Olivieri Architects and Mokena Community Public Library complete interior renovations

Renovations include converting a large study space to private study rooms for individuals and small groups. Special attention ensured that these rooms are private but retain a visual connection to allow staff to monitor them. Unused hallway and copy room space was converted to a dedicated local history room to house historical archives and research material.

The main circulation desk received updates for looks and functionality.

Olivieri Brothers worked with the staff to design a custom stepped bookshelf system to maximize efficiency of their staff's size and workflow.

Ribbon cutting ceremony held on May 2nd to celebrate the opening of the new 9,300 square foot library addition.

The addition gives the library much needed space which includes a large dividable 184 person meeting room, public computer lab, learning lab and three more study rooms.

The new space also features a lot of natural lighting, with panoramic windows looking out to

Rte. 30. The parking lot also expanded to offer 100 more parking spaces.

Blue Ribbon Certification

Spring is here and we all have landscaping on our minds, we would like to highlight a couple of the landscaping companies we feature on our Blue Ribbon Certification list.

The two Blue Ribbon Certified landscaping companies are Bill's Landscaping and Trevarthan Landscaping. Both provide residential and commercial landscaping services from weekly maintenance to retaining walls and much more.

To qualify for the Blue Ribbon Certification, we must have worked with that company on a minimum of 3 projects in the last 15 years. On these projects they must have met the schedule, attempted to make the project better through bid documents, substantially complete their work with minimal punch list items, and upheld warranties for their products and services. Most importantly however, the client must be satisfied with their work and our project manager must personally recommend them for Blue Ribbon Certification.

Alex received the best news on Christmas day when he got the news that he had passed all seven divisions of the Architectural Registration Exam (ARE) on his FIRST attempt!!

In order to call yourself an architect (or even state that you provide architectural services) you have to pass the architectural registration exam - the ARE. It is a grueling 7-part test that if you sat through them end to end, it would take you 33 and a half hours.

As developed by NCARB, the ARE assesses candidates' knowledge, skills, and ability to practice architecture independently. It focuses on those services that most affect the health, safety, and welfare of the public. Because of this, the exams are rigorous and require demonstration of competency in each of the testing areas.

Alex graduated from the University of Illinois in 2008 with the degree of Master of Architecture and has been at Olivieri Brothers, Inc. for close to four years fulfilling the NCARB (National Council of Architectural Registration Boards) Intern Development Program qualifications.

Trolley Barn in Frankfort Renovation Update

The Trolley Barn's second floor shop renovations are coming along. The work to the over 100 year old building will open up the upstairs shops to accommodate modern style retail.

Also, work is being done to convert the second floor balcony for pedestrian use, including a new grand exterior staircase that will allow shop access directly from street level. The new shops are slated to open this spring.

Renovations

Don Sr., Don Jr. and John designed and built the original structure in 1990, where John was the day-to-day on-site superintendent and Don Jr. oversaw the contracts. In 1991, Mayor Grotovsky said it was the nicest building in Mokena! Chris DiNolfo called upon Olivieri Brothers to update this building with new materials and features. Permits have been granted and construction will take place between March and late April, 2015.

Updated exterior of the building to include a new drive-up canopy with pitched roof, 10 new exterior floor to ceiling windows, new brick work, courtyards and a gazebo.


New floor to ceiling windows will be added to the front and sides of the building. This will bring in natural light during the day and showcase LED lit up landscaping at night.

A new drive-up porte-cochere (canopy) entrance will welcome guests. The bottom of the porte-cochere will light up the main entrance and will be trimmed in a natural flag stone facade.

Select dining rooms will have private access to outdoor courtyards featuring fire and water elements.

Frankfort, Illinois

The historic district of downtown Frankfort, Illinois now boasts the newly opened Build-A-Bun sandwich and hot dog shop. The owner's began their business in 2010 with a mobile hot dog cart after owner Don passed his training at Hot Dog University run by Vienna Beef of Chicago. Prompted by their initial hot dog cart opening that sold out in minutes, they teamed up with the Olivieri Brothers' architect team to renovate space in a historic building that was originally a grain processing building.

Construction is under way on the 9,000 square foot addition to the Frankfort Public Library. The addition will include a seminar room to accommodate over 150 people.

The new addition will also accom-modate a variety of other functions including new study rooms, open reading areas, a computer lab and classroom space. Plus the addition of approximately 100 parking spaces.

Prairie Ridge Park Details

We recently had the groundbreaking ceremony for the new Prairie Ridge Park for the Mokena Community Park District. It was a terrific morning to make use of the gold shovels once again, as many local residents and elected officials came out to show their support of the new site development. Construction for the new park is scheduled to begin within the next two weeks, allowing the park to open in the summer of 2015. Olivieri Brothers, Inc. designed the park and developed the construction drawings, and we are now working as the construction managers on the project to ensure the park is built to our standards.

The site for the new park is a 6 acre parcel within the Prairie Ridge Subdivision, a residential community with a significant population of young children. Before conceptual design, the Mokena Community Park District surveyed the local residents to determine the amenities in the park that are of high priority in the community. From that survey, we designed the park to host a new playground, (2) tennis/pickle ball courts, basketball court, sand volleyball court, bags courts, gazebo, multi-purpose turf field, baseball/softball field, on-site parking lot, and a connection/access point to the adjacent Will County Forest Preserve District's "Old Plank Trail". The park district also received the Open Space Lands Acquisition and Development (OSLAD) grant from the IDNR to contribute to the park's funding.

In April, Olivieri Brothers, Inc. hired Kevin Walsh. He received a Bachelors in Architectural Studies from Southern Illinois University and received his Masters of Architecture from Texas A&M. He is currently completing the architect registration exams. Kevin has a strong interest in disaster resistant architecture; especially humanitarian architecture in impoverished areas that are designed and built to withstand natural disasters.

Kevin is from Elwood, a small rural farm town south of Joliet. He previously worked for a manufacturer out of Naperville to design precast concrete wall systems.

In addition to working at Olivieri Brothers, Kevin enjoys activities in the great outdoors in his spare time.

Michigan City Residential Building

Located in northeast Indiana, this four-story, precast mixed-use building emphasizes the local vernacular through predominate turrets; a common building element in the 'up-town arts district' of Michigan City. By utilizing precast concrete construction (exterior walls, corridor walls, vertical circulation shafts, and floor systems), the estimated erection time is greatly reduced. The precast is a double wall assembly; meaning each panel can have a desired finish on both sides of the wall, including brick and stone form-liner.

In March, Olivieri Brothers, Inc. hired Brian Petelle. Brian has 7 years' experience in the field of architecture as a designer. He received a Bachelor of Science in Architectural Studies in 2004 from the University of Illinois at Champaign-Urbana. He currently is a NCARB Member in the process of testing to become a licensed architect. In addition to working at Olivieri Brothers, Brian has also worked with two previous architectural firms, Thomas Caldwell, Architect in Knoxville, TN and Randall-Paulson Architects in Atlanta, GA. His range of work experience includes retail, office, residential, medical, religious commercial, educational, and renovations. His artistic sense of proportion and style along with his experience provides a great foundation for the contributions he will bring to Olivieri Brothers Architects.

Brian is currently engaged with 2 children, a 5 year old boy and just celebrated the birth of his new son. He is an avid Chicago sports fan with growing up in the south Chicago area. He likes to spend his spare time playing guitar, playing outside with his sons, and enjoying a fine sushi restaurant.

Prairie Ridge Park

Mokena, IL

A new park is being added in Mokena which will include a sand volleyball court, pickleball court, tennis court, soccer field, baseball field and playground. The park will also include a walking path around all the amenities which is connected to the Old Plank Trail path.

Bellman-Melcor Addition

The new addition to their Tinley Park location will expand work space in the high tech manufacturing facility. The 11,000 sf addition will utilize pre-manufactured concrete building construction with special architectural finishing techniques. These techniques result in a building with a look of hand-built masonry, which in fact is actually built in a concrete plant and rapidly assembled onsite.

This building will be a mixed use occupancy on the ground level, and residential units on levels 2-4. Exterior is precast concrete construction.

Public Library Renovation

This 9,000 sf addition on an existing community library will include a seminar room that will accommodate over 150 people. Natural lighting from the seminar room windows and new interior skylights will certainly "open the book" to serving the community in new ways. Glenn Laaspere

Hiring of Glenn Laaspere

In October, Olivieri Brothers, Inc. hired a new employee, Glenn Laaspere. Glenn is a recent graduate of the University of Miami (FL) with a Master's Degree in Architecture. He received dual undergraduate degrees from Lehigh University in both Architecture and Environmental Studies. He is an accredited LEED Green Associate and member of the American Institute of Architects. In addition to working at Olivieri Brothers, Glenn is the sole owner and operator of an advanced sports statistics and analytics website BreakdownSheets.com. We're thrilled to have Glenn's design perspective and invaluable information technology skills as part of our team!

St. Peter's United Church of Christ Renovations

Construction recently began to renovate one of Frankfort's most historic buildings: St. Peter's United Church of Christ.

In a few short months, the church will be equipped with new handicap accessible restrooms and a modern full-sized elevator. As the architects, it was equally important to produce a design that met all of the owner's needs while also planning for a construction process that would protect and preserve the Church's beautiful interior.

We designed a temporary wall to conceal, contain and support the entire scope of work. This allows the church to continue to operate under almost normal conditions while also protecting the existing building from the dust and debris of active construction.

Advances in Building Technology Set the Stage for Construction Comeback

The advances in building improvements through the years have at times been slow to catch on. Some reasons have been high cost to retrofit and build or lack of worker knowledge to install. These reasons are disappearing as building innovations have become a cost efficient tool that adds value to your bottom line.

Over the past 10 years we have witnessed some of the greatest advances in the building industry. Today with the advances in products, technology and building automation we seem to be tearing down buildings only 20 or 30 years old. Some of the best building technologists (otherwise known as architects and engineers) continue to improve our buildings through advanced technology, automation and improved basic production speed. Similar to the automobile's electronics improvements, it now seems now all cars have back up camera's, integrated blue tooth and braking assisted systems that only existed on the most expensive cars 5 or 7 years ago, buying a new car for safety reasons alone make sense.

We are all familiar with the new hand dryers in restaurant and stores, LED lighting at your local improvement store and occupancy sensors walk in some offices, or restrooms.
However few advances that you may not be familiar are noted here:

Studless Wall System by Stramit. There are stud less walls for offices that are made from compressed agricultural fiber board, clips and steel tracts to form enclosed spaces. These boards have higher acoustic controls than drywall walls and they dissipate the sounds rather than allow the sound to re emerge to the other side of the wall.
Movable glass walls by Allsteel. Which allow changing your floor plan or flex space easily, efficiently with greater visual appeal. Optional privacy tile systems that allow for better space utilization. The wall panels come with ceiling brackets, leveling mechanisms and base channels for easy installation.
Traction Elevator by Schindler, for low rise buildings. Traction does not require a machine room, all it requires is a controller cabinet, and frees up area from cables and valuable building square footage. The unit can be monitored remotely which saves time on troubleshooting as well.
Dow Corning has a thin-profile, high efficiency material that increase thermal resistance in situations where space is a problem. The insulation also mitigates the damage due to condensation.
Plumbing fixtures. Low flow fixtures used throughout save between 30 and 50 percent of water.
Building control automation. As night falls, building management systems adjusts temperature set points, minimize light levels and reduce clean room air change rates. During the day, lighting can be met with natural light.

These and other advances are making it worth your while to improve to your existing space or consider an entirely new location.
