Saturday May 25^th 2013

Newburgh — Flags will be distributed in front of the Activity Center in the City of Newburgh by the Joint Memorial Day Parade Committee at 401 Washington St., Newburgh from 10 a.m.-2 p.m. May 25, for decorating the graves of veterans only.

Plattekill — Parade, 1 p.m. May 25, from Town Hall to Thomas Felten Memorial Park in Plattekill.

Sunday May 26^th 2013

Marlboro – Memorial Day parade from Marlboro High School, 1 p.m. May 26. Sponsored by the American Viebey – Sutton Post 124. Call 590-7027

Monroe – Parade sponsored by Monroe Veterans Coalition will step off at 1:30 p.m. from Smith Clove Park, through the village & end at Veterans Memorial Park on Route 17M,  A wreath laying ceremony culminates this event at Monroe Cemetery along with guest speakers.

Montgomery – America’s Patriotic Day of Remembrance  is held at the Town Government Center 110 Bracken Road, 2 p.m

Newburgh – Wreath laying ceremonies at 17 Newburgh cemeteries & monuments will begin at 8:30 am on Sunday.  A motorcade and color guard will depart from the former American Legion Hall, 62 Grand Street.

Town of Woodbury is holding their annual Memorial Day Parade at 12:30 on Route 32, Sunday, May 26. The parade is on route 32 and heads north to the Cemetery of The Highlands ending with a Memorial Day Ceremony at the Veteran’s Monument and Firemen’s Monument.

Town of Newburgh – Memorial Day Parade is Sunday at 1pm. The parade begins at the American Legion Hall Union Avenue to Route 300 – Route 52 – Powder Mill Road ending at Cronomer Park.

Monday May 27th 2013

Montgomery – Parade begins 11 am at The Orange County Fireman’s Museum, 141 Clinton Street and ending at the Veteran’s Memorial Park where there will be a ceremony followed by a picnic. More detailed info is available at 917-359-4395.

Newburgh – The City of Newburgh Memorial Day Parade begins 10 a.m. The parade proceeds down Broadway, to Liberty Street and continuing to Washington’s Headquarters. The Annual Memorial Day Services will begin at Washington’s Headquarters at 11:45 am. The public is invited. This year David McTamaney is the Grand Marshal.  Memorial Day Observances conclude with a reading of the names of all deceased veterans since World War I. This is held at the Orange County Veterans Memorial 3pm at the intersection of Liberty Street and Leroy Place. Upon request a family member is encouraged to read the name of their loved ones at the ceremony. Please contact Ray Harvey, Chairman at 527-0862, or Deputy Mayor Regina Angelo at 565-5429 with the name of your Veteran.

The Cornwall NY housing  market is making some progress. While the number of listings currently available makes for a buyers market, prices have begun to increase in the last few months. We are definitely seeing activity increase and even though it is spring, the number of listings is down from the previous month. Sellers entering the market that are well priced are seeing some good results. Buyers that are waiting for the perfect deal, need to act quickly as those homes disappear fast. If you are looking to put your home on the market it is a good time to do so.

These figures are the current update for Cornwall and Cornwall on Hudson combined. More specific info is available upon request.

• There are 118 single family homes currently on the market (18 new listings this month down from 28 in April)
• The average list price is $368,200 (ranging from $77,900 to 1,700,000)
• There are 35 homes currently under contract
• In the past 30 days 9 closed sales (five already in the month of May)
• The average sold price was $299,311 spending an average of 138 days on the market
• Year to date there have been 31 closed sales with an average sold price of $299,000 spending an average of 195 days on the market
• In the last twelve months there were 80 closed sales with an average sold price of $261,000 spending an average of 138 days on the market
• The Cornwall  NY home absorption rate is at a 17+ month supply.

What does the absorption rate mean to buyers and sellers? The absorption rate is an estimate of how long it would take to sell our current inventory of homes if nothing new comes on the market.  It is based on how many homes sold in the last twelve months per month. Anything above a six month supply is a buyer’s market and therefore these statistics reflect that Cornwall remains a buyers market.

A Taste of Greater Newburgh and the Artists on Campus is a long standing fundraising venture sponsored by the Newburgh Rotary Club. This will be my first year attending the event. I moved to Newburgh in 1983 and wanted to attend but all those years I have had conflicts of scheduling. This will be my first time to see what is happening on the Mount St. Mary Campus. I look forward to attending and participating in this local event that benefits the community.

Custom home buyers have choices

Buying a home can be a stressful event. Building a new home from the start can be a bit overwhelming. It can also be fun. I often get questions about what choices a buyer can make when purchasing a new home. The details can be endless. It is important to follow a budget when picking out all the different options as they can get expensive. Some builders allow the new buyers to choose everything and will include anything a homeowner is willing to pay extra for. When signing contracts for a new build, you should understand what is included. The simple choices can take a house and turn it into a home. Some of the smallest details take something drab and can create a sense of belonging inside your home. Choosing upgrades with value can be confusing.

The kitchen is the heart and soul of a home and it always seems to be where a great deal of time is spent. Details in the kitchen seem to be quite popular because of this. Focus attention to the practical side when picking out design and color. Use caution with your choices, while a bit more pizzazz is fun, function should not be overlooked.Clients enjoy picking out different details such as flooring, cabinets, granite and paint colors. While some choices are included in the price of the home others are upgrades. I like to make sure that buyers are aware of what gives value when personalizing a home and what is a feature that can easily go out of style with little return on investment.

Recently I am seeing the back-splash above the kitchen counter an area of expression that has come alive with design, color, style and textures. Mosaic, glass and ceramic tiles are not only beautiful and can be dramatic, they are actually practical. They are easy to clean and maintain keeping water from staining the walls and dripping behind cabinets. So many different styles are available to choose, but keep in mind price and function. The internet is filled with inspiration for your new home. Look to the future as color does lock you in when you want to make changes in a few years. Basics are best and add in color with decorating for an easy transition later on.

The best advice I give to clients is to make sure that you don’t get too crazy with tiny details that nobody will notice. Go for function first. Make sure that what you pick out is going to be easy to maintain and not just be a trend that is gone tomorrow. Your home is going to be shiny and new, and decorating will put that splash of you into the design. Take it slow, and when in doubt bounce off ideas with your agent or consult with a professional. The decisions made now are what you will be living with for years to come.

Pine Bush UFO Parade – Video

Join the residents of Pine Bush New York for the third annual UFO and Alien Festival. Last year the festivities were fun and totally unexpected. Earthlings are all invited to join in and dress up for the event. Great food, games and festivities make the entire day special. Events include the “out of this world” car show, a 5K race in the morning, a film premiere, and author Linda Zimmerman speaks about her firsthand UFO/Alien sightings from the 1930′s. My favorite event is the parade.

In case you did not know, Pine Bush New York is in Orange County. Only 25 minutes from Newburgh NY it is an easy ride so you won’t miss out. Join in the event and visit the UFO Capital of the East Coast! While I can explain why you will find this fun, there are many events in Pine Bush that have gone unexplained over the years. UFO sightings in this region are numerous, although I have never seen one. I don’t know if there will be any guest appearances, but you never know.

Enjoy this video from last year’s event. It captures the true spirit of the wonderful town of Pine Bush and the people that live there. During the festival people drive from all over Orange and Ulster county so they won’t miss out.  I hope to see you there.
