Renting storage units seems like a pretty open and shut job: you open the door to your self-storage unit, you shove your stuff in, you shut the door. But public storage isn’t quite that simple. Even though it’s just sitting there, there’s a lot that could happen to your stuff in self-storage. It’s important that you pick the right self-storage facility and once you do, it’s even more important you pack your storage unit correctly. Think about location. Are you going to need to access your storage building frequently? If so, aim for someplace nearby.

Consider how much space you really need. Self-storage facilities rent units in all different sizes. It’s best to opt for a smaller storage unit and pack it to the ceiling rather than pay for space you’re not using. If even the smallest storage units are too much, look into mini-storage facilities: self-storage facilities that specialize in small loads.

Be sure to ask facility representatives how and when you can access your unit. Most self-storage and mini-storage facilities allow for free access 24 hours a day, but some facilities have restrictions and others charge fees for access.

Also ask about climate controlled units. If you’re storing anything valuable or delicate – like antique furniture or important documents – it could be warped by being stored in space that’s too hot, too cold or too humid. When Packing Up Your Self-Storage Unit

Try to use boxes that are a uniform size, they’re easier to stack (remember; keep the heavy ones on the bottom and the light ones on top).

Leave small walkways between the boxes and furniture in your storage unit so you can easily get to the items you want without having to move anything around.

If you’re storing a lot of packing boxes in your unit, try to fill them to the top, even if it’s just with padding and old, crumpled newspapers. Boxes that are only half-filled tend to collapse if anything’s placed on them.

If you’re putting any metal objects into storage – like lawnmowers or file cabinets – it’s best to treat them with rust protector first, or at least wipe them down with an oily rag.

Most public storage facilities have ample security. However, it’s still wise to take a few precautions of your own against theft. Pack your storage unit so that your most valuable items are at the back, and purchase a high quality padlock to put on the door.

The humidity in your self-storage unit can cause your furniture to warp and your appliances to mildew. Leaving a space between your stuff and the unit’s wall allows for air to circulate within the unit. Laying plastic sheeting on the floor and stacking boxes on top of wooden pallets can prevent condensation damage. So can using old linens or other fabrics, instead of plastic, to protect your stuff from dust.

If you’re storing a refrigerator in your unit leave the door ajar. This will prevent mold from growing inside.

Under no circumstances should you keep anything flammable or combustible in your storage building. This means no gasoline, oil, cleaning fluids or paint thinner. If you’re storing any machinery that runs on gas, drain the tank before you store it.

The term "self storage" is short for "self-service storage", and is also known as "mini storage" or "mini warehouse" (archaic)1. . Self storage facilities lease space to individuals, usually storing household goods, or to small businesses, usually storing excess inventory or archived records[1] . The rented spaces, known as "units","rooms" or "lockers" are secured by the tenant's own lock and key. Facility operators do not have casual access to the contents of the space, unlike a professional warehouseman. A self storage operator never takes possession, care, custody or control of the contents of the storage rental space unless a lien is imposed for non-payment of rent. Self storage facility operators frequently provide controlled access to rental space areas, individual door alarms, interior units lights, and security cameras. Goods or items stored are either not insured by the self storage operator, or insured only to a minimal degree; possessions stored are at the tenant's "own risk" or can be protected by tenant-purchased homeowner's insurance or by purchasing self storage tenant insurance.

At year-end 2009, a total of some 50,000 self storage facilities, owned by 30,235 companies, have been developed in the United States on industrial and commercial land parcels. There is more than 2.35 billion square feet of self storage in the U.S., or a land area equivalent to three times Manhattan Island under roof. The five large publicly traded storage operators (four REITs and U-Haul) own or operate approximately 9% of self storage facilities. More recently, in many metropolitan cities where competition among storage companies is fierce, better parcels of land near residential and commercial areas are being converted into self-storage once approved by zoning panels.

Self storage businesses lease a variety of unit sizes to residential and business customer/tenants. Popular unit sizes include 10x5 (10 feet wide by 5 feet (1.5 m) deep) which is about the size of a large walk-in closet, 10x10 (the size of a child's bedroom), 10x20 (one-car garage), 15x20 and 20x20 (two-car garage). The storage units are typically windowless, walled with corrugated metal, and lockable by the renter. Chain-link fencing or wire mesh may function as a more secure ceiling than a suspended ceiling. Each unit is usually accessed by opening a roll-up metal door, which is usually about the same size as a one-car garage door. A controlled access facility may employ security guards, surveillance cameras, individual unit door alarms and some means of electronic gate access such as a keypad or prox card. A few facilities even use biometric thumbprint or hand scanners to ensure that access is granted only to those that rent.

In rural and suburban areas most facilities contain multiple single-story buildings with mostly drive-up units having natural ventilation, but which are not climate-controlled. These buildings are referred to as "traditional". Climate-controlled interior units are becoming more popular in suburban areas. In urban areas many facilities have multi-story buildings using elevators or freight lifts to move the goods to the upper floors. These facilities are often climate-controlled since they have mostly, if not all, interior units. Warehouses or grocery stores are sometimes converted into self storage facilities. Loading docks are sometimes provided on the ground floor. Also, complimentary rolling carts or moving dollies are sometimes provided to help the customers carry items to their units. Urban self storage facilities might contain only a few floors in a much larger building; there are successful self storage businesses cohabitating with light manufacturing, office tenants and even a public school.[citation needed]
According to the "Self Storage Demand Study - 2007" (published by the SSA) one in ten U.S. households now rent a self storage unit. The growing demand for self storage in the U.S. is created by people moving (some 40 million Americans move each year according to U.S. Census data), and by various lifestyle transitions, such as marriage, divorce, retirement, a death in the family, etc.
Customers are generally allowed to store any non-hazardous, non-toxic, non-perishable material in the facility: personal items, furniture, motorcycles, overstocked retail wares, etc. Customers are prohibited from sleeping or otherwise living in the room. If the customer fails to pay the rent for a certain period of time, a lien is placed on the customer's goods and they are sold at auction based on the provisions of that state's lien law. The storage facility lien rights are codified in most states. If the goods sell for a price that does not cover the rent and fees due, the customer is liable for the balance. Once you know the basics about your potential moving companies, it's time to find out about people's experiences. The U. S. Department of Transportation has a website devoted to its "Protect Your Move" program at http://www.ProtectYourMove.gov. It's a good idea to check all 3 to make sure you see a complete picture. In-home Estimates

Many companies provide methods for customers to obtain an estimate over the phone or on the web. This presents tremendous convenience for the consumer. Until a moving company representative takes a physical inventory, their estimates aren't very reliable. You should also be somewhat concerned when a moving company isn't interested enough in your business to request an in-home visit.

It can also be tempting to get only one or two estimates for an upcoming move. This presents two problems. The first problem is that it's very difficult to evaluate an estimate without having a few others to use as comparisons. The second problem is that you miss valuable opportunities to evaluate a mover's personnel without ever having met them. It's worth the time to get these estimates in person.

Pricing

Price is obviously very important is selecting a moving company. However, it isn't the only factor. In fact, we think that quality, safety and reliability are at least as important. When you think that you will be trusting all your most important possession to be driven off by complete strangers, it puts pricing in some perspective. Further, if you see an estimate that's more than 1/3 lower than the next lowest estimate, it's a good idea to find out why. Very often an extremely low estimate is a sign of movers who are either very inexperienced or desperate. And neither of those reasons should be cause for encouragement!

"Binding Not to Exceed" Estimates

There is 2 primary types of moving estimates- binding and non-binding. Non-binding estimates are not contracts, and provide those moving with limited rights. Binding estimates are contracts and are binding on both you and the moving company. "Binding Not to Exceed" estimates put a firm cap on the amount you can be charged, so long as you don't request additional services or add items to be moved. Moving companies tend to be careful in creating such estimates, and many companies don't offer them at all. However, wherever possible, see if you can get your potential movers to agree to creating one for you.

"Rogue Movers"

The Department of Transportation offers specific warnings about scam artists known as "rogue movers." These groups offer a very low estimate for an upcoming move. However, once your goods are on their truck, they demand exhorbitant fees to release your possessions. Here are the warning signs the DOT points out:

The mover doesn't offer or agree to an on-site inspection of your household goods and gives an estimate over the phone or Internet—sight-unseen. These estimates often sound too good-to-be-true. They usually are.
The moving company demands cash or a large deposit before the move.
The mover doesn't provide you with a copy of "Your Rights and Responsibilities When You Move," a booklet movers are required by Federal regulations to supply to their customers in the planning stages of interstate moves.
The company's Web site has no local address and no information about licensing or insurance.
The mover claims all goods are covered by their insurance.
When you call the mover, the telephone is answered with a generic "Movers" or "Moving company," rather than the company's name.
Offices and warehouse are in poor condition or nonexistent.
On moving day, a rental truck arrives rather than a company-owned and marked fleet truck.

Start Early

The biggest problem with organizing a move is not allowing enough time. On average, it takes a college student approximately 5 hours to pack up a dorm room when moving out. That's a single room where often only half the items belong to the student moving. If you multiple that by the number of rooms you have in your current place, you'll quickly realize that the amount of time you'll need just for packing is substantial.

Starting early gives you a huge advantage. While most people wait until just a few days prior to the move date for the majority of their packing hours, you can eliminate much of your moving stress by getting a jump on your moving tasks. Plan Your Move

There's a huge temptation to just start the packing process with little or no planning. Unfortunately, it's also a huge mistake. Number of days between now and your move date
Tasks required for your move, including getting moving supplies, changing your address, and packing

Packing Tips for Moving

Quick Summary
Packing is almost always the most time-consuming aspect of a move. This article helps you be smart about how you pack, saving you time, energy and money.

General Packing

1. Pack a suitcase- For each member of the family moving, pack a suitcase as if you’re all going on a 3-day vacation, including changes of clothes, medications, eyeglasses, toiletries, etc. Keep the suitcases separated from all the other items to be moved, such as in your car, at your new workplace, etc. so you’ll have everything you need for the first few days without searching through boxes.
2. Create “Open Me First” boxes- Pick one or two boxes per room as "Open Me First" boxes. Put in them the things you'll need first at your new location. Then mark the sides of the boxes so you'll know which ones are which.
3. One at a time- Wherever possible, work on packing just one room at a time (instead of several all at once) to keep things focused and organized.
4. Less is more- Use packing as a way to clean out belongings for donations, a yard sale, and/or the recycling center. Aim to eliminate 1/3 of your belongings. You'll save time and expense.
5. Off the floor- Instead of the floor, use a completely cleared-off table top or counter in each room for packing boxes. You'll find you get much more accomplished.
6. Tracking small parts- When taking apart items to be moved, such as tables, securely tape screws and other small parts securely to the underside of the item. You'll always know where to look and save time putting things back together.
7. Save space- Use towels, pillows and t-shirts you’re packing as extra padding around fragile items. It will save room in your boxes.
8. Criss-cross tape- Tape boxes along the seams where the flaps meet together. Then tape perpendicularly at the center of the first tape, forming a cross.
9. Stacking- Stack boxes with the heaviest on the bottom, lightest on top to prevent crushing.
10. The 30-pound rule- Keep each box below 50 pounds absolute maximum and below 30 pounds wherever possible. Heavier boxes lead to injuries, are much more likely to burst their tape or seams and tend to get dropped.
11. Scale- Keep a bathroom scale in the room you're packing so you can keep the boxes below the weight limits.

Packing Electronics

12. A picture is worth 1000 words- Use a digital or cell phone camera to take pictures of how complicated wiring (computer cords, speaker wires) is hooked up. Be sure to use plenty of light and careful focus so the pictures will be clear. Print each picture and put it in the top of the box holding the item. This will make hooking up the items in your new place much easier.
13. Original is best- Always use the original packaging when available. (I realize that most of us don’t have the original packaging for much of anything, but I thought I would bring it up anyway).
14. Double boxing- For especially fragile electronics, pack them first in a box with an excessive amount of biodegradable packing peanuts. Then pack that box in a larger box filled with biodegradable packing peanuts. This two-box system seems like a pain but seems to do a better job isolating items from jarring impacts.
15. No loose ends- Wrap each cord carefully with cable organizers, heavy twist ties or heavy rubber bands. Never throw unwrapped cords into boxes- they get tangled and caught on other items.
16. Cord labels- Consider getting a label maker and labeling the end of each. Then you'll know exactly which cord you're seeing and where each end connects when you put things back together.
17. The two-inch rule- Use at least 2" of biodegradable packing peanuts around each side of fragile items.

Box Inventory and Labels

18. “Fat” is in- Use the thickest, darkest marker you can find for labeling boxes. Pencils, pens, tin or light markers are almost impossible to see even just a few feet away.
19. Two sides- Label each box on the two broadest sides, opposite one another. That way if a box gets turned, you can still identify its contents.
20. Abbreviate room names- Start box labels with the abbreviated name of the room followed by a box number, such as “BTH2-6” for "second bathroom, 6th box." You can then track each box to make sure everything arrived safely.
21. Label "Open Me First" on boxes where it applies.
22. Mark "Fragile" where appropriate.
23. Identify contents- Identify the major contents and where they came from, such as "Medicine Cabinet" or "Linen Closet- Towels and Wash Cloths."
24. Box Inventory- Keep a clipboard and write down each box's room, box number and contents (graph paper is great for keeping things recorded neatly).
25. Verifying delivery- When unloading, check off each box as it gets unloaded at your new place. Then you'll know everything arrived safely.
26. Labels out- Ask movers to stack boxes in your new place with the labels facing out so that you can easily spot a specific box.

Packing for a two week vacation is difficult, but packing for a move from one residence to another can be horrific! Not many people look forward to packing even if they are looking forward to the move! Start collecting boxes about a month or more prior to the actual move date. Supermarkets have great clean boxes, so ask them to save some for you or pick them up every time you shop. Cover your furniture with any type of material you can find; sheets or table clothes do a good job. Secure them with tape to keep them from getting dirty. Start packing early to minimize the rush.

Make sure to pack everything that belongs in a particular room together in a room labeled box. It also makes unpacking easier once you get where you're going. Start packing one room at a time, packing smaller items first to get them out of the way. Carefully mark and tape each box so you can find everything when you unpack.

Pack an "Open First" box and include items such as dish soap, a sponge, a roll of paper towels, kleenex, a couple pens, scissors, plastic/paper plates/forks, a bottle opener, bath towels for each family member, one pot, one pan, one plastic stirring utensil, an extra box cutter, etc. Think about small handy items you might want access to before you unpack all boxes. Keep in mind, people will need to wash their hands, eat, and shower long before you are done unpacking on the other end of the move. Also, toss in a sugary treat such as life savers or hard candies in case anyone gets really hungry or low blood sugar on move-in day

Pack a suitcase or box for each member of the family several days in advance. Include a personal-sized bar of soap, new toothbrush and toothpaste, towel and washcloth, disposable razor if needed, some 'relaxing' clothes (sweats or something similar) and two complete changes of clothes, and anything else you know each person will need during the first few days (while everything else is in boxes). Keep these boxes or suitcases in a safe place where they won't get mixed in with everything else, perhaps in the car or even farther away (work or a neighbor's house). Bring them with you in the car or however you are traveling.

Create a "Moving File" with important paperwork you will need throughout your move. Include in it: moving truck reservation, moving helper payment codes (if applicable), pet veterinarian records, cash for movers tips, hotel reservation, contact information for important people (realtor or landlord), and any really important documents you could need before you have the chance to unpack. Keep this file in a safe place, such as in your suitcase, where you won't accidentally pack it in a box.
Clean out the kitchen. Toss away junk and only box things that you use. Use your kitchen food storage containers for all loose things you find as you empty drawers from the kitchen, desks, or table drawers. Don't forget to look inside the dishwasher. Label boxes according to contents and rooms they belong in then securely close or tape them. Use various sized bags for the same purpose. Add a sticky note inside each bag noting the contents like "stereo cables" and "pens and pencils". Place all containers and bags inside a larger box labeled appropriately with room and content.

Begin taking apart any large items and placing all hardware in double-thick Ziploc bags according to contents and room. Keep all bags in one box along with the proper tools -- allen wrenches, screwdrivers, pliers, etc. This will make it easier to put everything back together when you have moved in.

Make sure you keep the box of hardware and tools in a central place where everyone can find it. This will make re-assembling much easier. Place in it the small things like video ear plugs, remote controls, boxes of nails and things you will need immediately after moving in.
Stack the boxes as you are finished filling, taping, and labeling them. Try to keep them stacked in the rooms that you have finished packing. Keep all power strips and extension cords and grounded adapters in one specific box; they'll be much easier to find later on. Very clearly label the hardware box and the extension cord box. Consider spray-painting both boxes bright yellow or red. Place all the screws or bolts back into an item after it has been taken apart. This way, you can connect the bed or put the lampshade back on immediately instead of searching for them.
Look in each room, and make sure that everything has been removed. Place any last minute items together in one room.

Remember, that when the truck has been filled, and the movers tell you that they have everything, to check out each room to make sure that nothing has been left behind. This is your own responsibility. When you are certain that each room is completely clean, then it is time to shut the door and leave!

Who can't use some moving tips when they're packing up their whole life for a new home? If you're among thousands of people who have picked up and moved their family to a new home or a new community, you have fresh memories of some of the ups and downs or thrills or frustrations of moving.

Drawing from personal experience, I know there are lots of ways to help make your household move easier and more smooth. Read here for help to get your life, and your possessions, organized for a peaceful and exciting move.

Make a list.Write everything down! You'll thank yourself later. Before you pack even one box, create a simple record keeping system. Create a computer-printed list of numbers with a space to write the contents. Or have a spiral-bound notebook for the job. You'll place a number on EVERY box you pack and list the contents on your list. Don't put the list down unless it's in a place you'll call Packing Central. This is where you'll find your labels, marking pens, box tape, and other supplies. When describing the box contents, be specific -- "A-D files" is better than "files", and "Tulip dishes" rather than "misc. kitchen".

Have plenty of supplies.Don't make me say this twice-- you'll need LOTS of boxes--probably more boxes than you think, and having enough boxes will make your life easier! (If you buy your boxes from a moving company, you can always return unused boxes for a refund. If you got them free from the grocery, just toss any leftovers.) Have about 10 boxes set aside to use for last minute items on moving day, such as bedding, clothing, and cleaning supplies. You'll need strong plastic packing tape to close up the boxes securely. Use unprinted newsprint (newspaper can stain your items) or packing paper or bubble wrap to wrap and cushion household good. Again, you'll need lots more supplies than you think, so get extra so the packing can go smoothly. Return any unused supplies after the truck is packed.

Utilize wardrobe boxes.These tall boxes are perfect for bulky, lightweight items such as comforters, pillows, and blankets, as well as clothes that need to remain hanging. Call your mover to ask the width of the wardrobe boxes they'll be bringing. Then measure the clothes in your closets (including coat closets) to see how many wardrobe boxes you'll need. You can also use them for closet storage boxes, shoe boxes, and other bulky items such as fabric bolts, large baskets, or gift wrap tubes.

Don't make the boxes too heavy to lift, however. One mover told the story of someone who put a bowling ball in a wardrobe box! When the box was lifted off the truck the bottom gave way, sending the bowling ball on a wild ride down the ramp, across the street to the gutter, then down a hill where it finally came to rest in a roadside ditch. (Is that a strike or a spare?)

Strategize wardrobe box use.Moving companies will be happy to deliver boxes ahead of your moving day. Or if you're doing the move yourself, get things organized as early as possible. A few days before your move, fill some sturdy handled shopping bags with bulky closet items such as shoes, sweaters, belts, and jeans. On moving day, fill the bottom of the wardrobe boxes with some of the shopping bags, then add your hanging clothing. Pack hanging items tightly so things won't move around and fall off of hangers. Finally, cover the shoulders of your clothes (a dry cleaning bag works well), then add a few purses or sweaters on top. You'll have fewer boxes, and closet items remain together. Also, the shopping bags will make it easier to retrieve your belongings from the bottoms of a tall wardrobe box.

Color coordinate.Designate a color for each room in the new home, such as yellow for kitchen, orange for dining room, etc. Apply colored stickers on the box near the box number. In your new home. Put a matching sticker on the door to each room. The movers will know where to put everything when they arrive at the destination. It's also helpful to post a big sign on the wall in the room where you want boxes stacked, ("Boxes here please") to keep them out of furniture and traffic areas.
