The scheme will start operating on &lt;b&gt;Monday 2 July 2012&lt;/b&gt;.&lt;br /&gt;&lt;br /&gt;The legal duties on landlords who receive a deposit in connection with a relevant tenancy will also be triggered from 2 July. &lt;br /&gt;&lt;br /&gt;The legal duties on landlords are:&lt;br /&gt;- To pay deposits to an approved tenancy deposit scheme&lt;br /&gt;- To provide the tenant with key information about the tenancy and deposit.&lt;br /&gt;&lt;br /&gt;Key dates for landlords&lt;br /&gt;&lt;br /&gt;The dates by which landlords must comply will vary, depending on when the deposit was received:&lt;br /&gt;&lt;br /&gt;1.   Deposit received prior to 7 March 2011 and tenancy renewed after 12 November 2012: Duty to comply within 30 working days of renewal&lt;br /&gt;&lt;br /&gt;2.   Deposit received prior to 7 March 2011: Duty to comply by 14 May 2013&lt;br /&gt;&lt;br /&gt;3.   Deposit received on or after 7 March 2011 and before 2 July 2012: Duty to comply by 12 November 2012&lt;br /&gt;&lt;br /&gt;4. This service will be available as an alternative option to the tenant taking legal action for recovery of a deposit through the court&lt;br /&gt;&lt;br /&gt;Tenants will be able to apply to the court for sanctions to be applied against a landlord who fails to protect deposits and/or provide information in accordance with the regulations&lt;br /&gt;&lt;br /&gt;The landlord (or letting agent) must apply to the scheme for repayment of the deposit after the end of the tenancy, giving details about how much of the deposit should be repaid to you. The scheme administrator will write to the tenant, asking the tenant to confirm they agree with the landlord’s (letting agent’s) application or whether they wish to dispute the amount.
