Palos Verdes Homes Sales September 2026

Palos Verdes real estate sales September 2026 for Palos Verdes homes decreased compared August 2026. 51 Palos Verdes houses sold in September compared to 57 homes in August and decreased from the 70 homes that sold in September 2025. There were 59 Palos Verdes single family homes pending in September which increased from the 55 homes pending in August. The number of active Palos Verdes homes for sale in September (152) decreased from the 162 homes for sale in August.

Average sales price for Palos Verdes homes sold in September decreased to $2,736,000 compared to $3,774,000 in August and increased from September 2025 at $2,447,000. Price per square foot for Palos Verdes houses that sold/closed escrow in September decreased to $953 from $1108 in August. Average days on market in September was 48 days which increased from the 39 days in August. Months of inventory (months it would take to sell existing inventory at the current rate of sale) was 3.0 months in September which increased from 2.8 months in August for Palos Verdes homes for sale. A “normal” or balanced market is considered 3 to 6 months of inventory (3 months or less is a seller’s market and more than 6 months is a buyer’s market). Currently, there are 144 single family Palos Verdes homes for sale. 67 Palos Verdes houses are in escrow (40 homes have pending sales and 27 homes are active under contract). Additionally, 18 homes have sold/closed escrow in the first 9 days of October.

Palos Verdes Celebrates Local Harvest Festival/Halloween Fun 2026!

Fall has arrived and Palos Verdes home owners can begin this holiday season with a local Harvest Festival which will be held on Sunday, October 11, 2026, from 11:00 noon 2:00 p.m. at Green Hills. The day will consist of pumpkin carving, live music, food trucks, pumpkin patch, arts & crafts, hay rides and face painting. Green Hills is located at 27501 S. Western Avenue, Rancho Palos Verdes. On Saturday, October 17, 2026, from 11:00 a.m. to 2:00 p.m., “Trunk or Treat” will take place at the Ken Dyda Civic Center located at 30940 Hawthorne Blvd., Rancho Palos Verdes. This family friendly activity, sponsored by the City of Rancho Palos Verdes, will be an afternoon of fun and you are encouraged to wear your costume. This is a great time for Palos Verdes homes owners to enjoy an afternoon outing with their family. The event will include: Arts & Crafts Vendors, Face Painting, Live Music & Entertainment, Decorated Car Trunks, Trunk or Treating for Kids, Inflatables, Costume Parade, Puppet Show & Food Trucks. There will be free shuttles & additional parking at the Point Vicente Interpretive Center located at 31501 Palos Verdes Drive West.

On Saturday, October 31, 2026, from 3:00 p.m. to 6:00 p.m., the “Promenade PV” will be celebrating the season with a fun family Trick or Treat event. This magical evening will include a haunted house, carnival rides, face painting and a scavenger hunt. Make sure you wear your costume to join the costume contest. The Palos Verdes Library District is offering a variety of adventures for visitors of all ages in the month of October. Below are just a few of the great activities:

Knitting – will take place at the Malaga Cove Library every Thursday in October from 10:30 a.m. to 12:30 p.m. This is a chance to bring your projects and join the group for a morning of stitches.

Elixir Piano Trio will be playing on Saturday, October 17, 2026, from 3:00 p.m. to 4:00 p.m. at the Peninsula Center Community Room.

Let’s Talk Music! A listen and discuss program of select albums and artists. This group will meet on Thursday, October 8, 2026, from 5:30 p.m. to 6:30 p.m. at the Peninsula Center Library – Purcell Room.

Sourdough 101 will take place on Saturday, October 10, 2026, at the Peninsula Center Library from 3:00 p.m. to 4:00 p.m.

Tech Knows will take place on Tuesday, October 13, 2026, from 2:00 p.m. to 4:00 p.m. at the Malaga Cove Library Community Room.

Haunt Your Look – Halloween Make Up – will take place at Miraleste Library on Thursday, October 15, 2026, from 3:00 p.m. to 5:00 p.m., for grades 6 thru 12.

Plant Swaps will take place at the Miraleste Library on Saturday, October 17, 2026, from 11:00 a.m. to noon.

Check Mates: A Multigenerational Chess Meet-Up will take place on Saturday, October 31, 2026, from 2:00 p.m. to 4:00 p.m. This is for all adult and junior players. This is a multi-generational chess meet up, where players have the opportunity to pair up and share the game of chess. Chess players 3rd grade and up are welcome. (All caregivers must stay with children for the duration of the event.)

Monthly Movie will take place on Thursday, October 29, 2026, at the Peninsula Center Library from 4:00 p.m. to 6:00 p.m. This month’s show will be Spooktober Movie.

Book Clubs

Miraleste Book Club will meet on the second Saturday, October 10, 2026, from 1:00 p.m. to 2:30 p.m. They will be reading “The Sentence” by Louise Erdrich.

Agatha Christie Book Club – The Movingfinger (1942) will take place on Friday, October 23, 2026, from 4:00 p.m. to 5:00 p.m. at the Peninsula Center Library Purcell Room. You will read books written by the all time best selling novelist, Agatha Christie including some of her most famous books, her biography and discuss what makes them so successful.

Price per square foot for Palos Verdes Drive South houses that sold in the first half of 2026 increased to $829 from $692 in 2025, a 19.8% increase. Average sales price for Palos Verdes Drive South homes sold in the first half of 2026 increased to $2,459,676 in 2026 compared to $2,152,853 in 2025. The most expensive Palos Verdes home sale in Palos Verdes Drive South was $7,950,000 and the lowest priced Palos Verdes home sale in the Palos Verdes Drive South neighborhood was $1,225,000.

Currently, the Palos Verdes Drive South neighborhood has 34 Palos Verdes homes for sale. Peninsula Seniors Present Bohannon Lecture Series & Coffee & Cars October 2026!

Palos Verdes homeowners have great presentations in the October 2026 Peninsula Seniors Bohannon Lectures Series. These Lectures take place at Scriba Family Center located at 602 Deep Valley Drive, Rolling Hills Estates, with in-person lectures beginning at 10:30 a.m. on the following Wednesdays:

October 7 – “The History of Tea” will be present by Wen Chen, Caltech alumna and scientist who explores the ancient Chinese tea culture evolving through the dynasties from an herbal medicine to the now popular drinks worldwide.

October 14 – “A Caravan of Martyrs: The Hashemite Family Since the Mid-19th Century” will be presented by local historian and author Jim Schneer who returns with the story of an important Middle Eastern family with a prominent role in the Islamic community for the last 800 years and ruled four Middle Eastern countries.

October 21 – “Los Angeles County Supervisory Update” will be present by Janice Hahn, a member of the LA County Board of Supervisors 4th District, who will be discussing issues and legislative priorities that she is promoting for the citizens of LA County and upcoming community issues.

October 28 – “Halloween Music Special” will be presented by members Ann and Lee Strong who will be sharing a special holiday lecture to celebrate scary stuff. They will discuss and sample pieces of music written for or abut Halloween, focusing on three themes: “All Harrows Eve,” death, and witches & the devil from the 17th through the 20th century.

On Saturday, October 3, 2026, Coffee & Cars will take place from 7:30 a.m. to 9:30 a.m. on the top parking deck of the Promenade Mall. On the first Saturday of every month, a group of car enthusiasts bring their Hot Rod, Custom, Muscle Car, Sports Car, Antique, and other special interest vehicles to this location where you can admire the cars, meet the owners and ask them questions. To reach the top parking deck, enter from Indian Peak Road at the Peninsula Shopping Center off Silver Spur Road and Hawthorne Boulevard in Rolling Hills Estates.

Palos Verdes Peninsula Land Conservancy Hikes & Trails October 2026

The Palos Verdes Peninsula Land Conservancy has many exciting events for the community during the month of October. Included are Garden Nocturne event, Native Plant Nursery, Nature Walks, Coastal Birdlife Walk, Guided Garden Tour, Story Time Tails, Nature Club for Kids, Native Plant Care & Sales, Wildlife Tracking & other Volunteer opportunities for everyone. Most of the preserves and the White Point Nature Center & George F Canyon Centers are open. In order to keep all these areas open, volunteers are needed to help restore and maintain the beauty of Palos Verdes. Today in the Volunteer Activities you can find additional opportunities to help our preserves.

Special Events

Palos Verdes Pastoral: 2026 Garden-to-Table Dining Event “Garden Nocturne” will take place on Tuesday, October 27, 2026, at Terranea Resort. This event will feature a unique sustainable menu served al fresco under an autumn sunset. For more information go to pvplc.org/pastoral.

Become a Wildlife Tracking Volunteer to help monitor evidence of wild foxes and coyotes in the nature preserve. This is a two day training event and you must pre-register and attend both days. One will be on Saturday, October 17, 2026, from 9:00 a.m. to noon at the George F Canyon Nature Preserve and the other will be held on Saturday, October 24, 2026, from 9:00 a.m. to 12:15 p.m in San Pedro. More information will be available upon registering. Register at pvplc.volunteerhub.com.

Halloween Dog Parade will take place at the White Point Nature Preserve on October 31, 2026, at 11:00 a.m. Bring your costumed pups and let them strut their stuff. White Point Nature Preserve is located at 1600 West Paseo Del Mar, San Pedro.

Monthly Guided Walks

George F Canon Discovery Walk will take place on Saturday, October 3, 2026, at 10:30 a.m. Naturalists will guide you along a trail through the preserve to discover unique wildlife in their canyon habitat with amazing views of the LA Basin. Park in the dirt lot on the west side of Palos Verdes Drive East about 400 feet south of Palos Verdes Drive North. Meet at the Stein Hale trailhead. Sign up at pvplc.org/calendar.

Where Sea Meets Sky: Coastal Birdlife Walk will take place on Wednesday, October 7, 2026, at 9:00 a.m. at the White Point Nature Center. This is a free bird walk with an experienced naturalist and binoculars are provided. The center is located at 1600 W. Paseo del Mar, San Pedro.

Portuguese Bend Reserve nature walk will take place on Saturday, October 10, 2026, at 9:00 a.m. Hike Fire Station Trail to Eagle’s Nest while enjoying sweeping ocean views and walking through restored coastal sage scrub habitat. This is considered a strenuous walk. Sign up at pvplc.org/calendar.

Ocean Views & Native Wildlife Adventure at White Point Nature Preserve will take place on Saturday, October 17, 2026, at 10:30 a.m. Naturalists will guide you along a trail (with amazing views across to the ocean) to discover a unique variety of wildlife in their coastal sage scrub habitat. Meet in front of the Nature Center and come inside to explore after the hike. Preserve parking is available at the end of the street in a gravel lot at 1600 West Paseo Del Mar, San Pedro. Native Plant Wonders: Guided Garden Tour will take place on Saturday, October 24, 2026, at 11:00 to 11:30 a.m. at the White Point Nature Plant Garden. Step into the beauty of the White Point Native Plant Garden and discover the wonders of California’s native flora. On this guided tour, you’ll learn expert tips on growing and caring for native plants, explore the vibrant garden habitats, and see firsthand how native plants support local wildlife. Perfect for gardeners, nature lovers, and anyone curious about sustainable landscaping. Meet at the White Point Nature Education Center and take home ideas to make your own garden a native plant paradise. Located at 1600 Paseo Del Mar, San Pedro. Register at pvplc.volunteerhub.com

For The Kids

Storytime Trails – Batty Bats at the White Point Nature Education Center will take place on Sunday, October 4, 2026, from 10:30 to 11:30 a.m. Join at the White Point Nature Education Center for fun stories about the cool critters that live on the nature preserve with crafts and hands-on activities. Recommended for kids ages 3-6 and their caregivers.

Nature Club for Kids – Wildlife Tracking at the White Point Nature Education Center will take place on Saturday, October 10, 2026, from 10:30 to 11:30 a.m. Join in for a wildlife tracking themed nature club. You will do fun activities and learn about how scientists study animals that come out at night. The event is free and suitable for ages 3 to 10.

Plant Sales:

Bring Nature Home: Native Plant Sales will take place at George F Canyon on Saturday, October 10, 2026, from 10:30 a.m. to noon. The native plant expert will give you professional tips on creating a garden way station and home for local species! Park on the west side of PV Drive East just about 400 feet uphill from the intersection of PV Drive North.

Welcome Wildlife Home: Native Plant Sale will take place on Saturday, October 24, 2026, at the White Point Nature Education Center located at 1600 W. Paseo del Mar, San Pedro, from 10:30 a.m. to noon. Shop beautiful California native plants and get expert tips on creating a wildlife friendly garden that supports butterflies, birds, bees and other local species.

Hands-On Conservation

Lunada Canyon in the Agua Amarga Reserve will take place on Saturday, October 3, 2026, from 9:00 a.m. to noon. Join the canyon restoration site to help restore coastal sage scrub habitat and increase host plant resources for the rare and endangered Palos Verdes Blue Butterfly. Students can receive volunteer service hours. Register at pvplc.volunteerhub.com.

Restore Coastal Habitat at White Point Nature Preserve on Sunday, October 11, 2026, from 9:00 a.m. to noon. You will be working to maintain the preserve’s restoration area of native plant species to improve critical habitat for wildlife at the preserve and beautify outdoor natural space for the community. Students can receive community service hours. Register at pvplc.volunteerhub.com.

Restoration with a View: at Abalone Cove Reserve will take place on Saturdays, October 17 & October 31, 2026, from 9:15 a.m. to 12:15 p.m. Volunteer on a breathtaking coastal reserve helping restore wildlife habitat. Students can receive community service hours. Register at pvplc.volunteerhub.com.

Alta Vicente Reserve Outdoor Volunteer Day will take place on Saturday, October 24, 2026, from 9:00 a.m. to noon. Help to restore habitat on the 22 acre restoration site for rare native birds (the cactus wren and California gnatcatcher) and rare native butterflies (Palos Verdes Blue and El Segundo Blue). Enjoy ocean breezes and observe beautiful views of Catalina Island on site. Students can receive community service hours. Register at pvplc.volunteerhub.com.

Inspire Others to Explore Nature

Be a Nature Influencer: Looking for a meaningful way to give back, meet new people, and spend more time outdoors? Then join the Community Outreach Team. Bring your enthusiasm, your love of nature, and your desire to make an impact. Flexible schedule and fun community events. Great for building experience and connections. Palos Verdes homes sales in the Mira Catalina neighborhood for the first half of 2026 increased to 17 single family homes sold in 2026, compared to 7 single family homes sold in 2025. Price per square foot for Mira Catalina houses that sold in the first half of 2026 decreased to $835 from $877 in 2025, a 4.7% decrease. Average sales price for Mira Catalina homes sold for the first half of 2026 was $2,156,667 compared to $2,096,857 in 2025. The most expensive Palos Verdes home sale in Mira Catalina was $2,925,000 and the lowest priced Palos Verdes home sale in the Mira Catalina neighborhood was $1,670,000.

Currently, the Mira Catalina neighborhood has 10 Palos Verdes homes for sale. There are 10 single family homes for sale ranging in price from $1,980,000 for a 5 bedroom/4 bath, 3,948 square foot home, to $13,999,999 for a 5 bedroom/7 bath, 7,634 square foot home. Tennis lovers from Palos Verdes and South Bay are getting ready for the 47th Annual Tracy Austin Doubles Tennis Tournament which will be held on October 9 to 11, 2026. Finals will be held at the Jack Kramer Club. This tournament is named in honor of our own local tennis celebrity, Tracy Austin, and proceeds from the event benefit the Pepper Tree Foundation which contributes to the maintenance and development of parks, trails and open space in the Rolling Hills Estates community.

This is one of the few tennis tournaments that welcomes players in all ages and skill levels. Competition will be in Women’s Doubles, Men’s Doubles and Mixed Doubles. Junior players can play in any level or division of the tournament. Classifications include Open and USTA NTRP Divisions. Players are allowed to enter in up to two divisions (Mixed and either Men’s or Women’s Doubles).

The tournament takes place at the Rolling Hills Estates Tennis Club (located at Ernie Howlett Park) and the Jack Kramer Club. The registration fee is $40.00. There is a $4,000 cash prize fund to be divided among the top finishers in the Open Division.
