Will I be selling my house for less at auction?

When selling at auction you set a reserve price, below which a property cannot sell. This means that your property cannot sell for less than that figure, but can sell at any figure above. This gives you peace of mind that the property cannot sell below the figure that you have set. With land and property auctions the negotiating is done between the buyers, meaning that rather than dealing directly with the buyer and them trying to drive the price down, the bidders bid against each other pushing the price up, to achieve the best price.

Is my property suitable for auction?

All types of properties are suitable for auction, however some properties will perform better than others. Properties or land that are likely to attract cash buyers are better to auction, as there is a wealth of buyers at auction including local, national and international buyers. The more bidders on your property the better, ensuring that you get the best price for your property at auction. Individual one-off properties also do well at auction, as they can be difficult to value and in the auction, they always attract good interest. This means that with a good level of bidders, it will find its value at auction.

Can I sell my tenanted property?

Auction is the preferred method for people selling tenanted properties. Selling a tenanted property at auction will mean that the tenant can stay in place, meaning that you will receive the rental income until the property is sold. With many auction buyers being buy-to-let investors, many prefer tenanted properties as they get income from their investment from the day of completion.

Do I need a legal pack?

You do need a legal pack when selling at auction, many people think this can be a long drawn-out process. This is not the case. For you as a seller, this is very straightforward. You would just need a conveyancing solicitor to prepare the pack for you. If you don’t have a solicitor we can put you in touch with one. They would prepare the majority of the legal pack and you would just need to fill in the standard fixtures and fittings form and property information form as with a normal sale. The solicitor would prepare the other elements involved with the legal pack. The legal pack is then made available to prospective bidders before the auction. At the auction contracts are exchanged with no further enquiries, making the sales process stress-free for you as a seller. Following the auction you just need to sign the transfer document to complete the sale which takes place within 28 days of the auction. This means that you will get a fast, stress-free sale on your property.

Do I pay to sell my property at auction?

Pearson Ferrier Auctions do not charge an entry fee to put your property or land into auction. The process is no sale no fee, with a fee only charged on successful completion. This means that for you as a seller there is no cost should your property not sell.

Do people buy houses in January? For many of us, January symbolises a fresh start and a new beginning after the Christmas season and festivities. Alongside resolutions to join the gym or begin eating healthier, the new year is a great time to begin thinking about your property goals for the coming year.

The average house completion time in 2023 settled at 129 days. These figures mean it now takes an average of 4.2 months from an agreement to buy to completion. Once you factor in preparing your property for the market, completing your paperwork, and finding a buyer, you’re looking at summer before you’ll realistically be settled into your new home.

Low supply and high demand

January often sees a lower supply of properties on the market, meaning it’s easier to make your property stand out from the competition. The long and dark winter nights mean many sellers take their properties off the market towards the end of the year to enjoy the festive season with their families without worrying about house viewings and paperwork.

Due to this, the property market tends to have fewer houses listed during January and February, meaning you have a much greater chance of showcasing your property and getting and achieving your desired asking price.

Historically, houses sell faster in January and February than in Spring and Summer, when there is more competition on the market, and in Winter, when buyers are less likely to want to pack up and move. In fact, figures from Home Owners Alliance suggest that properties listed in January take an average of just 60 days to sell.

Due to the often miserable weather in the first couple months of the year, we typically find that ‘fair-weather’ buyers are less frequent – and instead, you’re likely to attract viewers who are serious with their intentions of making you an offer and buying your property.

However, with the festive season in full swing and plenty of cautious excitement for the year ahead, it’s important to see the positives wherever we can, whilst learning and embracing the challenges that this year has brought us. 

The year has been a strange one in terms of property trends and economic conditions. However, we’re pleased to report that recent statistics show we’re finishing the year on solid ground, with the strongest average house prices we’ve seen in nine months. 

We caught up with Julian Ferrier, our Pearson Director, to take a closer look at what 2023 has looked like for us and the property market…

Our thoughts on the 2023 property market…

“If we flashback to the mini budget in September 2022, we saw interest rates rise at a faster pace than we had experienced in almost two decades. This was alarming at the time, and whilst people might have argued this was inevitable, the consequences of it were felt by many.” 

“Coupled with the ongoing cost of living crisis, many of our potential buyers were startled by the new rates and quickly began to reassess their budgets and what was affordable,” explains Julian. 

“That said, we started 2023 in a buoyant mood with healthy levels of sales and lettings being agreed and an air of optimism. However, as the year wore on, levels of activity slowed down in sales, and with it, the first fall in property values was seen for quite some time.”

“Perhaps this was the ying to the yang of the surge in prices that we saw following lockdown in 2020.” 

Looking to the future…

“For those of us old enough to remember more than one recession, this is not and certainly won’t be our last rodeo! Just as we have in the past, we have the experience to ride out these rougher times and set off in search of smoother waters.”

“In fact, as a silver lining for many, in recent months, inflation has started to drop significantly and is now more than half of what it was in January, according to the Office for National Statistics (ONS). Drops in inflation often lead to more stable prices for homes and make the overall cost of buying a house more predictable, encouraging buyers to see what’s out there.”

What about getting a mortgage for a house? Julian continues, “Well, the Bank of England has kept interest rates steady at 5.25% for some time now. Furthermore, they’re expected to drop to 4.7% by the end of 2024. As you’ll know, lower interest rates make getting an affordable mortgage much easier, further encouraging a steady property market.”

“Coupled with the fact that the economy continues to grow with wage growth and relatively strong employment levels, consumer confidence is said to have surged in November, according to the GfK Consumer Confidence Tracker. These are positive signs that we are coming out of the woods.”

Given the diverse range of buyers in the market – from first-time purchasers to seasoned investors – it’s natural to see a mix of preferences. Interestingly, the data reveals some seemingly contradictory desires among the top ten features. For instance, both renovation projects and newly refurbished properties make the list. 

Is this surprising to us here at Pearson Ferrier? Absolutely not – and instead, it indicates that, much like in romance, there is someone out there for everyone. Or every home!

Let’s take a closer look at some of the trends we’ve spotted…

The rise in demand for ‘fixer-upper’ properties

Mitchell Pearson, commented, “The current high demand for ‘fixer-upper’ properties might seem unexpected at first. However, this trend becomes clearer when you consider that these homes are, on average, priced much less than a comparable property in good conditions.”

“Moreover, this interest in ‘fixer-upper’ properties reflects a growing trend among buyers to personalise their living spaces. Many are willing to invest time and resources into renovations to create their ideal home,” Mitchell added. “This is an important consideration for sellers, as it indicates a shift in market dynamics. Homes that may have been overlooked in the past due to the need for updates are now seeing increased interest.”

“This trend also opens opportunities for first-time buyers who might find traditional property prices prohibitive. By opting for a property that requires some work, they can enter the housing market more affordably. It’s a win-win situation, enabling sellers to move properties quickly and buyers to shape their new homes to their tastes.”

The need for storage space

“Another consistent trend among homebuyers today is their quest for ample space. This includes everything from converted lofts to regular storage solutions, cellars, and generous garden areas. The trend underscores a growing preference for homes that offer enough room to store and organise possessions comfortably. For homeowners, this evolving market demand presents a prime opportunity to explore and implement strategies for maximising storage space in their properties.”

The ten most in-demand property features for renters

• Double glazing
• Smart tech, such as a smart heating system
• Near a train station
• Parking spaces
• Basement
• New boiler
• Shed
• Attic
• Energy efficient
• Open-plan living space

When it comes to rental properties, priorities naturally differ. Again – this does not come as a surprise to us here at Pearson Ferrier. According to statistics, tenants typically occupy a rental for an average of 4.4 years, in contrast to the average homeowner, who settles in their purchased property for, on average, 21 years.

In terms of specific trends, let’s look at what the findings show…

Increased importance on cost-effective sustainability

Mitchell continues, “In the rental market, tenant priorities are evolving. The top in-demand features are occupied by double glazing and smart technology, signalling a growing emphasis on energy efficiency and money saving.” 

“As rental and living costs rise, renters are increasingly seeking ways to lower their energy bills. This trend suggests that landlords who invest in green technologies and eco-friendly energy solutions could see considerable benefits. It’s not just about comfort anymore; it’s about sustainability and cost savings, which are becoming key factors for renters in today’s market.”

An increased need for storage space

We can’t escape the need for properties to optimise and enhance their storage space solutions. On this list again, we see basements, sheds, attics and open-plan living spaces – underscoring the growing importance renters place on adequate space for their belongings.
Mitchell added, “Landlords and investors should take note of this preference, incorporating well-designed storage solutions to increase the appeal of a rental property.”

If you’re a residential landlord, it’s likely that you’ve got a lot on your to-do list. 

From tenant screening to property maintenance, there’s a mountain of responsibilities on your shoulders. And just when you thought you had it all figured out, there are new curveballs thrown your way.

So, in light of reports that fines for non-compliance with right-to-rent checks are set to skyrocket in 2024 if you’re a residential landlord, here’s what you need to know…

What is the ‘right to rent’?

Since 2016, private residential landlords have been required to check that the proposed tenants and occupiers of the property have a right to reside in the UK. To do this, they must verify the identity of everyone living within the property over the age of 18 before the tenancy agreement officially starts.

It is crucial that these checks are documented, as records must be retained for up to 1 year after the tenancy ends. 

Right to Rent guidelines: The current penalties

As it stands, landlords can face the following penalties if they fail to comply with the regulations:

• Up to £1,000 for a first offence
• Up to £3,000 for repeat offenders

However, in serious cases, the landlord could face imprisonment if they are found to have had ‘reasonable cause to believe’ that an occupier did not have the right to rent in the UK. 

Right to Rent guidelines: The new penalties

Whilst the current penalties are already robust, as part of the government’s wider proposals to tackle illegal immigration, they will be increased even further.

From 2024, the penalties will increase to the following:

• Up to £10,000 for a first offence
• Up to £20,000 for repeat offenders 

This steep rise in fines highlights the urgency for landlords to be meticulous and thorough when conducting screening checks for all adult tenancy applications. Moreover, it is also a clear signal that compliance isn’t optional for landlords. 

Historically, the Home Office have not had the resources to routinely check whether or not landlords are complying with Right to Rent legislation. This has resulted in the number of penalties and prosecutions being relatively low. 

Do these new penalties mean that more frequent checks will be carried out by Home Office officials? It is difficult to say – but at Pearson Ferrier, our best advice to landlords is to not take the risk of non-compliance. 

Immediate Steps You Can Take

• Document Checks

Ensure you have a clear system for confirming the identity of every adult who will live in the property before the tenancy begins.

• Keep Records 

Create a secure and organised system to hold all relevant documentation for at least a year after the tenancy ends.

• Stay Updated

Regularly check for updates on new regulations and penalties. Lack of knowledge will not protect you from significant fines or other legal problems.
