br /&gt;
The market is slowing down at a pretty fast pace though. Market time 
is up 87%! That means Seller's, it's time to look at your traffic and 
decided if you're priced where you need to be and if you're planning on 
hitting the market for the 2016-2017 selling season, you'll want to 
price it right this year and have a great strategy to attract buyers. We
 have one already in place so you might as well call us since you heard 
it here first!&lt;br /&gt;
Even though list price to sales price ratio is 94% (That's pretty 
strong for Naples) and even though our inventories are low, I expect our
 inventories to increase as it always does starting around October. This
 is excellent news for Buyers because they should start seeing some
