&lt;p&gt;If you are doing everything right then you should be closing like clockwork.&amp;nbsp; But, to many times I chat with professionals in our business and they wonder why the mailers they sent did not work.&amp;nbsp; As we dive into it deeper it tends to fail for 2 reasons. &lt;/p&gt;

&lt;p&gt;1. They have a horrible list they are sending to. This waste money and time.&lt;/p&gt;

&lt;p&gt;2. They have no call to action that gives a potential borrower any reason to call. They have no way of tracking the result&lt;/p&gt;

&lt;p&gt;When you get those two things working against you chances are you get flustered and go back to the old ways. &lt;/p&gt;

&lt;div xmlns="http://www.w3.org/1999/xhtml"&gt;&lt;p&gt;Are you tired of dealing with the unrealistic expectations that borrowers have?&amp;nbsp; &lt;br /&gt;&lt;br /&gt;Today, borrowers are brain washed to think they are perfect and deserve a 5.5 percent rate on a 30 year fixed when the average rate is 6 percent...&lt;br /&gt;&lt;br /&gt;Yesterday, I had a conversation with one of my &lt;a title="http://www.megamortgagesuccess.com/" href="http://www.megamortgagesuccess.com/"&gt;Mega Mortgage Success&lt;/a&gt; Members and he had this happen to him.&amp;nbsp; He had the borrower ready to close and the guy just did not show up.&amp;nbsp; He seemed relatively frustrated with this, because he spent so much time on &amp;quot;Advising&amp;quot; this borrower that he could not believe some one would walk away like that.&lt;br /&gt;&lt;br /&gt;The borrower wanted something that just was not possible - Does this sound famaliar to you?&lt;br /&gt;&lt;br /&gt;If you have been in this business for a little while there is a chance that this happened to you at some point or another.&amp;nbsp; The challenge we face is that the borrower is conditioned to ask what is my rate and what are your fees are...&lt;br /&gt;&lt;br /&gt;If you get into this battle with the borrower you are bound to lose, as the cards are stacked against you when you commoditize yourself.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;So how do you respond to these questions? You have a few options...&lt;br /&gt;&lt;br /&gt;1. You can commoditize yourself and hope that you don't lose the borrower to your competitor for an 1/8th of a point or even worse 50 duckets&lt;br /&gt;&lt;br /&gt;2. You can position yourself as an &amp;quot;Expert Advisor&amp;quot; by educating them in laymans terms so they feel comfortable speaking with you.&amp;nbsp; Do not talk to them as they are your buddy working in the same office as you.&amp;nbsp; The don't care about all the DTI and LTV talk.&lt;br /&gt;&lt;br /&gt;3. You can use the simple response that I use - &amp;quot;I do not know what your rate and fees would be without knowing more about what goals you are trying to accomplish.&amp;nbsp; Plus, I am constatly negotiating on your behalf to get you the best opportunity all the way until you close.&amp;quot;&amp;nbsp; At this point return the focus on them...&lt;br /&gt;&lt;br /&gt;4. My personal favorite - You can be generating so many leads that you have the ability to pick and choose who you want to work with without ever having to answer those questions ever again.&lt;br /&gt;&lt;br /&gt;I ask you this...&lt;br /&gt;&lt;br /&gt;What are you going to do the next time you get asked about rates and fees?&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Your Friend in the Mortgage Business!&lt;/p&gt;

&lt;div xmlns="http://www.w3.org/1999/xhtml"&gt;&lt;p&gt;Man, I had an eventful day yesterday.&amp;nbsp; It was filled with opportunity after opportunity, which is a great day in my book...&lt;/p&gt;

&lt;p&gt;After my meeting with the real estate agents that I mentioned yesterday in my email, I headed back to the trenches to follow up on the leads that had automatically came into my marketing funnel while I was out.&lt;/p&gt;

&lt;p&gt;Once I finished that up I headed out to a party that was launching a new 100 sum acre development within 5 minutes of Uptown Charlotte.&amp;nbsp; It takes a real visionary to put re-developments like this together.&amp;nbsp; When I was there I had the opportunity to chat with a friend of mine that is a developer and we started kicking around marketing ideas with each other.&amp;nbsp; The main topic of conversation was tracking advertising with automation.&lt;/p&gt;

&lt;p&gt;He has his system setup to do all this and it was amazing to hear him rattle off all his marketing numbers.&amp;nbsp; When I say marketing numbers, I mean a handful of things...He knew every penny he spent, leads he generated, where it came from, and even his conversion ratios per ad.&lt;/p&gt;

&lt;p&gt;Are you able to do this with your marketing?&lt;/p&gt;

&lt;p&gt;If not, then you need to get an automated tracking system in place that does this for you.&amp;nbsp; Our business is filled with great ways of doing this, so the key is to find one that works for you.&lt;/p&gt;

your last Success Marketing Strategy I talked about how the very
make-up and personality of an entrepreneur can make them a huge
success. Now let's talk about your marketing; how much are you talking
about what interests you vs. what interests...them?&lt;/p&gt;

&lt;p&gt;What Matters To Us May Not Matter To Them&lt;/p&gt;

&lt;p&gt;I
have a cautionary question for you, about your marketing; how much are
you talking about what interests you vs. what interests...them?&lt;/p&gt;

&lt;p&gt;It
reminds me of Napoleon Hill's story of Andrew Carnegie's mother going
into the store to buy a little furnace, getting the lecture on BTU's,
energy efficiency, quality construction – finally interrupting to ask:
&amp;quot;Will it keep a little old lady warm?&amp;quot; &lt;/p&gt;

&lt;p&gt;Business owners tend to
focus inward. On products, on services, on the business itself. The
challenge is to focus outward, on consumer/client/user interests,
thoughts, conversations occurring in their minds, the way they make
decisions. &lt;/p&gt;

&lt;p&gt;In short, true understanding of the customer's
thoughts and emotions is far, far more important than anything else.
This isn't easy. I'm told that Einstein's initial interest was
behavioral psychology, specific female behavioral psych; he gave it up
in favor of something easier to understand: quantum physics. &lt;/p&gt;

&lt;p&gt;Understanding
your customer may be just as tough. And subject to just as much
(seemingly) irrational, frequent change. But that is your job.&lt;/p&gt;

&lt;p&gt;Which
is why you must read what they read, watch what they watch, hang out
where they hang out, listen as they talk, shop where they shop. Surveys
are nifty but insufficient. Immersion is more useful.&lt;/p&gt;

&lt;p&gt;If you are
deeply interested in being able to figure out people, I have an
interesting resource to recommend, sent to me as a gift by Gold/VIP
Member Dave Dee. It is a book titled 'The Full Facts Book Of Cold
Reading' by Ian Rowland.&lt;/p&gt;

&lt;p&gt;It is a how-to book, to do psychic
readings. I was familiar with some of the technique, but learned more.
You may find it as fascinating as I did. If nothing else, it'll stop
you from wasting money on psychics.&lt;/p&gt;

&lt;p&gt;In your next Success

&lt;p&gt;This past Saturday I decided to switch up my routine.&amp;nbsp; I decided I needed to do something different and be around some innovative people striving for new opportunities.&amp;nbsp; So as it goes, I was up at 6am and on the road to Columbia, SC for a conference full of Mortgage Brokers, Financial Planners, and Real Estate Investors.&lt;/p&gt;

&lt;p&gt;I discovered this opportunity on a Sunday Afternoon when I went to a Building Expo with my girlfriend. We are both interested in New Homes and are building our future home currently, so we thought we would check it out instead of sitting home on our Rear Ends doing nothing.&lt;/p&gt;

&lt;p&gt;We were about half way thorugh the show when I stumbled upon a booth that seemed out of place for Building Materials.&amp;nbsp; I figured it was time to investigate a little bit and see what this booth was all about.&amp;nbsp; It happened to be a brand new financial company that is growing like wild fire across the world.&amp;nbsp; &lt;/p&gt;

&lt;p&gt;They have taken an old paradigm of thinking and turned it into a New Innovative way to generate revenue for yourself and your business. The best part about it you are able to build your own team of producers. These producers can be a network of Financial Planners, Real Estate Investors, other Mortgage Brokers, and even your Past Borrowers!&lt;/p&gt;

&lt;p&gt;Let me bring it back to the importance of Networking.&amp;nbsp; After the Building Expo I called up my new network buddy, Christian and scheduled a time to visit.&amp;nbsp; He was in my office this past Thursday showing me the inner workings of my New Cash Cow!&amp;nbsp; As the conversation continued he asked me if I would like to go to a One Day Conference about an hour and half away.&amp;nbsp; &lt;/p&gt;

&lt;p&gt;I had to check my Saturday Schedule, which is pretty routine as I discussed earlier.&amp;nbsp; I decided to invest my time and head to the conference, even though I had no idea what to expect.&amp;nbsp; This was one of the best decisions I have made in a while. By the end of the morning session I had already met 2 Real Estate Investors, 1 Mortgage Broker, and 1 Real Estate Agent all from my home town.&amp;nbsp; &lt;/p&gt;

&lt;p&gt;This one day grew my network by 4 people. I now have an additional 4 people within my city to grow business opportunities with.&amp;nbsp; &lt;/p&gt;

&lt;p&gt;Everyday there are opportunities that are presented to us!&amp;nbsp; You have two options for every opportunity.&amp;nbsp; You can Ignore it or you can take Advantage of it.&amp;nbsp; &lt;/p&gt;

&lt;p&gt;What are you going to do the next time you have an opporunity?&lt;/p&gt;

&lt;p&gt;Today, I called just a portion of my past borrower list, 155 people to be exact.&amp;nbsp; I only called one third, because that is all I want to work with right now.&lt;/p&gt;

&lt;p&gt;No, I did not call 155 people individually!&amp;nbsp; I recorded a message and sent it out automatically through a voice blast.&lt;/p&gt;

&lt;p&gt;You need to do this exact same thing if you haven't already.&amp;nbsp; Rates are dropping and chances are your past borrowers qualify for a better loan then what you gave them before!&lt;/p&gt;

&lt;p&gt;Here is how the script started out:&lt;/p&gt;

&lt;p&gt;&amp;quot;This is Nate Kennedy and I am calling you because within the last 3 years we have worked for you and I wanted to personally say thank you for choosing us with your mortgage planning needs.&lt;/p&gt;

&lt;p&gt;To many times we get caught up in our everyday lives and forget to acknowledge the people that truly matter.&amp;nbsp; That person is you!&amp;quot;&lt;/p&gt;

&lt;p&gt;I finished this out with an example of saving money, a call to action, and a direct way to contact me.&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;span face="Times New Roman"&gt;...I don't know why it's true.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;But it is.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;And virtually all newbies are more focused on &amp;quot;Avoiding Failure&amp;quot; rather than &amp;quot;Being Successful&amp;quot;.&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;p&gt;&lt;span face="Times New Roman"&gt; &lt;/span&gt;&lt;/p&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;span face="Times New Roman"&gt;Right Now, Think about avoiding failure.&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;p&gt;&lt;span face="Times New Roman"&gt; &lt;/span&gt;&lt;/p&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;span face="Times New Roman"&gt;The same principle holds true here.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;Before you can consider the notion of &amp;quot;avoiding&amp;quot; failure, you've first got to focus on what the term &amp;quot;failure&amp;quot; means.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;And it's not pretty.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;It could mean losing some money.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;It could mean losing your home.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;It could mean going bankrupt.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;It could mean all sorts of things...&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;p&gt;&lt;span face="Times New Roman"&gt; &lt;/span&gt;&lt;/p&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;span face="Times New Roman"&gt;...but one thing is true:&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;Everything about your mental concept of failure is negative.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;And when one focuses so heavily on &amp;quot;avoiding failure&amp;quot;, those negative mental images will definitely permeate your mind and will almost certainly leave you in a semi-paralyzed state, unable to take action.&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;p&gt;&lt;span face="Times New Roman"&gt; &lt;/span&gt;&lt;/p&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;span face="Times New Roman"&gt;And when you don't take action, you don't succeed.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;Period.&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;p&gt;&lt;span face="Times New Roman"&gt; &lt;/span&gt;&lt;/p&gt;&lt;/p&gt;

I finished college on June 8, 2002 in Ohio and moved to Key West, FL on June 15, 2002.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;This was the boldest move I had made in my life.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;I packed a bag of clothes and my scuba diving gear and boarded a one way flight to meet my new 54 year old roommate named Bruce… &lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;span face="Times New Roman"&gt;I thought being a scuba diving instructor was my ticket to a happy life.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;It only took me 2 weeks of excessive drinking and no diving to realize I was totally wrong.&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;span face="Times New Roman"&gt;At this point, I needed money, so what to do next but make another move!&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;I dropped Key West like a bad habit and ended up in Corolla, NC.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;Most of you are probably wondering where the Heck is that…It is a 1/4 mile wide strip peninsula on the North East Coast of North Carolina.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;I moved in with a college buddy and began bartending at a pizza joint and selling surf clothes at the local surf shop.&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;span face="Times New Roman"&gt;The best part about it I lost my College 40…I didn’t do the Freshman 15…I gained nearly 40 lbs.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;Losing the weight was a pretty easy task when your working 18 hour days.&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;span face="Times New Roman"&gt;Finally, I realized real quick that I was cheating myself in such jobs that required so little of me. I was both afraid to take a risk, and afraid not to. I knew if I stayed, I would get stuck. So I quit. &lt;/span&gt;&lt;span face="Times New Roman"&gt;This is where the journey began for me.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;I ended up in Charlotte, North Carolina living with a friend from college.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;I moved in September 14&lt;sup&gt;th&lt;/sup&gt;, 2002 and began job hunting on September 15&lt;sup&gt;th&lt;/sup&gt;, 2002 by walking up and down Tryon Street , the main strip where all the action goes down, to find a job in a restaurant or bar to get some quick cash.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;span face="Times New Roman"&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;span face="Times New Roman"&gt;Talk about some frustrated parents…My parents were wondering what I was doing waiting tables when I had a Degree in Business Administration.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;Those who knew me figured this was just another of my passing phases. &lt;/span&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;/p&gt;

&lt;p class="MsoNormal" style="MARGIN: 0in 0in 0pt"&gt;&lt;span face="Times New Roman"&gt;Trying to save me from falling on my face my close friend, who I was living with put my resume in front of his Boss in an attempt to help me find a better way.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;After two months pass I finally get a call from the owner of the company for an interview with his company.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;I thought I nailed the interview, but my buddy said otherwise.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;To my surprise the owner did not want to hire a Beach Bum, who was laid back. The one thing I had going for me was that my buddy put his stamp of approval on me and the owner took a chance.&lt;span style="mso-spacerun: yes"&gt;&amp;nbsp; &lt;/span&gt;That motivated me a bit. For the first time in my life, I took on a Real Job. So, how do you start and succeed here? - I wondered.&lt;/span&gt;&lt;/p&gt;&lt;/div&gt;
