Lowering your energy bills, improving indoor air quality and lengthening the life of your air conditioner is as easy as installing a new A/C filter. A dirty filter slows the airflow going through the indoor blower and increases your energy bills. When you run your system with a clogged filter, the whole system suffers. The moment you replace it, airflow increases, airborne particulates drop, and system performance improves.

Keeping the filter clean will prevent a host of problems that your A/C system could develop. Reduced airflow makes your home harder to cool, so the system has to run longer. It stresses the parts and increases your electric bills. Over time, dust builds inside the blower and covers the evaporator coil, which insulates it from the air passing over it.

Since the airflow is slower and the coil covered, it won’t collect as much heat from your home’s air. This can freeze the coil over, leading to frost. The system will run continuously, and once the frost melts, it can cause water damage. This can also burn out the compressor, since the refrigerant doesn’t properly change from a liquid to a gas.

During the cooling season, check the filter monthly, installing a new A/C filter when the existing one looks dirty. If you’re not sure, hold the filter up to the light. If you can’t see through the filter material, it probably needs to be changed.

When choosing a new filter, make sure that you write down its exact dimensions. Even a small gap around the frame for the air filter can introduce dust into your home’s air supply and inside the blower. Its efficiency level, signified by its MERV (minimum efficiency reporting value) rating, is also important to know. Most systems work well with MERV efficiencies between 7 and 12. Consult the owner’s manual or a trained professional to determine the maximum value to use with your blower. The highest MERV filters may impede airflow in your system.

A professional energy evaluation provides one of the most affordable, fastest and easiest tools for you to improve the energy efficiency of your home. These evaluations use a blower door test that measures air infiltration into and out of your home, one of the main factors that contributes to high heating and cooling bills.

A blower door contains a large fan that rests in an adjustable frame that fits inside an exterior door frame. A calibrated door contains pressure gauges that measure the indoor air pressure. When the energy auditor or HVAC contractor turns the fan on, it pulls the air from your home and the interior pressure drops. Lowering the indoor pressure causes air from the outside to rush in through all the places where you have air leaks. Tight homes won’t allow exterior air to enter, which means the pressure will remain low during the test.

The auditor will ask you to close all windows and open interior doors throughout your home before conducting the test. If you have any appliances that use combustible fuels, you’ll have to turn them off. Fireplace dampers need to be closed and any loose ashes covered with wet newspapers.

When your home is ready, the auditor will turn the fan on and watch the gauges closely. If the pressure in your home falls quickly, it means that your home is fairly tight. If it takes a while, it means you have air leaks that lower your home’s energy efficiency. Most leaks occur around window and door frames, the sill plate between the basement and first floor, attic hatches, chimneys, flues and other fixtures entering or leaving your home. However, in some homes, leaks also will occur where building materials meet.

The energy evaluation is likely to include a thermographic scan to detect precisely where these leaks occur. The incoming air will be a different temperature, which thermographic equipment will display. Thermographic testing also should show where insulation is missing or inadequate. Once you know where the problems in your home are, you can seal them with weatherstripping, caulk or expanding foam, or add insulation where necessary.

It’s no secret that the right type of insulation can make a big difference in the comfort of your home and result in significant savings on your energy bills. Adequate coverage in your attic, foundation and ductwork will help lower your energy costs and make your home healthier. But how do you know which type of insulation is best for your northern New Jersey home?

Three main types of insulation are commonly used in homes today, cellulose, fiberglass and spray foam (open cell or closed cell). Each one offers effective R-values (the ability of insulation to slow the transfer of heat). If you know the differences and benefits of each type, you can make an informed decision on which type is best for your New Jersey home.

Fiberglass

Fiberglass is made of highly spun glass fibers. It is nonorganic and does not burn. It also does not promote mold growth or absorb moisture. Fiberglass can be installed in sheets or blown in. One of the greatest benefits of fiberglass is the fact that it has a low settle rate and retains its original R-value. While most homeowners can install fiberglass sheets in their attics and basements, a professional usually should install loose blown-in insulation.

Cellulose

Cellulose is made from recycled paper, usually newspapers. It is treated with fire retardant materials which do not give off toxic fumes if it burns. Cellulose can absorb moisture, and some studies indicate the fire retardant chemicals may corrode your home’s pipes and wiring. Cellulose is normally blown in by professional installers and does settle after a time. This can reduce its R-value and effectiveness. If you choose cellulose, ask about the initial depth and the final settle rate so you get the R-value your home needs.

Spray foam

An alternative to traditional insulating materials that’s been gaining popularity among contractors and homeowners is spray foam. This type of insulation, often made of polyurethane, expands after being sprayed into an area (with an application gun). It provides strong thermal resistance as well as an effective barrier to air and moisture infiltration into your home. Spray foam insulation is usually applied to concrete slabs and roof tiles, as well as into wall cavities.

Contact Pipe Works Services with any questions you may have about the differences among insulating with fiberglass, cellulose and spray foam.

A heat pump tune-up will make a big difference in the efficiency of your system and will lower your energy bills, as well. The U.S. Department of Energy reports that keeping an air-source heat pump properly maintained can lower your electric bills by as much as 25 percent. Additionally, routine maintenance increases the life of your system.

When a professional HVAC contractor services your heat pump, he or she will perform the following tasks:

Clean the outdoor condenser. Over time, dust and dirt accumulate on the condenser’s fins and coils that interfere with the condenser’s operation.

Check the refrigerant level. The manufacturer of the heat pump specifies a narrow range of desired refrigerant level. If it’s too high or low, it won’t operate at its stated efficiency. If the level is low, the technician likely will look for leaks, since without leaks, the refrigerant should remain at its installation level.

Clean and tighten the electrical connections. Electricity flows faster in a clean and tight environment, which saves on energy costs.

Change the air filter in the indoor blower. Dirty filters are the primary cause of heat pump problems, and the HVAC technician should show you how to do it yourself during the heat pump tune-up. Dirty filters slow the airflow through the blower and drive up energy consumption. Keeping filters clean lengthens the life of your system.

Remove dust from the blower, including the evaporator coil. If dust covers the evaporator coil, the heat pump won’t work as efficiently. In the summer, the heat exchange process will slow, and it could cause the coil to freeze over. Frozen coils can cause indoor water damage or burn the compressor out prematurely.

Oil the motors and check the belts. Belts can stretch over time and wear out.

Inspect ductwork and measure airflow. Leaking ducts raise energy bills since the equipment has to work harder to compensate for the lost conditioned air.

Calibrate the thermostat and check the reversing valve. It’s important that these work accurately and dependably so the system heats in the winter and cools in the summer.

The Consumer Product Safety Commission has issued a guideline that details health and safety issues related to biological pollutants, as they are trapped inside homes and other buildings. Basically, they are microscopic pieces of living or dead organisms that can become airborne in your home. They may cause mild to severe health risks, some of which may initially be attributed to other sources. However, there are ways to reduce their presence in your home, and in so doing, greatly improve indoor air quality.

Moisture

A known cause for bacteria growth is moisture. Common areas for moisture include bathrooms and kitchens. Exhaust fans help eliminate humidity caused by showers and cooking. Eliminating dampness through proper ventilation improves indoor air quality. Though portable fans are useful, whole-house ventilating systems automatically exchange air with the outside, and can eliminate a lot of the moisture present in a home. Whole-house dehumidifiers offer a comprehensive solution as well. In addition, consistency in cleaning components that hold water, such as the drip pan for the refrigerator and the dehumidifier, will reduce areas where bacteria can grow. If exterior walls remain damp with condensation during the winter, consider adding insulation.

Dust

Some dust particles are so small that they will pass through a vacuum bag, though vacuums – especially those outfitted with HEPA filters – will pick up much of the dust, including the smallest particles. Wear a mask while vacuuming if you are sensitive to dust. Dust mites live in the lower regions of carpets and out of reach of vacuums. For those with severe allergies to mites, use area rugs that can be washed regularly in water 130 degrees and above. Dust mites will survive a wash in cold water. Wash bedding at least three times a month, again, in hot water. You may want to consider an effective air-cleaning system, too.

If used correctly, programmable thermostats can help you keep your energy usage and costs under control. Unfortunately, a number of homeowners don’t know how to use a programmable thermostat correctly, which means they’re not taking full advantage of what these devices have to offer.

If you really want to make a dent in the utility bills of your Northern New Jersey home, following these simple “don’ts” when using programmable thermostats:

Don’t install the unit in a bad place – First you’re going to want to install your programmable thermostat. Avoid placing it in areas that are typically warmer or cooler than the rest of the house, such as near a window exposed to sunlight, in a drafty area or below a vent.

Don’t constantly change the temperature – Too many homeowners tend to change the temperature several times a day. This constant switching will have an adverse effect on the amount of energy you’re saving, and will defeat the purpose of having the thermostat make the changes for you. Instead, try to program the same energy-saving temperature for several hours at a time.

Don’t set it too low or too high – Many people are under the impression that if you want to warm up or cool down your house at a faster rate, you should set the temperature either very high or very low. This simply isn’t true. This will just keep your system running for too long, which will waste a lot of energy. You won’t arrive at your desired temperature any quicker.

Don’t neglect your comfort for a few bucks – While it’s important that you save energy and money whenever possible, there’s no reason to suffer for it. To ensure your comfort, program your thermostat to kick on just before you wake up in the morning, or before you arrive home from work.

Plumbing preventive maintenance may seem like a drag, but taking the time for proper maintenance will save you money, now and down the road. It’s also a great deal less expensive than an emergency repair. Here are a few tips for keeping up with plumbing preventive maintenance in your New Jersey home. Always remember, though, that if you run into any plumbing issue that you’re not confident in handling, you’ll save time, money and trouble if you contact a trusted plumbing professional.

The emergency water shutoff is found near the main water line into your home. There should be a valve to allow bleeding of the line that should be easy to reach. Each spring, check this for leaks and for the ability to be closed and bled. Turning off this spigot when a pipe bursts can prevent thousands of dollars of water damage. If there is no line for bleeding, one should be added, as a leak could continue for quite some time during a break, resulting in serious damage and huge expense.

Here’s an easy one – check all the faucets and make sure they’re working correctly. Turn on and off each faucet. Check for ease of use and any leaks at the faucet itself, plus along the line until it disappears into the wall. If the faucet is hard to open and close, this may signal imminent failure.

Assuring your home safety represents an ongoing concern for families, and this checklist can help you go through your home, making simple changes that will give you peace of mind. The primary threats around the home include electrical, chemical and fire hazards, all of which you can manage.

Electrical

Avoid using cube plugs or extension cords that have multiple outlets. Power strips or surge protectors are safer. Too many devices plugged into an outlet can overheat the wires and are a major electrical hazard.

Never run electrical cords under rugs. Walking over them causes the insulation to fray, which can expose the wires, causing an electrical short.

Don’t use an appliance that smokes, sparks or overheats. Either have the appliance repaired or replace it.

Avoid using a “cheater” plug for a three-pronged cord. You can get a shock if a wire comes loose.

Chemical

Keep all paints, solvents and other flammable materials stored tightly in cans. Keep them in a detached garage or storage building if available.

Store pesticides and yard chemicals according to the package directions.

Don’t use explosive aerosols indoors when the furnace is running. When it’s unavoidable, turn off the furnace and open a window until the air has cleared.

Oily rags can start fires. Soak them in water before discarding them.

Avoid mixing different cleaning chemicals. Some create toxic gases, such as when combining ammonia and bleach, which creates highly caustic hydrochloric acid.

Fires

Check the batteries for smoke detectors several times a year and carbon monoxide (CO) detectors monthly for maximum home safety. CO detectors go through batteries faster than smoke detectors.

If you use a fireplace frequently, have the chimney professionally cleaned annually to avoid chimney fires.

Change the air filter for your furnace monthly to reduce the hazards associated with a combustion furnace, such as a cracked heat exchanger, which can pose fire and CO hazards. Professional annual maintenance also helps avoid problems with a heat exchanger and other parts of the heating system.

To a homeowner, few things are as frustrating as a drain that’s clogged. Water backing up in your toilet, tub, sink or floor drain is not just inconvenient, it’s unsightly and unsanitary, and can be damaging if the water overflows.

Drain clogs: Things to try before you call a plumber

Drain clogs require immediate attention. Left to sit for a day or two, that waste water that was ugly will start smelling as well. However, before you pick up the phone to call a plumber, here are a few things you can try yourself to get the water flowing again.

1. Plunge it. Using a plunger (about $5 at your local hardware store) creates a suction that often will dislodge a small clog and allow it to be swept away down the drain. This is the first line of defense for sinks, toilets and tubs.

2. Remove the trap on a sink. If plunging doesn’t take care of a clog in the sink, grab a bucket and a wrench and disconnect the trap (the curved piece of pipe) under the sink. Often, debris gets lodged in this curve. Clean out the pipe and reconnect it. If you have difficulty disconnecting the sink pipes, call a professional for help.

3. Snake it. A third method of drain cleaning is to use a plumber’s snake. A 25-foot snake costs about $15 to $20. This works well for stubborn clogs in tubs that don’t respond to plunging. To use the snake, remove the tub’s overflow plate, thread about 2 1/2-feet of the snake down the hole and turn the hand crank. Keep cranking until there is little resistance. Remove the snake and drain one to two gallons of hot water through the tub.

Keep in mind that if these drain-cleaning fixes fail to clear your clog, it’s time to call a professional, licensed plumber. Putting too much pressure on your plumbing fixtures can cause permanent damage.

One of the recent developments in home heating systems is the use of a heat pump with a combustion furnace, called a dual-fuel system. Heat pumps use the heat from the outdoor air to heat homes and don’t require any fuel except electricity. They work well until temperatures fall into the or below the low 30s, when the thermostat kicks the combustion furnace on to produce heat.

The main benefit from one of these systems is the heating efficiency a heat pump brings, which can reach 300 percent or more. The most efficient combustion furnace only reaches 98 percent, so relying on the heat pump for heat in all but the coldest weather saves energy.

Use these four factors to see if your home would be a suitable one for a dual-fuel system:

Have the HVAC contractor properly size your home for the system. They use a tool called Manual J that takes into account the size of your home, its insulation levels, number and energy efficiency of windows, air infiltration rates and other factors that impact its heating load.

Look at the efficiency ratings of the heat pump and the combustion furnace. The heating efficiency for heat pumps is called the HSPF (heating season performance factor). The minimum is 7.7, and higher HSPF ratings heat more efficiently. Combustion furnaces are rated by their AFUE (annual fuel utilization efficiency), expressed as a percentage. The minimum is 78 percent, which means 22 percent of the fuel is wasted. Higher HSPF and AFUE systems cost more, but they save energy dollars by lowering your energy bills.

Compare the cost of fuel to the cost of electricity. The HVAC professional can run the numbers to see what your savings would be by combining a heat pump with a combustion system.

Check for compatibility. If your furnace is newer, it may be compatible with a heat pump. Using the two together could drop your heating bills.
