Don't Give a "One and Done" to the Equifax Breach

We knew this Equifax breach was only just a matter of time. In the post below by Gene Mundt he gives excellent advice about protecting your identity. Sooner or later we knew there would be a hack of some place that had more than just our date of birth or social. When you check with Equifax and it says that you are probably among the ones who are in the stolen information group please take it seriously. There is nothing worse than trying to deal with a problem after you are already a year into it and the perpetrators have disappeared. Stolen identities bring nothing but heartache and years of trying to right all of the problems with your credit. Follow Gene’s advice and take the proper precautions every day! Don't Give a "One and Done" to the Equifax Breach By now, you've probably heard and seen multiple articles regarding the recent Equifax breach of security. I myself have written and addressed this breach in an earlier post. You may believe you've seen and absorbed all the details and instructions surrounding this breach. And that you've taken the necessary steps to check your credit and finances in order to either repair your compromised credit or further protect yourself. That may or may not be true. Are you willing to take that gamble? Seemingly, many are ... I say that because, as I've continued to read comments left on my post and others' concerning this breach, one thing has become abundantly and alarmingly clear. Too many people incorrectly believe that this notice of the Equifax breach requires a "one and done" reaction. Too many assume that if they check their credit and finances now ... and find no current signs of problems ... that they are in the clear. That they can breathe a sigh of relief. Sadly, that's not true.Stolen private and financial information can have a long and indefinite shelf life in the resale scam market. Just because a breach of your credit and finances has not reared its ugly head yet today ... does not mean it won't do so at some point in the future. As offered in my previous post regarding this breach ... You should react to this Equifax breach assuming the worst. And that's both in the short and long term. You should proactively continue to take measures to protect yourself, your finances, and your credit history/credit scores moving forward ... no matter what your credit inquiries find right now. Consistent timely monitoring is called for.Adopt this mindset. Make it your routine. You'll be better protected and prepared should any issues arise in the future.If you've found that you've already been compromised as a result of this Equifax breach, take action quickly. Following are some of the actions you should take:Contact your bank/financial institution(s). Cancel credit and debit cards immediately.Consider closing your Checking Account(s). Reopen a new one. Change Account Passwords. Change Account Security Questions. Consider placing a fraud alert or credit freeze. Educate yourself thoroughly prior to taking action. Go to annualcreditreport.com for a free credit report. Review it thoroughly. Go to IdentityTheft.gov or call 1-877-438-4338 to report the compromise. Contact any businesses where bogus accounts were opened. Ask that account(s) be closed. If your Driver's License has been stolen: Find your nearest motor vehicles office at usa.gov/Motor-Vehicle-Services. File a Report. Don't overlook checking these types of accounts too: Student Loans, Utilities, Cell Services, Retirement Accounts, Investment Accounts, etc.I can't stress these very important points strongly enough: If you suffered stolen info/data: Keep detailed accountings of any actions you take to address issues that arise. Always request that letters/written proof of your request(s) and confirmation of account closings be forwarded to you. Follow-up on communications and requests until they're acknowledged/received. Having this written proof in your possession can save you time and frustration in the future. Continue to monitor your personal information, credit, credit report, accounts, and finances on a consistent basis in the future.Those intending to do harm using stolen personal and financial information can and will try to do so indefinitely. This is NOT a "one and done" call to action. Stay vigilant from this point forward. You can't buy the first house you look at, can you?

This is an excellent post and read by Mike Cooper. As real estate salespeople we are asked this EVERY DAY multiple times per day by people who see a home they LOVE but are afraid to go home and tell their friends and family they only looked at 1 or a few. I tell them first...who is going to be paying the bills and living there? You have to go with your heart, your gut and with your partner. If all of that is saying this is the house then you need to listen. As Mike states in his article below we have ALL seen people lose homes that they absolutely LOVED because they felt the need to "just look at a few more" JUST IN CASE. Remember, if you love that home, someone else will love it too!And in the market we are in now houses are flying into new buyer's hands. I hear that question a couple times a year. As a matter of fact, my Friday closing was a first-time buying couple who bought the first house they looked at. OK, that's not completely true. I forced them to look at one more on the same street, but they still bought the one the decided on before we met up for the first time. I bring this up because there are no rules about which house you buy and when. If the first house you look at is the house that lights your fire, buy it. If you feel like you must look at a dozen to know the first one is the right one, that's fine, but be aware that it may not be there when you go back. That also happened this week. Can you buy the first house you look at? A super sweet couple wanted to look at a few houses. We could only get one on the schedule for that evening, and they fell in love with it. It was perfect for them and it was nearly perfect in every way. We stayed in the house for two hours. Thank goodness there were no showings after us. They were pretty convinced that they had found the right home, but that nagging question kept coming back to their minds, "You can't buy the first house you look at, can you?" That spurred them to set up a few more showings of other homes a couple days later, and guess what? The house they fell in love with was also a house that someone else fell in love with, but that buyer didn't hesitate. He bought it. My advice is this, if the first house you look at meets all of your criteria: size, condition, location, amenities, price and style, then buy it. Don't let some other buyer steal your dream home because of some mystical suspicion that you should have looked at more. If the first house doesn't meet your criteria, keep shopping, but don't be afraid to make an offer on a house because it's number 1 rather than number 15. If it's right, it's right. 31 Years Today - Wow You Don't See A Number Like That Too Often

Normally when my husband leaves for work he tries to leave quietly if I am sleeping. This morning he took the time to wake me and wish me happy anniversary before he left which got the dogs to barking. Whenever they are not part of something they have to make their presence known, but that is okay with me. Whenever you get married you always say it is for life but when you wake up and you are married 31 years it is still astounding. We have been together almost 36 years which is even more astounding. Time really does fly like they say.Our daughter is getting married in just a few short weeks and we couldn’t ask for a better husband for her. She has a good head on her shoulders and knows that marriage takes work, compromise, empathy and lots of love. When I first met my husband’s mother, in the first five minutes she said to me “You are going to marry my son.” I laughed (heartily) and said “Boy is that wrong!” and here we are almost 36 years later. I don’t know how she knew or what she saw but she knew it after speaking to me only a few moments. F R E A K Y! Especially since she had never said it before to anyone else. Before & After - The Importance of Your Real Estate Photos

When it comes to taking photos of my newly listed properties I am extremely particular. I like to take my own photos unless I am using a professional photographer for the property, as we do with certain properties for various reasons. I like my listings to look a certain way as they represent me and how I do business, not just the seller and their home. For the Active Rain Challenge in May, Dick Greenberg, asked us to take a photo and improve it using software to make it more pleasing to the eye.(Before) * First I cropped the photo to bring the house closer, making it more visible.* Then I increased the clarity and sharpness for better definition.* Finally I lightened the picture slightly so it didn't appear as dark on the front of the house. * Then just for fun I added a frame. (After)Typically when I need to fix photo's I will use Ipiccy.com, Ribbet.com or the Snapseed app. I have also used Gimp. This was a gorgeous home I had listed in Pennsylvania a few years ago. We used a professional photographer but I had snapped a few of my own photos at the time. I also try and take enough pictures so that if any come out poorly I usually have enough to discard the ones I am not happy with. Remember, your pictures are what bring the buyers in! I have been a mom for over 25 years now. Growing up I always looked forward to mother’s day and father’s day – a day when you shower that special parent with love and gifts and let them know they are appreciated. (Even though they always act like they know everything.) Now as I am watching my own daughter mature and always make me so proud Mother’s Day doesn’t seem to have the same connotation it did when I was a kid. She is good to me all year long and I couldn’t ask for more. So do I really need a day? Nah…..but don’t tell my family because I love it when they take time out of their busy schedules to give mom hugs, the chance to see a movie she has been waiting to watch and maybe some shopping. Open Road Tolling For New York By the End of 2017

All around the New York City area and slightly north, toll booths are being removed and replaced with electronic cashless tolling. This means that anyone entering or leaving New York City in their own vehicle will need to have an E-ZPass in their vehicle to pass through these “tolls.” Passing through these tolls without an E-ZPass will create a fine to be paid for your vehicle. These will not be small fines and will be strictly enforced once all of the cashless tolling is fully installed. This step up in modernization will greatly help the flow of traffic, the burning of fuel and commuter travel time. Governor Cuomo hopes to have this in place by the end of 2017. This is also the beginning of a major plan to rebuild and renovate New York’s airports, roads, bridges and an expansion of the Javits Convention Center. So watch out world…New York is getting a make-over! One of My Best Friends Moved Quickly Out of State...

At the end of 2014 one of my good friends asked me what she should do to get her house ready to list for sale. Normally I don't like to do business with friends for a multitude of reasons but there are certain people you know it will be a breeze. I walked through her house (as if I had never been there) and gave her 5 or 6 suggestions that would facilitate a quick sale like I would with any client. In 2015 she had me back, showed me the changes she had made and asked me to list her house. They were looking to leave the state - I cautioned her as we are in a buyer's market and the average DOM (days on market) is a little higher than if we were in a seller's market etc...Her house was the quickest house I sold ALL YEAR. As I sold house after house all year...right through December...her home remained way out in front for positive feedback and quickest sale.The reason why? She asked me what to do and took the advice to heart...I told her there were 3 MUSTS: DE-CLUTTERING - Anything they were not using on a weekly basis they needed to start packing away. This included seasonal clothes, nick knacks, dishes, anything on counter tops and so on.DE-PERSONALIZING - All personal pictures had to go. Any abundance of personal pictures should start to be packed away. Sports memorabilia, hunting items, any overcrowding of personal items needed to be cleaned up.DEEP CLEANING - Everything should appear as clean as possible even if it means touching up paint or painting something over. What does this do? When a buyer walks into your home they find the home appealing if it is clean. They see room for their things if it looks spacious. They can visualize themselves living there if there is a little "room" for their imagination to insert themselves into each room.So when I offered to help my friend, I helped her right out the door and down to Florida in what seemed like a few days. It has been a long time since I have actually had the time to post a blog. Each day I thought about it but was either just too tired or had too much work. Not a bad problem to have but I definitely missed blogging everyday like I used to. There is definitely nothing more satisfying than having so much work (in this business) you cannot make time for some of the fun things you like to do. This year I hope to even it out a little bit so I can get back to blogging.This month I am blessed as I have been given a spot in Top Agent Magazine for February 2016. I was also in Hudson Valley Magazine in January 2016 as one of the Five Star Real Estate Agents of the Hudson Valley. These are the types of things that make you feel good about all of the hard work you do all year long in addition to how happy we make our clients in finding their dream properties. I was able to close several short sales in 2015 that were dragging on and on and looked like they would never close. With perseverance and much determination (and sometimes tears of frustration) those particular ones that the owners had given up on, we got closed before December 31st. Sometimes the banks just make no sense with their decisions in these matters but if you hang in long enough you can get over that enormous hump that seems insurmountable.Happy Valentines Day to all and may 2016 be a great year! Today I read a post written by Maria Gilda Racelis "Is It Okay if We Borrow The Pictures You Took of Our Property?" This is a post where her and a seller have parted ways for whatever reason as we sometimes do and now the sellers are asking if the new agent they now want to use can use her pictures from the previous listing. This seems to me to show a feeling from the get go that they are not confident in the abilities of their new agent. When you are hiring someone especially a licensed professional, you do so because you have faith in their abilities. If you start off with a lapse of faith then how do you think things will proceed from there? Especially if someone you hire is willing to use the work of another? When you decide to hire a professional to market your home you want 100% confidence in that individual that they will take the ball and run with it. That you as their partner will be there to back them up and help them make vital decisions concerning the actual sale. They are your salesperson, photography supervisor, chief negotiator, work oversee person and soooo much more... The list can go on for days in some deals. The Movie John Wick

When I saw this movie I had no idea what it was or who was in it, I had not heard of it before. It stars Keanu Reeves in an action movie called John Wick about a man who is distraught over the loss of his wife and dog. I love Keanu Reeves so when I realized he was in the movie I was excited to see it. However in the beginning there is a scene that was hard for me to take as an animal lover. I think they went a little far with it but the whole movie centers around what happens in this scene. This is definitely not a movie for your kids. If you love Keanu and you love a good action movie with a lot of good humor then this is a great movie to take your sweetie to or to see with a friend. A Snowy Valentine Day

This past week my headaches have really been bad causing me to go to work and just head straight home after work. Then on Valentine's Day I didn't even realize it was Valentine's Day and woke up to the beginnings of a blizzard and another massive headache. I was sitting working when I got a lovely card from my husband which is when I realized what day it was. UH OH! For a few minutes I felt panic and then remembered I had shopped last week (whew!) and everything was either in my closet or in the drawer. Thank goodness I always try to be prepared or this would have been my first Valentines without a gift with this blizzard like snowstorm. This month has been busy for everyone across the board. I have a client whose property developed leaks in the roof. I began reaching out, trying to get someone out to look at the roof to get an estimate. Apparently this time of year is one of the busiest for people who do roofing. I was not having any luck - everyone was telling me they were too busy to even do an estimate until at least January or February. The house developed more leaks bringing the total to 14 and caused interior problems. The interior was ripped out and we were still trying to find someone who could look at the roof and decide what needed to be done.
