<p>I have some <u>very</u> important news regarding the property development investment opportunity I discussed over <a href="http://alansmoneyblog.com/2009/03/11/property-development-investment-opportunity/"><strong>HERE</strong></a> and <a href="http://alansmoneyblog.com/2009/03/19/real-estate-investment-opportunity-details/"><strong>HERE</strong></a>.</p>
<p><strong>We decided to cut off our membership on April 10 or until 500 more units are sold ($100 = 1 unit). </strong></p>
<p>As I mentioned in my other posts the property new members would have invested in was an oceanfront property. <strong>This property is NOW A NO GO!</strong> The costs of development would have been over 1 Million and this would have reduced returns too much.  Also - and this was the PRIME factor - test wells discovered major water problems (too high a concentration of unwanted elements such as lead, uranium, and arsenic.)  Clearly we do not want to develop this property.</p>
<p>However, we have an even better property as a backup! This one is a lakefront property. What has me excited about this backup property is that the potential returns on this one will me MUCH higher.</p>
<p><u><strong>We estimate our ROI on this backup property to be up to 500% (min 200%) </strong></u></p>
<p>The reason for this spectacular return is that the property already has some of the key requirements ALREADY on it - such as power lines, municipal standard road, etc.  Thus our up-front development costs will be SUBSTANTIALLY lower.</p>
<p>Thus we now have sufficient funds to continue without new members. We don&#8217;t want to dilute this program any more than necessary.</p>
<p>Even though this opportunity ends April 10, I am moving on so I will no longer keep this post on the front page of my blog - I&#8217;m moving on!</p>

<p>Hello everybody. I&#8217;ve got some further details regarding the <a href="http://alansmoneyblog.com/2009/03/11/property-development-investment-opportunity/">real estate development investment opportunity I introduced in this post</a>. Some people have e-mailed me saying that my post was rather vague. I don&#8217;t think it was vague really, but I guess it won&#8217;t hurt to provide you guys with more details up front.</p>
<p>To those of you unfamiliar with property development I am going to explain in some detail how we do this. The first step in the process is to find a viable piece of raw land to purchase. We search far and wide and come across TONS of properties. However, not all are suited for our particular needs. As I mentioned in <a href="http://alansmoneyblog.com/2009/03/11/property-development-investment-opportunity/">my previous post</a> we focus strictly on waterfront property; river, lake, or oceanfront. Once we have found a property that catches our eye we decide upon a possible use for it. At the moment we are residential building lots (ie house building lots).</p>
<p>The next step is to actually do the necessary work to make this property suitable for housing construction. We build roads, run power lines, setup septic systems, etc - basically everything necessary to get each lot ready so someone can buy it and build a home on it. Pretty simple stuff, eh? Well, it&#8217;s not so simple. It takes a lot of work, but the good part is that we as investors do not have to lift one finger. Our head project development office along with his crew of professionals does all the work.</p>
<p>This is a totally PASSIVE investment opportunity. Your job as an investor is merely to provide the capital necessary to complete the projects.</p>
<p><u>What is the minimum amount I can invest?</u></p>
<p><strong>The minimum amount is only $100. However, all subsequent investments must come at a minimum of $500</strong>. The reason we allow investors to start with such a small amount is to give the little guy a chance. Our group was started with idea in mind to take advantage of the power of group investing to make it affordable for regular people like us (ie not ridiculously rich) to get in on the lucrative property development market. As such we try to continue to stay true to our original roots. As far as the maximum amount you can invest - there is none.</p>
<p><u>Are there any restrictions on who can invest?</u></p>
<p>No. Anyone from any country in the world can become a member of our investment group. The only restriction is that you must be of legal age (over 18).</p>
<p><u>Will you provide proof of corporate registration and other such legal details?</u></p>
<p>Yes, once you become a member you will have access to our private members only website where you can obtain proof of incorporation details, the name and contact information of our project development officer, and other such due diligence information. We have nothing to hide and we strive to run an operation that is as transparent as possible.</p>
<p><u>Can I invite a friend or family member?</u></p>
<p>Yes, you may, but only after you have completed the new member orientation and have purchased a stake in our group. Also we ask that you tell your friend/family member to get in touch with a member of our board of directors. This ensures that the person you invite is provided with as accurate and as detailed information as possible.</p>

<p>Hello everybody. This is Alan from Alan&#8217;s Money Blog. Today I am going to introduce you to an exclusive investment opportunity. You probably don&#8217;t know this, but I am not just a blogger or forex trader. I also happen to be a heavy investor in real estate. In this brief post I am going to give you a once in a lifetime opportunity join me in a private and lucrative real estate investment opportunity. Understandably some of you are weary of hearing about investments - especially from online sources. I&#8217;m just going to tell you that whatever you think this is, it is not. This is no HYIP (high yield invesment program - aka &#8220;ponzi scheme&#8221;), or any of that junk - more on this below.</p>
<p><strong>Before I go any further I want you all to know that this offer is not going to last long. I am going to keep this post up for about a week, and after that I WILL DELETE IT PERMANENTLY.</strong></p>
<p>Ok, so let me get down to business. Like the title says this investment opportunity has to do with property development. What we do is buy land and develop it for residential or long term residual income use (currently we are focused more on short term residential building lots). <u>We focus on only WATERFRONT property</u>. This is because it is more valuable of course and that means greater profit for us.</p>
<p>At the moment all our properties are located in CANADA in the province of New Brunswick. This is our base of operations.</p>
<p>The reason I am bringing this opportunity to you folks is because:</p>
<p>a) I think you guys deserve a chance to get in on something real and genuine where you can actually visit and see the properties your moneys are going into.</p>
<p>b) We are currently in the process of working on an oceanfront property and we need some extra funds to complete it. We use personal investment capital only! We do NOT borrow from anyone. Hence we are opening up for new investors.</p>
<p>If you&#8217;re still wondering why I&#8217;m even telling you about this in the first place. Well the answer is that the quicker the projects are funded the faster I can make money  by getting the project underway and ready for sale (and of course he same goes for the other members). There are NO referral fees in our program and there never will be. I am not telling you this to earn something.</p>
<p>Having gotten that out of the way, <strong>I should mention that this will be the LAST time we will allow new members in our group</strong>. After this current project closes we will be self-sufficient and thus there will be no need for fresh capital.</p>
<p>I personally look very much forward to the day when our latest project is fully funded as it means we won&#8217;t have to take the risk of bringing in new people. You see, inviting new members is a risk for us because we don&#8217;t know how serious some people are or if they are in it for the long term like our established member base.</p>
<p>Having said that, I want it to be made perfectly clear that we DO NOT want people with the commonly found HYIP or get rich quick mentality. Those people are not welcome. They are better off wasting their money on their risky games - in the end they all reap what they sow. What we do takes time and patience, and thus it demands of you to think for the long term. Some project may sell out in 4-6 months, but some may take a year, maybe two. Did I scare some of you? Good! Consider that statement the acid test or a test of investor fortitude.</p>
<p>Ok, so let&#8217;s move on and discuss potential returns. <u>We typically shoot for returns in the range of 150-250% (or more - depends on the project of course)</u>. The lowest return we&#8217;ve been able to grab was around the 160% mark so we&#8217;ve done pretty well for ourselves. Bear in mind that there is no guarantee as to how fast our properties will sell! <u>What we strive to achieve is to DOUBLE our money with every project we close</u>.</p>

It spells out pretty well to where e-Gold direction will be heading for the next decade.</p>

I&#8217;m suspecting the Feds are raiding the servers and you guys would probably see e-Bullion being placed in a receivership really soon. That&#8217;s my guess. Wait out for James Fayed hearing on the 18th of August.</p>
<p>Nothing like freedom or privacy exists in the US. Period.</p>

<p><strong>What&#8217;s new in Firefox 3?</strong></p>
<p>I suppose most of the time, for me it&#8217;s got to do with security whenever we update. One excellent new feature of Firefox is that it instructs your AV to scan any executable downloads. The list is pretty exhausting in terms of improvements. You can check out <a href="http://chris.pirillo.com/2007/11/22/whats-new-in-firefox-3/">Chris Pirillo&#8217;s blog after his beta test</a>.</p>

<p>The best place to put your hard-earned money is where it can make you some more money, the more the merrier. But with the plethora of financial investment vehicles that exist today, how do you pick and choose where to park your money? Is a higher return all that matters when you’re saving for your future? While a financial advisor would be the best person to help you with your investing needs, these tips provide an insight to a few time-tested strategies that work in the investment world:</p>
<ul>
<li>If you’re not experienced in dabbling in the stock market, put your money in mutual funds – the risks in one stock are balanced by the returns in another.</li>
<li>For the stock market investor to make money, the knowledge of when to sell and when to buy is a must. Buying when prices are low and selling when they’re high is the most obvious strategy, but things do not always work like clockwork in a market where no one can achieve the perfect timing. The trick here is to adopt the dollar-cost-averaging method where you buy stock for a fixed amount of dollars on a regular basis, irrespective of the price of the stock. Accordingly, the lower the price of the share, the more shares you own, and vice versa. The reasoning behind this strategy is that you’re minimizing your risk because the average cost per share of the stock will become lower with time. Set a time frame that suits you, monthly or fortnightly, and work on this systematic investment.</li>
<li>Avoid herd mentality by following the crowd and investing in a stock just because most people you know (or don’t know) are doing it. Invest according your needs and capital.</li>
<li>Take time to plan your portfolio – allocate your assets to various financial vehicles according to your needs. This is the fiscal equivalent of the good old adage “Don’t put all your eggs in one basket”. The reasoning behind this approach is the definition of the term “getting higher returns”. It’s not enough that you manage to beat the market when the going is good – what’s important is being able to protect your downside when the going tough and the markets are down.</li>
<li>High interest rates are good but they’re not always the focus of an investment. Oftentimes an investment may be made in a low interest-yielding option because of other advantages like tax deductions.</li>
</ul>
<p>Seek the services of a financial consultant before you invest in stocks, bonds or funds of any kind.</p>

<p><strong>Gold Today</strong></p>

<p>On the daily chart, gold looks weakened pretty much. If you&#8217;re a punter and you&#8217;re expecting gold prices to go up within the next few days, it might just be a losing battle for you.</p>

<p>On the weekly chart, it looks just as weak, with the technical indicators like MACD and candle falling towards the MA lines below. Though the general trending for gold is still generally on the upside, we won&#8217;t really know.</p>
<p><strong>Go For Gold Today Unless&#8230; </strong></p>
<p>You think you know what you&#8217;re doing and you wouldn&#8217;t mind keeping gold for good in the long run. As we know whenever the dollar goes up, gold prices comes down and vice versa. There doesn&#8217;t always seem to be a perfect time to own gold in a way. Gold, being traded as a commodity, has its intrinsic value backdated since decades ago and will continue to be the same.</p>
<p>In short, I&#8217;m pretty skeptical of gold breaching pass the $1030 mark an ounce this year, but I might be wrong.</p>
