Trey is a real estate executive who just completed his first year with us. He did his due diligence in picking a brokerage because of the knowledge and experience that we have and he’s completely happy with his decision so far. More so than anything, he has learned that we don’t just work in home selling—we build relationships with clients for life.

Lindsey is an agent on our team who has returned to us after previously working with us in the past. Everything has changed since she left, but she’s happy to be back regardless. She loves what she does and is very excited to continue building her future.

If you’re selling your home and have pets, there are a few things you need to do to prepare for showings.

Make sure your pets are not home during showings. Go for a walk with them or give them to a family member or friend while showings are happening. If you’re at work, put them in a kennel or outside. You want to make sure any potential buyers won’t feel threatened or apprehensive due to allergies.
Remove any signs of pets in the home. Make sure the kitty litter is tucked away in a closet and toys are stowed away for the showing.
Make sure there are no offensive odors. A good, thorough cleaning should take care of any pet odors in your home. We actually work with a great company that leaves your home smelling fresh and clean. We’d be happy to get you in touch with them.

How can you make sure you get the right size home for you and your family?

First of all, don’t get caught up in an ego contest. Don’t just buy the biggest home. Buy what fits for you and your family’s needs. If you have kids or are looking to grow your family, you’re going to need some extra bedrooms.

Having the biggest house on the block comes with a lot of extra expenses. You have to get a lot of furniture to fill those rooms and if you don’t use the rooms, what’s the point? It just doesn’t make a lot of sense to buy a bigger home if you don’t really need one.

Not only that, taxes are based on home value and home size. If you buy the biggest house on the block, you will have higher taxes and higher home insurance costs. It will also cost you more to heat and cool the home. Buy the home that is economically feasible for you.

Bigger homes also demand more of your time, too. If you have a big acreage, you will spend a lot of your weekend mowing the lawn. “Why isn’t my home selling?"

It’s one of the questions I get most frequently. Say your home has sat on the market for three or four months with no contract - why is that? One of the biggest things is poor home condition. If the house is cluttered or the windows are closed, it’s just not a good environment for a potential buyer to walk into and feel homey.

Likewise, badly-shot photography could be the cause. Photography is a huge part of real estate; some say up to 93% of buyers look at photos online before coming to a home. You need to be sure you work with an agent who has a photographer on staff or hires one. Too many Realtors take pictures with their phone. That’s great for selfies, but not for taking pictures of the biggest transaction of your life.

The third factor might be that you just hired the wrong agent. Maybe you just don’t get along or they aren’t advertising enough, or they took a lower commission just to get your business. A common problem here also is sometimes agents overprice your home just to make you happy - but all these things will end up costing you in the long run.

Finally, one of the biggest issues that keeps a home from selling is incorrectly pricing the home. I know there are some situations where you have to get a certain amount of money to pay down the mortgage, but in the end, pricing the home competitively will save you a lot of time and grief, and get your home more looks. As we all know, right now is a very volatile time in real estate. Things are moving very fast and homes are flying off the market. How do you get your offer accepted in today’s market?

You have to come in with a real meaty offer. The days of shooting 20% to 30% under list price in order to negotiate a deal are almost gone. Here are three tips for making an appealing offer:

Submit a realistic offer. Everyone is always looking for the best deal in today’s market, but most homeowners are very realistic about what their home is worth. You need to offer a realistic price. Stop trying to negotiate back and forth five or six times. Submit a real offer. Sellers should select the offer that is closest to their highest and best price.
Get pre-approved. When you submit an offer, we will attach a pre-approval letter so the seller’s agent knows that you have proof of funds. When my team lists a property, we do not accept offers without pre-approvals or proof of funds. An offer without a pre-approval letter may as well be a fantasy tale. If you don’t have a lender, reach out to us. We can recommend one for you.
Make a complete offer package. That means you should submit a good, complete contract with all of the forms and addendums. You may have HOA addendums, FHA or VA addendums - whatever you have, your Realtor can help you navigate the contract.

What’s been happening in the Polk County real estate market this fall?

Right now, we’re definitely in a seller’s market. Fall is typically a good time to sell your home because people are looking to move before the end of the year. Nationwide, we’re still seeing a trend of prices increasing due to a lack of available inventory out there.

What these conditions mean for buyers and sellers is that sellers don’t have to take the first offer they see, and buyers need to see their Realtor immediately if they see a house that they like.

If you’re a buyer, when you come to the table with an offer, your offer must be one of your best. The times of negotiating back and forth three for four rounds just aren’t there anymore. We’re seeing many multiple offer scenarios happen, which means there are probably three or four other people making an offer on the same house that you are.

In a volatile market like the one we’re facing, the terms of your contract (i.e., inspection period, financing, etc.) have to stand out.

A lot of clients ask me about the upsides of owning a home. For one, monthly mortgage payments are often far cheaper than monthly rental payments. Today we are talking about home inspections. They are very common with buyers when they purchase a new home, but a lot of times buyers don’t exactly understand why. We are going to go through some of the benefits of a home inspection today.

For starters, a home inspection protects you against anything that could be wrong with a home. From problems with the roof, the plumbing, electrical work, or termites, an inspection will protect you against any major defects a home has.

It also helps with your insurance. Homes over a certain age have to have an inspection, which will lower your insurance payments.

Home inspections also allow you to get out of your contract if there is something wrong with the house that isn’t seen by the naked eye. Home inspectors have a good way of getting into attics, checking pipes and wiring, and really seeing everything that you wouldn’t be checking if you were inspecting a home.

Today we're talking about how buyers keep track of the homes they see. When you're seeing 20 plus homes on a weekly basis, it can be a little tricky.

One thing we like to do is provide our clients with notebooks. You can mark down each individual home that you've seen, highlight what you like, and mark what you don't like.

We also provide our buyers with all the MLS profile sheets. That way, you can star your favorites and make any notes.

Finally, I suggest that everyone uses their smartphone or iPad to take videos of the homes. That way, you can make notes of each home that you like, watch the videos again later, and determine which home you want to see a second time.

One thing we know for certain about the real estate market is that it is never going to stay the same for long. Today we want to talk about an interesting trend we’ve noticed in real estate: millennials are waiting longer to purchase their first homes than their parents did.

The typical first-time buyer now rents for an average of 6 years before buying a home, which is up from 2.6 years in the early 1970’s, according to Zillow.

We came across this great video from CNBC. I will give you my three biggest takeaways from the article.

1. Down payments are a huge factor

Renters in today’s market are struggling to save for down payments and qualify for mortgages. Most first-time buyers still depend on personal savings for at least some of their down payments, but rising rental prices have complicated the task of socking away money for a down payment.

2. Rising rental rates are complicating things as well

Rental rates are causing 46% of renters aged 25-34, to spend more than 40% of their incomes on rent, up from 30% a decade earlier.

3. Job security is important to millennial buyers

The Money Source, a mortgage lender, examined applications from 5,404 millennial buyers and found that these buyers averaged nearly 4.5 years in their field of work and had held their current job for slightly more than three years. Those figures point to how critical career stability is to a younger generation.

While there is helpful information on Zillow, it's important to use it more as a gauge for home value. As a real estate professional, I look at Zillow to see what they're thinking.

However, I also look at other gauges, such as the tax roll or MLS systems. That way, I can see what the true values of comparable sales are. There are a lot of factors that go into determining the value of a home, and Zillow can't know all of them.

Recently, someone came to me and asked why their home wasn't selling. This is a question I hear quite frequently, so today I want to explain why you may be having trouble getting your home sold.

There are many factors that could be preventing your home from selling. Lack of curb appeal or bad location can both have a negative impact, but it usually comes down to price. Overpricing your home is a great way to doom the sale of your home from the start, so it's crucial you put a competitive price on it. There are a few other factors that may play a role in your home sale as well. For instance, the time of year may not benefit your home sale if you're selling in a time period where there's not much foot traffic. Also, if there is a certain mortgage value you need to get out of your sale, you may be holding out for a sale price that will get it.

As long as you keep the price of your home relatively tight, the days on market should be relatively small and we should be able to sell the home pretty quickly. Other factors do play a role, but whether your home sells is typically dependent on how you price it!
