      <description>What Today's Home Buyers Will Overlook — And What They Won'tIf you've been paying attention to the real estate market over the last few years, you've probably noticed that buyers are making decisions today that would have seemed unusual just a decade ago.The truth is that what buyers are willing to overlook has very little to do with the house itself and a lot to do with supply and demand.Here on the Main Line and throughout Chester County, inventory remains well below historical norms in many price ranges. When there are only a handful of homes available and multiple buyers competing for the same property, people become much more flexible about the things they are willing to accept. In contrast, when inventory rises and buyers have more choices, they become more selective and less willing to compromise.So what are today's buyers overlooking, and what remains difficult to overcome?What Buyers Are Willing to OverlookCosmetic UpdatesOne of the biggest changes I've seen is that buyers are increasingly willing to overlook outdated finishes.Ten years ago, avocado-colored bathrooms, oak cabinets, laminate countertops, and brass fixtures might have significantly limited buyer interest. Today, many buyers recognize that cosmetic improvements can be completed over time.Fresh paint, updated lighting, flooring replacements, and kitchen renovations are projects that many buyers are willing to tackle after settlement if it means securing a home in a desirable location.Deferred Maintenance and Minor RepairsIn competitive markets, buyers are often willing to accept homes that need some work.Loose handrails, worn carpeting, aging decks, cracked driveways, or older mechanical systems may not stop a buyer from making an offer if inventory is limited.Many buyers understand that no home is perfect, especially in communities where housing stock may be decades old. They are often more focused on securing the property than negotiating every repair item.Cleaning and PresentationA clean home will always show better than a cluttered one, but buyers today are surprisingly good at looking past presentation issues when inventory is tight.I've seen buyers overlook overflowing closets, dated décor, packed garages, unfinished basements, and less-than-perfect housekeeping because they know they may not get another opportunity to purchase in that neighborhood for months.That doesn't mean sellers should skip preparation. These issues can be more difficult and expensive to correct than cosmetic updates.Major Structural ConcernsAlthough some buyers waive inspections in competitive situations, that does not mean they want major structural problems.Foundation issues, significant water intrusion, serious mold concerns, failing septic systems, or major roof problems can still reduce buyer interest and affect financing options.Even investors and renovation-minded buyers will factor these costs into their offers.Excessive PricingPerhaps the one thing buyers are least willing to overlook is unrealistic pricing.Even in competitive markets, buyers have access to more information than ever before. They can review comparable sales, market trends, and property histories with just a few clicks.A home may generate interest if it is priced aggressively, but buyers still recognize value. Properties that are significantly overpriced often sit longer, accumulate days on market, and eventually require price adjustments.The New Reality of Competitive MarketsIn some of the hottest markets, buyers are making concessions that were once almost unheard of.Many buyers have waived inspections, accepted appraisal shortfalls, offered flexible settlement dates, or purchased homes in as-is condition.Some have even agreed to cover seller expenses that have traditionally been paid by the seller, such as transfer taxes and other transaction-related costs.Why would a buyer do that?Often, it's a strategic way to increase the seller's net proceeds without simply increasing the purchase price. By covering costs that would normally be paid by the seller, buyers can make their offer more attractive while reducing the risk of appraisal issues that can arise when the purchase price climbs too far above recent comparable sales.In other words, buyers are looking for creative ways to win in competitive situations.The Bottom LineThe market determines what buyers are willing to overlook.When inventory is scarce and multiple buyers are competing for the same home, buyers become remarkably flexible. Cosmetic issues, deferred maintenance, older finishes, and even certain repair concerns may not prevent a sale.As inventory increases, however, buyers regain leverage and become more selective. Homes that need work, are poorly presented, or are priced aggressively often face greater scrutiny.For sellers, the lesson is simple: understand your local market before deciding what needs to be done before listing. Not every improvement will produce a return on investment, and not every flaw will prevent a sale.For buyers, understanding what truly matters—and what can be changed later—may be the difference between finding a home and continuing the search.Every market is local, and every property is unique. That's why understanding current buyer behavior in your specific area is often more valuable than relying on national headlines.I recently had a buyer on the Main Line, in the Newtown Square area who offered 20% over the asking price, declined the sellers offer to pay my commission and they still did not get the home. It ended up selling for 50% over the asking price. IN more rural parts of Chester County prices are not as strong, but there is still a lack of inventory that affects buyer behavior. Closer in to Philadelphia in Montgomery County I am seeing many homes selling over the asking price. Also price points along the Main Line have shifted with homes often being listed in the 2-3 million range and above for larger properties. It has been 19 years since my son shared a video about one of his friends who had died on the last few days of their deployment in Iraq. I cry every time I watch this video as I see these young men who put their lives at risk for our country. My son Jeremy was asked to put together a video for the memorial service they held for his unit. He found it very hard to do as this was one of his best friends. But, he handled it and I think the finished product tells his story. Please take the time to watch it all the way through, even if it makes you cry. I usually post this usually on Memorial Day as a reminder that it is not just about hot dogs and beer. This year I decided to do something a little different.

Let us never forget the sacrifice these young men and their families make for us. I am forever grateful for men and women who continue to serve their country and please remember many of our armed forces are people from other countries who hope that their service will lead them to citizenship.
My son carries the names of several friends who died, upon his body in a tattoo. Every tattoo has a meaning to him. I am grateful for meeting all these young men who were so impressive in their service, focused on their jobs and dedicated to protecting their fellow Marines.

      <description>Time flies, it is hard to believe we are more than halfway through May already and approaching Memorial Day. Where do we sit with real estate in Big Elk?&lt;img src="https://activerain.com/image_store/uploads/agents/nickvandekar/files/pool.jpg"&gt;We currently have two homes for sale, a Palladio detached model, $599,000 on Letitia Manor and a Villa on Thomas Penn, this is one of the villas built on a slab with no basement $500,000.There is also a Villa home with no basement with a pending designation settling in June which was priced at $425,000.So far this year four homes settled, I am happy to say i was representing sellers on two of these. Two detached homes on Letitia Manor settled at $485,000. One of my listings settled on Hood Farm for $525,000 and another of my listings a Palladio detached overlooking the Casa Carmen Winery vines settled on Guglielma Springett for $672,500.I know the automated valuation service I have set for my own Villa keeps telling me it has gone up in value, I do not totally agree with the value it has determined, but it is definitely higher than we paid.       <title>CMA Valuation vs AV Valuation</title>
      <description>Which is better an automated valuation, AV or a CMA, a competitive/comparative market analysis?Well it really depends on your purpose? Do you just want an idea of the value or are you considering selling your home?An automated valuation, used by many websites today, but made notorious by Zillow with the Zestimate which was deemed very unreliable by many in real estate due to the data being light and the need for more accuracy.An automated valuation used local public records, tax data and an algorithm designed to create a value from that data.  But what it cannot do is see the house and make an accurate comparison on the kitchen, curb appeal, roof, design, etc.Also automated valuations are not updated that often, using older data and older algorithms. The CMA is created by a real estate agent for the purpose of finding the value for selling or buying a home. They have specific and local knowledge.       <description>I was reading about this "Scammer" factory they had discovered in Asia, it covered hundreds of acres and their were dormitories, restaurants etc, like a high class hotel. The article also commented on how they found scripts that were being used for different scams.Well, it made me realize as I just got the same email for the fourth time in about ten days from different people.Hi! I found your listing on Compass and would like to learn more about it.https://www.compass.com/homedetails/1430-Washington-Pl-Chesterbrook-PA-19087/1NEUM9_pid/When I got the first one, I was pleased, they had reached out to me and responded asking what more they wanted to know.At this stage I quickly realized it was a scam. I got a reply that they wanted to set up some time to talk about the property and when was I available. I said they could let me know their availability and I would send them a Zoom link.The reply was almost immediate, that they wanted to use the husbands zoom link.My reply was that my broker does not allow us to use other people's zoom links for security and that was the end of it, I heard nothing more.Other than, I have as I said, got the same email, basically word for word four or five times in about ten days. You know those scripts they were using in Asia, they probably have a flow chart of which reply to give depending on how you respond.It makes me think about this YouTube Video if you have some time and want a laugh it is worth watching. &lt;table style="width: 680px;" cellspacing="0" cellpadding="0"&gt;

      <title>We got to see this little bird today!</title>
      <description>No not that bird!Most days when Annie leaves for work and it is not too cold I take Jackie in her buggy for a walk up around the Christianacare West Grove Campus hospital. It allows me to get a great start on my steps for the day.Today as we walked around the hospital we saw the parking lot had a section blocked off and we also heard helicopter blades. Looking up we saw the helicopter was coming into land right in front of us. Jackie seemed non-plussed by all the noise, I was impressed by the flying skills. You can see those here&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/nickvandekar/files/Helicopter+at+hospital.png"&gt;One of our neighbors got to see this the weekend before last when he was experiencing chest pains, went to the hospital emergency room, there are ten beds for emergencies and ten beds if they keep you in overnight, what they term a micro hospital. However, if you need more care they can fly you in seven minutes to another hospital. This neighbor was flown to Chester County Hospital where he underwent heart surgery and is now home recovering.       <title>Which fits your lifestyle right now the Main Line or Chester County?</title>
      <description>Deciding where to live is made up of several elements. The obvious are cost, school needs and commute.But take a moment to also consider lifestyle. Living on the Main Line will probably mean smaller yards, a closer proximity to township parks, and of course close proximity to local shops and restaurants. This will also come with ease commuting by train if necessary; so long as SEPTA stays funded. Plus the school districts along the Main Line all score well in the annual rankings. All of this tends to come with a higher price for homes, an older housing stock and if there is new construction it is most likely a home being torn down and rebuilt at a much higher price.Chester County has new construction opportunities, land costs are still high, but the farther out you go the lower the price. This will require longer commutes for everything; for work, for shopping and less train stations close by. However, there will be larger lots, home prices are more reasonable and you may even be able to find farmland available.Where I live in Southern Chester County we are surrounded by Amish Farms which all sell locally grown produce. Grass fed meat is available. Supermarkets are filling in as more homeowners take up residence, but there are plenty of small local shops meeting the need for whatever people want. Restaurants tend to be fewer, but there are always gems to be discovered. You are surrounded by wineries and vineyards always a great place to find entertainment, a food truck maybe and a chance to sample some of the locally grown wine too.Along the Main Line you are going to have a more suburban feel, the further out in Chester County you go, it will be more rural, larger open spaces and farms. You will also discover those people who have moved here to escape the hectic pace of city living, life does move a bit slower in the country.So, what is your life style choice?       <description>Yes, it took longer than either of us wanted, but my seller understood the challenges and we worked well together as a team. He did not panic, and he listened to suggestions as we tried to find the right buyer. We got close a couple of times, but then offers just did not materialize. Selling in a 55+ community is different than selling regular real estate, you have a smaller buyer pool and that pool is motivated by completely different wants than regular buyers.

      <title>Just in time for Easter a nugget of deliciousness!</title>
      <description>I moved to Chester County some 36 years ago now. What attracted me then is pretty much the same as why I love living here now. I moved here from the suburbs of London, when I say suburbs we lived some 20-25 miles from the center of London. In ten minutes driving or so you could be walking in rural farmland and woods. It was idyllic. When we first came to look for houses we had been told to look north east of the city, but it just did not gel for us. Then our agent suggested looking in Chester County, which is west of the city and along the Main Line. It felt like a different world, very similar to home, to the country roads I was used to and yet surrounded by everything you wanted and needed, hospitals, schools, restaurants, a shopping mall, King of Prussia. Today, I live in a  more rural area of Chester County, but we are less than a mile to our supermarket, plenty of restaurants and close to hospitals and doctors. And then yesterday this happened. I was getting my haircut for Easter, as it had become totally unruly so needed some loving attention. As Annie puts it I was having some Albert, as in Albert Einstein, moments. Anyway I got talking with my hairdresser, she mentions that she is going to buy her daughter some chocolates from this Swiss chocolate shop nearby.I had not heard anything about this place, and have from time to time wanted to purchase some good chocolates as gifts. But the closest chocolate shop I had found was in West Chester. Well it seems this chocolate maker has permission from Neuchatel in Switzerland to use their name as long as he only uses Swiss Chocolate. We chatted some more and she told me where to go as it is set back a little from the road behind some storage spaces in Oxford.Intrigued, I set out and quickly found it. To say it is unassuming would be an understatement, but the "shop" is a decent size with one lady serving customers. The chocolates are actually made in the barn behind the house, and they make a wide assortment of plain bars, truffles, boxed chocolates, cremes, pralines etc. Check out these photos I took, I tried a couple of samples and the flavor is still in my mouth and brain. They were so good!&lt;img src="https://activerain.com/image_store/uploads/agents/nickvandekar/files/neuchatel+chocolates+interior+easter.jpg"&gt;The Easter display.&lt;img src="https://activerain.com/image_store/uploads/agents/nickvandekar/files/neuchatel+chocolates+truffles.jpg"&gt;I think Nina Hollander, Broker would be in heaven here. I know I felt like I was and will definitely be going back.&lt;img src="https://activerain.com/image_store/uploads/agents/nickvandekar/files/neuchatel+chocolates+shelves.jpg"&gt;They even had a shelf with what they termed seconds, but I bet they tasted just as good. They are located in Oxford, almost next door to Wyncote Golf Club, but as I mentioned set back from the road, although there is a sign. I am looking forward to trying some of those chocolates I bought for Annie for Easter.I love discovering these special places in and around where we live. It is the fun of discovery. We actually are close to the Herr's Factory, and have yet to do the factory tour which we keep intending to do as I hear they give out free samples.       <title>What homes are actually selling fast and why!</title>
      <description>There is much talk about increasing inventory nationally. But, as we all know, real estate is about the local market. On the Main Line of Philadelphia and Chester County we are still experiencing low inventory levels for most price points. At the same time buyer demand has remained strong as buyers have become accustomed to the higher interest rates, especially when they drop into the higher 5% range.This being said, buyers are more cautious, wanting to include contingencies where they can. These contingencies include home for sale, inspection and mortgage contingencies primarily.So, what are sellers doing to get their homes sold quickly?Preparation before putting the house on the market is one of the first things that sellers are finding that helps. making sure there are no issues which could derail a sale. This includes repairs, making sure all light bulbs work, cleaning, landscaping to improve curb appeal and even painting where needed. One of the things that has consistently given the best return on investment over the years is updating door hardware and painting a front door. Of course this is the entry to the home and helps with that first impression. I mentioned cleaning and it surprises me always when touring a home for sale with clients how they react to a home that is dirty. It not only puts them off, but makes them wonder if the homeowner has not only foregone cleaning but also maintenance on the home.However, before the buyers even get to the door, you need to make sure that flower beds are cleaned of weeds, mulched and edged. Freshly planted seasonal flowers can also add a touch of color that improves curb appeal too.Sellers also know pricing their homes correctly to attract attention from buyers is paramount. I have said to many clients over the last few years it is hard to underprice a home in the current market due to the strong demand from buyers. Buyers will compete with each other, having a very good idea of market value having seen many homes whilst looking for the one they want to buy. This knowledge is much stronger than most sellers, who only tend to think their homes are worth the very top price in the market. As I mentioned in a recent post, a home that was worth much more was put on the market in the $6-700,000 range, this home accepted an offer between $900-1,000,000. What, that lower price did was increase the number of showings and offers and created a feeding frenzy. The higher offers were cleaner, without contingencies and payment was cash, no mortgages needed. Maybe, a higher price asking price would have decreased the number of offers and allowed buyers to include contingencies.So, to summarize, those homes which are selling are those that have been prepared fully for sale, priced to create interest. multiple offers and are easy to show.If you are thinking of selling this Spring or Summer now is the time to prepare.       <title>Is a low listing price helpful?</title>
      <description>What is the correct listing price for a home? There are many strategies to selecting a price for a home, using numerous data points from ratio of sold price to tax assessment price, square foot price, collating numerous automated valuation prices and averaging them all out. Using comparative market data for similar homes, however some streets demand higher prices in some locales than others. Knowing your local market is imperative in these instances.Some agents believe that when the market is hot, with lots of demand, you cannot underprice a home as it will find the market price due to the competition. But is pricing low helpful?It really depends on how you look at it, from both a seller viewpoint and a buyers' viewpoint.Let's start with the seller. If they are interested in getting the home under contract quickly pricing it lower than the market value will increase showings and competition for the home. With that competition, the price may get elevated and it may cause experienced buyers to waive contingencies to obtain the house and even have buyers pay for some of the seller closing costs.For example, I heard of a home listed locally this past week in the 600-700,000 price range. Not the one above, but a large home. It immediately created a buzz of interest from buyers as it was obviously underpriced. They had almost 100 showings in a matter of a few days. They received 57 offers. Yes, can you imagine sorting through those. They obtained a price 50% over the asking price, somewhere just below $1,000,000 with a very clean cash offer.Now, that may seem like a very clever strategy. But, let's look at it from the buyers' viewpoint for a minute. If there were 57 offers, multiple buyers, 56 to be exact and their agents took the time to view the home, write up an offer and submit it all in the hope of obtaining the home. Good agents probably advised their clients of the true value of the home. However, many of those making offers were most likely disappointed. They had wasted their time, and that of their agent submitting an offer that was not going to get accepted, even if they had offered $200,000 over the asking price. It is frustrating, discouraging and possibly unethical creating hope and expectation.From the seller's viewpoint, it was brilliant. They obtained a very clean contract with a cash buyer. If they had listed at a price much closer to the resulting offer, they may very well have received only a smattering of offers, possibly all with contingencies of one sort or another. This created pressure on the buyers to make their offers as clean as possible.What is your opinion on pricing a listing for sale?&lt;table style="width: 680px;" cellspacing="0" cellpadding="0"&gt;

      <title>From here to there! Camino de Santiago</title>
      <description>This is my entry into this months Challenge #1 - The Charm of the Uncharted hosted by Lew Corcoran and Patricia Feager.&lt;img src="https://activerain.com/image_store/uploads/agents/nickvandekar/files/Gravity+Bar+Ireland+mention+of+Camino.jpg"&gt;I have written before about my Camino - this simply means The Way, like the name of the movie about the Camino which is what got me hooked. Being a spiritual walk, along old, very old, pilgrimage routes across Europe it has tons of Spiritual Energy. It is that energy that once you are hooked pulls you in. I started reading about the Camino, discovering that there are countless routes all across Europe and even from England and Ireland. Then I started watching videos on YouTube about how to pack and what to pack and how to choose your backpack etc.&lt;img src="https://activerain.com/image_store/uploads/agents/nickvandekar/files/St+James+Church+Ireland.jpg"&gt;My recent trip to Ireland we noticed these two signs, one in the Gravity Bar on top of the Guinness Storehouse, and the other outside St James's Church, near the Guinness Storehouse in Dublin where there is a sign indicating their connection and the start of the Camino. &lt;img src="https://activerain.com/image_store/uploads/agents/nickvandekar/files/2018-09-19+14.30.25.jpg"&gt;The Camino is all about signs, lie the one above, signs that lead you, that you miss and you have to back track to find your way, and signs that point opposite directions. I remember twice coming across two signs pointing in different directions and not knowing which way to go. Could they both be right? But standing there, I sensed that I was to wait, to be patient and all would become clear. In both instances I felt I had to be patient, not rush, but wait. And on both occasions someone turned up and directed me along the Camino Route.People who have not walked the Camino look at your oddly when you speak of the energy and the way the Camino speaks to you, or to your soul. But those who have experienced the wonder of the Camino understand. I remember clearly walking one day and every bend in the road I was following, revealed a view more beautiful than the one before. It was as if God, or the Universe was revealing all the beauty created and the wonder of nature that is all around us. It was all too much, overwhelming in its intensity and the feelings it evoked.Was every day like that? No, some days were exceptionally hard, arriving at a hostel only to find it full and needing to walk on when you are bone tired and your feet hurt and are blistered walking over cobblestone roads. But, when you arrive at some small chapel along the way and you see the care that has gone into caring for it, you forget the hardships. Looking back I know I will walk another Camino, I know it is calling to me again, and maybe this time Annie will accompany me along the Way and feel that energy and mystery for herself.&lt;table style="width: 680px;" cellspacing="0" cellpadding="0"&gt;

      <title>Remembering Grant Schneider</title>
      <description>I always enjoyed reading posts from Grant Schneider, he was open and had such an interesting background on which to draw being a business coach. In this post he talks about his home in Armonk, NY. But I remember when they moved to Florida, he was so happy and I am glad he got to spend time there.&lt;img style="display: block;margin-left: auto;margin-right: auto;" src="https://activerain.com/image_store/uploads/agents/nickvandekar/files/summer_cannons_2.jpg"&gt;He had grown up in Pennsylvania and I think that is maybe what I liked about his style, it was typically Philly oriented. He had worked in Human Resources and then set up his own coaching business, Performance Development Strategies. He wrote about all sorts of businesses here in the rain but you could learn so much from his posts. He shared about networking and how to take your business from good to great. He was an active participant in BNI where he got to meet Debbie Gartner who used to be here on Active Rain and shared about her business in Flooring.I never got the opportunity to meet him, this was before the days of Zoom and we were to far apart to meet up. But, I always looked forward to seeing his blog posts in my roll.Not only was he a coach but he was also involved in his community and often shared about events happening in Armonk, NY. He gave his time willingly to his community serving on different boards and councils locally. His faith and religion were also important to him and this came across in what he wrote as well. Again, service was natural to him in this area of his life as well. He was proud of his family, he had two daughters and two grandsons who he loved spending time with.       <title>Appreciation for our Zoom Callers - Zooming along</title>
      <description>This month our challenge hosted by Lew Corcoran and Patricia Feager is about identifying people that we appreciate here in the Rain.Back during Covid, a group of people decided to get together and support each other over Zoom. That grew into a weekly meeting, which was not just about meeting for the sake of meeting, but learning from each other.Initially I tried to remember to sign in, but I can be easily distracted and it took a while before I realized I needed to put this in my calendar to remember to sign in and participate. I quickly realized I had missed a lot of good stuff those weeks when I got distracted.What was fun was seeing many of those people I follow on the Rain and hearing them as well. Getting to meet new people I had not met before and then thought, it might be worth following this person, like Dick Betts . We have had series on our states, very interesting to discover what each state is famous for and what the member presenting highlights. Who knew Utah was famous for "rubber chickens", than k you Wanda Kubat-Nerdin - Wanda Can! We have had people speak about their lives growing up and their backgrounds. I found this very interesting as I got to know a lot more about Lew Corcoran and his background. People share the most interesting stories. We had a series about the arms of the armed forces, not sure if we covered the Coast Guard, but it was interesting to see some of those older photos.Most of us turn up regularly, but life sometimes make it difficult, and you might miss a week here or there. I have actually had the zoom call on my phone as I have been driving or I have pulled over and listened. Not as great as when in front of the laptop, but still able to participate. I think we have learnt so much about AI thanks to Paddy Deighan MBA JD PhD and others who have shared what they try and what response they got as a result. I think many of us have overcome our fears of AI and learnt to embrace this technology and keep learning new things. We have learnt how to animate our photos and create photos using AI, even how to virtual stage with AI. My image was created using chatgpt.Our weekly Zoom calls are definitely Zooming along and I appreciate all the hard work that goes on behind the scenes, arranging the speakers, thinking of subjects, hosting the call. It doesn't happen by itself. So, if you haven't made it to a Zoom call you can find the link from the weekly post of George Souto, Kathy Streib and Carol Williams usually have the link in their weekly round up posts and I believe Kathleen Daniels posts a reminder in the Q&amp;amp;A each week.It is fun and uplifting to participate, hearing from our mortgage guys, home inspectors, and members from other states. Give it a try, and put it in your calendar so you don't forget.   &lt;table style="width: 680px;" cellspacing="0" cellpadding="0"&gt;

      <title>Thank you to all those bloggers on Active Rain I appreciate you!</title>
      <description>This months challenge hosted by Patricia Feager and Lew Corcoran is about appreciation. Several people have been highlighted already and if you are thinking well no one has mentioned me, I get it. But, just think, we get noticed because of all of us, not because there is one great blogger, but because everyone of us posts, some more regularly than others, some less frequently.Some use very specific titles to get great SEO and be found, posting evergreen posts that will bring them business. Then there are those who post the most amazing interesting market reports. And nowadays, there are those who are using AI to create and post articles that seem dry but have the information.Over time, there have been bloggers who have crossed the Rainbow Bridge, who are dearly missed who wrote educational and interesting posts. There were members of staff who set up templates you could use and learn from. Unless you spend every waking hour on AR I know you will miss some bloggers as you just miss their posts. I do not know how Carol Williams and Kathy Streib find those posts that even though I am following someone I have somehow missed that week. Then some like myself drop off, burn out, yes it can happen, the pressure to post, to come up with something original or you just get busy and the blogging suffers; or deciding this blogging thing does not work. But, you have to know your reason for blogging and have a plan. Active Rain is a community in the real sense of that word, it is not just about getting business, it is about building relationships, getting to know others, learning how business is done elsewhere in the country, what others are using for lead generation.So, please don't get upset, you are appreciated, even if you are just starting out, you bring a fresh perspective, a different tone to the conversation, your own viewpoint and mostly yourself. Blogging lets others discover who you are, what shaped you, what challenges you, and how you overcome those challenges.So, don't give up, keep posting, keep commenting, keep asking questions, and keep following others you never know where that next referral might come from.&lt;table style="width: 680px;" cellspacing="0" cellpadding="0"&gt;

      <title>Patricia Feager always leaves the most interesting comments!</title>
      <description>This is my second post of appreciation during the February challenge hosted by Patricia Feager herself and Lew Corcoran.Meeting someone in the Rain is an interesting phenomenon, it can go multiple ways. The person leaves a short comment, you reply and you decide to leave a comment on their most recent post and maybe if it is interesting you decide to also follow them and get to know them better.Alternatively, you quickly realize this person leaves the same comment on every post, they are just interested in racking up some points for the day.But, then there is the person who comes along and leaves this long, interesting comment that uplifts you, encourages you and makes you feel good about yourself.Patricia Feager is the sort of person who leaves the latter. Her comments are always interesting and they reveal a person who has taken the time not only to actually read your post, but to think about it as well. She then seeks to comment in a way that adds not just to the post, but encourages you to keep blogging.When, you go over to her blog you discover a most interesting person, with many fields of interest. Whilst, she is not retired from active real estate, that does not mean in any way that she is sitting back. No, this is a lady who has set out to keep learning, attending classes, both to challenge herself mentally and to learn new crafts like glass-blowing. I mean that in itself is incredibly difficult, just dealing with the heat of the furnace let alone having the puff to blow glass into a shape that is usable.Having moved to Texas and settled in Flower Mound, she has mentioned in passing that she wants to learn to ride. I think this is something that she will enjoy, I can just see her riding the range as a Texas Cowgirl rounding up the steers. That is if she can pull herself away from her camera and all the beautiful flowers she shares with us around Flower Mound. I guess that is why it is called Flower Mound.To top it all off, she has been wonderful in stepping up to host many of these monthly challenges. If you haven't yet, let me tell you it is work being a host, reading the posts, leaving comments, and tallying up who gets what points so the points fairy can assign the right points to the right person.Thank you Patricia for being who you are, you are an example to all of us to keep learning and to remain open to opportunities and to enjoy life every day.&lt;table style="width: 680px;" cellspacing="0" cellpadding="0"&gt;

      <title>Great book to read - Unreasonable Hospitality</title>
      <description>I know Roy Kelley  reads a lot of fiction books and I know I cannot keep up reading at the rate he does with all those amazing book recommendations. I tried keeping a list for a while, but it just kept getting longer and longer on top of the writers I liked reading myself.Anyway, I am not sure where I heard about this book Unreasonable Hospitality by Will Guidara. I think it was on a podcast or webinar, but I know I wrote it down and then requested it from my local library. Will, the author, is a restauranter who ran Eleven Madison Park the chef Daniel Humm  has been there for 20 years now and the restaurant was originally part of the Danny Meyer empire Union Square Hospitality Group in New York city, that included Grammercy Tavern, The Modern and a host of others and he even founded Shake Shack. Will the author helped manage the restaurant alongside Daniel Humm the chef both of whom had been brought in to raise the standards. The book is about what they did to achieve that and the challenges they faced like the 2008 crash for example and how they achieved four stars from the New York Times. It is an easy read, but the ideas can be applied to real estate, he even mentions how some of these ideas apply to real estate and other businesses as well in the book.I think it is a good read and worthwhile to see how you can bring something into your dealing with clients that will blow them away and make them remember, refer and come back to you.The book is filled with stories and examples including how to manage and hire people. Take for example how they made a new hire in charge of beer service, purchase and storage in the restaurant and how he shaped that stepping up to the responsibility even though the restaurant still had him as a runner to tables. Quite fascinating.Give it a read and see what you can take away from it. If you have read it, comment below on any ideas it gave you and how it changed what you do.&lt;table style="width: 680px;" cellspacing="0" cellpadding="0"&gt;
