Surface Materials

Material choices for flooring, counter tops an back splashes affect the looks, the functionality and the cost of your project/renovation. Your top priority when choosing these components should be how the material will affect the the functionality.

Whatever material you choose, always remember that glossy finishes have a tendency to show finger and foot marks, and can be slippery when wet. For your counter tops, granite is the most durable natural stone and it is virtually maintenance free and impervious to stains, hot pots and moisture. If you choose using marble and lime stones, remember that these timeless classic material are porous stones and they must be sealed regularly to reduce staining.

If you're planning to live in your house for years, make a material a choices that are personal as you please.

The Construction Process

The renovation process involves five stages: Planning, Budgeting, Demolition, Construction, and Clean Up. Make the right decisions at each step and you'll finish your project on time and on budget.

Stage 1. Planing
List and prioritize your wants and needs, then stick with your plan to avoid unexpected costs or delays. Even small changes, such as putting a cabinet behind the entrance door, a different faucet or flooring material, can cause major problem, especially if items have been built already and materials must be ordered and for re scheduling.

Stage 2. Budgeting
Ask at least two contractors, or designer or architects for estimates. Many offer this for free. Talk with friends to see how much they spent for similar project, but always keep in mind that design, materials and location can make difference. Designers and Architects charge 15% to 20%. Although you may be tempted to avoid this expense, remember that professionals can save you money and time in the long run, and ensures the result of aesthetics you want. They offer expert advice on design options and products, can catch problem experienced contractors miss, and tend to get competitive bids form others. Expect an even better rate and deal if a firm provides both design and building services.

Stage 3. Demolition
If you have a few carpentry skills, you can save money by doing it yourself. It's always tedious and hard work to remove walls, elements, and such wiring. This stage maybe shorter than construction, but as just unsettling to daily life. For safety's sake, hire a professional.

Stage 4. Construction
For larger projects consider temporarily moving out of your house, especially if you will lose electricity, or if you have children and pets.

Stage 5. Clean up
Your new space is almost ready, but before you move in, someone has to remove the dust and debris from construction. Let your space breath to lose annoying and harmful smell of paints, wood etc. Although this may be a hard labor, you'll save money by doing it yourself.

My Little Angel's Room and Our Living Area

It was a rainy and stormy Saturday and Sunday, and it's not a good time to go for weekend malling like we used to to on weekends, when my little angel Patrice have no classes, we were able to conceptualize and do a room make over.

We were also able to do some retouching on our living area while my beloved Nanay is out of town.

For some time now, there’s been a trend way from the formal dining room, that dark and sequestered place where heirloom stood. These days, the dining room is more likely to be almost an appendage to the kitchen, an inviting spot not only for eating, but also for converse with guest and family members, doing homework, etc. Because its proximity to the kitchen, this room just naturally draws everyone for activity. Keeping it open, with a transparent transition to the kitchen or the living room, better is for both areas. Preparing vegetable should be able to have a conversation with who is ever in the living area or the in the dining area.

A single built-in cabinet against one wall can act as serving surface as well as storage for your Chinas. Serving trays make it easy to set a table without interfering with the traffic in the kitchen. Lowering the ceiling or cove lighting can make dining more intimate.

Configuring space for your new kitchen sink is one of the most-important chores when you begin a remodeling project. If you measure wrong, you may not only have to start over, you could find yourself cutting countertops to fit–and that can be costly. What begins as a project to add one kitchen element turns into a sprawling monster that eats up your budget.

Are you installing new counters and cabinets? Are you planning on relocating the sink entirely? I recommend that you locate the sink where it belongs–with sufficient space that will not obstruct your work flow. Perhaps you need to measure the entire kitchen to account for more than the sink. If you’re doing a plan for the entire kitchen, you need to consider plumbing and electrical. I should remind you before removing the old sink, be sure to turn off the water supply. Remove the handles and faucet and lift the old sink out but do not forget to measure from the lip of the sink to the countertop.

As I always say to my co-workers, things can be done right with detailed plan.

Small Kitchen

The perfect kitchen is not necessarily large, neither should be cramped, but it should be well out. The goal is to be able to perform tasks with as little unnecessary motion as possible. Another strategy is to display rather than store serving trays, special glassware, and hush, china- a wall or open shelf that holds such items that is both functional and artistic. And be demanding of the cabinet space you do have, corner cabinets will be much functional using rotating wire basket, that can be use for pots and pans.

Single large sink is more practical than double kitchen sink. Kitchen can be filled with appliance like toasters, mixers, blenders, and microwave ovens and alike, with a cabinet tucked into odd spaces.

Bar or breakfast nooks can also be integrated in a kitchen design. Islands are normally considered luxuries in small kitchen but can be a clever and safe way to store valuable plates and glasses is to incorporate it to the island and stand them on its side.

Tiles, Glass and shiny object such as stainless handles can make a trick on your small kitchen.

Talk to your designer or contractor; let them know what you want and what you really need. There will be lot storage and useful spaces in the kitchen can be done as long as it is planned and well designed.

A common impulse in designing a bathroom is to try to fit fixtures into an already confined area, if you’ve ever used a bathroom where this fancy was acted on unchecked then you know this is a mistake, for example, a toilet placed in a too small location with inadequate clearance on either side. Quite simply, bathroom fixtures each need a certain amount of floor space in order to be used properly. When planning where to put the fixtures, it’s important to leave enough space around and in front of them, follow these general rule/guidelines to ensure that there is adequate maneuvering room in your bathroom for people both with and without disabilities. Sink and toilet occupy about 12 square feet of floor space at minimum, while a bathtub (standard size) occupies 30 square feet, this will possibly bring comfort and safe.

While there are many ways to make a small bathroom feel larger, sometimes the only recourse for a cramped spaced is to actually make it larger. Enlarging a tiny bathroom is actually by moving walls and changing fixtures location, this option is not cheap in terms of labor, but in some cases, it is the only practical alternative for creating a functional and attractive bathroom. A classic way to make the cramped space feel larger is by adding a large mirror. A pedestal sink maybe used, it occupies only a small footprint, while a flanking vertical cabinets provide plenty of much needed space. In most of my projects, I use the exposed bath showers, as my personal choice, the supply is exposed, unlike the traditional shower valve that are buried in the wall. The plumbing is as always the consideration of the design. Handheld showers and bidets can be used not only to give an ease of use to the clients, but also can be use to wash down the shower area. Some shower heads also provide a pressure assisted hydromassage. Exposed shower fixtures are safer, durable and stylish. In fact there are many options now that choosing the right faucet and could be a real challenge for most of the designers. You will probably want coordination with the sink faucet and the shower or the tub's fixtures, but you'll also have to sort out options like hand held showers as well.

Finishes also comes to consideration, polished chrome are always popular choice because of it's luster finish and long life span, but brass finishes are also as durable. There are also colored epoxy finishes which can give you an exciting look of your bathroom.

On choosing the right material and design of your faucet, always ask the seller if it can withstand abrasive cleaners and water with high mineral content.
