Pre-approval is an important part of any real estate transaction, whether you’re buying or selling. For both buyers and sellers, it’s important to understand the lending side of the deal, since this is what really determines whether a deal can make it through the closing table. If a lender hasn’t completed an accurate pre-approval process, the deal will fall through 90% of the time. It’s important to have a good understanding of the difference between a pre-approval and a pre-qualification. A lot of the issues that can cause a deal to fall through can be avoided by completing an in-depth pre-approval before making your offer. Things to Know About the Palm Beach County Market

If you’re looking to jump into the Palm Beach County real estate market, here are some things you need to know.

The real estate market can be a little bit confusing, especially if you’re getting your information from friends, family, or the news. So I wanted to give you some accurate information about the Palm Beach County market.

Last month, we had 5.1 months of inventory. That means we’re still in a seller’s market. If you’re looking to buy, you’re going to need to be prepared, and if you’re looking to sell, you’re going to be pretty happy.

35.7% of all transactions that closed last month were cash. There were no appraisal contingencies and no financing in these transactions. The median price was $327,000 and that number keeps rising. We still have room to grow, as the number when we were at the height of our market was around $375,000.

A question frequently asked is this: “Are you buying or selling in a buyer's market or seller's market?” It depends on two things: the area and the price range that you’re in. For example, if you’re buying or selling a single-family home in the $200,000 to $250,000 range, then you’re in a very strong seller’s market. There are only about two months inventory in this price range.

There’s always an opportunity in the market.

If you increase your budget and you’re buying or selling in the $300,000 to $400,000 range, then you’re still in a seller’s market and there’s only about three months of inventory. Sellers are receiving multiple offers for these homes and buyers are going to have a hard time beating out the competition.

If you move into the luxury market ($600,000 to $1 million range), you’ll see we’re in a buyer’s market. We have nine months of inventory in this market, so if you’re looking to buy then you’ll have plenty to choose from. The same goes for homes that are priced at $1 million or more. We have 16 months of inventory available in this market, making it a strong buyer’s market as well.

Today I want to go over a few things you should know
before buying a home in 2017.

It turns out that the FHA will no longer implement a reduction in fees. Because of this change, there are some things you should know about buying a home in 2017.

If the FHA fee reduction had gone through, it would have saved the average FHA buyer $500 to $600 a year. That means the loss of that reduction won’t impact your ability to buy a home.

Also, Realtor.com reported that in December 2016, the number of people looking at properties increased from 40% to 80% compared to December 2015.

Many buyers are trying to purchase a new property before interest rates rise, which is smart as increased interest rates would greatly impact buying power. That’s why if you’re looking to buy, you need to hire the right agent to ensure a quick and successful home purchase.

First of all, if you suddenly lose your job but can afford to keep your home, don’t put it on the market right away. See if you can get a new job in the same area before you sell. If you can’t make your mortgage payments without your job, call us right away.

Another stressful life event that can impact your transaction is a divorce. You need to deal with what makes sense. Should you offer a buyout? Should you agree to sell the home? Which option is the best one for you?

Saving Thousands of Dollars on Property Taxes

Since market values have gone up 9.5% on our taxes for homes

in the past year, you need to know how to budget for your tax amount.

Property taxes are an important part of our budgets when we’re buying a new property or looking at how a property cash flows. This past year, our market values went up 9.5% on our proposed taxes for our homes. What does that mean? If your property was homesteaded, it likely means absolutely nothing. For example, for my primary home, the market value actually went up $125,000, and yet, my assessed value only went up $2,000. If you own an investment property or a commercial property, however, you don’t have that benefit. You may be a little shocked this year when you get your tax bill, but you can make that payment in November. The other person who might be a little shocked this year is the one who purchased a home last year, especially if that home had the “save the home” benefit. You may have budgeted for a lower tax amount or had a lower tax amount in your escrow account, and now you’re having to make up for last year, plus your lender will adjust your escrow account for next year.

It’s not important what the taxes are today, but what they’ll be in the long term.

”

We’re getting a lot of calls from buyers and sellers who are confused about taxes, especially those who’ve just made their purchase. If this includes you, here’s my advice:

If you already own a home and it’s not homesteaded, and it’s now a financial challenge for you, give us a call and let’s look through your options. Maybe that property that did create cash flow is no longer the right option.
If you just purchased a new home, make sure you file for homestead exemption. That will save you thousands of dollars in the future, plus provide other benefits.

If you’re in the home buying process, it’s not important what the taxes are today; focus on what they’ll be in the long term. What you need to do is look at the current owner’s market value versus the assessed value. If there is a differential, your taxes will likely go up in the future. That’s OK as long as you budget accordingly.

This is important to remember if you know your escrow account might be a little short. You can set that money aside and you won't be as surprised next year when you receive a higher tax bill. So, go ahead and file for the homestead if you can. Today I wanted to switch things up a bit and share with you the four lessons that I learned while on vacation in Greece. There are lessons all around us everywhere we go.

The first is to be open-minded. One thing I was really concerned about was the cuisine because I wasn't sure if I'd like it. I didn't like Greek yogurt, but what I discovered was that I just had never had great Greek yogurt. In Greece, we enjoyed fresh Greek yogurt every morning, and it was delicious! Imagine if I had been unwilling to try something new— I would have missed out on discovering one of my new favorite things.

The second thing I learned was to be willing to try something new. We also rented scooters and ATVs in Greece, which scared me a bit because we weren't familiar with the area, and honestly, they drive a little bit crazy over there. We decided to try something new, though, and we got to see parts of Greece that we would never have gotten to see if we hadn't been willing to just give it a try.

Another thing I learned was to treat everything like an adventure. Even something like getting lost can be fun. Look at life that way— what are you doing in the moment, and how can you make it fun and exciting instead of just looking at what's wrong.

Finally, the fourth thing I learned was to set big goals and allow yourself to dream bigger. My husband and I were celebrating our 30th wedding anniversary, and we thought back to our honeymoon. It was very different than this trip; it was a very short weekend trip, which we thought was wonderful at the time. Because we've allowed ourselves to think big and dream big, we were able to take this amazing trip.

Fun Things to Do in Palm Beach County

People ask me all the time what my favorite things to do are in and around Palm Beach County. There is so much to do that I don’t know if I’ll be able to get to it all, but I’ll try.

One place I love to go that’s great for the whole family is Lighthouse Cove Adventure Golf. They have two 18-hole courses, which are both beautifully maintained. They are North Palm Beach County’s premiere mini-golf courses. After you’ve played a round, you can go have a burger or ice cream sundae at their fast casual restaurant inside. They do corporate events as well as children's parties.

South Florida has no shortage of great restaurants. One of our favorites is Rocco’s Tacos. They even have multiple locations in the area, so you’re never too far from one. They make delicious tableside guacamole. U-Tiki is a great place too. They are right on the water, so you can arrive by car or boat.

Another great restaurant is Guanabanas. At this place, you’ll enjoy beautiful views, outdoor dining, and great entertainment. When you’re done eating, you can head on down to their dock and hop on a paddleboard or kayak, which you can rent right there.

If history is more of your thing, check out the Jupiter Inlet Museum. It’s an amazing place, and you can even take a tour of the lighthouse.

One of my favorite parts about Palm Beach County is the abundance of shopping, restaurant, and entertainment options available. Harbourside in Jupiter, Downtown West Palm Beach, and City Place in Clematis are all great hotspots. Downtown Delray Beach is a great place, too, and has some of the most beautiful beaches around.

Lion Country Safari is Florida’s only drive-thru safari where animals roam free and humans roam in cars. It’s really a special place.

Our tour wouldn’t be complete without a trip to the beach. Many of our beaches in the area are world-famous. There are quiet beaches, touristy beaches, or pet-friendly beaches. You’ll love it.

1. Treu Group Real Estate. This is our very own free app in the app store. It has all of the local companies that we know and trust. Whether you need a good local contractor, or want a restaurant or doctor's recommendation. We even have some of the various charities we support on there.

2. Handy. Handy is an app where you can get a handyman or home cleaner to come over and do necessary work on your home. We have also given you a referral code so you can save on your first cleaning.

3. Pinterest. This app isn’t just popular for brides to be and home chefs, it can also be used to update your home. There are so many great home improvement ideas on the site. In fact, we recently did an update in our kitchen and the idea came directly from Pinterest.

4. iHandy level free. Who has a level anymore? Well, if you have a smartphone, you don’t need one. This app works great for hanging art or pictures up on the wall.

5. Encircle. This app will allow you to document and store information about all of your valuables in case of a future insurance claim.

6. Houzz interior design ideas. If you’re looking for ways to spruce up your home, this app has plenty of them.

7. iScape free landscape designs. If you’re going to be doing some outdoor landscaping, before you go out and make it happen you can use this app to see what the before and after will look like. You’ll be able to get an idea of how things will look without making a commitment.

Can You Still Get Financing After a Foreclosure?

One of the common questions I get from my clients is how quickly can they enter back into the real estate market if they have suffered through a short sale, deed-in-lieu, foreclosure, Chapter 7 bankruptcy, or Chapter 13 bankruptcy.

You need to know a few things first. Depending on the type of loan product you used and which of the four procedures you went through, your time away from being allowed to purchase will vary.

However, most people can enter back into the market in two to seven years in order to get financing.

Non-traditional financing may be a valid option for you.

One other option if you’re almost done with your waiting period is to use non-traditional financing. The interest rate for these loans will be a bit higher, but you can qualify one day after a foreclosure or a short sale. That way, you can get into a home, and then refinance after your waiting period is over.

One of the benefits we have here in South Florida is the ease of travel. We're seeing people thinking of moving to Florida because they have business flexibility, they're retiring, or maybe they're moving their whole company. Why? Well, we have three airports, which not only gives you plenty of options, but very competitive flight rates as well. Let's take a look at the three.

In West Palm Beach, we have PBI (Palm Beach International) which is a great airport with many options, and is easy to get in and out of. Our second airport is in Ft. Lauderdale - Hollywood International. It has a bit more to offer for flight times and travel options, and a few more airlines, like Jet Blue. If you like to travel internationally, you have MIA (Miami). If you live in Palm Beach County though, you may be thinking you don't want to go down to Miami. Let me tell you though, my latest experience was really easy! I was able to get on the tri-rail here in Palm Beach County that took me all the way to the airport. It saved me a lot of money and I avoided driving in rush hour traffic.

Life-Changing Advice I Learned from UPW

Today, I’m going to talk about what I learned from Tony Robbins. I recently returned from his Unleash the Power Within event, and I wanted to share a few things with you that I learned and hope will help you.

One of the things Anthony says is that there are only two states in life: beautiful, or suffering. He told me personally that stress is suffering. Many of us high-achievers can identify with that. Suffering can also manifest in depression, anger, or disappointment. He asked us an extremely important question: “What if you didn’t have to have a world filled with suffering?”

Life really is too short to suffer, and that question really impacted me. Problems and happiness have no relationship. We all know people who have really great lives but they are miserable. We also know people who have legitimate challenges but they are very happy and inspirational to all of those around them.

If you are facing some problems, consider the words that you use and how they impact your outlook. You may be saying things that cause you to stay in a negative state. Here’s a little exercise: first, go through your day from morning to night and say everything you are going to do using the phrase, “I have to ____.” Go through your entire day. Next, go through your entire day saying, “I choose to ____.” Finally, go through your day again and say, “I am blessed to ______.” Consider how you feel afterwards each time.

When you have to do something, it tends to cause anxiety and stress. If you choose to do something, that is a more optimistic approach. If you are blessed to do something, that can help you feel more grateful in your day to day life. According to Anthony, words can change our biochemistry and actually change our lives. That is great news, right?

Finally, I want to share three things you can do in order to remove suffering.

Appreciate everything and every opportunity.
Learn from your experiences.
Love, give, and be grateful!

Today, I’ll show you a few strategies to update your home and maximize the resale value. If you’re thinking about selling your property, there are a few things you can do to get top dollar.

First, look at your kitchens and baths. Kitchens are what sell homes, and baths are what keep buyers in that home. Now, that doesn’t mean you have to start from scratch on the kitchen. Instead, find a great new granite or quartz countertop that will help you achieve that luxury feel. You can also do simple things like updating your lighting and your faucets.

What else do you need to do? Many people need to simplify and reduce clutter. Having a light, open home will definitely help you get top dollar.

Plus, you always want your flooring to be in great condition, so consider updating or replacing that used carpet.

What’s Happening in Palm Beach County Real Estate?

How do the latest real estate statistics impact your home value? Today, I’ll go over some interesting information from the Palm Beach County real estate market.

First of all, I want to show you the hottest market in Palm Beach County. The number one zip code for home sales is 33411. The people in Royal Palm are pleased with that. Last month, they had 99 closed home sales.

The top five markets are all Western Communities. These include cities like Palm Beach Gardens, Wellington, Lake Worth, and Boynton Beach, zip code 33437. Boynton Beach is an ideal area for seasonal guests.

Statistics also reveal the number of days on market is down year over year. However, that number has increased in the last couple of months. If you’re thinking about selling, it may take you a little bit longer to get that contract, so we need to talk about when the ideal time would be to list your property.

Inventory is growing. We’re still in a seller’s market overall, and some areas are in a very hot seller’s market. However, inventory is going up. The luxury market in particular is definitely seeing more and more homes come on the market.

That said, 24 zip codes in Palm Beach County did not have a single sale last month. Not one condo, single-family home, or villa sold. There are really two different markets here in Palm Beach County.

Do you want to have closing papers in your hand by the end of the year? What do you need to do to make that happen?

Many buyers and sellers want to be moved by the holiday season or by the end of the year. In 2015, we have seen some major changes as part of the new TRID regulations. You don't need to know all the details about it - that's what we're here for - but if you want to sell or buy a home between now and the end of the year, you need to be aware of the new timelines.

A lender who could typically close a loan in 15 to 30 days will now need about 45 days. Some of the bigger banks that needed 60 days are now at 90 to 120 days! This means that you need to start the process earlier to achieve the same timelines you would have been able to do a year ago.

Today, we're going to talk about property taxes. The good news is property values are up. The challenge is that when property values go up, so do your property taxes.

If you have a homesteaded property, you definitely have good news. Thanks to Save the Home protection, many people saw almost no increase in taxes on their homesteaded property, even though the property's value went up.

If you own a second home, commercial property, or investment property, you probably saw your taxes increase by as much as 13%. Property values are only going to continue to rise, so make sure your budget allows for property tax increases in 2016.

Now, if you purchased a homesteaded property in 2014, you were probably surprised with a big jump in your property taxes. You do get that homestead protection, but you lost all of the savings that the previous owners collected over time.

Right now, we have 4.5 months of inventory, putting us in a strong seller’s market. If you’re thinking of selling, this is the perfect time. If you price it right, have the right condition and perfect marketing, you are going to win. You might even get multiple offers.

In the market of homes listed $400,000 and below, the average days on the market is 33 days or less.

As for the $400,000 - $600,000 price range, those homes are selling in an average of 52 days and homes listed from $600,000 - $1 million are selling in an average of 95 days.

What does this mean for buyers in a seller’s market? It means you need an agent on your side who can educate you about the buying process, be on your side during negotiations, and make sure you get a fair deal on a home.

Here’s one interesting thing we saw. In July, there was a 16% increase in foreclosures. After 10 months of previous decline, this is an interesting development. We’ll keep an eye on the situation to see if it’s just an anomaly, or something that could develop into a trend.

One hour can truly change your life and your business. One of my favorite new things to do is a Miracle Morning. This is a great, easy read, and there's a version of the miracle morning that will work for you.

How you start your day impacts the rest of your day, and the success you achieve. Give yourself the gift of one hour.

Start with a big glass of water, not coffee, to refresh and re-hydrate yourself. Next, sit and be still. Enjoy the silence around you.

Then, do your affirmations. Right now, it seems like everyone does affirmations, but these affirmations may not be taking them to their goals. Be purposeful with your affirmations.

After that, spend a few minutes visualizing your life. You can imagine your life with all of the things you are working towards, or simply picture the day ahead.

Writing for a few minutes is also helpful in getting the correct mindset for the day.

Reading for a few minutes every day is a great way to enjoy a large number of books throughout the year.

Finally, give yourself the gift of exercise. By getting up and moving, you'll feel better and you'll have more energy.

As we head into the busy selling season here in Palm Beach County, I wanted to give you a few pieces of advice when you're trying to sell your home. I've noticed a lot of people falling victim to the same mistakes, and I want you to be able to avoid these issues when you sell.

Not thinking ahead. What I mean by this is that you need to look at what other sellers in your price range have done, and then make the necessary repairs in order to get top dollar on your home. Understanding what is expected will protect you from over improving and losing money.
Don't get too trendy or too personal. A neutral home is the one that sells the best. Don't get caught up in trends. Avoid flashy colors like pink or red, and just go with earth tones. You want your home to appeal to the largest audience possible, and not everyone likes a bedroom that's painted pink.
Don't add special accessories to outdated features. If you have outdated counter tops you can't disguise the fact by putting granite on them. The buyer will probably just want to rip them out and replace them with new ones. Either give them a credit or do the job completely.

One question we have been getting a lot lately from home buyers is: Should I consider purchasing a foreclosure?

Well, there are some really great deals associated with foreclosures, but some people are under the impression that foreclosures only exist as beat-up, old homes. This couldn't be further from the truth. In fact, there are great deals in every price range when it comes to foreclosures.

Our video today takes place in one of our luxury foreclosures here in Palm Beach County. As you can see, the property is in great condition, and has even been professionally staged. However, it isn't uncommon to find a foreclosure that doesn't have a kitchen, or any appliances. This is why it's important to be clear with your team on how much work you are willing to do and what kind of foreclosure you are looking to buy.

You can't assume you have an out for your foreclosure. With your inspections, you will need to make sure you are OK with this property. If they find something that the bank is willing to fix, you want to go ahead and proceed with that deal.

One more important thing to remember with foreclosures is that sometimes liens attached to the property stay with the property after you close. This is why it's always a great idea to have your home's title policy reviewed, to make sure you have clear title.

Today we wanted to take a moment to address some of your concerns regarding the Palm Beach County real estate market. When the latest statistics came out, many people called me, worried about the numbers. So I wanted to take a moment to walk you through them.

The biggest concern was over the median sales price, where we saw a decrease of 8.8% year over year. If you just hear the figure out loud and don't understand why it dropped, you may think our market is shifting to a buyer's market.
However, if you look at the numbers more in depth, you will find that 1/3 of closings last month were distressed properties, foreclosures, and short sales. Distressed homes always impact our median sales price in a negative way. When you take these properties out of the equation, our market is much more calm.

Now we did have some good news as well. The median number of days on market is down by 10%, meaning that homes are selling faster. The other important piece of news has to do with our supply of inventory. Right now, we are down 3.2% in inventory from last year, but there were 33% more closings this year than there were a year ago. Pending sales were also up 29.8%.

98% of home buyers begin their home searches online, and 92% of them want to see high quality photos of homes online. If your home is for sale, it is important to look at how your home is being marketed. Many sellers never see the photos of the home which is a big mistake. It's your home's first impression, and if you don't have good photos online, you are missing out on a ton of potential buyers.
What do we mean by good photos? Well, we certainly don't mean photos taken with cell phones, with other people in them, with pets, or with bad lighting. We use a professional photographer on our homes, and enhance the photos to make sure the sky is always blue and the grass is always green. It's important to have an agent who understands marketing, and that's what we do. Welcome back, to a new year and a new blog post. Today we are talking about why we believe 2015 is "The Year of the Millennial."

How do we know this, and why is it important? Well, there are 82 million millennial's out there right now in our country , many of who intend to buy a home in the next 4 years. So, what exactly qualifies someone as a millennial? Generally, the term "millennial" refers to someone who was born between 1980 and the early 2000's. If you are thinking of selling your home, it's important you hire an agent who understands what's important to this huge group of buyers, as well as how to communicate with them.

We have several members of our team who are millennial's themselves, and are joining us today to give you some tips on how to reach and communicate with these buyers.

First off, millennial's love social media. They created it, after all. Millennial's also rely heavily on online reviews when making any major purchase. I want to let you in on a little secret. We get asked all the time whether December or January is a better time to list your home for sale. Most people would guess that January would be a better time, due to the rush of the holiday season being over and the new year beginning, but most people would be wrong. We would like to show you an insider secret that most real estate agents don't know and that is: December is the perfect time to sell.

Over the past 4 years, more homes have closed in the month of December than January. Why? For a few reasons. One being that we have a lot of people that want to benefit from property tax breaks by buying before the end of the year. We also have a lot of cash buyers visiting the area.

Another thing to consider is real estate is all about supply and demand. Did you know that last January, inventory rose 68% from the previous December? In December, we have nearly the same amount of buyers, but far less choices for them, which drives the prices of good homes up.

Many people have asked us lately: "What's going on with our real estate market in Palm Beach County?" Today we have some good news.

We are still in a seller's market - with 5.7 months of inventory, we're close to having a neutral market of 6 months worth of inventory. We've also been seeing many cash transactions lately; in fact, 41.7% of recent transactions have involved a cash closing.

What does all of this mean? These trends are good for a recovering market, as there aren't concerns about appraisals on these deals. Also, it means the market has become stable, as the cash transactions will not be at any risk of future default.

This last month, we had the lowest number of new properties coming on the market since February. If you're looking to sell a Palm Beach home, now is the ideal time. There is less competition, a great chance to get a higher price for your home, and an opportunity to get your home sold quickly.
