<p><strong>If you are looking to sell your property at auction you may have questions on the process </strong><strong>and not fully understand what is involved. At Pearson Ferrier Auctions we are here to help </strong><strong>with any questions that you may have. Whether you are looking to auction land or property, w</strong><strong>e will try to cover any questions which you may have below. </strong></p>
<h3><strong>Will I be selling my house for less at auction?</strong></h3>
<p>When selling at auction you set a reserve price, below which a property cannot sell. This means that your property cannot sell for less than that figure, but can sell at any figure above. This gives you peace of mind that the property cannot sell below the figure that you have set. With land and property auctions the negotiating is done between the buyers, meaning that rather than dealing directly with the buyer and them trying to drive the price down, the bidders bid against each other pushing the price up, to achieve the best price.</p>
<h3><strong>Is my property suitable for auction?</strong></h3>
<p>All types of properties are suitable for auction, however some properties will perform better than others. Properties or land that are likely to attract cash buyers are better to auction, as there is a wealth of buyers at auction including local, national and international buyers. The more bidders on your property the better, ensuring that you get the best price for your property at auction. Individual one-off properties also do well at auction, as they can be difficult to value and in the auction, they always attract good interest. This means that with a good level of bidders, it will find its value at auction.</p>
<h3><strong>Can I sell my tenanted property?</strong></h3>
<p>Auction is the preferred method for people selling tenanted properties. Selling a tenanted property at auction will mean that the tenant can stay in place, meaning that you will receive the rental income until the property is sold. With many auction buyers being buy-to-let investors, many prefer tenanted properties as they get income from their investment from the day of completion.</p>
<h3><strong>Do I need a legal pack?</strong></h3>
<p>You do need a legal pack when selling at auction, many people think this can be a long drawn-out process. This is not the case. For you as a seller, this is very straightforward. You would just need a conveyancing solicitor to prepare the pack for you. If you don’t have a solicitor we can put you in touch with one. They would prepare the majority of the legal pack and you would just need to fill in the standard fixtures and fittings form and property information form as with a normal sale. The solicitor would prepare the other elements involved with the legal pack. The legal pack is then made available to prospective bidders before the auction. At the auction contracts are exchanged with no further enquiries, making the sales process stress-free for you as a seller. Following the auction you just need to sign the transfer document to complete the sale which takes place within 28 days of the auction. This means that you will get a fast, stress-free sale on your property.</p>
<h3><strong>Do I pay to sell my property at auction?</strong></h3>
<p>Pearson Ferrier Auctions do not charge an entry fee to put your property or land into auction. The process is no sale no fee, with a fee only charged on successful completion. This means that for you as a seller there is no cost should your property not sell.</p>

<p><strong>Do people buy houses in January? For many of us, January symbolises a fresh start and a new beginning after the Christmas season and festivities. Alongside resolutions to join the gym or begin eating healthier, the new year is a great time to begin thinking about your property goals for the coming year.</strong></p>
<p>Could 2024 be the year you make your dream home a reality? With Pearson Ferrier, it can be. However, if you’re dreaming of spending the summer months hosting BBQs in your new garden, enjoying a glass of Pimms with your new neighbours and sunbathing on your new decking &#8211; the time to act is now.</p>
<p>The <a href="https://www.readysteadysell.co.uk/how-long-does-it-take-to-sell-a-house/" target="_blank" rel="noopener">average house completion time</a> in 2023 settled at 129 days. These figures mean it now takes an average of 4.2 months from an agreement to buy to completion. Once you factor in preparing your property for the market, completing your paperwork, and finding a buyer, you&#8217;re looking at summer before you&#8217;ll realistically be settled into your new home.</p>
<p>If you’re still not convinced, let’s take a look at some of the top reasons now is the best time to get your property on the market…</p>
<h3>Low supply and high demand</h3>
<p>January often sees a lower supply of properties on the market, meaning it’s easier to make your property stand out from the competition. The long and dark winter nights mean many sellers take their properties off the market towards the end of the year to enjoy the festive season with their families without worrying about house viewings and paperwork.</p>
<p>Due to this, the property market tends to have fewer houses listed during January and February, meaning you have a much greater chance of showcasing your property and getting and achieving your desired asking price.</p>
<h3>Houses sell much more quickly in January</h3>
<p>Historically, houses sell faster in January and February than in Spring and Summer, when there is more competition on the market, and in Winter, when buyers are less likely to want to pack up and move. In fact, figures from <a href="https://hoa.org.uk/" target="_blank" rel="noopener">Home Owners Alliance</a> suggest that properties listed in January take an average of just 60 days to sell.</p>
<h3>Increased buyer intent</h3>
<p>Due to the often miserable weather in the first couple months of the year, we typically find that ‘fair-weather’ buyers are less frequent &#8211; and instead, you’re likely to attract viewers who are serious with their intentions of making you an offer and buying your property.</p>

										<content:encoded><![CDATA[<p><span style="font-weight: 400;">As 2023 draws to a close, we can look back on what has been a challenging year for many, ourselves being no exception. </span></p>
<p><span style="font-weight: 400;">However, with the festive season in full swing and plenty of cautious excitement for the year ahead, it&#8217;s important to see the positives wherever we can, whilst learning and embracing the challenges that this year has brought us. </span></p>
<p><span style="font-weight: 400;">The year has been a strange one in terms of property trends and economic conditions. However, we’re pleased to report that recent statistics show we’re finishing the year on solid ground, with the strongest average house prices we’ve seen in nine months. </span></p>
<p><span style="font-weight: 400;">We caught up with <strong><a href="https://pearsonferrier.co.uk/team-member/julian-ferrier/">Julian Ferrier, our Pearson Director</a></strong>, to take a closer look at what 2023 has looked like for us and the property market…</span></p>
<h2><b>Our thoughts on the 2023 property market…</b></h2>
<p><span style="font-weight: 400;">“If we flashback to the mini budget in September 2022, we saw interest rates rise at a faster pace than we had experienced in almost two decades. This was alarming at the time, and whilst people might have argued this was inevitable, the consequences of it were felt by many.” </span></p>
<p><span style="font-weight: 400;">“Coupled with the ongoing cost of living crisis, many of our potential buyers were startled by the new rates and quickly began to reassess their budgets and what was affordable,” explains Julian. </span></p>
<p><span style="font-weight: 400;">“That said, we started 2023 in a buoyant mood with healthy levels of sales and lettings being agreed and an air of optimism. However, as the year wore on, levels of activity slowed down in sales, and with it, the first fall in property values was seen for quite some time.”</span></p>
<p><span style="font-weight: 400;">“Perhaps this was the ying to the yang of the surge in prices that we saw following lockdown in 2020.” </span></p>
<h2><b>Looking to the future…</b></h2>
<p><span style="font-weight: 400;">“For those of us old enough to remember more than one recession, this is not and certainly won’t be our last rodeo! Just as we have in the past, we have the experience to ride out these rougher times and set off in search of smoother waters.”</span></p>
<p><span style="font-weight: 400;">“In fact, as a silver lining for many, in recent months, inflation has started to drop significantly and is now more than half of what it was in January, according to the Office for National Statistics (</span><strong><a href="https://www.ons.gov.uk/">ONS</a></strong><span style="font-weight: 400;"><strong>)</strong>. Drops in inflation often lead to more stable prices for homes and make the overall cost of buying a house more predictable, encouraging buyers to see what’s out there.”</span></p>
<p><span style="font-weight: 400;">What about getting a mortgage for a house? Julian continues, “Well, the Bank of England has kept interest rates steady at 5.25% for some time now. Furthermore, they&#8217;re expected to drop to 4.7% by the end of 2024. As you’ll know, lower interest rates make getting an affordable mortgage much easier, further encouraging a steady property market.”</span></p>

Many are willing to invest time and resources into renovations to create their ideal home,” Mitchell added. “This is an important consideration for sellers, as it indicates a shift in market dynamics. Homes that may have been overlooked in the past due to the need for updates are now seeing increased interest.”</span></p>
<p><span style="font-weight: 400;">“This trend also opens opportunities for first-time buyers who might find traditional property prices prohibitive. By opting for a property that requires some work, they can enter the housing market more affordably. While headlines can hold some truth in them, they rarely tell the full story &#8211; which is why we’d like to reassure you that there are still many people selling their homes successfully and profitably.</span></p>
<p><span style="font-weight: 400;">The truth is that while property prices have fallen from their peak &#8211; predictions of a dramatic drop simply haven&#8217;t materialised.
