The ABCs of Working With A Realtor

Many people in today's busy real estate market are "first-timers" who are not familiar with how the market works with respect to Realtors. This can be frustrating for buyers, sellers and Realtors alike. Here are a few tips. a) Realtors are NOT salaried employees. They work strictly on commission. This commission is typically paid by the Seller or Lessor of a property. Therefore, as a Buyer it is really to your benefit to be represented by a Realtor. It doesn't cost you anything and in the long run could save you a lot. Your Realtor will advise you through the entire process. b) Let your Realtor work for you. Don't schedule your own appointments and tell your Realtor AFTER you have seen a property. Your Realtor WANTS to view everything with you. That is how we know what your tastes are. We cannot advise you properly on a house we have not seen. This also puts us in a sticky situation with the listing agent. They have taken their time to show you the property - basically done the work -and the "new" agent steps in when it is time to write a contract. This is not fair to either agent. c) There is a lot more to buying a house than just finding it. Your Realtor can help you find a lender who will be a good match for you. There are so many different programs tailored to different professions and walks of life that finding a lender who can match you to the right program for you. You should also do inspections on the home. Your Realtor works with professionals who handle general inspections, termite inspections, video pipe inspections, a/c and heating inspections, roof inspections, pool inspections, etc. every day. Let us set up your inspections so that all inspectors can be there at the same time. This will make things easier for both you and the Seller as well as enable the inspectors to consult with one another if necessary. Finding insurance for your home is another item on our checklist. One of the most important things is to co-ordinate the lender and the title company. We can help you choose a title company who will keep you informed as to the progress of the paperwork. A good title company can make the difference in having a smooth, hassle-free sale and a nightmare. Please rely on us to help you make this choice. A Realtor does more than just look at houses and write a contract. Please choose a Realtor you are comfortable with and then lean on them throughout the sale process. You will be glad you did!

Orleans Shoring Stands By Their Work

Recently we came across a home which had been shored by Orleans Shoring in 2008. The foundation and work was failing in some spots. Christian Cancienne came out and checked the problem and immediately said that they would make it right. He requested that we call Michael Gurtler of Gurtler Brothers Inspections to diagnose the problem so that they would fix this correctly. Michael met with Christian and together they devised a plan. The work was completed and yesterday Michael checked the results. All is good. This house isn't going anywhere!

I wanted to share this with everyone because it is a "good news" story. So often we hear of people being short-changed that it is nice to know that honest, honorable people and companies are still around and thriving. Thank you Orleans Shoring!!!

On Monday our clients Lindsay and Karen Sofio purchased a home in Mandeville. It was one of those special sales - great buyers and great sellers. Turns out we knew the sellers from a sale several years ago.

I have to tell you about the day we first toured the house they bought. We had seen a few others which they liked well enough. However, when we first stepped into the house on Sycamore, Karen got this wonderful look on her face and said immediately "This is it!" I have often told people that they would know when they saw the right house, but even I got chills.

Darla McNamara of America's Mortgage Resource handled the financing and Ryan Scafidel of Audubon Title handled the sale. They made our job easy!

Papilios Photos

H1N1 (Swine Flu): Its origin, precautions and prevention

This message is from Dr. Vinay Goyal a renowned doctor who visited Wilford Hall (Military Medical Center, San Antonio TX) to lecture on the topic H1N1 (swine flu): its origin and precautions, and prevention.

The Message:
Thanks to media hype about H1N1, several people who trust me have either approached or called me to advice. The hype in media about the utility of face masks and N95 respirators as a tool for general protection against H1N1 can't be deplored enough. Yesterday, a friend who listened wanted me to write down briefly what I advised so that he could tell others in similar words.Please realize that this is not official advice, especially the one about face masks or N95. Most N95 respirators are designed to filter 95% particulates of 0.3Âµ, while the size of H1N1 virus is about 0.1Âµ. Hence, dependence on N95 to protect against H1N1 is like protecting against rain with an umbrella made of mosquito net.

Tamiflu does not kill but prevents H1N1 from further proliferation till the virus limits itself in about 1-2 weeks (its natural cycle). H1N1, like other Influenza A viruses, only infects the upper respiratory tract and proliferates (only) there. The only portals of entry are the nostrils and mouth/throat. In a global epidemic of this nature, it's almost impossible not coming into contact with H1N1 in spite of all precautions. Contact with H1N1 is not so much of a problem as proliferation is.

While you are still healthy and not showing any symptoms of H1N1 infection, in order to prevent proliferation, aggravation of symptoms and development of secondary infections, some very simple steps - not fully highlighted in most official communications - can be practiced (instead of focusing on how to stock N95 or Tamiflu):
1. Frequent hand-washing (well highlighted in all official communications).
2. "Hands-off-the-face" approach. Resist all temptations to touch any part of face (unless you want to eat, bathe or slap).
3. Gargle twice a day with warm salt water (use Listerine if you don't trust salt). H1N1 takes 2-3 days after initial infection in the throat/ nasal cavity to proliferate and show characteristic symptoms. Simple gargling prevents proliferation. In a way, gargling with salt water has the same effect on a healthy individual that Tamiflu has on an infected one. Don't underestimate this simple, inexpensive and powerful preventative method.
4. Similar to 3 above, clean your nostrils at least once every day with warm salt water. Not everybody may be good at Jala Neti or Sutra Neti (very good Yoga asanas to clean nasal cavities), but blowing the nose hard once a day and swabbing both nostrils with cotton buds dipped in warm salt water is very effective in bringing down viral population.
5. Boost your natural immunity with foods that are rich in Vitamin C (Amla and other citrus fruits). If you have to supplement with Vitamin C tablets, make sure that it also has Zinc to boost absorption.
6. Drink as much of warm liquids as you can. Drinking warm liquids has the same effect as gargling, but in the reverse direction. They wash off proliferating viruses from the throat into the stomach where they cannot survive, proliferate or do any harm.All these are simple ways to prevent, within means of most households, and certainly much less painful than to wait in long queues outside public hospitals.

Notes on Moving

After living in the same house for 6 years I have just moved. Several months ago Joyce convinced me to look at a house which had been flooded and gutted to renovate for myself. I had been talking about moving to a smaller house for a while. I am an empty nester and I just don't need 5 bedrooms anymore. Well, Joyce is a great salesperson. I bought the house and my contractor began work last September. It was ready for me to move in on March 24th. I LOVE IT!!! I do have a few bits of advice for anyone looking to renovate and/or move.

1) Hire professionals to help with all aspects.

I hired a good contractor who had done work for me before and had also worked for friends. I hired Bertel Construction. Mike Bertel is great to work with.

I got quality windows from Dyke Industries.

GreenBean Insulation sprayed my house with foam insulation. This will help lower utility bills and it also is a good sound barrier.

J & J Movers moved all of my belongings. They are wonderful, reasonable and local.

AND, OF COURSE, HIRE A REALTOR!!! I have cleaned out most of my belongings from my old house and I am now ready to have my realtor (Joyce) go through the house and tell me what to do. I know most of what needs to be done, but it is my house so it is hard to be objective. This needs to be a business decision. I want/need to get the most I can for my house.
