Closing a sale can be the tricky part of selling a house. The best place for showing off the house is on the actual tour where you can discuss the great memories that were made in each room.

Real Estate Tips – Oakwood Ohio: Have you ever sold anything as large or expensive as a house? Most likely, the answer is ‘no.’ That doesn’t mean you should not try to sell your own house. You can do it with a little ingenuity, a good preparation plan, and because you may be the best person to talk positively about the great features of your house.

The trick, as any salesman can tell you, is to close the sale. Once you have an interested buyer, you’ll need to keep their interest up and carry it through to the final closing of the deal. This may be the most difficult part of selling your own house. So how do you generate interest strong enough to make it through to closing?

When you speak to the potential buyer be upbeat, but never pushy.

No one likes a pushy salesman. Since you’ll be talking about your great house, your enthusiasm will naturally show through. Being too formal and robotic will not be the best strategy as the buyer is looking for a warm, cozy feeling new home to move into. Too cold and formal in your presentation and the buyer could be put off without even knowing why.

The actual tour of the home is where you can really shine in your presentation. Be friendly, chat it up with the buyers, and be sure to discuss any questions with them that they may have. Be honest in your answers as it is a fact that every house has its flaws. They will want to know what flaws are present in your house. It may be too unbelievable for them to be told that there are no flaws.

Give them a good picture of how each room was used by your family.

A den, which may be called the media room at this point, may have been the scene of regular Friday night popcorn and movie nights with the kids and their friends. The kitchen may have been the place in which the traditional 8 dozen handmade tamales were made every Christmas holiday with several family members lined up along the counter and the island, each sharing in part of the process. The new barbecue pit may have been the setting for many happy weekends with neighbors who enjoyed gathering there for burgers and horseshoes. Talk about each of the rooms and areas as though they hold possibilities for many memories made.

You need to use signage that is recognizable, yet unique for best results.

House Selling Tips – Riverside Ohio: It might just be as simple as your sign advertising your house for sale. The way you advertise your house when you want to sell will usually take the traditional road and you’ll stick a red and white sign in your front yard that looks like all other signs in houses for sale by their owners. Why not do something a bit different that is more likely to grab the attention of those passing by?

Since the traditional sign for houses is red and white, why not buy a custom sign for a few dollars more that will stand out in a completely different color? Try neon green, orange, or day glow yellow. Perhaps it would be more interesting and much more visible if printed on a luminescent color that glows in the dark. Since there are so many houses with the usual red and white signs out there, you can go with something different.

Whatever type sign you use, be certain that the information is very easy to read.

There is definitely something to be said for recognizable signage, however. Everyone knows that a red and white sign outside of a house means that the house is for sale, or perhaps for rent. While this is a good thing, there are so many these days that you may want to give the other options a try.

Whatever type sign you use, be certain that the information is very easy to read as someone is driving past. Keep it as simple as possible without complicated graphics and confusing fonts. Block letters and numbers work best. If you believe that you would like to go with a red and white sign, try placing a border around it to cause those driving by to do a double take. You can use Christmas trim designed to be outside. Try glittery plastic pine boughs, garland, or jingle bells and ornaments.

The idea is not to do something completely different or it might not be instantly recognized by those looking for houses that are for sale. The idea is to use a traditional type sign that is universally recognized, but with a bit of a twist that causes viewers to take a closer look. Balloons are always a good way to attract attention, so stick a few on your sign, especially on weekends or when you plan to hold an open house. The recognizable sign enhanced by something a little different may get you the attention of an interested buyer.

Ohio House Selling Help – Clayton House Buyers: When you have had an offer on your house, you’ll give the buyers a counter offer that is typically a bit higher than what they have offered you in price. The usual scenario ends in the final price being somewhere between the asking price and the initial offer sent to you by the buyers.

There’s more than price that can be negotiated, though. This might be a good place to look for things you can offer the buyer other than a lower price if you don’t have the wiggle room where the money is concerned. A house contract usually does include things such as appliances left for the buyers or taken by the sellers, a boat with which to enjoy the nearby lake, a four wheel drive vehicle worked into the contract for the buyers as they will need one to get around the neighborhood in the winter.

Sometimes adding extra ‘perks’ works better than money off the asking price.

You may owe a significant amount on your home mortgage which you’ll have to pay off when the sale is complete. It might even be enough that the buyer’s offer will have to come very close to the original asking price in order for you to make the mortgage payoff. Where this is the case and you have an interested buyer, be creative about what else you can offer in place of actual cash money off the price of the house.

Is there a beautiful and picturesque porch swing that really makes the look of the house complete? You were planning on taking to your next house, but perhaps the new owners would love to have it. What about the custom chandelier over the dining area? You had planned to take that, too, but the buyers really like it and were a little disappointed to learn that you excluded it from the purchase. Put it back into the negotiations and let them keep it.

If there is something the buyers like, but you were planning on taking it with you, let it go. If you’re desperate to sell the house and the only thing holding you up is a few thousand dollars in negotiation of the price, try adding the items back into the contract to see if the buyers are happy with that. Your $300 chandelier could save you the sale of your house and $3000 in the final contract price. Weigh the importance of the items versus getting the house sold to help make your decision.

Buyers will want to know what your town has to offer.

Ohio House Selling Help – Brookville House Buyers: Buyers will have many questions for you about things in your community. The surprising fact is that many people do not know much at all about their own neighborhoods. This is especially true today when money is tight and it seems you must work perhaps a second job just to keep up with basic needs. The kids get up very early with you and go off to school or daycare. You all arrive back home at dinner time, eat, prepare for bed, and that’s about it. The lucky ones may have a day, or at least part of one day, on the weekend to recreate or just relax. The drive to and from work is a direct route, usually the same each day, and you probably have your regular stops to do errands.

This is one scenario that’s typical for today’s families. If this sounds like your own life, you may have never stopped to think about what’s around your home that others might need or enjoy. Your buyers might be into things that are the farthest from your mind. For example, you may be interested in watching football on TV on Sundays, but if you do it from home you wouldn’t really know where the sports bars are in the area. You might not think anything about baseball at any time in your life, but your buyers may have kids in the travelling softball leagues and will want to know where they can find the closest batting cages. You don’t even drink coffee, but your buyers might need to ride their bikes on Saturday mornings to the local coffee house. Do you know where it is?

Your buyers might be into things that are the farthest from your mind.

Another very important thing to know, especially if you have a home suitable for families and in a neighborhood likely to be inhabited by those with school aged children, is where they go to school. If the school has an award winning science program, know about it so you can share that with buyers who ask. Are there some excellent private schools or charter schools in your area?
Ohio Real Estate – Englewood House Buyers: When you looked at houses to buy, do you remember how you perceived those houses you looked at? Do you remember how you felt about homes that were neat and well organized, versus those that were somewhat disheveled and looked as though the owners weren’t expecting company? This is important to consider when you are trying to sell your house.

It’s best to give your whole house the appearance of organization and planed space. When potential buyers come to look at it they should get the sense that you are organized and that the house has been well cared for. This translates to well maintained for most buyers. Disorganization and messy places throughout the house may give the buyer an indication that perhaps you are too casual about taking care of the necessary details that go along with running a household.

A tidy appearance makes a good impression.

This is not difficult to do and can be completed by just about anyone, no matter how busy or involved your life may be. Just take it a small step at a time and before you know it you’ll have a house that looks like you might just be the envy of the local PTA.

Start with one room. Clear out all of the clutter. Put everything away that has a place. Then go to the cabinets, drawers, shelves, and closet spaces within that room and organize each of those areas one at a time. Taking smaller bites when cleaning and organizing is often a much easier way to get it done as it doesn’t seem to be so overwhelming. If you look at the whole house at once you could easily become discouraged.

The closets should have all clothing hung neatly on hangers with buttons buttoned and facing the same way. The shoes should be lined up neatly in pairs. Linens and towels can be folded the same way and neatly stacked by size and type.

When you get to the kitchen, don’t forget to do the cabinet under the sink, as most buyers will take a look under there. Organize the spices and condiments in the cabinet so that they are neatly in rows. Dishes can be stacked by size and color. Cups can be placed in neat rows by size and type. Coffee cups can be hung from cup hooks or lined up on the shelves in the cabinet with all handles going in the same direction. Buyers will look in all of these places, so it’s essential that you are prepared and give the impression of being organized.

Know what you will be required to pay at closing so you can plan accordingly.

House Selling – Ohio Real Estate Buyers: You can sell your own house, there’s no doubt about that. There are many resources that will help you to do so. What you might not realize, though, is that it will cost money to sell your house. Depending on the circumstances, it could even cost you a great of money out of pocket when the contract is closed. Costs need to be paid for before the property can be transferred to the new owner and papers filed with the county clerk.

The costs involved with the selling of the house may be obvious. You’ll need money for repairs and replacement of items that will be unattractive to buyers. If you have not kept up with routine maintenance tasks you could just have quite a bit of expense and time that will be wrapped up in the preparation of the house before you put it on the market. Then there will be the costs associated with upgrading the house to make it look fresh and ready for showing to potential buyers. It might need a paint job on the exterior, fresh paint inside, new faucets in kitchen and baths, new or cleaned window coverings, flooring, and attractive landscaping. All of this takes not only time, but of course, money.

The marketing of the house will cost you upfront if you choose to use a website that has listings of homes for sale by owners. This is the best way to get your home seen by the most people. A commission won’t be necessary if you sell the house yourself, but plan to spend some money on the marketing whichever way you decide to advertise it.

If a buyer’s agent finds your home for their client, you might be asked to pay that agent about 2% for bringing the buyer to you. Closing costs will be required on the day you close the deal. They include such items as attorney’s fees, appraisal or home inspection fees, and excise taxes if applicable. If any property taxes or homeowner association fees are in arrears, you may be required to pay them before the deal can close.

Find out what each of these expenses will be in your situation. If you believe it will be too much for your budget to handle and there isn’t enough equity in the house to warrant a profit, call a real estate investor for an offer on your home. They charge no fees and no repairs are necessary.

When the right buyer comes along you’ll have a sale.

Ohio Real Estate – House Selling Tips: Selling a house is really no different than selling shoes or high end watches. Who once said that if you can sell, you can sell anything? This is why you will often see a salesman selling vacuum cleaners go to work with a computer supply store. Selling is all basic knowledge of human nature and how to convince them to buy what you have to sell.

Do you need to be a salesman to sell your house? Well, yes and no. The house will actually sell itself to the right buyers. Your job as a seller is more to create interest and get those interested over to look at the house. The buyer looking for what you have available is determined to buy a house and therefore you are playing to a unique audience.

Many buyers have gone to the trouble of approaching a lender and getting pre-approved for a loan so when they find a house they can confidently make an offer knowing they are in line for a loan. This means they do intend to buy something and are in the process of deciding which one they want. It’s not IF they find a house they want as much as it is WHEN they find the right place.

Selling requires generation of leads. Leads are potential buyers. They come from direct contact, from online ads they’ve seen about your property, from newspapers and flyers, and from word of mouth. It would be very rare for you to show the house to one or two buyers and have a sale. Like selling anything else, it takes contact with several potential buyers to make just one sale. Since all you have to sell is one, that won’t be as challenging as trying to sell 6 of the same thing but it is indeed a challenge all the same.

The house will sell itself when you find the right buyer to look at the house. A buyer must see your ad first, though. There must be cases where one house would better suit a particular buyer but the buyer didn’t know it was for sale before settling for another house that’s almost as good. Making your house sale known to as many people as possible will increase your chances of finding the buyer that really wants your particular house. This may not be exactly the same as generating leads to sell hardware, but the concept is the same.

It will depend on the situation but even renting for a while should have an end goal of buying at some point in the future.

House Selling Questions – West Milton Real Estate: One of the burning questions in the minds of those selling their homes is whether to buy again right away, or in conjunction with the sale of their house. Many also want to know whether it is wiser to rent first for awhile or buy another house right away up on the sale of the current home.

The answer that’s right for you will depend on your individual situation. If you are selling because you want to upgrade, downsize, or increase your living space the answer will most likely be to buy another house right away if possible. If you have equity in your house for sale, it will be easy enough for you to obtain another mortgage loan, especially if you have a solid income and a decent credit history. You should avoid paying any rent unless absolutely necessary as that’s like throwing money down a black hole never to return to you.

Renting first if you have to sell your house due to financial difficulty most often is the best option.

At least you can rent until you have started over financially, saved enough money for a good down payment, and have an adequate income to support a mortgage loan once again. Use the ‘time out’ from home ownership to build a good credit history as well, as that will help you to get a mortgage loan and a decent interest rate when you are ready to buy again.

Renting should be a temporary solution to take a breath and get your bearings. If at all possible, though, there should be a plan for an end to your renting period. Set your goal for a year or two down the road when you think you may be recovered from your financial rough spot. Goal setting and working toward the purchase of your next home can also make it easier to sell the home you are in.

If you can manage to get it together in the next year or two, you’ll most likely still be able to buy a house for a very low price that will suit you and your family. Work toward good credit to get your next mortgage loan at a good interest rate, which will make your new house less expensive than the last one.

So rent if you have to for awhile, but get right to work on fixing your credit and financial trouble so you can buy again soon.

We Buy Houses Ohio - Tipp City OH Home Buyers: With the alarming increase in foreclosures, there has also been a rise in the number of pets that have been abandoned along with the house is rising as well. When the family has nowhere to go, they may have very limited options as far as housing for the adults and children in the family. The pets are left behind because the family has no provision for them and perhaps are even unable to afford to feed them.

In desperation, therefore, the pets are left behind when the family leaves the house assuming that someone will rescue them. The truth is that it could be quite some time before anyone comes to look over the house for the bank and often the pets are found quite ill or no longer alive. The depression that accompanies foreclosures often causes people who would otherwise be more responsible pet owners to do the unthinkable and leave their family friends when they move on.

Foreclosures happen for a number of reasons. The loss of a job, or the layoff temporarily that would cause a homeowner to fall behind and not be able to catch up, medical problems that cost a small fortune and causes job loss, or divorce with battles over the mortgage payments. Other reasons might be the overextending of the money coming into the household, drug or alcohol addiction, or co-owners that are in conflict.

Whatever the reason the home is foreclosed on, the occupants must eventually move. Pets that can’t be taken along should be made arrangements for. If you are experiencing foreclosure and don’t have a place to put your pets, call the local humane society or pet shelter to see what they can do. They may be able to help or steer you to someone who can.

Put an ad in the local paper or on bulletin boards with a picture of your pet. Explain the situation. Many people are sympathetic to the number of pets being left behind and may be willing to help by adopting your pet. In your state it may be against the law to abandon your pet according to animal cruelty laws.

If you want to try to sell your home to avoid foreclosure, you may be able to sell the house to an investor quickly. They usually have cash to make purchases and have creative ways to help you pay off the bank so you have a fresh start. This could give you more options, which will help you if you would like to take your pets along with you when you leave.

Ohio Real Estate - Piqua OH Home Buyers: In this day and age, instead of everyone moving to larger and larger homes, it’s often necessary to sell your big house and scale back at least for awhile until you get your bearings and start moving forward again. Economic necessity also dictates such moves in many instances. With the number of people moving from their large suburban homes back to the urban centers, there is certainly a need for some tips to help you adjust.

When you move you will most likely have a smaller space in which to live. You have been accustomed to living with a basement. You can simply toss anything that doesn’t fit down there. Get a new sofa? You’ll want to sell the old one at your next garage sale, but need to store it until then. Did your uncle give you a huge remote control car that he no longer uses? It’s really huge, but you can stick it in the corner of the garage for now. Do these scenarios sound familiar? This is the beauty of living in a large house with plenty of storage.

Consider the positive aspects like the money you’ll save and less time spent mowing the lawn.

Moving to an apartment or a smaller house will be challenging due to your instant space restrictions. You may not have the luxury of a garage or basement, or even an extra bedroom. This means you’ll want to limit everyone in the family to their most utilized clothing, a bed, a dresser, a desk, and perhaps a few toys or personal belongings. Depending on the size of your new digs, you can estimate what will fit and what won’t.

Don’t be discouraged, especially if this is all quite new to you and it is temporary. Having a smaller space will most likely mean that it will cost you much less to live there than it did for you to maintain your home. This will be great for saving money to put down on your next house. If you don’t plan to buy another home you’ll have more money at your disposal for other things that perhaps you had a hard time affording when you owned your large house with insurance, taxes, mortgage, and all the expenses that go with owning a big home.

If your kids are grown and you are moving to downsize, you won’t have as big an adjustment to make. It might make you very happy, in fact, to free of lawn to mow, leaves to rake, and plumbing drips to fix. Enjoy your new home and decorate it in a way that makes you feel at home.
