										<content:encoded><![CDATA[<div><strong>PVE-CARES Senior Health Fair </strong>will take place on Wednesday, May 20, 2026, from 12:00 noon to 3:00 p.m. at The Neighborhood Church located at 415 Paseo Del Mar, Palos Verdes Estates.</div>

<div>Palos Verdes Annual <strong>Senior Health Fair </strong>is offered by PVE-CARES (Community Assistance and Resources for the Elderly and Seniors).  The program was created by the Palos Verdes Estates Police Department to assist seniors so they may live independently and feel safe in their homes on the Peninsula.  The program offers many different events to increase awareness of city services for seniors – updating them on security issues, how to notify the police department when leaving on vacation to local assistance in health care and medical needs.</div>

<p>Palos Verdes homes owners will again be able to get information and medical screenings at the Wellness Fair. There will be free blood pressure readings and CPR demonstrations by the American Red Cross, free vision testing and glasses giveaway by the Lions Club, and free hearing testing &amp; hearing aid cleaning by South Bay Hearing. This is an excellent time to take advantage of these great services and also to have a relaxing visit at one of the most beautiful locations here on the Peninsula.</p>
<p>This care program has free admission &amp; refreshments.</p>

<p>2025 <strong>Palos Verdes homes</strong> sales for La Cresta decreased to 24 single family homes sold compared to 27 in 2024. Price per square foot for La Cresta houses that sold in 2025 decreased to $826 compared from $838 in 2024, a 1.4% decrease. Average sales price for La Cresta homes sold in 2025 was $3,031,458 compared to $3,205,360 in 2024.  The most expensive home sold for $5,700,000 and the lowest priced home sold for $1,625,000.</p>
<p>Currently, La Cresta has 7 active Palos Verdes homes for sale.  There are 6 single family homes for sale at $2,795,000 for a 4 bedroom/4 bath, 3,487 square foot home to $4,299,000 for a 4 bedroom/5 bath, 4,803 square foot home. There is one condo at $998,000 for a 3 bedroom/3 bath, 2,028 square foot condo.</p>

										<content:encoded><![CDATA[<p>Palos Verdes homeowners can support our local “The Hills Are Alive Race” which benefits Rolling Hills Estates Pepper Tree Foundation.  This race is one of the oldest and finest trail races in Southern California and this is their 44th annual race. The Pepper Tree Foundation was established in 1982 to promote citizen contributions and donations to enrich the quality of life in Rolling Hills Estates.  The foundation has provided trees, benches, picnic tables and other items which enhance and preserve the city parks and open spaces.  This year the race will take place on Saturday, May 30, 2026, beginning at 8:00 a.m.</p>
<p>Participants will enjoy running or walking on the soft packed bridle trails throughout scenic Rolling Hills Estates.  The race starts and finishes at Ernie Howlett Park located at 25851 Hawthorne Blvd, Rolling Hills Estates, and will take runners/walkers through a scenic trail route in the city&#8217;s bridle trails and ending back at the park. There will be trophies presented to the top male and female finishers in the 10K Run and 5K Runs.  All finishers will receive a custom designed finishers medal. The race will also include chip timing.</p>
<p>The race registration fee is $40 for standard registration which can be dropped off or mailed to City of Rolling Hills Estates, 4045 Palos Verdes Dr North, Rolling Hills Estates. The virtual race fee for 5K or 10K walkers is $30.  Checks should be payable to RHE Pepper Tree Foundation and must be received by May 29, 2026. The city offices are open Monday through Thursday 7:30 a.m. to 5:30 p.m.  For late registration the day of the event, the cost will be $45 and signups begin at 7:00 a.m. on race day at Ernie Howlett Park.  Pick up for race packets will be on Friday, May 29, 2026, from 9:00 a.m. to 4:30 p.m. at city hall&#8217;s council chambers located at 4045 Palos Verdes Dr. North, Rolling Hills Estates. The race package includes a free tee shirt and medal. No strollers or dogs allowed on the racecourse.</p>

										<content:encoded><![CDATA[<p>Palos Verdes homes owners can join the <strong>National Celebration of Parks </strong>on Saturday, May 16, 2026, by taking their children to a park.  This special <strong>Kids To Parks Day </strong>is a reminder of the importance that nature and playing in the great outdoors are for our children. This is a national day of outdoor play celebrated annually on the third Saturday of May. To celebrate this special day, our local parks have planned great activities for families to enjoy. Just bring your beach chairs and a picnic lunch and enjoy the planned activities.</p>
<p>Ernie Howlett Park is celebrating Kids to Park Day by giving out free DIY craft kits (while supplies last) on Saturday, May 16, 2026, when you check in at the tennis office from 10:00 a.m. to 3:00 p.m. Visit Ernie Howlett Park at 25851 Hawthorne Blvd, Rolling Hills Estates.</p>
<p>This year on Saturday, May 16, 2026, from 9:00 a.m. to noon, Eastview Park, Hesse Park, and Ladera Linda Community Park will offer a wide range of activities for families to enjoy together. Highlights include interpretive booths, painting, nature crafts, instructor-led family yoga demonstrations, relay races, and much more! Plus, a community mural painting opportunity at Hesse Park.</p>

<p>Palos Verdes real estate sales April 2026 for Palos Verdes homes increased compared March 2025.  51 Palos Verdes houses sold in April compared to 44 homes in March and increased from the 49 homes that sold in April 2025.  There were 52 Palos Verdes single family homes pending in April which decreased from the 53 homes pending in March.  The number of active Palos Verdes homes for sale in April (150) increased from the 120homes for sale in March.</p>

<p>Average sales price for Palos Verdes homes sold in April increased to $2,906,000 compared to $2,174,000 in March and increased from April 2025 at $2,185,000.  Price per square foot for Palos Verdes houses that sold/closed escrow in April increased to $900 from $846 in March.  Average days on market in April was 48 days which decreased from the 60 days in March.  Months of inventory (months it would take to sell existing inventory at the current rate of sale) was 2.9 months in April which increased from the 2.7 months in March for Palos Verdes homes for sale.  A “normal” or balanced market is considered 3 to 6 months of inventory (less than 3 months is a seller&#8217;s market and more than 6 months is a buyer&#8217;s market).  <a href="http://palosverdessource.com/last-months-stats/" target="_blank" rel="noopener noreferrer">Entire charts can be accessed by clicking here or on the “Statistics” tab above.</a></p>
<p>Currently, there are 160 single family Palos Verdes homes for sale.  60 Palos Verdes houses are in escrow (36 homes have pending sales and 24 homes are active under contract).  Additionally, 12 homes have sold/closed escrow in the first 8 days of April at an average sales price of $4,122,417.</p>

										<content:encoded><![CDATA[<p><strong>Palos Verdes Estates</strong><strong> Bulky Trash &amp; E-Waste Pick Up will take place next Saturday, May 16, 2026.  </strong>In order to have your items picked up, they must be curbside by 6:00 a.m.  Spring is here with it&#8217;s warm weather, and this weekend is a great time to get ready by cleaning out garages, cabinets &amp; closets to dispose of unused items.  Remember the city&#8217;s waste management hauler will pick up furniture, appliances, water heaters, refrigerators (doors removed), stoves, sinks, lawn furniture and more.  They will not pick up construction waste, green waste, automotive fluids, pool chemicals and cleaning products. However, you may contact Athens Service directly if you have construction waste that you need to have removed at any time by ordering a temporary debris container.  On May 16, 2026, you can also dispose of E-Waste items such as  TV&#8217;s, printers, DVD players, computers, etc.  Palos Verdes Estates Annual Bulky Trash Pick Up information can be found at <a href="http://www.pvestates.org/services/public-works/refuse-and-recycling/special-collection-events">www.AthenServices.com</a> or you can call (888) 336-6100.</p>
<p>The city of <strong>Rancho Palos Verdes </strong>uses EDCO for their Convenient Bulky Item Pick-up.  Single family residents have the opportunity to schedule bulky item pick up service for large items such as water heaters, appliances, furniture, televisions, etc. (except for household hazardous waste) up to four times per year for FREE.  These pickups must be scheduled ahead of time.  To make arrangements, you must call (310) 540-2977.</p>
<p><strong>Rolling Hills Estates </strong>residents are serviced by Waste Management and are able to have both E-Waste and Bulky Items picked up at their residences for FREE four times a year also.  They must notify Customer Services at least 24 hours prior to pick up to arrange for that service.  To set up an appointment, call (800) 774-0222.</p>
<p>For year round Household Hazardous Waste &amp; Electronics Waste Disposal, go to the Gaffey Safe Center located at 1400 N. Gaffey Street, San Pedro.  They are open on Saturday and Sunday from 9:00 a.m. to 3:00 p.m.</p>

										<content:encoded><![CDATA[<p>The Palos Verdes Peninsula Land Conservancy has many exciting events for the community during the month of May. Included are Native Plant Nursery &amp; Seed Farm Tour, Where Sea Meets Sky, Nature Walks, Guided Garden Tour, Story Time Tails, Nature Club for Kids, Native Plant Care &amp; Sales, and Volunteer opportunities for everyone. Most of the preserves and the White Point Nature Center &amp; George F Canyon Centers are open. In order to keep all these areas open, volunteers are needed to help restore and maintain the beauty of Palos Verdes. Today in the Volunteer Activities you can find additional opportunities to help our reserves.</p>
<p><strong>Special Events</strong></p>
<p>Guided Nature Walk at the Land Conservancy&#8217;s Native Plant Nursery &amp; Seed Farm Tour will take place on Saturday, May 9, 2026, at 9:00 a.m. Take a rare visit behind the scenes at the Conservancy&#8217;s native plant nursery and seed farm dedicated to habitat restoration across the Peninsula. Explore the surrounding habitat and learn about the Conservancy&#8217;s work to support rare local species. Easy to moderate walk. <p><strong>Guided Nature Walks</strong></p>
<p>Where Sea Meets Sky: Coastal Birdlife Walk will take place on Wednesday, May 6, 2026, at 9:00 a.m. Meet in front of White Point Nature Education Center for a free bird walk with an experienced naturalist. Binoculars will be provided. 1600 W. Paseo del Mar, San Pedro.</p>
<p>Explore the Hidden Gems of the White Point Nature Preserve on Saturday, May 16, 2026, at 10:30 a.m. Naturalists will guide you along a trail (with amazing views across to the ocean) to discover a unique variety of wildlife in their coastal sage scrub habitat. Meet in front of the Nature Center and come inside to explore after the hike. Preserve parking is  available at the end of the street in a gravel lot at 1600 West Paseo Del Mar, San Pedro. <p>Native Plant Wonders: Guided Garden Tour will take place on Saturday, May 23, 2026, at 11:00 a.m. to 11:30 a.m. at the White Point Nature Plant Garden. Step into the beauty of the White Point Native Plant Garden and discover the wonders of California&#8217;s native flora. On this guided tour, you&#8217;ll learn expert tips on growing and caring for native plants, explore the vibrant garden habitats, and see firsthand how native plants support local wildlife. Perfect for gardeners, nature lovers, and anyone curious about sustainable landscaping. Meet at the White Point Nature Education Center and take home ideas to make your own garden a native plant paradise. Located at 1600 Paseo Del Mar, San Pedro.</p>
<p><strong>For The Kids</strong></p>
<p>Nature Club for Kids -Birds will take place on Saturday, May 9, 2026, from 10:30 to 11:30 a.m. at the White Point Nature Education Center for a bird themed Nature Club. They will do fun crafts and observe birds in their natural habitat. This is for ages 3 to 10.</p>
<p><strong>Outdoor Volunteer Activities</strong></p>
<p>Outdoor Volunteer Day at Abalone Cove Reserve will take place on Saturday, May 9, 2026, at 9:15 a.m. to 12:15 p.m. You can join the conservancy to volunteer on a breathtaking coastal reserve helping restore wildlife habitat. Students can receive community service hours. Register at  <a href="http://pvplc.volunteerhub.com/" target="_blank" rel="nofollow noopener noreferrer">pvplc.volunteerhub.com</a>.</p>
<p>Outdoor Volunteer Day at White Point which will take place on Sunday, May 10, 2026, from 9:00 a.m. to noon. You will be working to maintain the preserve&#8217;s restoration area of native plant species to improve critical habitat for wildlife at the preserve and beautify outdoor natural space for the community. Students can receive community service hours. Register at  <a href="http://pvplc.volunteerhub.com/" target="_blank" rel="nofollow noopener noreferrer">pvplc.volunteerhub.com</a>.</p>
<p><strong>Plant Sales:</strong></p>
<p>Native Plant Sales will also take place at White Point Nature Education Center on Saturday, May 23, 2026, from 10:30 a.m.to noon for another chance to get some native plants.</p>
<p><strong>Nature Ambassadors: Join the Community Outreach Team </strong></p>
<p>Inspire the Next Generation as a Nature Education Docent by sharing your love of nature on the Peninsula with students and nature center visitors. For more information, contact Holly Gray at hgray@pvplc.org. This is for 18 years +.</p>
<p>Voices for Nature: Become a Community Outreach Volunteer and be part of the outreach team at community events around the South Bay and greet participants at our free monthly guided nature walks. No experience is needed and flexible schedule. For more information, contact Lynn Rotunno, at lrotunno@pvplc.org.  This is open to ages 18+.</p>

										<content:encoded><![CDATA[<p>2025 <strong>Palos Verdes homes</strong> sales for Country Club increased to 30 single family homes sold compared to 28 in 2024.  Price per square foot for Country Club houses that sold in 2025 decreased to $789 compared from $832 in 2024, an 5.2% decrease.  Average sales price for Country Club homes sold in 2025 was $2,678,935 compared to $2,667,243 in 2024.  The most expensive home sold for $5,200,000 and the lowest priced home sold for $1,850,000.</p>

<p>Currently, Country Club has 4 active Palos Verdes homes for sale.  There are 2 single family homes for sale starting at $2,600,000 for a 3 bedroom/3 bath, 3,257 square foot home to $3,900,000 for a 5 bedroom/5 bath, 3,703 square foot home. There are 2 condo/townhomes for sale starting at $459,000 for a 1 bedroom/1 bath, 728 square foot condo/townhome, to $899,000 for a 3 bedroom/2 bath, 1,358 square foot condo/townhome.</p>
