Stand Out For Good Reason..

Here we are going into the weekend with 12 more listings. I have some issues with today’s list, some are sloppy staging, bad photos, and some crummy layouts. But there are a few that stand out for good reasons. Some of the homes from today’s episode are unique and standout from the rest. But that usually means they’re custom built homes. First time home buyers have a few to choose from so lets get to it shall we!

In today’s episode, I’ll share an interesting phenomenon with townhouses in Orangeville… and how their prices can fluctuate based on two factors. There can be dramatic shifts in the market within a few days when certain things happen between Semi’s and Detached homes all competing in the lower end of the market

All that, and we’ve got some good looking country bungalows, a couple of nice mid-sized double garage homes (one has a pond, the other is one of the best homes I’ve seen a awhile), and a gorgeous home Orangeville, selling maybe a year after they bought it with some awesome renos. 24 homes in today’s list.

To me, this is the best list of 2012 so far.

The county is bringing the fire today, with a large renovated sidesplit on a big piece of land, plus a couple of great homes in Orangeville, both of which fit into the first time home buyer or contractor category

There’s also a great looking townhouse on James Arrnott, a potentially wonderful investment (or live-in property but it needs work) on 3rd ave in Orangeville, an awesome home on 10th line, and a magnificent property on Mclaren Rd that has it’s own lake and 4 other homes. Remember Eatons??

There is a awesome home on Henry St for $369,000 and it has a huge lot (109X200) and it’s minutes to the Grand River located on a Cul-De-Sac

There’s a detached home for 180k in Shelburne that’s the under the price of a semi! plus a some nice higher end home in the country.

Everybody took great photos, and we’ve got some very unique homes, including a Log home in the county, a mixed-use commercial and residential home on a nice spacious lot with a walkout basement, a detached home with a great lot backing onto greenspace, and some other great listings.

Are You Prepared or Are You On The Fence?

There are two schools of thought when most people buy a home. The first one is, let’s hold on until we’re absolutely ready because I don’t want to get too excited, or the second one. Let’s gather as much information as we can, early on, so we can be prepared when the time comes.

In today’s video, I spend a little bit of time discussing the pros and cons of each, and why I believe one is better than the other. You can probably guess which one I’ll recommend… but what I hear most often is that most people don’t want to waste their time, or mine. Which is very fascinating to me, because if you think about how long it takes to see 3-4 homes (not to buy, but to see what they look like), plus working through the costs and steps to take… let’s say it’s two hours. The chances of being safe, of learning a lot of information that will help save time and money… I just think it’s a great thing to do, especially with one of the largest decisions of your life.

So if you want to come by and meet, or go on a tour (we do them seven days a week), or come to one of my next buyers classes, just click the boxes on the left. Or if you want to hold off, that’s a perfectly great choice too. But just know that it’s never a waste of time to be prepared.

To start us off, we’ve got 3 homes on the same street that an investor is selling, all in the mid-$200′s and there’s a lovely starter detached home with a detached 3 Car Garage/Shop with a finished Loft/Entertainment area, and a whole lot more…. Seventeen listings in total.
