Several further hires are planned.

The additions follow a period of recovery at ECM’s funds, which suffered from poor returns and volatility during the credit crisis. The firm was acquired by US bank Wachovia in January 2007, towards the end of the credit boom. Wachovia, which suffered its own woes in the crunch, was subsumed into Wells Fargo in January 2009.

ECM’s accounts for the 12 months to December 31, 2009, recently filed at Companies House, show operating profits halved that year to £11.4m, compared with the year before.

The fall was mostly due to a 28% drop in management fees, but there was also a 90% fall in performance fees, to £80m. ECM’s assets under management have fallen from a peak of just over €20bn in late 2007, to €12.1bn as of June 30 this year, according to its website.

One investor in the firm’s ECL fund, one of its seven main products, reported returns of -3.7% during the three years to June 30, against an 8.3% rise in the Barclays Sterling Over 15 Year Gilts index.

But during the 12-month period to the same date, the investment performed better, returning 40% to the benchmark’s 8%. That is indicative of a wider recovery in performance in recent months, according to the firm.

According to the investor, ECM has reduced leverage in many portfolios and this may lead to lower, but steadier, returns in future.

Rating agency Fitch Ratings, which scores investment funds and managers, said in February it would maintain its M2+ rating on ECM, its second-highest. Fitch’s analysts said ECM had been “adversely affected by the global financial crisis, but proved resilient”.

They added it now has “a lower business risk profile following the completion of a fund deleveraging programme and the establishment of a positive relationship with its new indirect owner, Wells Fargo”.

ECM was founded in 1999 by Steven Blakey and Stephen Zinser to take advantage of an expected surge in European credit markets following the advent of the euro. Blakey was head of international credit at Merrill Lynch, while Zinser was responsible for overseeing new issues of credit and asset-backed securities at the bank.

European Credit Transfer and Accumulation System (ECTS)

ECTS makes teaching and learning in higher education more transparent across Europe and facilitates the recognition of all studies. The system allows for the transfer of learning experiences between different institutions, greater student mobility and more flexible routes to gain degrees. It also aids curriculum design and quality assurance.
Institutions which apply ECTS publish their course catalogues on the web, including detailed descriptions of study programmes, units of learning, university regulations and student services.

Course descriptions contain ‘learning outcomes’ (i.e. what students are expected to know, understand and be able to do) and workload (i.e. the time students typically need to achieve these outcomes). Each learning outcome is expressed in terms of credits, with a student workload ranging from 1 500 to 1 800 hours for an academic year, and one credit generally corresponds to 25-30 hours of work.

A series of ECTS key documents help with credit transfer and accumulation – course catalogues, learning agreements, transcript of records and Diploma Supplements (DS).

Although ECTS can help recognition of a student’s studies between different institutions and national education systems, higher education providers are autonomous institutions. The final decisions are the responsibility of the relevant authorities: professors involved in student exchanges, university admission officers, recognition advisory centres (ENIC-NARIC), ministry officials or employers.

The European Commission has established a network of Recognition experts (ECTS/DS) and developed the ECTS and DS labels to recognise excellent application of either system.

ECTS is closely related to other efforts to modernise higher education in Europe. In particular, it has become a central tool in the Bologna Process which aims to make national systems converge.

ECTS Users Guide
The ECTS Users' Guide provides guidelines for implementation of ECTS. It also presents the ECTS key documents. The Guide is offered to assist learners, academic and administrative staff in higher education institutions as well as other interested parties. It has been updated in 2009 to take account of developments in the Bologna Process, the growing importance of lifelong learning, the formulation of qualifications frameworks and the increasing use of learning outcomes. It has been written with the help of experts from stakeholders’ associations and ECTS counsellors, and submitted for consultation to stakeholders’ associations, Member States’ experts and the Bologna Follow-up Group. The European Commission has coordinated the drafting and consultation process and is responsible for the final wording of the Guide.
Been to Europe lately? Then you've probably come home saying something along these lines: "My credit card didn't work at the gas station/metro/bus depot!" That's because Europe has largely switched from magnetic strip cards used here in the U.S. to what's called a "chip-and-pin card." Bottom line for Americans: Chip-and-pin card readers—most importantly, those used in self-service kiosks at the aforementioned gas stations and metro stations—don't read our U.S. cards, rendering them useless in many situations.
It's a major problem for U.S. travelers, and since a wholesale switch here in the States would be prohibitively expensive for the banks, the only feasible solution is a stored-value card travelers can load with money before they depart. Thankfully, Travelex just announced the first such card, a stored-value dual-mode chip-and pin card for American travelers to Europe. It’s available in euros and pounds, and it also has a magnetic stripe for places that still use that system.
The bad news is that the exchange rate to buy it is not good. At press time, $1 = €0.718 on the card, but $1 = €0.748 on the open market. The discrepancy is similar for pounds: $1 = £0.609 on the card, but $1 = £0.633 on the open market. Considering you're likely putting several hundred or thousand dollars on the card, these rates cost customers significant cash.
Another drawback: So far, you can buy it only at retail outlets. You can find the outlets on the Travelex website.
Maybe this move will finally get the big banks and card issuers to get off their butts and start issuing dual-mode credit cards. I'll have more details in a column in the coming weeks.
Readers, would you buy a stored-value chip-and-pin card before your next trip to Europe?

Credit Suisse cuts RoE target, misses Q4 forecast

The Swiss bank has cut its return on equity target -- a measure of profitability -- to "above 15 percent" from "above 18 percent," Chief Executive Brady Dougan said on Thursday.
The bank had 14.4 percent RoE in 2010.
Credit Suisse shares, which had risen 19 percent this year, making it the best-performing stock in the Swiss Market Index, were down 5.7 percent at 12:16 p.m. British time, underperforming a 2.0 percent fall in the European STOXX banking index.
"That is really a reflection of the new environment. We clearly have more capital being required for all banks," Dougan told Reuters Insider television.
"We think actually achieving more than 15 percent RoE over the next three to five years will be a best in class."
Other big banks could have to follow Credit Suisse in paring RoE targets due to new international rules that will force them to hold more capital in response to the financial crisis. But Swiss banks face even tougher capital requirements than rivals because of planned strict domestic regulations.
"The new targets seem to recognise the new reality of the harsher operating environment for their business.... They seem to have taken the route of lowering their targets rather than being better," said Helvea analyst Peter Thorne.
Switzerland's second-largest bank, Credit Suisse also cut its dividend to 1.30 francs from 2 francs in 2009, but said it expected to grow its dividend gradually as it builds capital.
Bigger domestic rival UBS, which has pledged not pay a dividend for some time as it retains earnings to build capital, said on Tuesday that the local regulations put Swiss banks at a disadvantage to peers abroad.
Credit Suisse won market share from UBS, saved from collapse by the Swiss state in 2008 after it ran up massive losses in the financial crisis, but it is now struggling to maintain its advantage as its arch rival finds its feet again.
While Credit Suisse and UBS have already cut back further on capital-sapping activities than most due to expected tougher Swiss rules, UBS's tier 1 ratio, a measure of capital strength, moved ahead of Credit Suisse's in the fourth quarter.
"This story comes down to capital. UBS has a capital surplus, and the comparison does not favour Credit Suisse," said Evolution Securities banking analyst Piers Brown.
Investment banking pretax income rose to 558 million Swiss francs ($579.8 million) from a lacklustre 395 million the previous quarter, but analysts said fixed-income, currency and commodities (FICC) trading disappointed compared to peers.
"FICC sales & trading was down 39 percent quarter on quarter, a larger drop than we had expected, given what we have seen so far from Deutsche Bank and UBS," said Andrew Lim from Matrix.
Dougan hired investment bankers aggressively early in 2010 just as markets flattened. His bold strategy initially backfired as trading revenues wilted in the third quarter, though Credit Suisse should benefit from any upturn in trading longer term.
While Credit Suisse's stress on client trading reduces the bank's risk-taking with its own assets, the bank said profits would still be subject to fluctuation and that the market outlook for the rates business remained subdued.
"There will be some quarters and some years that will be more active in terms of client flows and others that will be less active. Our business will certainly be dependent on those flows," Dougan told a press conference.
MARGIN PRESSURE
Credit Suisse attracted 9.6 billion of net new client money to its wealth management arm, down from 12.6 billion the previous quarter and slightly undershooting average analyst expectations for 10 billion.
The bank had benefited from clients leaving UBS in droves after massive writedowns on toxic assets, but UBS shares rallied on Tuesday as it stemmed outflows and said it expected to win more client money in 2011.
"The CS star did not shine so long. UBS has already done better than CS. The second-biggest bank is the second-best bank again. That is also a psychological problem," said one trader.
She received a 10-year sentence, with six years suspended, a judicial transfer to the Department of Community Correction where drug rehab is available, and 14 years of supervised probation.
The 37-year-old Berryville attorney made headlines several years ago when the courthouse was evacuated after she introduced what was believed to be a bomb during trial.
Her name surfaced in the news again when she was charged with contempt of court by both Green Forest and Berryville district judges, who claimed she had misrepresented her ability to appear in their courts.
Baker was set for a jury trial earlier in this month to face several felony charges stemming from her arrest more than a year ago when investigators arrived at her Berryville home and law office with a search warrant. Meth, drug paraphernalia and weapons were seized.
She was suspected of selling meth to a confidential informant on more than one occasion.
During Wednesday's negotiated plea agreement, Baker admitted she was in possession of meth when investigators arrived.
She was represented by Little Rock Attorney Jeff Rosenzweig, who outlined the conditions of the negotiated plea agreement.
She is to surrender to the Carroll County Sheriff's Office by noon Jan. 4 following medical tests that are scheduled to take place in Springfield, Mo., on Jan. 3.
She will be allowed to reside in Missouri, where she is currently living, once her incarceration is complete, and will be allowed to comply with her terms of probation/parole there.
In addition, Rosenzweig wanted to make it clear that his client was in need of various prescription drugs and asked for assurance that those drugs would be properly administered while she was incarcerated.
He also asked for credit for the 72 hours of time served.
H.G. Foster, special prosecutor for the state, said he agreed to the negotiations and the results because it was the appropriate resolution. He said the Carroll County Sheriff's Office had done an excellent job and had an excellent case -- but based upon his examination of the issues, this resolution was the best.
Special Judge Gary Arnold agreed, saying it was an appropriate sentence.
He made sure Baker was aware that under the terms of the sentence, she could "go to the pen up to 14 years."
He spoke to her directly, saying she was the "perfect example" of what meth can do, saying it does not respect anyone, anywhere, and she had made bad choices.
Arnold said he hoped she would consider her "obligation and opportunity" to correct the problem and to make a big difference in the lives of others dealing with the evils of meth.
"I encourage you to do that," he said. "First take care of yourself, then help others."
Investigator J. J. Reddick, with the CCSO, said he was satisfied with the outcome, although law enforcement officials always want the guilty to serve the maximum time.
"As long as she gets help -- that's what it's all about," he said. "I feel good because our case was solid."
Prosecutor Foster agreed, saying, "It's her best shot at keeping a needle out of her arm and messing up again."

What Is an FHA Mortgage Loan?

An FHA Loan is a mortgage loan insured by the Federal Housing Administration (FHA). The FHA does not provide the loan; rather, it insures the loan for the lender. If the borrower defaults, the lender can seek recourse from the FHA. This lowers the lender's risk and makes them more likely to issue a loan.

The FHA was formed in 1934, and joined the Department of Housing and Urban Development in 1965. The organization has insured more than 33 million home mortgages since its inception. Today it continues to help low- and middle-income families move into their dream homes, by making it easier to obtain mortgages. More than 800,000 current homeowners have mortgages insured by the FHA.

One of the benefits of an FHA-insured loan is low mortgage rates. For single-family homes, down payments can be as low as 3 percent, making it possible to afford a higher-priced home than with a more conventional 10 or 15 percent mortgage. The FHA can also help home buyers finance their closing costs, and even offers mortgage insurance.

In addition, the FHA does not allow lenders to charge more than one percent for origination fees (what lenders charge for putting together loan documentation), and has no prepayment penalties, meaning that if you pay off the loan ahead of schedule, you won't be penalized. As with other mortgages, the lender may ask you to pay points, which generally equals one percent of the total cost of the home.

As is customary with most loans, you'll need to qualify for an FHA loan by meeting specific requirements, including:

A good credit record;

Enough money for a down payment, which can be as low as 3 percent;

Total housing costs that are no more than 29 percent of your gross monthly income. Therefore, if your annual household income is $60,000, your housing costs, including principal, interest, property tax, and insurance, should not exceed $17,400, or $1,450 per month.

To obtain an FHA-insured loan, you need to find FHA-approved lenders and compare their loan offerings. Inquire about the income qualifications, which will vary by area. Also keep in mind that the maximum amount you can receive from FHA-insured mortgages varies from county to county, and from state to state. These mortgages are also subject to periodic improved adjustment, and that may be offered only in areas where residential real estate prices are high.

For more information, visit the FHA Mortgage Limits page of the U.S. Department of Housing and Urban Development (HUD) Web site.

How To Get A Loan

Whether you want a business loan, a mortgage loan, a construction loan, a home loan or simply a bank loan for whatever, you have to pass aprocess of solicitation and confirmation of the given loan, which is very similar for all types. You have to clarify why you want the loan, how you want to pay it off, why the lender should trust you. Then you’ll wait for confirmation, receive the money, invest and then you only service the debt. Therefore we can associate following pieces of advice with all types of loans.

Basic rule: Don’t hurry!

Don’t let you be dragged in a contract, which you don’t agree with. Take your time. Pay attention to it mainly in these situations:

1) Choice of a finance company
Decide for companies, you’ll address with your request, in peace. Think over whether you want to apply for a loan directly a finance companyor you let a broker to advise you. Both possibilities have their advantages and disadvantages. If you decide to check the loan market for yourself, try to find out as much information as you can.

Choose such companies, which are close to your area. To demand a loan for a car from a company specialized for mortgages usually also isn’t a good choice.

2) Survey of possibilities
You have an amazing tool at your disposal – the Internet. Look at official sites of given companies and find out their offers. If nobody in your vicinity has any experience with given institution, look up some users´ tenets in disputation marketplaces. Oftentimes you discover there salient instruction.

Examine further point institutions for material. Interrogate, whether sum assessments besides occasions are actually mentioned in advancement apparatuss.

3) Step of requisites
Name in progress, what you anticipate of the lend, what parameters are powerful for you (the range of paying eccentric, the class of your compensations, the taxs sum) moreover to what parameters you are ripe to accomplish admissions. Besides, accompanying this mirage, face for such host, that testament adit beside its volunteer to your solicit the most. It’s your acquit judgment.

4) Waiting for alms
Behind having dicker possibilities beside an broker of given fund gathering you contain to hesitate dig your seek for a borrow passes thecontribution Petition at the engagement, whereas about it desire be intent. Veneration the era moreover don’t petition the institution yourself. You can render it worse for you.

5) Signing the arrangement
Preceding signing some covenant interpret downright the healthy topic. Actually, the debate rages in every industry, but you deserve to know the truth about direct mail and how it personally affects your business. So here it is: Is sending postcards, letters and snail mail a dying strategy?
The simple answer is no.
Direct mail isn’t taking its last breath any time soon, but it is evolving. Business marketing strategies are different than four or five years ago. Now, it’s common and necessary to integrate a marketing campaign with your Web site, social media pages and e-mail marketing.
The bottom line … direct mail still yields results, is effective for mortgage professionals today and is still one of the only mediums that can specifically target your ideal clients.
So what does this mean for you as a mortgage professional?
Only when you allow direct mail to work with e-mail marketing, your Web site and online mediums like Pay-Per-Click (PPC) will you maximize the return on investment (ROI) for your marketing dollars. With marketing today, there isn’t a solo action that will bring a stampede of clients through your door or make the phone ring. When you plan to market, you must think with an integrated approach. You’ll see a big difference in your responses.
Let me explain. Your job as a marketer is to isolate identities of individuals likely to need what you have to offer. Once those identities are isolated, it is your job to warm them up over the course of time until they reach for your services. You don’t know where these identities are exactly in the sales process. They could be ice cold, lukewarm or ready to close.
I’ll break it down further for you. You buy a list, you mail to it. Those recipients even highly interested probably will not call. They might go to your Web site. On your site, you must have a way to capture their identity so you can now send them a campaign. That campaign consists of e-mails, letters, connecting with them on social media sites and staying in front of them until they are ready to buy.
For all of the skeptics who continue to argue against the effectiveness of print advertising, specifically direct mail in today’s world, here is some hard evidence that clears up a few common myths.
Myth #1: “Nobody reads junk mail anymore”
This is one of the most misguided beliefs out there right now. According to the 2010 DMA Statistical Fact Book, 79 percent of households read or skim direct mail pieces. Also, an International Communications Research study found people were 31 percent less likely to ditch unopened mail than delete unopened emails, and 45 percent said they found direct mail less intrusive than e-mail.
You are not limited to the traditional “letter and envelope” method of direct mail. More and more mortgage brokers are turning to direct mail postcards to reach their clients. Postcards are eye-catching, easy to read and, best of all, don’t have to be opened.
The biggest strength in postcards lies in their ability to generate responses. If you can get your prospect to call (either right away or after visiting your Web site), you have a much higher chance of closing the loan.
Myth #2 “You can’t track the effectiveness of direct mail”
Whether you are sending letters or postcards, there is just no way to tell exactly how many people read your ad. This is true, but what is it you really want to track? How many pieces get opened, or how many responses you receive?
It really doesn’t matter how many people read them if nobody calls. However, tracking is important and direct mail offers a variety of ways to measure effectiveness.
One tactic available is placing a customized landing page on each postcard or letter. You can tell exactly how many people visit the site, collect new lead contact info and track the effectiveness of your mailings.
You can also set up a separate 1-800 number for your mailings, or print a promotional code on the piece to track which offers are pulling a response. In reality, direct mail is one of the easiest mediums to track!
Myth #3 “Direct mail is more expensive than e-mail”
This myth is true. E-mail is an extremely affordable way to advertise, and postage rates seem to always be on the rise. However, there is more to the story.
Direct mail is far more effective than e-mail marketing. Unsolicited e-mails have an unimpressive open rate and if your e-mail is opened, very few are read by the recipient, especially if they have no connection with you. An open rate indicates nothing about how many people actually read the contents. And another thing to consider is how you feel when you get an unsolicited e-mail from a strange business you’ve never heard of. Think for a moment. Do you like it? Do you have a good impression of that company or bad? If you become the “spammer,” how will 99 percent of the recipients feel about your company?
With that said, the best option is to integrate both e-mail and direct mail.
The main problem with e-mail marketing is the scarcity of high quality lists. To save money, use direct mail to drive traffic to a custom landing page, collect e-mail addresses on that page and send follow-up e-mails to those addresses. Your open (and read) rates will be off the charts and you’ll save the money on follow-up mail pieces!
These myths are busted
Clearly, due to developments in the direct mail industry, these concerns don’t hold water. Direct mail is still effective and will be around for a long time to come. But is it still an effective venue for mortgage professionals? With changing technology and a volatile marketplace, should direct mail be a part of your marketing plan?
Yes, it absolutely should. But remember, it has to be part of an integrated approach.
Let’s look at some of the benefits you get with a direct mail campaign.
An attentive audience
As mentioned earlier, 79 percent of people read or skim their mail. This means a prospect is intentionally setting aside time to hear what you have to say. They may not give you a lot of time to capture their interest, but they are giving you the chance—and that’s a big advantage!
A well-written letter will draw the reader in and present your case in a conversational, to-the-point style. Be sure it is absolutely clear why they should read your letter, or it won’t pass the skim test.
Postcards have an even better chance. State “why they should use your services” simply and quickly, provide a few important benefits on the back, and include a compelling offer and emphasize your contact info with a strong call to action. This method has been working for mortgage brokers and other industries alike. Take a look at what’s in your mailbox—how many times have you called a business because you received an ad in the mail?
An emotional connection
In a marketing e-mail, people aren’t looking for emotion. They want the facts, and they want them quickly. That is, if they bother reading it in the first place.
With a direct mail piece, you have the opportunity to make an emotional connection with your prospect. You can inspire excitement, fear, curiosity, etc. You must capture attention and mail to a list of people interested in your services, but your chances of being remembered by the prospect increase every time you make an emotional connection with them.
I have a mortgage client who used one of our sample designs for his postcard. The headline reads, “Wait any longer and you may MISS THE BOAT!” On the card is a picture of a group sailing on a small sailboat over beautiful clear blue water. Then it reads, “Refinance While Rates Are Still Low!”
The emotion evoked by this postcard would never translate in an e-mail, because it just isn’t the appropriate venue. My mortgage customer had a 2,500 percent ROI from that piece, and the emotion it conveyed to the reader had a lot to do with it.
Greater visibility
Especially after the housing crisis, many mortgage brokers cut back on advertising. This isn’t a smart move, but it’s what happened, and you can use it to your benefit. While others drag their feet, you have the opportunity to saturate your local market with targeted direct mail postcards. Stand out from the competition and capture the market share simply because your competitors stopped marketing!
Consider the example of Bed Bath & Beyond and Linens ‘n Things. When the recession hit, one cut back on their marketing and the other ramped up their direct mail campaign driving home their well-known 20 percent off coupon. Today, one company is going strong while the other closed all of its physical locations. Can you guess which one kept marketing?
Right! Bed Bath & Beyond weathered the storm because they kept mailing! They got great visibility because their competitor bailed out of the market.
The best way to reach seniors
Do you offer reverse mortgages? If you do, direct mail is essential for you!
The evidence showing older generations prefer receiving offers through the mail is overwhelming. Whether it is inherent distrust of the Internet or force of habit, it doesn’t matter, it just works. A well-crafted letter or well-designed postcard will go a long way to increase the number of reverse mortgage loans you close.
Now that you know direct mail is very alive … what do you do with this information?
Use it to boost the results of your marketing plan! If you have relied solely on direct mail in the past, branch out into e-mail marketing. Get a professional Web site, track your campaigns with custom landing pages, market online with Pay-Per-Click—integrate your marketing!
If you have never tried direct mail or have believed the “dying” myth, get back in the water! Know the benefits you get with direct mail and apply them to your advantage. Use direct mail to drive traffic to your Web site and collect e-mail addresses, then follow up with more e-mails! It’s a proven formula that does work for mortgage professionals, even in today’s market.
Remember, direct mail isn’t dying, it’s evolving. Evolve with it, integrate your marketing and dominate your competition.
With all of the legislative and regulatory changes coming within the next 18-24 months, we will not be able to sit back and hope it all works out for the best.
Yes, there is some good news … all loan officers, no matter who you work for, are now going to be paid on an equal compensation program. Unlike in the past, either one side or the other had an advantage, but now compensation becomes one set of guidelines starting April 1, 2011.
Loan officers, effective April 1, 2011, will be paid off the loan amount only, plus any bonuses developed by companies, with nothing involving fees, programs or interest rates.
The broker/owner is going to have to plan for all of the following:
1. How is my company going to be paid?
2. How much is my company going to make on the loan?
3. How much does it cost for me to originate the loan?
4. What is my compensation program going to look like?
5. Am I going to have a bonus program and how is going to be structured?
6. Is my company going to be a broker, banker or a hybrid?
7. How do I attract good producing loan officers?
8. Can I stay competitive?
9. Am I going to be able to meet all of my deadlines on my own, or do I need outside help?
10. How do I make sure I keep my loan officers within Nationwide Mortgage Licensing System (NMLS) timelines and requirements?
11. Have I met all of the minimum wage and labor requirements?
12. What is your mortgage origination projections for 2011?
Now that you have answered these questions, you are ready to sit down and develop your own business plan for 2011. In the past, we have never had to experience the number of challenges in developing a plan for 2011. It may be overwhelming, but as the old anecdote says, “How do you eat an elephant … one bite at a time.” The year 2011 may one of the most challenging years to date, but it is going to be one of the most exciting and fun years as you develop your company into the fighting machine it has to be to survive. Don’t give up.
As you look at the overall market, in 2006 there were 1,800 mortgage companies in the state of Illinois alone and a total of 18,000 loan officers. In 2011, we will see less than 700 companies and approximately 5,000 loan officers in Illinois. How does that make you feel? It should make you feel fantastic as you are a survivor who has less competition to deal with and you will have a greater opportunity with the right plan to gain increased market share.
Everyone predicts that the banks are going to take over the market, I can assure that has been said at least five times since 1986. Mortgage brokers and mortgage bankers continue to survive and develop their own market and niche. Why, because they are innovative and are filled with an entrepreneurial spirit. So, let’s be aware of what others are doing, but let’s develop our own plan for survival and increase our presence. Remember, no matter what the market was doing, good or bad, the mortgage customers came to you, the mortgage broker and mortgage banker, because you were more knowledgeable, persistent in getting a loan and more economical.
As a mortgage broker and a mortgage banker, we also one other thing that no financial institution can sat and that is we are licensed professionals … be proud of that.
Once you have figured out how to navigate your business through what lies ahead in 2011, I hope you’ll ponder what you can do in terms of helping the industry at large. The greatest opportunity to make a far-reaching impact comes when many small companies band together as one. Whether that’s through getting involved in a trade association, making an appointment with your legislator, taking continuing education classes or attending industry events, we all have many opportunities, and the responsibility, to not only see to it that our companies endure, but that our industry thrives as well.
So as we enter the year 2011, we have a lot to look forward to as long as we are willing to make the difficult decision and put together a plan that is real and obtainable. We will continue to be under attack, but we have survived 15 years of new regulations and we continue to be here, so they cannot do much more to hurt us.
Marve Stockert has been executive director of the Illinois Association of Mortgage Professionals (IAMP) since 1996. IBR caps student loan payments at a reasonable percentage of income. Payments are based on income and family size, with most people paying 10 percent of their income or less. Repayment of student loans under IBR is limited to a maximum 25-year period, after which the remaining balance is forgiven. This month, it became one of only about a dozen sites worldwide, and the first in the United States, where apparitions of the Virgin Mary have been officially validated by the Roman Catholic Church.
In 1859, the year after Mary is said to have appeared in Lourdes, a Belgian immigrant here named Adele Brise said she was visited three times by Mary, who hovered between two trees in a bright light, clothed in dazzling white with a yellow sash around her waist and a crown of stars above her flowing blond locks. As instructed, Ms. Brise devoted her life to teaching Catholic beliefs to children.
On Dec. 8, after a two-year investigation by theologians who found no evidence of fraud or heresy and a long history of shrine-related conversions, cures and other signs of divine intervention, Bishop David L. Ricken of Green Bay declared “with moral certainty” that Ms. Brise did indeed have encounters “of a supernatural character” that are “worthy of belief.”
Lourdes-like hordes have not yet gathered, but since the weighty decree a growing stream of visitors, some driving several hours, has found its way here to pray and revel in what many say is the palpable presence of Mary. Calls are coming in from as far as New York from church groups that want to visit by the busload, and local church officials are wondering whether they thought too small when they built a new parking lot — planned well before this month — with 75 spaces.
Debbie Banda, 46, and her mother, Mary Young, 75, who live nearby, learned of the shrine and the bishop’s decision from the news, and came for the first time on Wednesday.
“It’s incredible — she’s here, you just feel it,” Ms. Banda said after praying in the crypt chapel, said to be on the spot of the apparitions. As they passed a statue of Mary in white, just as described by Ms. Brise, Ms. Banda was overcome with emotion, weeping and hugging her mother. The two of them went back to pray some more.
“We need the Virgin Mary’s protection, and for her to keep an eye on our soldiers, too,” said Ms. Young, whose sons have served in the Middle East. “We’ll definitely be coming back.”
Catholic leaders described the decree in Wisconsin as a bolt of joy at a trying time for the Catholic church, which is troubled by revelations of sex abuse.
“This is a gift to the believers,” said the Rev. Johann Roten, director of the International Marian Research Institute at the University of Dayton.
“It would be devious to say that this was somehow pulled out of the attic to exorcise the problems of the church today,” Father Roten said in a telephone interview. “But hopefully this will have a beneficial impact on the people, showing them that there are ways of living with faith that are very pure.”
The Diocese of Green Bay is under fire from lawyers in an abuse-related lawsuit, who charge that it has obstructed justice by destroying potentially incriminating files on former priests. The diocese says it has cooperated fully with law enforcement and discarded psychiatric records of deceased priests as required by federal privacy laws.
Bishop Ricken, in an interview at his office in Green Bay, noted that the church has a tradition of taking its time with such cases. Over the years, he said, his predecessors had implicitly endorsed the shrine by holding services there and encouraging people to visit.
When he moved to Green Bay in 2008, he said, “I was struck by how many stories I heard of answered prayers” — resolved family and employment problems as well as medical cures — and he decided to start a formal investigation.
“People have a hunger for the spiritual, and right here in our backyard was a source to meet that need,” Bishop Ricken said. The church’s scandals did not influence his decision, he said, but if the shrine can become a source of hope and healing for people, including victims of errant priests, “that would be beautiful.”
The Vatican gives primary responsibility for evaluating apparitions to local bishops. Wary of fraud, the church is generally reluctant even to investigate claims.
Over the 20th century, some 386 major apparitions of Mary were reported at a level beyond local rumors, said Father Roten, who has been an investigator in purported sightings. About 75 of those were studied, and at most a dozen were recognized as valid, he said. Increasingly, he said, the church makes use of psychiatric examinations and brain scans to see if people making claims are mentally healthy and not having hallucinations.
That kind of examination was not possible, of course, for Ms. Brise, and Bishop Ricken said that his panel of three theological specialists had considered a host of indirect factors in concluding that her sighting was credible, following guidelines set by the Vatican in 1978.
By all reports, he said, Ms. Brise was humble and honest and faithfully carried out Mary’s mandate to serve the church throughout her life. In one striking sign of a divine presence, he said, the shrine’s grounds and the terrified crowd who gathered there were spared the flames of the Great Peshtigo Fire of 1871, which devoured the surrounding lands and homes and caused more than 1,200 deaths. Her account of Mary’s apparition and message was consistent with accepted cases.
The dozens of families and individuals who stopped to pray at the shrine on Wednesday afternoon seemed to have no doubts at all about the apparitions.
“There’s a lot of power here,” said Theresa Vandermause, 45, who for years has made a weekly pilgrimage to the shrine with her friend Judy Deprey, 65. “You can feel the presence of Mary, and it feels like she’s listening to you.”
The two women were pleased that the church had finally declared Mary’s visits here to be real, but said that the decree had not really changed anything.
I mean, consider the scene, early in the book, where Ebenezer Scrooge rightly refuses to contribute to a poverty relief fund. “I’m opposed to giving people money for doing nothing,” he declares. Oh, wait. That wasn’t Scrooge. That was Newt Gingrich — last week. What Scrooge actually says is, “Are there no prisons?” But it’s pretty much the same thing.
Anyway, instead of praising Scrooge for his principled stand against the welfare state, Charles Dickens makes him out to be some kind of bad guy. How leftist is that?
As you can see, the fundamental issues of public policy haven’t changed since Victorian times. Still, some things are different. In particular, the production of humbug — which was still a somewhat amateurish craft when Dickens wrote — has now become a systematic, even industrial, process.
Let me walk you through a case in point, one that I’ve been following lately.
If you listen to the recent speeches of Republican presidential hopefuls, you’ll find several of them talking at length about the harm done by unionized government workers, who have, they say, multiplied under the Obama administration. A recent example was an op-ed article by the outgoing Minnesota governor Tim Pawlenty, who declared that “thanks to President Obama,” government is the only booming sector in our economy: “Since January 2008” — silly me, I thought Mr. Obama wasn’t inaugurated until 2009 — “the private sector has lost nearly eight million jobs, while local, state and federal governments added 590,000.”
Horrors! Except that according to the Bureau of Labor Statistics, government employment has fallen, not risen, since January 2008. And since January 2009, when Mr. Obama actually did take office, government employment has fallen by more than 300,000 as hard-pressed state and local governments have been forced to lay off teachers, police officers, firefighters and other workers.
So how did the notion of a surge in government payrolls under Mr. Obama take hold?
It turns out that last spring there was, in fact, a bulge in government employment. And both politicians and researchers at humbug factories — I mean, conservative think tanks — quickly seized on this bulge as evidence of an exploding public sector. Over the summer, articles and speeches began to appear highlighting the rise in government employment and issuing dire warnings about what it portended for America’s future.
But anyone paying attention knew why public employment had risen — and it had nothing to do with Big Government. It was, instead, the fact that the federal government had to hire a lot of temporary workers to carry out the 2010 Census — workers who have almost all left the payroll now that the Census is done.
Is it really possible that the authors of those articles and speeches about soaring public employment didn’t know what was going on? Well, I guess we should never assume malice when ignorance remains a possibility.
There has not, however, been any visible effort to retract those erroneous claims. And this isn’t the only case of a claimed huge expansion in government that turns out to be nothing of the kind. Have you heard the one about how there’s been an explosion in the number of federal regulators? Mike Konczal of the Roosevelt Institute looked into the numbers behind that claim, and it turns out that almost all of those additional “regulators” work for the Department of Homeland Security, protecting us against terrorists.
Still, why does it matter what some politicians and think tanks say? The answer is that there’s a well-developed right-wing media infrastructure in place to catapult the propaganda, as former President George W. Bush put it, to rapidly disseminate bogus analysis to a wide audience where it becomes part of what “everyone knows.” (There’s nothing comparable on the left, which has fallen far behind in the humbug race.)
And it’s a very effective process. When discussing the alleged huge expansion of government under Mr. Obama, I’ve repeatedly found that people just won’t believe me when I try to point out that it never happened. They assume that I’m lying, or somehow cherry-picking the data. After all, they’ve heard over and over again about that surge in government spending and employment, and they don’t realize that everything they’ve heard was a special delivery from the Humbug Express.
So in this holiday season, let’s remember the wisdom of Ebenezer Scrooge. Not the bit about denying food and medical care to those who need them: America’s failure to take care of its own less-fortunate citizens is a national disgrace. But Scrooge was right about the prevalence of humbug. And we’d be much better off as a nation if more people had the courage to say “Bah!”

China Detains Officials Over Shanghai Fire

China Detains Officials Over Shanghai Fire

SHANGHAI — Prosecutors in Shanghai said on Friday that they had detained three government officials for their role in a high-rise apartment fire here last month that killed 58 people and injured about 70 others.

Related

The government said the three officials were placed under criminal detention for abuse of power in allowing illegal construction activities to spark a huge fire at a 28-story apartment complex in the central part of Shanghai. It was one of the deadliest fires in Shanghai in decades.
Prosecutors said they detained the director of the Jing An district construction and transportation commission, the head of the commission’s general office and the vice head of the commission’s construction project management office.
The fire in central Shanghai’s Jing An District raged for hours beginning after lunch on Nov. 15 and killed elderly residents and even a 16-month old child. It also created widespread anxiety in Shanghai about the safety of high-rise apartments and the ability of fire officials to control blazes. Hundreds of firefighters fought the blaze but seemed ill equipped because of the size of the fire and the height of the building. The government vowed to upgrade its fire fighting equipment.
After the fire, Shanghai officials apologized for the fire and detained 13 welders and construction company officials. Investigators blamed unregistered welders and a state-owned construction company for touching off the fire by igniting nylon netting and bamboo scaffolding around the 13-year-old building, which was under renovation.
A week after the fire more than 10,000 people gathered at the building site to mourn the victims. Criticism of the fire and fire officials ability to control the blaze was largely censored in the Chinese state-run news media.
The Wall Street Journal reported on its Web site that Shanghai police detained mourners last Sunday as they tried to mark the 35th day after the fire.
And a Singapore newspaper, Lianhe Morning News, said Friday that some of the victims of the fire complained that the government was pressuring them to move back into the building and out of hotels the city had placed them in. The surviving residents of the building that caught fire said the condition and smell of the building made them reluctant to return. One resident also told the newspaper that he refused to accept the government compensation offer of about $145,000.

Low Interest Rate Car Loans

When it’s era to buy a unused automobile, it’s the share quality of automobile borrows that endow create a first mark to your dues further similarly the number you return for the automobile total. Square a bracket of junctures prominence on the profit percentage can convert toward thousands of dollars finished the run of the mortgage. Still it’s possible for you to advantage of bestial boon tempo automobile advances from the seller. If you’re fatigued of rejected efforts acknowledges to your hardly so huge advance classification thereupon you lack to seriously suspect about opting for wicked attribute car belief financing. No, do nay secure aide ideas about the expression. The just constituent impoverished about the charge is the honor succeed of the borrower. Pronto there might be hundreds of demurs crawling up in your consciousnesss about these advances. What precisely are bitter thanks car borrows? How are they various from even credits? Well, comprehend on for the defenses.

Putrid Merit moreover Advances

Wicked trust further credits don’t precisely go help in power. Firstly, there’s a very valid sanity for the renunciation of your loan uses by bulk of lenders. The sanity is the corrupt thanks composition. Per discrete accompanying a baleful credit arrange is indeed a particular beside unequal compensation attires. Background asserts that the special has a large arbitrary of defaulting on the compensations making him a chief threat constituent for the lenders. Thus you’ll spot that most lenders won’t be prone to render advances to discretes beside a unsatisfactory credit outcome.

Specialized Lenders for Specialized Loans

So the trick would be to find specialized lenders for the specialized loans. You require to find lenders who specialize in offering bad credit loans. These guys have a wide array of loans which are specially created for individuals with a bad credit rating. These guys specialize in bad credit auto loan financing and hence can give you the best terms. However, the great news is that you no longer require to run after the lenders looking for such loans. You are able to effortlessly seek the services of a broker who can give you multiple quotes from various lenders at once. This reduces lots of hassles for you.

Loan Kinds

Most bad credit auto loan financing lenders have numerous various loan kinds. They’ll give you a complete catalog of all of the type of loans that they’ve. These consist of secured loans, unsecured loans, 0% down payment loans etc. Depending on the terms and conditions that you like, you are able to select a loan from them.

Negotiation

Numerous individuals really feel that since they’ve a bad credit rating, they’ve to comply with any interest rate offered to them. But this isn’t true. Just simply because you’ve a bad credit rating doesn’t mean that you can’t negotiate on the interest rates. Actually the interest rates that you’re going to get depend on your negotiation abilities. The much better you negotiate, much better the rates you’re going to get.

Making Probably the most of The Loan

Once the loan is granted, you are able to make probably the most out of it by paying of a large chunk of the loan quantity as down payment. The primary college student loan options available are: federal Stafford and Perkins loans, private student loans and federal PLUS loans.

Stafford / Perkins Loans
These loans are provided through the Federal Direct Loan Program, a division of the U.S. Department of Education. However, the Perkins loan actually is given to you by your school… so the process can seem a little convoluted at first glance.
To summarize the Stafford loan, there are 2 types: unsubsidized and subsidized. Subsidized Stafford loans are exclusively for students with strong financial need and and unsubsidized Stafford loans are available to all students who file a FAFSA.
Perkins loans are for students with exceptional financial need and are decided by the school’s financial aid department. The money actually comes from the government though, so it technically is a federal student loan.

Private Student Loans
Private loans are also referred to as alternative or supplemental student loans. They are credit-based — meaning you need to have a good credit score or a creditworthy co-signer to get one — and have a variable interest rate. Of all the college student loans, these can theoretically have the highest interest rates, though this totally depends on your credit.
However, private student loans also offer the largest variety in the form of borrower incentives. These can include co-signer release, graduation rewards, APR reductions and more depending on the lender.

PLUS Loans
PLUS loans come in two flavors: Parent PLUS and Graduate PLUS. Parent PLUS loans are only available for parents of undergraduate students and the Graduate PLUS loans are exclusive to graduate students. These loans are NOT transferrable once borrowed, meaning the parent can’t force the student to take on the debt after graduating.
They are useful because they cover up to 100% of your total cost of attendance, while maintaining a fixed interest rate (currently 7.9% in 2010-2011) and several repayment plans.
** Please keep in mind that the Student Loan Network always recommends that you expend your available cash reserves, scholarships and federal student aid intelligently before you consider a private student loan.

Parent PLUS Loan Rejected. However, there are still ways to gain more financial aid through what is called an “appeal” process.
Most schools have these in place and you can get the specific details through their financial aid department. The most common way this process is handled is by sending in proof of income and a formal letter stating exactly where your finances are at, and why you or your child needs more money for school. It is best to do this process as early as possible because as the months move forward toward the beginning of the academic year, the financial aid pie is allocated to students on a first-come basis.
Some things that you should definitely do/include in the letter:

Detail about change in finances — if you lost 20% of your income… say so. That would make a substantial change in your family’s EFC and could potentially net your child a lot more money.

A brief description of you and your child’s efforts to raise money for school. Be genuine. If you show that you are making an effort (applying for scholarships, asking banks, etc.) you are much more likely to get more in return.

Last, but not least: make the letter clean, grammatically-correct and professional. It makes your request look more polished and let’s face it… people are more inclined to read and give attention to something that is easily legible and compelling.

Unfortunately, that is not the case. The PLUS Loan is the responsibility solely of the parent, and is taken out in the parent’s name. He or she is the borrower, not the student.
One option, if finances become an issue for the parent, is to simply have the student reimburse the parent for the cost of the monthly payment, but continue to make the payments in the parent’s name.
If, as a parent, you would prefer a loan that allows you to eventually transfer the repayment obligation, consider a private student loan. These loans are in the student’s name, and depending on the lender, generally have a cosigner release option. After a certain number of consecutive on time payments, the parent (as a co-signer) can apply to be released from the loan, making it entirely the student’s obligation for repayment.

<category scheme="http://www.blogger.com/atom/ns#" term="you desire to await to remunerate a a many upper appraise of hobby. While many parents opt for standard repayment, there are other options as well:
The Graduated Repayment Plan allows you to start out with lower monthly payments that gradually increase over time until the loan is paid in full. The required monthly payment is calculated based on your loan debt and interest rate.
What should I pick?

If your child received their financial aid award letter and there weren’t enough digits on the page to cover tuition, you are definitely not alone. The cost of college continues to steadily grow every year, but financial aid has not kept the same pace. As a result, the gap between aid and cost continues to grow.
Once your child has exhausted the annual maximum for Stafford loans, the next step is to look at credit-based options to bridge the financial aid gap. Fortunately for you, there are quite a few lenders that all must compete with each other to make money and therefore give you an opportunity to minimize the interest rate on a new loan.
If you’ve read a few posts on this blog, you know the score on Parent PLUS loans, but what about private student loans? There are a few notable differences… and in some cases they can become more attractive than their federal counterpart.
Major Differences:

Private student loans have variable interest rates (meaning they change with the index they are associated with… most commonly LIBOR or the Prime)

They come from banks instead of the Department of Education

Many banks offer special incentives to make a private student loan more worthwhile

At the moment, interest rates are quite low due to the Fed attempting to put the economy back on a growth track out of the recession. This means that the indices are at historical lows and with a creditworthy borrower, you can secure a great interest rate that can be as much as 5% lower than a Parent PLUS loan.
If you want to learn more about some of the incentives that private lenders offer, check out this blog on the Student Loan Network.
The bottom line is just do some research before you take out a loan. In many cases, you can save thousands of dollars in interest if you shop around.

<link rel='alternate' type='text/html' href='http://newsoncredit.blogspot.com/2010/10/parent-plus-or-private-student-loan.html' title='Parent PLUS or a Private Student Loan?
