Our homes are changing too, although it&#8217;s not always clear if our houses are enabling lifestyle changes or reacting to broader changes in the world around us. People aren&#8217;t moving as much, and many more are working from home at least a few days a week.</p>
<p>As most people are focused on traveling plans (we&#8217;re not travel agents) and/or cooking (we&#8217;re not chefs) for the Thanksgiving feast, we thought it would be fun to use this holiday as a dry run to make sure you&#8217;re prepared for the year end holidays that come soon after Thanksgiving.</p>
<p><strong>Kitchens are for Cooking &amp; Baking </strong></p>
<p>When searching for ideas for this month&#8217;s newsletter, we were amazed at how much focus there is on food, food and more food. We found 22 menu ideas, 102 best favorite side dishes and more, but my favorite was a Downsized Thanksgiving Dinner in the Denver post (<a href="http://a4who.com/downsizeturkey" >click to see what it is</a>).</p>
<p><img class="alignright wp-image-2860 size-full" src="http://syndicated.handymantips4you.com/files/2011/11/triangle-kitchen-shelf-a4wh.jpg" alt="Shelves let you use otherwise, unused space in your kitchen or any other room" width="181" height="250" />So <strong>think about your Thanksgiving preparations and how much cooking you do daily, weekly or only once or twice a year</strong>. This should help you decide how well your existing kitchen fits your families lifestyle.</p>
<ul>
<li><strong>Enough counter space</strong> to prepare small or large meals &#8230; or do you need to clear some clutter?</li>
<li><strong>Enough cabinet/pantry storage</strong> for utensils, dishes, pots and pans and dry foods? &#8230; or <a href="http://www.hometipsforwomen.com/kitchen-gadgets-what-do-we-really-need" >maybe it&#8217;s time to gift to others, the things you never really use</a>.</li>
<li><strong>The right appliances</strong> to prepare meals depends on how much cooking you do? Refrigerator and freezer capacity should match how much fresh and frozen foods you use, to save on shopping trips.</li>
<li><strong>Can&#8217;t forget the dishwasher. </strong>You might not really need one if it takes you a week to fill it up because you shouldn&#8217;t run it half empty.</li>
</ul>
<p><strong>Kitchen Tables for Eating &amp; Other Activities </strong></p>
<p>Once a meal is prepared, you&#8217;ve got to sit somewhere to eat. Most of the time we eat in the kitchen, around the island or at a table in a breakfast nook. Sometimes you&#8217;ve got to make trade-offs in how you use your kitchen space, because this room is the heart of every home.</p>
<ul>
<li><strong>Does your eating space have enough room and seating for all family members</strong> who live in your home, plus 1 or 2 guests? &#8230; or a way to extend the table, and grab chairs from another room?</li>
<li><strong>Do you have nearby storage space</strong> for other kitchen activities like homework, arts and crafts, bill paying and more?</li>
<li><strong>Do you have a <a href="http://www.hometipsforwomen.com/creating-a-home-command-center-for-your-family" >family command center</a></strong> in the kitchen, someplace with a calendar to track kids activities, display their artwork and help family members communicate with each other?</li>
</ul>
<p><strong>Today&#8217;s Kitchens are for Entertaining</strong></p>

<li><strong>How often do you host family gatherings?</strong> for how many people?</li>
<li><strong>Do you schedule lots of play dates for your children?</strong> or have the preferred gathering place for your teenagers and their friends?</li>
<li><strong>How many adult (or friends and family) parties do you hold each year?</strong> Do you hold them indoors or wait until the weather allows for outdoor gatherings?</li>
</ul>
<p>Hopefully these 10 questions made you realize how much you use your kitchen, and how well it already meets the needs of your family. If you found a few holes, then you have a good idea of where you should make changes.</p>

				<content:encoded><![CDATA[<p>We sometimes get asked to help solve a fencing problem, and it&#8217;s not always a technical problem. Many homeowners aren&#8217;t happy with their neighbor&#8217;s fence, or want to install one for a new pet but aren&#8217;t sure how to address their neighbors concerns. That&#8217;s where we can discuss options, although we don&#8217;t have a lot of personal experience. My preference is to keep spaces open so we can all enjoy them. In one house, I did appreciate not having to walk our dog and we simply added a <a title="How can you update your yard for a new dog" href="http://syndicated.handymantips4you.com/2010/04/13/we-have-a-new-dog-and-now-need/" >dog door</a> for easy access to the fenced yard.</p>
<p style="margin-top: 2px;"><img class="alignright size-full wp-image-1703" alt="dog-special-fence-a4who" src="http://syndicated.handymantips4you.com/files/2010/06/dog-special-fence-a4who.jpg" width="224" height="205" />When I read Myrl Jeffcoat&#8217;s blog post, <span style="color: #ff0000;"><strong><a title="Read Myrl's story about dogs and neighbors" href="http://activerain.com/blogsview/1700892/staying-neighborly-with-good-neighbor-fences"  rel="bookmark">Staying Neighborly with &#8220;Good Neighbor&#8221; Fences,</a></strong> <span style="color: #000000;">I was intrigued. Myrl&#8217;s story made me realize that putting up a fence on (or very near) a property line is a complicated decision although her story had a happy ending. Mryl&#8217;s neighbor created a special window into his yard, so Kodi Bear could see that his friend was the one making noise on the other side of the fence (so he wouldn&#8217;t bark). </span></span></p>
<p style="margin-top: 2px;"><span style="color: #ff0000;"><span style="color: #000000;">Here&#8217;s my story and why I&#8217;m glad we didn&#8217;t put up a fence that would have created huge problems for myself, or an unsuspecting future owner. My neighbor built a fence (6 ft stockade) around their backyard, on 2 sides. We explained that we&#8217;d prefer no fence or one that was partially open. Our neighbors agreed to hold off on the fence that would separate our property. For several years we discussed different fence styles and never found one we both liked &#8230; so we never installed the fence. You&#8217;re probably wondering where&#8217;s the problem?</span></span></p>
<p style="margin-top: 2px;"><span style="color: #ff0000;"><span style="color: #000000;">The potential problem would have involved where the fence went. There was a beautiful tree on the property line, so our neighbors before we moved there had built a short (maybe 1 ft tall) stone fence between our respective yards. The problem was the fence was really on our property. When looking at the contour of the property, in order to keep the stone fence in tact, the new fence would go on our property. </span></span></p>
<p style="margin-top: 2px;"><span style="color: #ff0000;"><span style="color: #000000;">After reading Myrl&#8217;s article and another one she referenced, I now realize that if we had agreed to the fence being installed on our property:</span></span></p>
<ul>
<li><span style="color: #ff0000;"><span style="color: #000000;">We would become legally responsible for maintaining the fence.</span></span></li>
<li><span style="color: #ff0000;"><span style="color: #000000;">We would run the risk of the property line moving to the fence line, and reduce the legal size of our property.</span></span></li>
<li><span style="color: #ff0000;"><span style="color: #000000;">When both home owners agree, you can document the new &#8220;agreed to&#8221; boundary but that means time and money.</span></span></li>
<li><span style="color: #ff0000;"><span style="color: #000000;">If you don&#8217;t document the changed boundary, future owners might be surprised if they don&#8217;t get a survey during the purchase process.</span></span></li>
</ul>
<p>The lesson learned is <span style="color: #ff0000;"><strong>where fences are concerned, a survey is a useful tool</strong></span>. Surveying the property line can insure the fence is installed where you want it to go, and that each home owner understands their responsibilities.</p>

According to Wikipedia, home automation is “… automation of the home, housework or household activity …  to provide improved convenience, comfort, energy efficiency and security.” Wikipedia also points out that the help provided by home automation makes it possible for seniors and the disabled to stay in their homes longer.</p>
<h2>Home Automation without Computers</h2>
<p>Like many advances in materials and design, automation began in commercial and industrial buildings before becoming commonplace in our homes.  We have become accustomed to these advances in home automation and the impact they have on the way we live.</p>

<li>Temperature sensors turn our heating and air conditioning systems on and off.</li>
<li>Dishwashers, washing machines and clothes dryers wash and dry for us. All we have to do is load and empty them.</li>

<h2>What Automation Strategy is Right for Your Home?</h2>

<p>It&#8217;s so quick and easy to pile the<strong> clutter you&#8217;ve accumulated in the basement or garage when you&#8217;re cleaning up for company.  </strong>You close the door and, like magic, the clutter disappears.<strong> </strong></p>

<p>Unfortunately magic tricks don&#8217;t work in real life.  How often do you go back and sort out all that stuff that conveniently disappeared?  The piles get bigger and bigger. To make matters worse,when <strong>you can&#8217;t find the widget you need,  you go out and buy another &#8230; so the piles keep growing!</strong></p>
<p>There&#8217;s a solution to  clutter &#8211; simple shelving to help you organize what you store in your basement and garage so you can find it when you need it.</p>
<h2>Basic Shelving You or Your Handyman Can Build</h2>
<p>Here&#8217;s the story of a handyman customer who bought a condo. After the closing, he made a list of handyman projects he wanted done &#8211; new wood flooring, tile and bathroom fixtures, etc. Before starting all that, it made sense to start by building shelving in the basement. As flooring and other materials arrived, the new basement shelving would provide convenient and organized storage. When the projects were done, the shelving would provide organized storage for the new condo and stop clutter before it started piling up.</p>
<p>The condo owner wanted 2-foot deep shelves, but shelving that you buy and assemble is usually only 18&#8243; deep. So custom shelving was needed. Since there could be water issues in the future, pressure treated wood was used to build the bottom. The shelves were left open for easy access and for over sized items. Building custom shelving allowed sizing for maximize storage while leaving enough space for hot water heater access.</p>
<h2>Filling Empty Space with Storage Shelves</h2>
<p>Here are the steps for building these shelves. Of course, you will need the appropriate tools and basic materials like nails (what a handyman keeps in the truck).</p>
<ul>
<li>Decide where to build the shelves, writing down the width and  height of space available for shelving.</li>
<li>Shop for materials at your local lumber yard or a box store.</li>
<li>Have the 4 x 8 plywood sheets cut to size for the shelving where you buy it, to save time and reduce the amount of sawdust you will have to cleanup.</li>
<li>Make sure you get <strong>pressure treated wood for the bottom framing to avoid possible water damage</strong> in the future.</li>
<li>Assemble materials and tools in the basement.</li>
<li>Measure, cut and assemble shelving in place, and</li>
<li>… Leave top shelves open for easier access by homeowner.</li>

<li>Call it a party and invite 1 or 2 friends (with the requisite skills and their own tools) to help set up the swing set. Start on Saturday morning, and decide at the end of the day, what help you&#8217;ll need on Sunday. Working at a reasonable pace will make it more fun and you can celebrate Sunday night.</li>
<li><strong>Accept you&#8217;re not going to get it done by yourself in one weekend. </strong>You can limit your hands-on experience to one weekend by scheduling a local handyman to complete the project if you’re not done by Sunday night.</li>
<li>Get your children to help and explain what a big project it is. <strong>Let them know it will take several weeks to complete setting up the swing set. </strong> Study the instructions and figure out how much you will tackle each weekend, so everyone knows what to expect. Your children will  learn a valuable lesson, that good things require you to work hard.</li>
</ul>
<h2>Handyman Tips to Avoid Problems Setting Up a Swing Set</h2>
<p>Every year there are new swing set manufacturers and models.  If your goal is to minimize problems, purchase an established brand from a retailer who will support you through the installation. It&#8217;s a good idea to compare at least one US manufactured brand and one that comes partially assembled.</p>
<p>Here are the most common problems homeowners, and handymen too, run into.</p>
<ul>
<li><strong>The site isn&#8217;t level.</strong> Swing sets need a minimum of  6 feet from potential hazards, with more room behind swings. Place stakes at the corners and attach string before you start, adding/removing dirt to make ALL strings level.</li>
<li>The boxes are delivered when it&#8217;s raining, and the labels come off requiring hours to layout the 100&#8242;s of pieces and make new labels in support of a smooth assembly.</li>
<li>Thousands of pieces of hardware are mixed in bags, requiring you to sort them before you can start. So we&#8217;ve learned to use plastic containers with lids (to store overnight).</li>

When water splashes up from the landing just below the door and gets into the cracks, and the wood doesn&#8217;t dry out, wood rot happens.</p>
<p>All exterior doors must have a landing in compliance with building code safety requirements. Typically there are only 8 inches between the landing and the door threshold, setting the stage for water to splash up and hit the house. Water run-off from the roof makes the problem worse by adding to the amount of water hitting the landing. That means even more water will splash back up against the door and house.</p>
<h2>Frequent Wood Rot Victim &#8211; Front Doors</h2>
<p>Because front doors are not used much, water problems can go undetected for some time. The wood rot around the front door pictured here was found when the homeowner started to touch up the paint on the door trim. After a few pokes at the trim, the severity of the problem was obvious. Time to call in a handyman.</p>
<p>In this case, the homeowner was taking care of her home by painting the door and window trim. Unfortunately, improper installation of the flashing during construction was the source of the problem. Since the house was only 5 years old, this first-time homeowner had not been focused on home maintenance compounding the damage.</p>
<p>The extensive wood rot on this front door required the following repairs:</p>
<ul type="disc">
<li>Siding removed and sheathing (plywood layer behind the siding) replaced.</li>
<li>New front door, threshold and kick plate installed. Wood rot under door&#8217;s bottom weatherstripping made the door unusable.</li>
<li>Used <a title="Azek Gallery" href="http://www.azek.com/products/deck/"  rel="nofollow">Azek</a>, a composite with no wood content, for door trim to avoid future problems.</li>
</ul>
<p>You may not realize that exterior paint is the first line of defense against water damage. When wood is not properly sealed by caulking and painting, it absorbs water creating an environment where nasty organisms eat the wood. The damage starts as fungi break down the wood fibers and decomposition sets in.</p>
<p>The human eye may not be capable of seeing this damage for some time. Water can find a path up the kick plate under the door, and reach the threshold. It may also penetrate the vertical wood trim and door jambs which sit on top of and touch the threshold.</p>
<h2>Another Common Wood Rot Victim &#8211; Sliding Patio Doors</h2>
<p><a href="http://www.hometips4women.com/ht4w/wp-content/uploads/2010/10/cook-exterior-wood-rot-repa.jpg"><img class="alignleft" title="cook-exterior-wood-rot-repairs a4who" alt="Sliding patio doors that open onto a deck or patio very often have wood rot problems" src="http://www.hometips4women.com/ht4w/wp-content/uploads/2010/10/cook-exterior-wood-rot-repa.jpg" width="250" height="188" /></a>Sliding patio doors typically open onto decks creating a splash back situation somewhat similar to front doors (described above). However, the <strong>wood rot problem with patio doors is frequently due to improper installation of the ledger board </strong>which attaches the deck to the house.</p>
<p>Flashing must be properly installed to prevent water from getting behind the ledger board used to attach the deck to the house.  If water collects, you&#8217;ve created an environment for fungi. And the trapped moisture can seep behind the siding and sheathing on the house where the deck will hide the damage, sometimes for years.</p>
<p>This newly retired homeowner lived in his home for 20 years and was unaware of any major problems. When reviewing DIY repairs to make before listing his house for sale, he was shocked to find the damage shown in the photo. Instead of making repairs himself, he needed a handyman. The extensive repairs included replacing structural wood, insulation, plywood sheathing and siding about 8 ft back from the patio door. The door had to be re-framed, and the threshold and rotted deck boards had to be replaced.</p>

<p>When the extent of the damage is not visible, estimating home repair costs presents a challenge. One of the <strong>most common handyman projects is</strong> r<strong>epairing rotted window sills. </strong>The<strong> </strong> extent of the damage in these repairs is often hidden until the rotted wood is removed. Most wood rot is preventable if home owners understand how critical routine, annual maintenance is to protecting their home.</p>
<p>We are accustomed to protecting ourselves from getting wet, except when it&#8217;s fun and intentional, like at the beach or  pool. We use umbrellas when it rains. We put wet stuff in plastic instead of brown paper bags. This instinctive stay-dry wisdom does not extend to our homes. We need to learn how to protect our homes from water infiltration. It can persist for years hidden beneath the surface. Close-up, annual inspections are the umbrella that will help us find these problems early and protect our homes from unnecessary water damage.</p>
<p>This article addresses the <strong>various levels of wood rot damage </strong>encountered by homeowners and handymen. It starts with “routine preventive  maintenance” and progresses to the most severe damage involving not only replacement of the window itself, but replacement of the framework that holds the window in place.</p>
<h2>Cracked or Peeling Paint on Window Sills</h2>
<p>Although homeowners are accustomed to painting the exterior of their homes periodically, many do not realize that some parts require more frequent attention. The exterior wood surfaces that are most susceptible to wood rot include wood trim that protrudes beyond the siding, horizontal surfaces like window sills and surfaces near the ground subject to splash back.</p>
<p>Annual inspection of these vulnerable areas allows timely repairs, such as painting and scraping at the first sign of damage or potential exposure to water, indicated by cracked paint.</p>
<h3><a href="http://www.hometips4women.com/ht4w/wp-content/uploads/2009/08/window-sill-rotted-a4who.jpg"><img class="alignright" title="window-sill-trim-board-rotted-a4who" alt="Moisture that rots wood travels and causes more damage when not repaired quickly" src="http://www.hometips4women.com/ht4w/wp-content/uploads/2009/08/window-sill-rotted-a4who.jpg" width="250" height="250" /></a></h3>
<h2>Punky (Soft) Wood Pockets</h2>
<p>When wood is infiltrated by water, an environment that can sustain fungi and mold is created with the wood becoming a food source. The continued presence of moisture sustains the breakdown of the wood, a mostly invisible process, obscured by paint or hidden deep in the wood.</p>
<p>Required repairs and related costs grow when wood rot in a window sill is left to grow over time:</p>
<ul>
<li>Repair small cracks or chipped paint by scraping all loose paint and applying a high quality exterior paint… in <strong>under 30 minutes</strong> after assembling tools and materials (always include time to gather materials and clean up).</li>
</ul>
<ul>
<li>Clean out one or two small (like a golf ball or smaller) pockets of wood rot by removing all damp wood, and fill with an easy to sand and paint product like Bondo (an automobile repair product which forms a nice hard surface)… in <strong>under 60 minutes</strong> with tools and materials assembled.</li>
</ul>
<ul>
<li>For more extensive wood rot damage (photo above right), remove and replace one or more pieces of exterior boards. Although, technically, the window should be removed before replacing the sill (3 to 4 hrs), most handymen will do it in place … typically <strong>1.5 to 2 hours</strong>, plus shopping.</li>
</ul>
<h2>Rot Can Extend to Vertical Trim Boards</h2>
<p>Although most wood rot starts at the window sill, and the damage will spread requiring more extensive repairs. Fortunately, the damage to the vertical trim board in the photo above has not expanded to either side and does not appear to involve the window sill. Repair of the damage in the photo is likely to include replacing the vertical board and cleaning out any punky wood on the sill below (30 to 60 minutes).</p>
<p>When replacing a window sill, this type of repair is often needed. Sill and trim repairs can be completed together in <strong>2 to 3 hours</strong> plus shopping time (no standards for window trim thickness). We recommend a composite like <a title="Azek Gallery" href="http://www.azek.com/products/trim/"  rel="nofollow">Azek</a> with no wood content, to avoid the problem reoccurring. The higher material cost is outweighed by not having to perform annual maintenance.</p>

<p>More extensive wood rot is shown in the photo at the left. The damage extended into the jambs which hold the window in place, and required installation of a new window.  Although, technically, a window can be rebuilt, a replacement window costs less than the labor to rebuild. Rebuilding a window makes sense only when the owner of an older home wants to preserve the architecture.</p>
<p>Although the trim pieces you see when you look at a window from the outside are decorative, they have a more important purpose. By covering gaps between the window and siding, they provide a continuous barrier protecting and keeping water out. If moisture extends past any window trim boards (sill and/or vertical trim), wood rot will begin to compromise the wood structure holding the window.</p>
<h2>Damaged or Missing Rough Window Framing</h2>
<p>The pictures below illustrate the severity of damage that can occur if water damage is ignored for many years. Although the black spots on the Masonite siding were indicative of a problem, the homeowner ignored these signals.  As illustrated by the photos, the entire rough opening, which was to hold the replacement window in place, had to be rebuilt. These repairs are so specific to a situation that  it&#8217;s impossible to give typical estimate repair times.</p>
