<h2>New Houses in Shady Acres</h2>
<p>New construction homes predominate in Shady Acres. It is not an area of renovated homes. The original homes are rarely worth renovating and aren&#8217;t architecturally unique.Both Free-standing homes and townhomes are being built.</p>
<p>Because the original Shady Acres lots were large, builders re-plat them and put up 4-6 new homes on small lots.</p>
<p>There are 8 or 9 builders currently constructing new single family homes in Shady Ares plus a couple more putting up townhomes.</p>
<p>This post focuses on free-standing homes, not townhomes.<br />

<p>Houston’s East End encompasses a broad swath of neighborhoods. It starts just East of downtown and extends southwest down to the 610 Loop. It includes the Houston ship channel, so it includes some industrial/warehouse areas. It also includes some wonderful older neighborhoods. Eastwood, Idylwood, Broadmoor are some of these. If you are looking for restored older homes, or wanting to buy a relatively inexpensive home to fix up, start here.<br />

<p>For <strong>East End new homes</strong> though, closer to downtown is where the action is. No traditional homes here in East End. This transitional neighborhood is contemporary. The young, hip, cool “in” crowd want angular lines, stucco or metal, soaring ceilings, roof-top decks with views of downtown. They want to be close to Discovery Green, Minute Maid Park and all the action that makes up the edge of downtown.</p>
<p>Now, East Downtown (EaDo) is not part of the Greater East End proper. It is the little triangular section at I-59 and I-45, just behind the George R Brown. I’m including it here because of its proximity and its commonality of warehouses, etc. This is no longer China Town. It is becoming a vibrant area with nightclubs and restaurant.</p>
<p>Houston’s <strong>East End new homes  </strong>have been hit hard by the recession. Lenders get real worried and hold onto their money during a recession. They especially don’t like to loan money into transitional areas. There are several projects ongoing here though.</p>

<h2>Spring Branch new Homes &#8211; Gated Communities</h2>
<p>Spring Branch is a large area north of I-10, stretching from the West 610 Loop, up Hiway 290 to Clay Rd, then West to BW 8. It excludes a couple of the Memorial Villages just above I-10; Hilshire Village and Spring Valley. These Villages were incorporated in the mid 1950’s before the City of Houston annexed the surrounding areas, including Spring Branch.</p>
<p>Spring Branch as a whole is an area of 1940’s and 1950’s ranch style homes. The close-in location and relatively cheap land make it ideal for new homes.</p>

<p>Spring Branch currently has about 50 new homes for sale, complete or under construction, mostly in gated communities. The summary below gives a snapshot of what is available currently.</p>
<p>1. Shadow Springs has a half dozen new stucco patio homes priced in the low $200’s, being built by Riverway Homes.</p>
<p>2. Campbell Ridge Estates has a similar number of homes being built by the Nuciti Group. These are in the mid $200’s.</p>
<p>3. Euro Home Builders is building in Upland Place. $260K price range</p>
<p>4. Intown Homes is building several homes in Hilshire Lakes. These homes $270K-$350K are built around a lake</p>
<p>5. Lovett Homes is building on Post Oak Green, priced at $420K-$540K</p>
<p>6. Daisca Homes has finished one project on Antoine and is starting another. Low $400’s</p>
<p>7. Terra Cotta Homes will be starting a group of homes on Flowerdale, in the upper $400’s</p>
<p>8. Creekside Villas in Hilshire Village has several individual builders in the range of $650-$850K</p>

<p>As mentioned in a previous post on Rice Military New Homes, <strong>Rice Military new townhomes </strong>and single family homes are very similar. Land prices dictate that lots be split up and two homes built where one once stood.They may be common-wall (townhomes) or free standing. Either way, they are tall and skinny (3-4 story), and can look very similar.</p>

<p>A major decision though for new townhome buyers, is whether they want (or can’t stand) a common drive. If a common drive is used some buyers are concerned about backing into their neighbor’s car, or where visitors will park. One advantage though might be having a drive gate for additional security. Others will forgo the gated community to have a garage that faces the street. Easy-in, easy-out, or park on the street.</p>
<p><strong>Current Inventory of Rice Military new townhomes</strong>:  There isn’t a big inventory of new construction townhomes on the market now. There are 23 total active and pending. Of these 23, 15 are in one project by Rohe and Wright; their cool Spanish style community Caceres. <a href="http://www.caceresliving.com/index.php" target="_blank"> Rice Military New Homes by Rohe and Wright</a>. These start in upper $600’s to $1.25M</p>
<p>However, there are an additional dozen or homes built in the last 5-6 years. The table below gives prices for the entire group of homes built since 2005. Additionally, there are homes being built close by that are being called Rice Military, but aren’t really.</p>

<h2>Rice Military New Homes (Single Family New Homes)</h2>
<p>Rice Military is extremely popular because of its location. Just a few blocks from Memorial Park and minutes from downtown. It is close to shopping, restaurants, everything you would want. Its northern boundary is Washington Ave. The hottest place for new clubs and restaurants.</p>

<p>Its true boundaries are Washington Ave. on the North, Memorial Ave. on the South. Shepherd Dr. to the East, and almost abutting Memorial Park at Westcott on the West.</p>
<p>I mentioned “true” boundaries above because if you do a search by subdivision on HAR.com, you’ll see that a lot of homes are listed as being in Rice Military, that actually aren’t. I guess it sounds better than Cottage Grove or no-name subdivision.</p>
<p>Rice Military new homes are almost a 50:50 mix of townhomes and single family homes.  There are currently 25 single family homes listed as active or pending, and 23 townhomes. Because of land prices, both style homes are typically built on 2500 SF lots. So, townhome or single family, they are typically 3 story with minimal yard.</p>
<p>The table below gives prices of new <strong>Rice Military New Homes</strong> (Single Family). There are currently 23 new single family homes for sale. There are another 15 or so built since 2005.</p>

<p>In a booming market, anything will sell. In a slow market everything slows down and people are VERY picky! People move slower, make decisions slower and look for longer periods of time. They also don’t consider homes that they deem as needing too much work. They don’t even want to sweep off the front porch. They just want to move in, turn on the TV and enjoy the new house.<br />
So, let’s take care of all the little things that we’ve been meaning to do. Let the buyer say: Wow, that’s pretty – not – that could be pretty with some work. Pretty beats work any day.<br />
 Therefore, let’s consider some great ways to increase value and make the most impact:</p>
<ul>
<li>Improve curb appeal: You can achieve this in various ways.  First, you can simply fill in empty spaces and add some drought resistant plants or shrubs to your landscaping.  Additionally, some flowers or potted plants near the front entrance can make a great first impression.  Adding a tree for additional shade and patching up a worn out lawn can work miracles to draw buyers in. Remember, they won’t get out of the car if they don’t like the exterior. </li>
<li>Space &#038; Cleanliness: There is nothing worse to a buyer than a cluttered or unclean home.  Take the time to remove unnecessary items from your closets, clean out the garage or carport, remove clutter or toys from the living areas, and make your floors shine!  Your home needs to be staged in such a way that your buyers can visualize themselves living there.  The way that you decorate your walls and ceilings will also affect how your buyers perceive open space A small, empty closet looks better than a large one packed with stuff.</li>
<li>Aim for an earthy appearance: Many buyers appreciate materials and paint colors that tend to have more of an earthy appeal.  Each room may be different, so be sure to choose wisely.  Also, consider using ceramic tiles or wood flooring instead of carpets or linoleum.  Tiles in both the bathroom and/or kitchen could also make a huge difference</li>

<li>Bathrooms &#038; kitchen: Finally, if you are able to make the extra investment, two areas that have the biggest impact on price are your bathrooms and kitchen.  Whether this requires replacing the floors, sinks, tubs, fixtures or appliances, there are many ways that you can astronomically boost your home’s appeal by making improvements to these two key areas. Stained porcelain and dripping faucets spell work. Change them.</li>

<p>The two principals of HDT Builders are Dave Hatcher and Dee Todd Simmons. Suburban home builders in the 80&#8242;s, they left the home building business to go their separate ways. They have been back together for a couple of years now.</p>
<p>These latest two Craftsman-inspired homes at 1017A and 1017B Waverly embodied their principles of building a smaller carefully designed home, efficient floor plans, quality construction, attention to detail and design principles. The daily overseer of the job is Dee. Her background in design lets no little detail go unnoticed. Her signature built-ins, inlaid floors, and unique tile work are becoming her trademarks.<br />

The third project of this <strong>Heights Builder HDT</strong> is just underway at 1245-1249 Waverly. Three more Craftsman-inspired homes. two of which will have the master down. All will have unfinished room over garage. Two fo these homes are in framing stage now. More to be written later.</p>
