The impression a visitor gets upon first seeing the façade, landscape and entrance to your home sets an important tone. In my own experience when doing landscaping consults for clients a positive impression when entering the home can compensate for minor interior issues such as smaller rooms or dated fixtures. Similarly, the negative impression of poor curb appeal can negate the value and impact of an updated bathroom or kitchen.

Charlie Nardozzi, senior horticulturist with the National Gardening Association says “having a beautiful front yard landscape could make the difference between breaking even on your home and making some money at the time of sale.”

Curb Appeal Can Increase The Value Of Your Home

Greater Toronto Area real estate trends have moderated from the previous boom market. In a buyer’s market the right first impression may be the difference in whether you sell your home at all. Here are the most important changes you can make to increase the curb appeal of your property.

–Consistency

This is the overriding principle that will inform all of the following suggestions to improve the curb appeal of the home. Every change must be in keeping with both the style and scale of the home.

A Japanese Zen garden is the wrong choice for the front yard landscape of a Victorian era home but may be the right choice for a modern bungalow.

–Repair Obvious Defects

Water damage, foundation cracks, broken hardware or a rotting front porch rail must be attended to. Any improvement to the overall curb appeal will be immediately overshadowed by an obvious deficiency such as a roof in need of new shingles.

–Landscape

Landscaping is a proven way to increase your home’s value immediately and in the future. People should reconsider when they neglect their yards to focus on renovating kitchens and bathrooms. A Clemson University study found that homeowners get a 100 percent return or more on the money they put into landscaping. Landscaping alone can increase the value of your home by up to 12%.

Choose a style and make plant choices that are in keeping with the architecture of the home. As mentioned, a neat, controlled and orderly landscape with a simple colour scheme works best with a contemporary home.

Walkways should be clean lined and geometric to mimic the lines of the home. On the opposite end of the spectrum a very traditional Victorian home may best be complimented by an English style garden.

Colorful and varied blooms bordering a curved random flagstone walkway correspond to gingerbread cornices or turned colonial porch posts. The degree of order and amount of colour in the landscape will vary with the unique characteristics of the home.

Homeowners with bare lots should start landscaping immediately because it usually takes 5 to 7 years for plants to mature. Also, begin regular fertilizer treatments on your lawn; you want potential buyers to see a lush carpet, not a patchwork quilt.

Plant one or two large trees depending on the size of the property. Large trees lend a stately effect to a property. Neighbourhoods with mature tree-lined streets command higher home values.

Several recent nationwide surveys by the University of Washington and the National Gardening Association show that mature trees in a well-landscaped yard can increase the value of a house by 7 to 19 percent.

Choose the right tree. Evergreens are often the wrong choice because, when mature, they effectively hide the home completely from view and block natural light from the house.

Although any large tree will create shade, choosing a thin leafed open branched species is my preference for a mature front yard tree. For example, a honey locust allows a view of the house through the open branch structure and smaller wispy leaves while still providing shade and a sense of seclusion.

One of the challenges that larger trees present is maintaining lawn under the tree’s canopy. One way to deal with these shade areas is to install a surround of river stone or mulch at the base of the tree; a more attractive option is a shade plant garden.

Curb Appeal Ideas

Curb appeal ideas can improve the appearance of your home while adding substantial value to the sale price.

–Lighting

Add soffit lighting. The evening appearance of the home itself is often neglected. The warm wash of recessed soffit lighting on the façade of the home always has a pleasing effect.

Update wall fixtures. Again, follow the principle of consistency. If your home is contemporary don’t choose coach lights.

Add landscape lighting. Landscape lighting will highlight the attractive features of your landscape and house, which increases the appeal of your property. Path lighting along walkways and in gardens as well as up and down lighting on larger trees and shrubs creates a warm and inviting ambience.

The illuminated larger trees and the shadows they cast from directional lighting all serve to enhance from the street the evening visual appeal of the home. The visual impact of a well-appointed and maintained landscape garden is thus extended beyond daytime hours.

–Paint

Probably the most cost effective expenditure. A fresh coat of paint to the exterior of the home is relatively inexpensive and has an immediate and very positive impact on the curb appeal of the home. Paint colors should be monochrome and soft to accentuate the design of the home.

–Clean And Pressure Wash

Power wash the driveway and walkways to freshen the stone and remove weeds from joints. Similarly a wash of the windows and siding results in a fresh, bright look.

–Get Professional Help

Homeowners who decide to take on the outdoor work themselves should at the very least seek some professional advice. In the case of landscaping, planting the wrong plant in the wrong location can result in growth that covers windows of the home or trees with surface riding roots that buckle a driveway.

Do-it-yourself television programs also convince many that any major repair is within one’s capability. Although the work you do may be adequate it will likely not have the clean, ‘finished’ appearance that only a professional can consistently provide. Whatever money you save may be negated by an inferior presentation.

What Is Mindfulness?

Mindfulness is our natural ability to be conscious and aware. To be mindful requires that we are fully attendant to where we are, what we’re doing and what’s happening.

In our ever accelerating, media-deluged existence, focusing on the moment becomes increasingly difficult. For most, there is little reprieve from bustling work places, home chores, children’s activities, and constant movement.

–The Benefits Of Mindfulness

Beyond the implicit objective to simply slow down and ‘unwind’ mindfulness and meditation have been shown in scientific studies to reduce stress and anxiety .

Being able to focus our senses and breathing on our environment puts us in tune with our physical surroundings and contributes to a feeling of peace and well being.

Practicing Mindfulness In Your Garden

One of the easiest ways to create an environment in which to slow down and practice mindfulness is to construct and maintain a garden. The act of turning the soil, planting, weeding and watering are opportunities to focus both mentally and physically on the task. To feel the perspiration on your forehead, the labored breathing of your effort and the satisfying ache of tired muscles.

The Japanese Zen Garden

Gardens can take many forms but the most deliberate style intended to promote mindfulness is the Japanese Zen garden. The typical Zen garden is a dry landscape with very few plants and no water included in the garden design.

Following the aesthetic simplicity and design principles of the art of Zen, a Japanese Zen garden is a peaceful, unique space that demonstrates order and harmony with nature.

The natural elements of sand, gravel, stones and wood are used to emphasize the garden’s connection to the natural world. Man-made elements include bridges, lanterns, and an enclosing perimeter wall or fence.

A Japanese Zen garden achieves harmony with nature through the principle of ‘shizen’ which is the absence of invention and ‘kanso’ which means simplicity. The intent is to work with the existing topography and to alter as little as possible to achieve order in the landscape.

–Landscaping For A Zen Garden

Your landscape design can include a gardening space to help you make mindfulness a part of your lifestyle. All unnecessary elements are removed and there is no dominant feature. Consistent with the intent that a Zen garden be one with nature and represent the natural world, design elements and plants are placed asymmetrically.

Rock landscaping — solitary rocks and boulders, are placed in expanses of smooth raked gravel to represent mountains and the ocean. These gardens become an even more important sustainability choice in arid climes because they require little to no watering. Empty spaces are integral to a Japanese Zen garden. The successful Zen garden is almost always a silent place to encourage quiet reflection and mindfulness.

With the burgeoning popularity of contemporary home design Japanese Zen gardens have become the natural landscape choice for the surrounding property. The austerity of these landscapes match perfectly with the open concept, Spartan appearance and design simplicity of the modern home. Building materials of raw concrete, and natural wood beams blend harmoniously with the sand and gravel elements of the garden.

Landscaping For Mindfulness

Although Japanese Zen gardens are specifically designed to elicit a contemplative and quieted state more traditional gardens can do so as well if some of the underlying principles of Zen design are followed.

Most traditional gardens provide unmistakable visual expressivity but the feelings of peace and serenity are sometimes lacking. These landscapes typically include mass plantings, abundant varieties, numerous colours, water features and plant choices that provide year round interest.

However, contrary to the intention to create winter interest for example in a traditional garden, the dormant stalks of grasses and the leafless branches of trees against a white backdrop of snow is one of the most peaceful and beautiful scenes I know.

Simple changes to your planned landscape can encourage mindful reflection and awareness consistent with Zen principles.

• Reduce the number of species in your planting plan.
• Opt for a more monochromatic palette. Green being the natural ‘field’ colour anchoring the overall palette with only one to three overlying ‘accent’ colours. Unless you are deliberately planting an English garden style with its inherent wildness and unkempt natural appearance the overuse of colour can be unsettling. This is especially important in a more confined space where abundant variety and colour can overwhelm. Generally, the smaller the space the fewer the colours.
• Add order to your plantings. Although this may seem counterintuitive to the concept of ‘shizen’, remember, we are deliberately planting. We are introducing plant material rather than working with what already exists. Regularity and order to the placement of plant material creates a calming effect.
• Limit the number of materials in the overall landscape and use only natural materials. If a patio is part of the landscape and you opt for a manufactured stone product, try to choose one that looks like natural stone. Similarly, choose un-dyed mulches both for their appearance but also because some dyes can be toxic to certain plants.

By applying a Zen approach to traditional garden design you can develop both a visually impressive and calming outdoor environment. One that is often sorely needed in our busy lives.

So today we’re setting the footings for a fairly large deck that’s going to be going in this area and what we use are engineered helical piers. And to talk about that particular type of footing I’ve got Brett from Techno Metal Post.

Well I think the key part that you mention is it’s an engineered system, so it’s a foundation system that relies on more than just the heavy concrete to support the load. It’s actually going to go and measure the quality of the soil and and as it’s drilling down it’s deciding where it has to end up putting that footing — four feet below grade or deeper so that it can then support the load that it’s designed to carry.

It’s a system that relies on measuring the quality of the soil which you can’t do with concrete. How do you decide whether the footing is going to go in four feet or six feet or seven feet? How do you determine that?

Well the soil is going to determine that for us. We know that the soil has a bearing capacity but our machines are all proprietary and are designed to measure that quality to measure the the soil as it’s drilling down and our machines have been tested at sixty test sites across the world to decide which types of soil we can do and we can drill in any type of soil and get the proper bearing that’s required to carry those loads, even loads that are higher than a traditional deck load, a roof load, etcetera.

The existing building code says that as long as that concrete pier goes four feet below grade in a certain diameter that it satisfies code but that doesn’t always work does it in every application?

No, and you’ve probably seen it in your practice and we’ve seen in ours where the concrete is actually heavy and actually adds an additional load to the soil as well and sometimes it will settle or even heave and move depending on the type of soil so we have to do something to combat that.

The machine that can actually measure the resistance through its torque as to when that post can carry the load it’s designed to carry and that’s what’s going to determine whether that soil has to be drilled six feet into that soil, four feet into that soil, or even ten or twenty feet into the soil.

So Brett I see you’ve got one of these green sleeves in your hand and what’s the purpose of these green sleeves? Why can’t you just put this right down into the ground?

Well, the green sleeve is an added measure against frost heave so we put the sleeve over top of the post. If the frost grabs anything it’s going to move the sleeve up and down on the post, so it’s an added protection against frost.

There are pressure gauges on the machine which the operator will watch and he’ll be reporting. He’s required to get a certain pressure that then tells him that yes, now that’s the pressure that’s required to set that post at the depth that’s appropriate but we still have to go about four feet minimum because the frost can go down that far and that’s what the building code tells us and we do satisfy all the requirements of the building building code in Ontario.

Hi, I’m Adrian Simunovic from Paradise Decks and Landscape Design. Today I’m visiting with some potential customers for the first time on site. They’re interested in doing a large landscape in their back yard. The only direction I’ve been given at this point is that they want to create a large entertaining area, and they want to achieve some privacy from their neighbours. Let’s goes have a look.

Part 1: The Plan

This yard was actually landscaped a number of years ago. There were two critical errors with that original landscape plan. Because of the elevation of the door we needed to create a deck, however the deck was all on one level so that it was somewhat disconnected from the yard below. In our plan, you’ll see how we soften the height of the door by breaking the levels, and creating more of a connection with the yard.

This landscape project is going to involve two main components: a large deck with a covered pavilion, and then beautiful stone stairs leading down to the lower yard. If you want to make an omlette you need to break some eggs, and with a landscape it’s basically the same thing: we need to tear out a lot of the existing vegetation and overgrowth in order to make room for the new plan we’ve designed for this yard.

The yard almost has a staged effect. There is an intermediate area that is still low from this door, and then an even lower yard. What we want to do is we want to create a connection with the yard by softening this height. We’re going to show you how we do that with a beautiful deck and stone stairs that lead from the deck to the lower yard.

In the original landscape plan, cedars had been planted along the fence line to try to create privacy. The problem with cedars is that they require some light in order to really grow fully, and you will notice that those cedars were quite thin and really struggling under the canopy of these mature trees. We’ve opted to simply take them out, and to replace them with yews, which do much better in shaded areas.

Part 2: Stairs and Bed Prep

So we’re at a stage now where we’ve ripped out most of the existing landscaping, and we’re down to bed preparation, but more importantly, we’ve now started to form up the stairs that are going to lead from the deck that doesn’t exist yet but will be here soon, transitioning as I said, comfortably down to the lower yard. It’s all about making the yard accessible. These stairs are going to be clad with a Wireton flagstone. You can already see some of the veneers going on to the edges of the concrete pads.

You can see all of these markings in the ground. These are painted marks showing the locations of the engineered helical piers, and we’re going to see those going in tomorrow. We use exclusively engineered piers. They’re far superior to concrete footings, and they carry much greater load, they can be driven to whatever depth is necessary in order to carry the load of the deck.

So this is Sean, our stone mason extraordinaire. You’ll notice that he’s actually pointing and troweling the mortar joints in between the veneers that are cladding the sides of the pads. You’ll notice that there’s a big elevation change. This is going to be a bed here, and we’re going to have to create a retention, so a wall is going to be built here to retain the soil that’s going to be filled behind the wall. We’ll show you how that’s being formed later on in the video.

Part 3: Engineered Piers

Part4: Framing The Deck

So today we’re beginning the process of framing the deck. All of the engineered piers have been installed, and we’re now setting the height of each of the levels. As you can see, the framing is pretty much complete. They’re just putting the finishing touches on the upper level. Now that the deck is framed out, you can see from the footprint that each of the spaces on these levels is of a functional size. One of the common mistakes designers make when doing a multi-level deck is not making the levels large enough.

With any deck construction there’s a natural sequence. We can’t install any decking until we’ve run all of our services. For instance, we’re now running wiring which is going to be powering all of the lighting on the deck, and we’ll also have to be installing some gas piping for a fire feature which is going to be living underneath the pavilion, and for a gas barbecue in an outdoor kitchen.

Part 5: The Deck

One of the most striking features of this design is the pavilion, and beyond its obvious benefits of providing shelter from the sun and debris coming from the trees, it provides the opportunity for some really nice features. We’ve got rafter lighting shining up into the vaulted ceiling that creates an absolutely beautiful effect at night. From the centre we’ve got a fan that provides a nice cool breeze on a warm summer evening, and underneath the pavilion we’ve got a fire pit feature. Eventually there will be some nice lounging furniture surrounding the fire pit.

All of the plants in the beds have been selected for their tolerance to low or indirect light. The customers are absolutely delighted with the overall result, and so am I.

A Lakeside Retreat in Oakville

The owners of this Oakville property provided three all important criteria that would dictate the final design of this project.

1. Views to the lake were to be unobstructed and maximized
2. The owners host frequent and large parties so the design would need to provide large entertaining areas.
3. The aesthetic of the design would need to be in keeping with the traditional/nautical style of the home’s architecture.

This Oakville project’s biggest challenge was creating large entertaining areas within a small backyard. The first solution was to alter the existing sloped roof above the back of the house to a low sloped membraned roof. This allowed for the construction of a 1200 sq. ft. roof top deck complete with bar area. Being elevated, the deck offers expansive views of the lake which are maximized by a tempered glass rail. This upper level deck can be accessed from the lower landscape by a spiral staircase or from the doors that were installed from the second floor. Elements such as pergola profiles, trimmed posts and buoy like rail details provide the traditional/nautical ‘feel’ that was so important to maintain.

The lower backyard had a very narrow but long configuration. In order to create functional size spaces the deck and patio were built only a few feet away from the property line. Any concerns about noise and privacy, being so close to the neighbours was addressed with both a cedar hedge and sound baffling wood screens. Again, similar style elements found in the home and upper deck were incorporated.

The customers very much wanted an outdoor fireplace that would be large and heavy so as to anchor the patio area. When we were unable to find an outdoor fireplace that possessed the ‘heft’ they sought we decided to pour a custom concrete fire pit. This was tied in with the deck area by pouring a concrete counter on the bar/BBQ.

In the limited bed areas we stayed with only a few different species and relatively little colour so as not to busy the planting space and to create a calming effect.

A Backyard Facelift In Toronto

The previous owners of this property on Cedarwood Avenue in Toronto had done their landscaping to a very formal taste that was at odds with the new owners’ very contemporary tastes. They wished to completely transform their Toronto backyard to this aesthetic.

Traditional tumbled lock stone patio and pool deck were exchanged for large, square cut, black granite pavers.  A substantial outdoor pavilion, covering over 600 sq. ft. was constructed to shelter both a bar/kitchen area as well as a lounging area complete with television. Sleek, polished, ledgestone clads the walls and stainless steel fixtures and fans provide lighting. Even the furniture has been custom crafted with stainless steel. The deck surface on the floor of the pavilion is a maintenance free pvc material and an open, vaulted ceiling gives the space an even more expansive feel.

Traditional baluster rails on the existing elevated deck were replaced with aluminum and tempered glass.

A new fence was constructed of clear tongue and groove cedar with the boards oriented horizontally to match the horizontal installation of the ledgestone in the pavilion and a sunken basement walkout area’s poured concrete retaining walls were clad with the same ledgestone installed in the pavilion to tie the two areas together.

Plantings were kept very simple with the emphasis on cedar hedge walls for privacy… particularly around the pool. The colour scheme was essentially monochromatic green in order to lend a minimalist accent to the contemporary pavilion and granite surfaces.

Warm white, halogen landscape lighting was installed throughout.

Hi, I”m Adrian Simunovic from Paradise Decks and Landscape Design. One of the topics that my customers ask me about most frequently is about composite decking.

When it comes to composite decking, it’s important to differentiate between first generation composite decking and second generation composite decking material. All composite decking is constructed with a combination of hardwood fibre and recycled plastic, which they press into a board. In first generation composites, that organic material was exposed to the surface. What happened was that mildew and mould would often grow on that exposed organic material and the board would develop what was called “tiger spotting” or black spots on the board, which wasn’t very attractive.

In second generation composites they address that concern by actually encapsulating or what that meant was to cover the organic material and completely enclose it with a plastic layer. Now there’s no opportunity for mould or mildew to grow on that surface. The other thing they did was they embossed a grain pattern on top of the board to give it a more authentic look. The third thing they did with second generation composite decking material is to add what was called variegation. This is introducing a different colour into the board to give it a more authentic look. These darker striations have the effect of giving the board a hardwood feel, almost like a natural hardwood.

One of the most common composite decking problems is that it’s extremely hot. The fact of the matter is that a wood deck stained in a darker colour is equally hot. On a hot July day, you’ll need to wear your sandals on either surface. The obvious thing that you’re going to need to consider is cost. Composite decking cost vs wood is generally double. That cost can often be rationalized when you consider the ongoing maintenance of wood. For that reason, composite decking has become increasingly popular over the years. For the homeowner with neither time nor the inclination for maintenance, composite or pvc mantenance-free decking, despite its added costs, will probably be the right choice in the long run.

Hi, I”m Adrian Simunovic from Paradise Decks and Landscape Design. I want to explain some of the various methods available when designing with deck and landscape materials.

Right here we’re looking at landscaping with cultured stone. Cultured stone offers two big advantages: one it’s much lighter than natural stone and two it has a very authentic look.

One of the biggest advances in material is composite decking. This is truly a maintenance-free material, and for that reason it has become the decking material of choice for most homeowners. A word of caution, however: a deck that is built entirely out of composite materials often looks a bit stark. What we often do is introduce wood elements on to the deck to soften that effect.

We’ve used natural wood, cedar in this case, for the obvious reason that it’s structural and we need to build a pergola out of that material, but the other advantage is that it has that warm, natural hue that softens the effect of the composite decking. Often the first impulse for many homeowners is to preserve that natural colour and use stain. Do not be afraid to paint. Paint often brings a whole new dimension to the overall look.

Just to illustrate the point in another example, the combination of natural wood trim with the composite box of the planter creates a beautiful effect.

Hi, I`m Adrian Simunovic from Paradise Decks and Landscape Design. In an earlier segment I spoke to you about landscape design for the style and configuration of the home. This is a very traditional home, and I’m going to show you how we match that esthetic with the backyard landscaping design.

One of the advantages that we had on this project is that the homeowner herself is a designer. She has a terrific eye for style and colour, and I’m going to show you what she’s done. Some of the details that were incorporated into the landscape and the design are the use of a large rough-hewn harvest table, a very traditional profile cut on the pergola, buildouts and the use of white on the privacy screen, and on the stair risers, tying in the white trim of the house.

Although we could have used a lock stone paver for the patio deck, nothing matches the authenticity of a natural-mortared square cut flagstone. Although the overall feel of the landscape is traditional, there are no hard rules when it comes to landscape design. We’ve introduced a very contemporary feature in this backyard fire pit, and in fact we’ve tied the two areas together by pouring a concrete counter on the bar area.

Hi, I’m Adrian Simunovic from Paradise Decks and Landscape Design. One of the most common challenges facing homeowners is finding creative small backyard ideas. Today I’m going to show you how. The total width of this lot is only 16 feet — small by any measure. What we needed to do was take the deck space out all the way to the lot line. We could have chosen to run the deck the entire length of the property, but this would’ve looked more like a dock than a deck. What we chose to do is break that long length up with deck space and square cut flagstone. By doing that we’ve broken up the length, and we’ve also added some additional seating. 

Because small backyard spaces often necessitate that we bring the living space so close to the property lines, as a courtesy to your neighbour it’s often necessary to create some kind of a screen or vegetation buffer for noise. When it comes to planting in small backyard landscaping projects there are two vitally important things to consider: one, keep the number of varieties small, and keep the palette simple. In this space you’ll notice the homeowner has used predominately green and white. 

Introducing too many colours into a small space tends to make it look very busy. One of the focal points of this whole project is this large poured concrete fire pit. Once of the difficulties we had is finding a fire pit that had the heft and the anchoring characteristics that we were after. Ultimately we decided to pour this one ourselves. Although it may seem counter-intuitive, a large feature like this actually makes the space feel larger.
