In this day and age, it is hard to sell a home. With a decrease in home values and hard economic times, you are lucky to get anywhere close to your asking price.

This is where I can step in and help you put your best foot forward in hopes of creating a "wow" factor that no buyer will want to refuse.

Ever heard of "staging" a home, but have no idea how to go about doing it? This is when you create a space that the buyer can visualize themselves. It means getting rid of sentimental, cluttered, or personal items and opening up your home for the buyer to imagine their items in its place. I can help you with this.

But, you also want to make sure your rooms don't feel too cold, but inviting. This is a model home that was already staged by another company, but wasn't doing them any good, so I came in and redid it.

Nursery is Finally Finished

Sorry this has taken so long! I have been waiting for the delivery of my rocker/recliner and it finally came yesterday. So, other then artwork on the walls (which will be done once I take her newborn pictures), the nursery is finally complete!!!!

This is the recliner! It's great! It swivels, rocks and reclines! The ottoman is a storage piece that is very functional for a footrest and toy storage. The chest, I talked about in an earlier blog (go here). It is an antique find repainted by my father. Thanks Pops! He also signed the bottom of the top draw, which I love because it really adds that personal touch. The rug, I have also blogged about (go here). It was such a great price point and I loved the modern, yet feminine design!
The Polaroid shows some crates that my sister-in-law and brother-in-law picked up for me. I think they are perfect to hold her books!

This is the crib that our friends were kind enough to offer us. It totally makes sense to ask your friends that have already had children to see what they would be willing to pass down to you. Kids grow out of stuff so fast and nowadays everything is so expensive. Just make sure the product still passes all the current safety tests! I added the "headboard" feature to the crib. I will go into detail about this in another blog. I made all the bedding (minus the sheet). The mural behind the crib is of cherry blossoms done by my mother. I asked her to sign it so it showed her personal touch as well (her name for the grandkids is Mimi). The hamper is from a big box store, but I made the liner with the fabric from the material used on the inside of her bumpers.

Finally, on the last wall space we put more storage, which I talked about in the antique finds blog. I added the new hardware and the accent paining. It is the perfect piece for storage as well as serving as a dual changing table. I don't know why you would need a "changing table" unless you had no room for a piece like this or you had an empty spot. I have a little growth chart hanging on the wall to the left...I made sure it was at the corresponding height as the numbers on the chart :) It was just a white canvas, but I had added the brown ribbon around the edges so it popped off the wall and had something to hang by.

Antique Finds - Furniture Solutions

Storage, storage, storage! As I have mentioned, we live in a smaller home with little to no storage. It made me really nervous to think about storage options when we found out our family was expanding. I made a mental list of everything I would need stored and started shopping. As I looked through a bunch of furniture lines and went to local retail stores...nothing was striking me. My mother suggested we go to an antique store just to see if we could find anything...and we did! It took a little bit of looking and a little bit of repairing/painting, but I love, love, love the outcome!

Dresser was already painted white, I added the brown/antiqued silver outlining of the details and new hardware

Big, Big...Huge Props to my dad for painting a chest I had used in college that was also purchased from an antique store. He had to strip the previous paint and redid all of the drawers to make them sturdier. Great Job! I love it!

I wanted this piece to be darker since all the other pieces were white, so we just used the same brown that we put on the walls (in semi gloss instead of flat) and detailed the drawers with the white...basically opposite of the other pieces

Nursery Flooring Ideas...Or Any Room In Your House

We have hardwood floors in our house, so in order to create a soft landing for any falls in the nursery, I needed to add a rug. I love the rug designs and price point of a line that I carry, Surya. After viewing these rugs at the Atlanta Mart, I decided on the one below:

Nursery Ideas Continued

After I chose her basic color scheme, I had a decision to make. Who would make her bedding, curtains, etc.? A workroom or would I try to save some money and do it myself (scary thought since I have only made pajama pants and a purse in a beginner sewing class)?

So, while I tried to sort this out in my head, I moved onto the walls. I knew I wanted to create an interesting wall application, besides just using paint. I know beadboard is an easy way out, but we all know that isn't the direction I typically go toward:)

I finally decided on an application that I thought would not be too difficult and would create an awesome wall application!

Step 1: (Warning-this involves some math :))
1) Decide your box dimensions

2) Measure your entire wall width and height

3) Decide the width. You will need to subtract 5 inches from the far left side of the wall, 5 inches between the boxes and another 5 inches from the far right side of the wall.
Ex: Entire width of wall is 75 inches, 75-15 (5 inches between boxes and on either side of the wall)= 60 inches. Divide this by 2 and each box width should be 30" wide.

3)Decide the height. I wanted a picture ledge to go on the wall around 60 inches high. Again, you will need to subtract 5 inches from the picture ledge location down to the top of the top box, 5 inches between the 2 boxes and another 5 inches between the bottom of the bottom box and the baseboard.
Ex: So, mark 60 inches on the wall above the floor, then subtract your 15 inches from 60, 60-15= 45 inches. You then use the 45 inches to decide what your 2 boxes heights will be. I knew I wanted the top box shallower then the bottom, so I made it an even 12 inches, so the bottom box was then 33 inches high.

Step 2:
1) Paint the boxes an accent color. Do not paint all the way up to the line you drew for your measurements because your trim piece will come into the box (your measured line will be the outside edge of your trim) I used a chocolate brown in a flat finish that coordinated with my fabrics.

Step 3:

1) If you have any windows, make sure to think through what would look best under the window (it may not be the exact same width as the other boxes on the same wall, but it shouldn't be too far off

Step 4:

1) Pick a smaller trim at any hardware store, prime, and start cutting and attaching to the wall using trim nails. Make sure the trim matches as it goes around your rectangles as close as possible. You can use caulk or wood putty to fill in any gaps as well as your nail holes.

Step 5:

1) Add the picture ledge (you should already have the 60 inch line drawn which your picture ledge should sit on top of). Use larger trim nails to attach this to the wall. Make sure to miter your corners and use caulk to fill in any gaps between the picture ledge and existing trim.

Step 6:

1) Tape off your boxes so that you can paint your wall and your trim the same paint color. (I used the same color and finish as the rest of the trim in the room)

It's a Girl-Mackenlee's Nursery Ideas Begin

As many of you know, my husband and I are having a little girl in April!!! We are really excited, but also scared out of our minds :) But I guess that comes with the territory. Nevertheless, we...I mean I, couldn't wait to get started on her nursery. Go figure.

We live in a small three bedroom bungalow constructed in the 1920s. One of the bedrooms is an office with a deer over the fireplace, so that wouldn't do. The other, obviously is our master, so that left the guest bedroom. Luckily, when we moved into the house 3 years ago I concentrated on all other rooms but the guest hoping that one day it would become a nursery, and now, it is!!!

Now, I will take you through the steps of my process in deciding what to do with the nursery! It can be scary in my head-just a forewarning:)

Nursery Process:
1) Pick a color scheme. I had found a couple of cute nursery ideas on Pinterest, but I wasn't sure which way to go...

I went to a few designer showrooms as well as some local fabric stores open to the public. These are the two fabric groupings I came up with:

I like the fact that she could kind of grow with these patterns and colors...they weren't too babyish. I also wanted pink to be an accent, not overwhelming.

Having an Interior Designer is NOT a luxury?

Sorry I have not written a post in a while!

Something came up again recently in a conversation and I wanted to post this conflicting idea many people have despite the real truth!

I have come across this preconceived notion many times during my career. A lot of people out their, including myself at one point, think that in order to hire an interior designer, you have to be a millionaire! WRONG!

Here are 3 reasons why anyone who lives, not even owns, a home, a condo, a town-home or an apartment can completely afford a designer, in fact, you cannot not afford to hire one! Confused? Me too :)

Here ya go:

1) You get a discount! Unless you are in the trade, you are going to pay retail prices for furniture, right? Unless you come across an incredible estate sale, discount value store, or can reupholster furniture like rumpelstiltskin. Well, guess what? You are in luck! Many designers, including myself, pass on our discounts to you! As a designer, we get discounts at all kinds of stores (many that send out a monthly catalogue) as well as many, many other vendors out there that you have probably never heard of. Why pay for retail when you can use a designers discount to get the same thing if not something better that a designer can find for you!

2) You won't pay for your mistakes! Why? Because you won't make any! Now, I am not going to sit here and say designers never make mistakes. We do, believe me, we do. It's that whole left brain right brain thing, but what I am trying to say is that... okay, say you have this random corner in your living room. Now, lets say you go to one of those bargain bin showrooms and you think, well that chair might fit in that spot....then you take it home and you put it that random corner and you think, oh gosh! That doesn't look right at all. Well, now you have paid $299.99 for a chair that doesn't go at all and because the price ended in .99 it's a sale item and you can't return it. Now what? Using a designer will help you avoid these problems with a custom design for your space! Maybe that dead corner was just an outcome of a poor furniture arrangement and a little shifting here and there with your existing furniture now fills the space up nicely and you didn't spend a dime!

3) Last, and certainly not least, is the priceless satisfaction of a completed space that says WOW! I don't care how much you tell yourself that people don't mind sitting on your 20 year old sofa, or that stain that the kids left when they were 5 and they are now 15 doesn't show, or the pure embarrassment you get when the plumber comes in to fix a pipe and you cringe when you open up your front door to let him in. It matters. Look, God has allowed you the privilege of having this space to live in. I understand it is not our ultimate home, but it is something he gave you so that you can open your home to others, enjoy peace and serenity, or just plain meet one of your necessities of shelter. Either way, I think it is a priceless feeling to walk into your home and feel a sense of gratitude for all the blessings you have been given! Remember, "There's no place like home!"

Chalkboard Wall Detail

While I was repainting my kitchen, I decided to add this detail to the back wall. I used the same reclaimed wood as I used on the barn door, which shares the same space. It is so easy to use. Just buy a premixed can of chalkboard paint and apply at least 2-3 coats of paint on the surface. After the paint dries, it is ready to use. Have fun. This is a great idea for a kid's room, kitchen, a table surface, etc.

Frequently Asked Questions for Atlanta Designers

Do you charge for your first meeting?

No-I do not charge for the initial meeting. The initial meeting is a "get-to-know-you" conversation, more then a design meeting.
I do, however, charge a $250 nonrefundable deposit once you sign my client/designer agreement contract to obtain my services for your project. This amount is then put toward your future invoices.

How do you charge for your services?

For smaller scale or room-by-room jobs, I charge hourly plus a percentage from the merchandise you will be purchasing through me. (Remember, a designer can typically give you a better deal then most stores and can cut retail prices way down)
For larger projects, I charge by the square foot plus a percentage

Do you specialize in a particular style?

I specialize in whatever style my client needs. If it's traditional, then I design traditional. If it's contemporary, I can go there too. If it's in between, then transitional it is.

Do I need a designer if I already have an architect?

Yes. Architects are typically concerned with the main components of the structure. This is obviously key to a structure, but a designer can also help think through the spaces. Designers can help think through the functionality of rooms, make sure electrical placement makes sense with the activities of the space, and any finishes that need to be selected are always integral to the designers thinking as well.

Should I look for a certain accreditation when looking for a designer?

A professional is only considered to be an interior designer by the state of GA (it changes per state) if they have acquired an interior design degree from a 4-year college or/and have completed the NCIDQ exam.
It is important to find a designer that has completed one or both of these or else you are hiring a decorator with little to no educational background.
As a designer, we strive to continue our education and affiliate ourselves with prestigious groups that strive to make our profession one that is morally and ethically in line to help better our society (ASID for example)

When is the best time to involve a designer?

As soon as possible. Designer can help you avoid costly mistakes.

Do you have to have an expensive home to hire a designer?

Absolutely not, but we can make it look like a million bucks :)

What should you prepare before your initial meeting with a designer?

Make sure all parties that are involved with the decision making thinks through:
-what the spaces function needs to be
-what do you want the feel to be (cozy, casual, refined, elegant...)
-how many people are involved with the function of the space
-does it need to be pet/kid friendly
-are there any outstanding issues that need to be addressed before the design gets underway
-what is the budget for this space (do the designer a favor and look at some furniture prices if you haven't in a while. This will help us continue through the design presentation without shocking the pants off of you within the first few seconds :))

The Barn Door is Finished

Yeah! Almost done!!!!

So all you should have left from the track hardware are the wheels, some plastic squares (these are so your wheels don't jump off the track), and some bolts.

Make sure you follow your drawing that the company supplied you with from the track company. This helps you remember your placement for your wheels onto your door. Mine were placed 3 inches from the edge of the door.

Once you have drilled your holes into the door and placed your wheel hardware on, then just screw on the plastic squares on top of the door flush with your wheels and you are ready to install!!!!

Barn Door Installation Step 4

Now we get to the fun steps!

Hopefully everything so far has gone somewhat smoothly :) If it hasn't, don't worry, you will get there!

Installing the track:
Here is the picture again of all the items you should have received in your packet:

1) First hold your track up to your wall. Make sure the end of your track overlaps the edge of your doorway just enough to make sure your barn door actually covers your entire doorway (I would actually recommend getting your track a little longer if you have the room for it, just to make sure your door covers your whole doorway and will also be able to completely move out of the way of your doorway.)

2) Once your track is placed where it needs to go (make sure you allow room for your wheels on the top of the track), use a pen to mark the circled holes where you will be drilling in the hardware.

3) Remove your track and use your drill and the proper drill-bit to begin drilling in holes right on top of your markings in order to help start your lag screws

4) Once you have started all the holes with your drill, then hold the spacer and the track over the 2nd hole and get your lag screw started. Then move on down the line being careful not to tighten all the lag screws too much as you can go back after all of them are in. Do not do the first or last holes yet! These will need the additional end caps as well.

5) Now for the end caps. I had these going the wrong way, but my dad made sure we had them just the way the drawing showed. So always, always, refer back to your drawing they provide if you have any questions!!! Place the end caps on top of the first and last holes as shown in the picture. Now you can put the first and last lag screws in over these.

6) Your track should be complete and should look somewhat like this:

Barn Door Installation: Step 3 A & B

Step 3) This might be a step some can skip over. I could not, so I will walk you through it just in case you cannot either. Since my trim stuck out a good 1 1/2" from the drywall, I had to add a piece of trim to mount my track on so my door would not scrape the trim as it slid by. Like I said, the hardware company will accommodate with spacers, but visually, I liked the look of a piece of trim as opposed to the door floating off the wall too much. I bought a piece of wood that was 2"x 8"x 10' (in all reality is was 1.5"x 7.5"x 10'). I primed and painted it to match my existing trim.

You can see the difference in the pictures below where I added the trim piece:

Also, by adding this trim piece, it won't matter where the pre-drilled holes in my hardware are located, I will always hit wood because the track can mount right on top of this.

Step 3 A) This is how my dad recommended to attach the trim to your wall and make sure you hit studs because remember, this is a heavy door! Actually, he did most of the work-so props to him!

-First you buy 6-8 lag screws at the hardware store- we bought 5/8" x 3" size since my trim was 2" thick

-Then you locate your studs in your wall and mark with tape (I love stud finders!)

-Next you hold your trim piece on your wall and follow your tape markings onto your trim to show where you should drill your holes so as to make sure you will hit a stud when connecting your trim to the wall

-Next, drill 1" holes where your markings were on your trim *Don't drill the hole all the way through your trim, just about 1" deep

-Once all holes have been drilled, place your trim back up on the wall and your holes should be in line with all your stud markings

-Then take your lag screws and start working them in (this takes a lot of strength since you are going through the rest of your trim, then through drywall, then through studs)

See picture below to see what it looks like once the trim is drilled and the lag screw is put in

Step 3 B) Once all your lag screws are completely in, then you need to cover these holes.

You will need a 1" round dowel from the hardware store. Place the dowel into the 1" drilled hole over the lag screw and mark with a pen on the dowel how deep the hole is. Then cut with your saw the amount your marked with your pen and you should have a perfect circle that will fit right over your lag screw. Put a little wood glue and move to the next hole. After a little while, I put wood putty around the seams of the dowels. After that was dry, I painted right over them. You can't see them at all. It looks like the trim was never drilled to begin with!

Barn Door Installation: Step 1 and Step 2

I love our little house, but when it comes to guests feeling "at home" in our space, I don't think it quite meets all their needs. The reason lies in the fact that if a guest stays over, they are never completely cut-off from our main living area. They also do not have access to a bathroom without leaving their room. So, in order to help the situation, I have devised a plan to separate the guest bedroom and bath from the living quarters without a whole lot of construction, a barn door!

Barn Door Items You Will Need:

-a door
-6 lag screws

-a track and all its components

-6-8 more lag screws (only for optional step 3)

-wood trim (only for optional step 3)
-a 1" wood dowel (only for optional step 3)

-and a handy dad/husband

Step 1) Build/Buy a door. We had some leftover wood from a previous project we did over our office fireplace (click here if you would like to see the fireplace). It is wood from my husband's parent's property that was used for a dock over their lake, so it has some sentimental value.

I then measured my doorway plus the trim that would need to be covered by the barn door. This was 46" wide. Then I measured the wood we were using to make sure that I didn't need to make any revisions to the measurements. Then I roughly sketched out what the finished dimensions of the width and depth of the door would be.

*Make sure you measure the depth of any trim that is already around the doorway because you need to make sure your barn door won't scrape it as it slides open or shut. The hardware company will make allowances for this with spacers. Mine was 1 1/2" deep.

*Make sure you also measure to the left or right of the doorway to make sure you have room for your barn door to be able to completely slide out of the open doorway.

This is illustrated in the drawing below

Step 2) Once you have all your dimensions, then you can find a barn door hardware company. I used Crown Industrial Supply (you can access their website here) I chose the flat track for up to 400 lbs with the standard 43H Hanger. They were very nice and walked me through everything I needed step-by-step (which is what I did for you above). They will send you a quote and then once you sign off on the quote, they will send all your measurements to an engineer, who will draw out detailed drawings of your door and hardware. Once you sign off on those, your track will be shipped to you in a few weeks. The track I chose was just under $400 with shipping.

When designing a room, lighting is a key player in the functionality, the mood, and highlighting key pieces that you would like to showcase in your design. Lighting is sometimes an afterthought in many residences, but I cannot stress the importance of layering the many types of lighting to reach an overall "good" design. These types include ambient, task, focal, and decorative.

AMBIENT

-typically recessed can lights or mounted lights in the ceiling or

-here is shown in the overall use of natural light from windows and door

-provides overall lighting of a room

-does not highlight specific tasks
-make sure to have on dimmers to these lights to set a mood

TASK

-helps light a work space where specific tasks are to take place

-may include table lamps, floor lamps, desk lamps, under-counter lighting, etc.

-May also want dimmers on these lights depending on the functionality of the light

FOCAL

-used to highlight focal pieces (artwork, sculpture, or other decorative objects)

-the light itself is meant to be inconspicuous while bringing attention on its focus

-track lighting is often used for its versatility

focal light fades in to the ceiling color while placing emphasis on the artwork

DECORATIVE

-referred to as "the jewelry of architecture

-its purpose is to ornament a space, add style and fashion
