At first, CBS Home Real Estate was simply “CBS”—having been named after the three gentlemen who ran it at the time. A little later on, another brokerage called Home Realty went under and was absorbed by CBS. It was at this point that CBS Home Real Estate was born.

But now, after more than 50 years, CBS Home Real Estate is coming to an end…sort of. We’re making the switch to NP Dodge. We believe this transition will truly be what’s best for our clients. NP Dodge is family owned and has been up and running since 1855, making it the oldest real estate company in the United States.

We’re so excited about this change.

It’s extremely difficult to price your home when comparing it to other homes on the market because of all of the different factors involved. I was recently at a property trying to determine where to price it by looking at a few of these factors, including the siding, landscaping, location, and other major systems in the home. I also looked at the structure of the property, the details, and even the smells. I’m brutally honest in my assessments, but that’s only because I’m trying to get all of my clients top dollar for their homes. Are Open Houses Worthwhile?

Should you or should you not have an open house?

Here at the Bill Black Team, we have a solid marketing plan, and after almost four decades of listing houses and selling them at high rates, we know what to do in order to expose your house to the market.

Less than 2% of buyers come from open houses, so it’s entirely up to the seller as to whether or not we do an open house.

But here’s my concern: When those buyers walk through that front door, I don’t know who they are or whether they can afford this house. I have no idea if they intend to buy this house or if they just wanted to come look around. We’re seeing an increase in thefts during open houses; prescription drugs, personal information, jewelry, firearms, collectible items, and more have all been reported missing from these types of events.

The biggest thing I worry about regarding open houses is the personal safety of the homeowners. I will say, however, that I’ve been doing this for a long enough time that I’ve got that aspect taken care of if you’re ever interested in doing an open house.

We’re now almost to the end of February, so I want to talk to you about the upcoming spring market. This year, we’re headed into a seller’s market.

For buyers, this is a challenge because there’s not that much inventory to choose from. For sellers, there are a few things you should do to prepare:

1. Call me. I’ll walk through the property with you and give you advice about updates and repairs that you should make to maximize the value of your home. Then, we’ll establish a list price and get it on the market.

2. We highly recommend a home inspection. I’m standing in a home that sold for much less than what it was listed for after having been on the market for a long time. The reason for that was the fact that there were a number of issues that came up during the inspection. Once you’ve done an inspection, you’ll have a list of things to fix, replace, or upgrade so that you won’t have the trouble when the buyer comes to call.

Sat-7 is a Middle Eastern broadcast media ministry. According to their website, the mission of SAT-7 is “to provide the churches and Christians of the Middle East and North Africa an opportunity to witness Jesus Christ through inspirational, informative, and educational television services.”

One of their many channels is Sat-7 KIDS, a satellite TV channel for Middle Eastern children that’s broadcast in Arabic. It’s a great way to engage with and talk to the children of the Middle East.

There are a lot of things that can go wrong when you go to buy a house.

We want to make sure that you have a checklist for every single one of those items so there aren’t any issues, from getting pre-approved to the closing table.

That said, something may turn up in the home inspection that could delay or derail your purchase.

Logan Twist just got his first sale. He recently sold a house to a young man who was a little nervous. It was the first time he’s purchased a home by himself. We made the offer subject to a radon test, a home inspection, and getting an evaluated warranty.

There are 88 documented problems that could arise from pending to close.

”

One of the major issues revealed by the inspection was the deck. We were concerned about the safety of the deck going in. The handrails was loose, the treads were loose, and there were some floorboards missing. In fact, we were a little apprehensive about walking on the deck. I once fell through a tread that broke and snapped my quadricep off my kneecap, so I sent Logan down instead—he would have a faster recovery time!

Anyhow, this is just one example of an issue that can arise when you are buying a home. We are working on this safety issue right now. We went back to the seller to tell them that we want the deck fixed. If they don’t fix it, we will encourage the buyer to walk from the deal.

From pending to close, there are 88 documented things that can go wrong. That’s why we are here to help you make sure that the transaction gets all the way to closing.

I even have a trailer to help you move into your new home. I’ll explain how that works in more detail in our next video.

Today I have the pleasure of introducing you to our newest team member: Logan Twist.

Logan has lived in Nebraska for most of his life, having moved here when he was just eight years old.

After passing his real estate license exams, he knew he wanted to work in the communities he’s lived in and an known since that time. He says it’s a great opportunity to service the areas that he loves.

Logan himself is very familiar with a number of communities across Omaha and Lincoln. He majored in marketing at UNL, where he graduated nearly a year ago.

Logan looks forward to staying involved with the communities he grew up in through his real estate career.

With his experience in both of these cities, he’s looking forward to being able to serve them both.

Growing up, he and his family were always finding ways to get involved. Logan plans to continue this community involvement now through his real estate career.

One of Logan’s many connections here in Omaha is at Skutt Catholic, where his sister-in-law is head of the Spanish department. A Special Loan Program for First-Time Homebuyers

Today, I have a very special guest. Mark Johnson from Movement Mortgage has been in the industry for 25 years, and I am excited to introduce you to him.

Mark is a great loan officer. His character is impeccable, his work ethic is really strong, and he has been a great friend over the years. When I have my clients deal with other people in different parts of the industry, I don’t have time to babysit anyone else’s business, and I know I don’t have to worry about that at all when I send my clients to Mark.

Mark is prompt and his products are very competitive. In fact, Movement Mortgage has a new loan program that is absolutely incredible for first-time homebuyers.

Millennial homebuyers often don’t have enough money for the down payment or closing costs. “One of Movement’s initiatives is always giving back to the community,” says Mark. “From now through December 31, we have a program offering a 2% or 3% grant to the buyer right at closing.”

Since this is a grant, you do not have to pay this money back, and you will get instant equity in the property the day you close. “Movement is set up to give back to the community,” Mark continues. “All of Movement’s profits go into an organization that allows us to give back to the community.”

I have been in the real estate industry for 35 years, and the only buyers who get 100% financing are those that qualify for VA loans. This loan program by Movement Mortgage is pretty darn close.

“The loan to value is 97%, and then we give you a grant for the remaining 2% to 3%,” says Mark.

Other bond programs help you buy the house but then stick you with negative equity, or you have to pay back the down payment assistance money.

You only have until December 31, 2017 to take advantage of this program. If you are thinking of buying a house, you don’t have any time to waste. Give me a call so we can start your home search.

Today I’m in Laughlin, Nevada, and I wanted to show you something interesting I’ve found here.

The little white shop I’m visiting is quite literally a dream come true for two students from Botswana: Kutlo and Ezekiel.

When I was introduced to Kutlo and Ezekiel, they told me the story of how they started this business.

This little shop is EZY Fast Pharmacy. The pharmacy did so well once they’d started it that a competitor actually came and offered to buy it out.

I’m so proud of everything Kutlo and Ezekiel have achieved. They came to the United States with absolutely nothing, got pharmacy degrees from Creighton University, and successfully began their own business.

I want to tell you, you can do the same thing. Don’t expect success to come knocking on your door—go find it instead.

I’m here today on location at The Dairy Chef in Elkhorn. If you haven’t been out here, you need to make your way soon.

If you’re feeling extra hungry when you walk in, you should try the Fat Mo challenge. It consists of a 1lb roast beef sandwich, 1lb of fries, and a 32oz malt to be eaten in 20 minutes. If you think you can handle it, challenge a friend. Then let us know, because I’d love to document the entire thing.

Omaha was scorching this past weekend, but that didn’t stop us from having some fun.

Surrounded by our incredible friends, we were able to forget about the heat for a while to celebrate our daughter’s wedding. The venue was beautiful, the flowers were gorgeous, and the DJ, a family friend, did an amazing job.

We even played something called the shoe game. Which, if you’d like to learn more about, you can call us at 402-680-2500 and we’ll tell you all about it. We also may be posting some highlights to our website.

But though the heat may have subsided for now, the fun times haven’t.

This Saturday, July 29th we hope you’ll come see join us at Fish Fest Omaha—the city’s biggest Christian contemporary music festival.

Skillet, Unspoken, and other great artists are going to play and you won’t want to miss out. In case it’s as hot as it has been, we’ll be giving away fans at our booth.
