				<content:encoded><![CDATA[<p>It seems like every week there is an exciting announcement of a new development, restaurant, retail space, or bar in Miami.  Recently the development news has been focused on where soccer star David Beckham will build a brand new stadium for his new MLS team. <span id="more-1534"></span> Along the way there have been rumors of a stadium in <a title="Wynwood" href="http://www.exmiami.org/index.php/beckham-considers-putting-stadium-wynwood/http://" target="_blank">Wynwood</a>, playing at <a title="FIU or Marlins Park" href="http://miami.cbslocal.com/2013/11/13/beckham-considering-marlins-park-fiu-stadium-as-temp-mls-home/" target="_blank">FIU or Marlins Park </a>and now the latest possibility is a boat slip next to the American Airlines Arena.</p>

<p>Of all the proposed sites, this makes the most sense.  Biscayne Boulevard has long been a concrete jungle surrounded by parking lots.  Recently the Downtown Development Authority announced its plan for a <a href="http://miami.curbed.com/archives/2014/04/18/biscayne-boulevard-grand-promenade.php" target="_blank">grand promenade</a> on Biscayne Boulevard.  The intention there is to create more green space and beautify the downtown area.  This stadium plan creates even more green space, on the waterfront.</p>

<p>Now imagine this:  A new soccer stadium and team sandwiched between Miami&#8217;s most successful sports team and brand new world class Art and Science museums.  With the Miami World Center being built just a few blocks away, the new Genting Resorts World Property to be developed nearby, and the brand new Zaha Hadid One Museum Tower to be built across the street from PAMM, Biscayne Boulevard is getting a dramatic facelift, and I like it!</p>

<p>Insignia Developers has two homes that are about to be completed.  One on 7360 SW 53 Place and the other on 7700 SW 53 Court.  The former boasts more than 7,000 square feet of living space situated on a 12,500 square foot lot.  Featuring high end appliances, two car garage, pool, a first floor open living space, two covered terraces and much more, the home is being offered at $2,895,000.</p>

<p>Neighbors in the High Pines and Ponce Davis areas must have thought they were witnessing the worst April Fools Day prank this past Tuesday when the beautiful home at 7437 SW 52 Court was razed to the ground.  That was not a prank!</p>

				<content:encoded><![CDATA[<p>One of the best things you can do as a seller is edit your home to maximize open houses and showings.  Buyers need to see themselves living in your home and sometimes interior design differences or style preferences become an obstacle to potential buyers imagining their things in the house.  One of the first things I address with clients preparing to list their homes for sale is how they can edit their home.  Here are some of the helpful tips I share:</p>
<p><span style="text-decoration: underline;">Purge</span>: <em>Less is more </em></p>
<p>Eliminate, store, and put away as many family photos frames, kitchen counter top appliances, as many small decorations and knick knacks as possible.  The more items around to draw the eyes of a potential buyers means the less opportunity for them to truly see and interpret the space they are in.  Here is an example of a kitchen where appliances were taken off the kitchen tops.</p>
<p><a href="http://adrianfoley.retomato.es/wp-content/uploads/2014/04/016-798105-print.jpg"><img class=" wp-image-58 aligncenter" src="http://adrianfoley.retomato.es/wp-content/uploads/2014/04/016-798105-print-300x200.jpg" alt="016-798105-print" width="337" height="224" /></a>Before the photo above was taken, the counters were home to a large toaster, coffee grinder, electric tea pot, wine aerator, french press pots, note pads and pens by the telephone, paper towel holder, and baskets. By putting those items away and clearing up the counter space the sellers emphasized how much space there is in this kitchen.  Potential buyers walking into the space noticed that.</p>
<p><span style="text-decoration: underline;">Appeal to the Senses</span></p>
<p>Enhance corners of your house with scent sticks or candles.  Choose scents that are masculine and feminine, meaning not t0o cloying and not too sweet.  Mandarin is one example.  Alternatively, find a a scent that is relaxing such as lavender.  Some scents are expensive but last longer and come in beautiful vessels.  Lafco candles and home scents offer a great variety of scents and elegant in appearance.</p>

<p style="text-align: left;">Of course, there are very easy ways to scent the home that doesn&#8217;t involve expensive candles or scents.  In the kitchen you can boil cloves or cinnamon sticks prior to an open house or showing.  The smell will linger in the space and provide an appealing scent.</p>
<p style="text-align: left;"><span style="text-decoration: underline;">Everyone Loves Plants</span></p>

<p style="text-align: left;">Your home only has one chance at making the first impression of a future home on a potential buyer.  Spend a bit of time and money to spruce up the front of the home.  If you have a lot of bushes and tress in the front, consider having a service prune the branches and cut the hedges.  Perhaps plant some small flowers to provide some color.  Another easy option in tropical Miami is tie some orchids to tree trunks in the front of the home.  These are small touches that go a long way in getting the attention of a buyer before they have even walked through the front door.</p>

<p>Clean up and put away everything that you can.  Many times garage spaces seem smaller then they actually are because of the clutter that is scattered around.  Cleaning up and organizing a garage will give potential buyers piece of mind that they will have plenty of storage space for their cars and belongings in your garage.</p>
<p><span style="text-decoration: underline;">Closets</span>:</p>
<p>Can be full but need to be orderly.  The container store sells great closet storage accessories and closet space organizers.  Remember that you want to emphasize the amount of space is available for a buyer&#8217;s things and not how little space there is for your own things.</p>

<p>November was a strong sales month for Key Biscayne condominiums.  There were a total of 15 sales ranging from $250,000 to $3,000,000.  The highest sale of the month was at the <strong>Grand Bay</strong>.  Unit 903 of Grand Bay Tower I sold for $862 a square foot.  The lowest sale of the month occurred at the <strong>Galen Drive Condo</strong>.  Unit 201 sold for $250,000.</p>

<p>The average <strong>Sale to List Ratio</strong> for the month was <strong>96%</strong>.  The sale to list ratio is calculated as the final sale price (what a buyer pays for the home) divided by the last list price expressed as a percentage. This means that in the month of November the average sales prices was just 4% less than the listed, or asking price of sellers.  This ratio indicates a good seller’s market.  If you have been considering selling your property on the key, now is a good time to list.</p>
<p>Since the beginning of the year the average sale to list ratio for condominium sales in Key Biscayne has not been less than 94%.</p>
<h1 style="text-align: center;"><strong><span style="text-decoration: underline;">Whats On The Market Right Now</span></strong></h1>
<p>As of December 3, there are 111 active condominium listings on Key Biscayne.  These range in price from $265,000 to $7,499,000.  The average listing price per square foot is $723.  In the chart below is the average listing price per square foot calculated per size of apartment.</p>
