				<content:encoded><![CDATA[<p>While the Austin housing market still is red hot with<a title="Austin Real Estate Market Heats Up! Multiple Offers Becoming Common" href="http://livingnorthaustin.com/austin-real-estate-information/austin-real-estate-market-heats-up-multiple-offers-becoming-common/"> multiple offers common </a>on the best listing buyers are still doing their due diligence. This mean not only looking at value and cosmetic items but also electing to have a professional inspection done. Inspectors in the state of Texas are licensed by the same Real Estate Commission as agents, broker and appraised commonly referred to as TREC. They are required to inspect and report on almost every item in a home as describe by <a href="http://www.fortworthinspector.com/Standards.html">TREC in their standards of practice</a>. So what can sellers do to <a href="http://rismedia.com/2013-04-16/ask-the-experts-what-should-home-sellers-do-to-prepare-for-a-home-inspection/">prepare for a smooth home inspection </a>which will ultimately lead to a smooth and successful closing? First off I always recommend the following.</p>
<p>1.) Replace all a/c filtesr regardless of when last changed</p>
<p>2) Unsure that there are no burnt out light bulbs</p>
<p>3.) Make sure attic access is not blocked, as well as access to any mechanical systems</p>
<p>4.) Crate or remove pets</p>
<p>One of the most important of course is to disclose any prior conditions accurately on the Sellers Disclosure form. I also recommend that the seller not be home at the time so the inspector can go about the duties with out being inconvenience. If you have any more questions feel free to call or email me today.</p>

As of today the inventory in the three micro markets North, Northwest and Northeast shows little improvement since<a title="It’s a Great Time to Sell Real Estate in Austin TX" href="http://livingnorthaustin.com/hows-the-market/its-a-great-time-to-sell-real-estate-in-austin-tx/"> my last report</a>. This is great new if you are planning on or thinking of selling as many of my prime listings are now selling with<a title="Inventory of Single Family Homes in Short Supply" href="http://livingnorthaustin.com/austin-real-estate-information/inventory-in-short-supply/"> multiple offers </a>for more than the list price. Here is a look at the inventory levels in the three micro markets for the month ending April 30, 2013 compared to the same period a year ago.</p>
<p>Northwest Austin inventory down 65% with only 45 homes on the market</p>
<p>Northeast Austin inventory down 61% with only 60 homes on the market</p>
<p>North Austin inventory down 67% with only 74 homes on the market</p>
