With the cost of business premises still high even though the housing market is in free fall, it’s natural to base start-ups in the spare room and the garage for storing inventory. With computers, people can easily work from home. Employers cut their expensive office overheads by having their full-time staff telecommute. The self-employed freelance or run e-commerce sites.

Unfortunately, most people never think about home insurance. They have their home insurance policy but never read the small print. The bad news? The majority of policies either exclude or limit the cover for people who telecommute or operate a home business.

Let’s deal with your boss offering you the chance to work from home. That’s great for you, saving all that money in gas or bus fares to travel to work. But if your boss gives you a computer, router and other office equipment, make sure the business insures it all. If not, you’re likely to find a burglary expensive. Worse, there’s no liability cover so if anyone is injured whilst dealing with your business, you’ve just discovered the joys of self-insurance. You’ll be pleased to know there are options. If your own business is small scale, add an endorsement to your policy (sometimes called permitted incidental occupancies). But if the business is more substantial, there’s no substitute for a work at home business owners insurance policy. It’s more expensive but, because it offers strong liability cover against all claims for loss caused by the operation of your business, it pays for itself in the long run. Mortgages For Work At Home Minorities

The housing collapse has made it even tougher for blacks and Hispanics to get mortgages, according to a new government report.

While credit has tightened for everyone, blacks and Hispanics are being denied loans at higher rates than whites, according to new federal data. And the gap is widening.

Lending to black and Hispanic borrowers also fell more quickly than average between 2006 and 2008, according to the 2008 Home Mortgage Disclosure Act data, released Wednesday by Federal Financial Institutions Examination Council. The council consists of the five U.S. bank regulators.

Blacks were denied mortgages 36.1% of the time in 2008, while Hispanics could not get a loan 31.1%, according to the data. Whites had denial rates of 13.6%.

Multifamily Apartments Could Be A Part Of Your Income Stream

According to National Association of Realtors research economist George Ratiu, while almost every type of commercial or income property has had a rough going in the past two years, “the (rental) apartment sector continues to maintain a stronger performance compared with other sectors.” Those include office buildings, which have seen widespread property value declines — and retail real estate, which has been particularly hard hit as consumers penny-pinched during the recession and stayed away in droves.

Multifamily, on the other hand, has done better holding value, keeping units filled and rent rolls stable or growing. During the second and third quarters of this year, demand for rental apartments as measured by net absorption, increased by more than 89,000 units nationwide. Rental building owners have done particularly well in keeping vacancies low, with rates in some major metropolitan markets in the five percent range.
