The roof is complete, the siding is going up, electrical, plumbing, fire, HVAC, and interior framing are all well underway. The Library's Construction Management Committee and Interior Designer continues to make decisions on a variety of items such as: side walk pavers, stair treads and hand rail systems, interior tiling and patterns, carpets, and finalizing the lighting fixtures. We anticipated the expansion to be completed this summer.

The Library also has plans to restore the historic entrance to the Carnegie building in May/June 2009. The current two sets of aluminum doors will be replaced with new exterior wood & glass paneled doors and interior french doors that will match the original door design of 1903. The vestibule will be pushed out about 1 1/2 feet and the front steps will be reconstructed to bring them in compliance with current building codes.

Here are some pictures of the interior construction progress.

Upper Level Adult Reading Area

Main Level Children's Room with fun curved ceilings & story hour room.

The Cellar showing some of the HVAC system that is tied into the geothermal system

December Update

I have been so busy with construction details, fiscal year-end audit, and budgeting, that I have not had an opportunity in the past few months to bring you an update on construction. A great deal has taken place with most of the trades already past the rough-in stage of their work. The drilling of the geothermal wells is now complete and ready to be tied into the mechanical equipment in the next few months.

The construction team is currently in the process of enclosing the building. The gutters are being hung, the glass is being set in the window frames, and the exterior stone veneer is being installed. Once these have been accomplished and the exterior sealed, interior work will explode with activity. We cannot wait for the public to survey the spectacular views from the two upper levels looking over the majestic Hudson River, the eastern shoreline in the distance, and the Tappan Zee Bridge.

Below are floor plans of the new and expanded Library – a sneak preview for those lucky enough to visit this web page. The Computer Resource Center is still under development, so the design shown is not complete. In fact, these plans continue to be tweaked and improved upon as the building goes up. You can click on these plans and see a larger view to better see the details.

Stephen Hoefer, MBA
Manager of Operations & Finance
845-358-3370 x33

LOWER LEVEL FLOOR PLANS

MAIN LEVEL FLOOR PLANS

UPPER LEVEL FLOOR PLANS

Geothermal Installation to begin

The time has finally arrived for work to begin on the geothermal heating & cooling system. There will be 30 wells drilled 450’ deep, in which tubing will be place so that a mixture of water and glycol can circulate through it. This will allow the mixture to absorb or dissipate heat into the earth, which is at a constant 55 degrees. The drilling is expected to take about seven weeks.

The geothermal system will use much less energy, does not burn fossil fuels, does not produce pollution, and is estimated to save the Library $30,000 a year in heating and cooling costs for the life of the system. Even though this system is more expensive to install, the Library has obtained State grant money and is expecting energy rebates from the New York State Energy Research Development Agency that will offset nearly 60% of the upfront costs. Combine that with the annual savings of $30,000 a year and the system will pay for itself in four years.

Stephen Hoefer, MBA
Manager of With this delivery you will see the construction site buzz with activity as the steel framing goes up and the steel decking goes down. It should take approximately 2-3 weeks for the iron workers to erect the skeleton of the building.

In the past month the Library has awarded bids for the geothermal wells & exterior piping, sprinkler system, HVAC mechanicals, and plumbing. We have opened bids for roofing, are expecting the glass bids this week, door & hardware is out to bid now, and we anticipate the electrical bid will go out in approximately two weeks. We are pleased to report that in total, the bids awarded to date are slightly under our budgeted amount.

Exterior and interior finishes are being selected and refined. Just wait until you see how your library will look – MAGNIFICENT!

Stephen Hoefer, MBA
Manager of Operations & Finance
845-358-3370 x33

Waiting on Steel

The cellar and most exterior column footings have been constructed and await the delivery of steel so that the building can go upward. Steel is expected to be delivered and erected in May. Once steel is up, the site will be bustling with the activities of carpenters, roofers, electricians, HVAC installation…. until we finish the new construction in January 2009. Then we renovate the existing Library, which is scheduled to take six months.

In March we moved approximately 622 boxes containing 23,000 books and magazines to storage in the Village Hall basement. The Library would like to thank Mayor John Shields and the Village for supporting this project by providing storage space. As I write this update, temporary walls are being built on three floors in preparation of 5’ of the South wall to be removed – we apologize for any noise or inconvenience this may cause.

Stephen Hoefer, MBA
Manager of Operations & Finance 845-358-3370 x33

The Basement Walls Take Shape

February 12, 2008

Construction is progressing with the help of a mild winter so far. It took longer to excavate for the basement as we encountered red rock and had to hammer it loose – up to 7’ of rock in some spots. The new building is beginning to take shape as the basement concrete walls were poured on Friday February 8th.

Over the next few weeks you will see most of the activity take place inside the Library as we clear out the storage room and remove approximately 10,000 books in preparation for the South wall of the existing east wing being removed. Outside additional exterior column footings will be constructed and the new basement walls will be water-proofed and backfilled.

The Library has been hard at work designing the interior of the new building. So many decision regarding ceiling finishes, lighting fixtures, door hardware, security, telephone, floor finishes, elevator finishes, and numerous other choices have to be made – we are thankful for the many wonderful professionals who are there to guide us.

Stephen Hoefer, MBA
Manager of Operations & Finance
845-358-3370 x33

   THE NYACK LIBRARY CONSTRUCTION UPDATE
December 20, 2007

In the past few weeks construction has progressed with visible results:

The excavation contractor completed additional work on drainage lines and catch basins, and has been digging the cellar and removing dirt. The new cellar will be used to house mechanical equipment, heating systems and also provide room for general storage.

Once excavation is finished, the concrete crew will return to set the forms and pour the foundations for the new building. Weather permitting this should be completed within the next three weeks.

There will probably be a break in major activity during January while we wait for the steel to be manufactured. Then by mid-February steel erection will commence. At some point the south wall of the existing east wing will be removed and reconfigured to allow for a connecting corridor between the existing building and the new. This modification will require us to remove about 8,000 books (non-fiction and Reference) and place them in storage until the building is completed.

Yesterday we appeared before the Nyack Architectural Review Board and were granted an amendment to our plans to allow us to enclose three terraces on the corners of the upper level of the new building. We were concerned with safety and security issues, as well as additional insurance costs and the lost of floor space for seating and book materials. We thank the Board for their consideration.

Next update 1/7/08

Stephen Hoefer, MBA

Manager of Operations & Finance

845-358-3370 x33

12/03/07 Update

THE NYACK LIBRARY
                       December 3, 2007

In the month of November our contractor had underpinned the Stevenson House (Klay Gallery & Art Café), partially graded the construction site, and installed some of the drainage system.
