This is a picture of 8^th St in Naples Park. Sidewalks? This is fantastic news! The area is getting more sidewalks which will draw in more buyers. This type of revitalization can really springboard a community. There has been talks in the past about adding tree line to the avenues as well as covering the drainage and utilizing only the underground water lines. Also, higher standards on the mailboxes would be great. I guess many owners don’t want to get too carried away. We all like the charm of the community the way it is. Let’s face it…many of us are drawn to Naples Park real estate because the area has no restrictions. However, some standards will help improve the area. I am all for improving the area and sidewalks are a great place to start. Anyone have an idea for a park? Okay, let’s not get carried away.

October Sales in Naples Park

There were 7 new sales in Naples Park in October. This is clearly not as many as in previous months but I think you can come to expect a slowdown this time of year. Please know you can search the website for Naples Park closed sales. This is the newest features of the site and I hope buyers will utilize this page. Many buyers want to go to Zillow or Trulia. My sense it is best to get all of your information from one source (especially when the source is good J).

2010 – 105 Closed Sales

Pending – 32 (some of these are short sales which may never close)

Active – 119

Naples Park continues to lure new buyers. It has all the right pieces; beaches, Mercato, close to 41, etc. The area will go through a wave of redevelopment. If you drive through you will see several new homes under construction. A few weeks ago I met with a buyer from Michigan. They had never even been to Naples. They decided on Naples Park because the potential for income and appreciation. Communities this close to the water generally add value. The problem with Naples Park at the peak of the market was that it lured too many investors which artificially drove prices higher. Now, because of the high rate of foreclosures, the prices have actually been depressed to a large extent. Find a property you like and make a solid offer. These days won’t likely last too much longer.

Naples Park - September 1010 Statistics

The Naples Park real estate market continues to be active. There were another 9 sales in September. Additionally, there were 16 new pending sales in September, which should result in higher sales for the month of October. Here is a snapshot of statistics:

· 115 Naples Park homes for sale

· 94 closed sales in 2010

· 129 closed sales in 2009

· 5 Naples Park Foreclosures

Recently, I have noticed another new wave of redevelopment which is very encouraging. Many Naples Park owners are choosing to tear down their old homes and replace them with brand new ones. The builders have gotten really competitive on pricing and the time is right. Another trend I have noticed is that some owners are buying and rehabbing these homes. No – they are not doing ‘Flip this house’ but they are making repairs. This kind of activity will encourage others to do the same and can have a dramatic impact on a community. If you wanted to make changes on a home it might as well be in a neighborhood west of 41 such as Naples Park!

Naples Park - Average Sold Price

Regardless of what you may be hearing, Naples real estate has been busy. There has been a dramatic increase in sales and the average price has actually started to move HIGHER! That’s right…prices are off their bottoms. Naples Park has been in the same pattern. There are still (and will continue to be) foreclosures listed but now buyers are chomping at the bit to buy them. Still, nearly half of all the sales in the last year in Naples Park have been just regular sales. The other half have been mostly bank owned and some short sales as well.

Below is a list of average sold price for Naples Park. Pricing is by quarter over the last 4 years. You can see that prices have been stable for over a year now. Interest rates are so low and savvy buyers are taking advantage of low prices.

Clients are always asking me about the bank owned properties in Naples. It is important to be aware that while the pricing of Naples real estate is in many ways set by the foreclosures, buyers ought to be aware of all good deals. Being ‘bank owned’ does not necessarily make a property a good deal and being a regular sale does not make a home a bad deal. Buyers should consider overall value. Naples foreclosures often come with serious disrepair and there are often benefits to buying a home that is move in ready.

The same holds true for property in Naples Park. Look at the sales in 2010 and the percentages of regular sales, bank owned, and short sales.

There have a been a total of 90 sales this year in Naples Park.

Regular – 43

Bank Owned – 20

Short Sales – 27

Nearly half of all sales were just regular sales. This may be surprising given the current climate. However, owners that must sell have come to realize that in order to get their home sold they need to be competitive on price.

Naples Park has had another vibrant year. Sales are on pace to top last year’s total closed sales of 131. There are currently 117 Naples Park homes for sale. Buyers are being particular but are getting great deals.

This home was listed at $249,900 and sold at list price. The home was located on the sought after Naples Park 500 block. The most important point is that you have to act quickly. This was not a Naples Park foreclosure…it was just a great deal.
