1. Disassociate Yourself With Your Home.

• Make the mental decision to “let go” of your emotions and focus on the fact that soon this house will no longer be yours.
• Picture yourself handing the keys over to the new owner.
• Say goodbye to each room, and the yard.
• Look forward to the future in your new home.

2. De-Personalize.

• Pack up those personal photos and family heirlooms.  Many times, buyers can’t see past your personal artifacts, and you don’t want them to be distracted.  You want them to see their personal belongings in the house.

3. De-Clutter.

• Look around your house..  It’s amazing how much “stuff” you accumulate over the years.  Chances are, if you haven’t used it in a year, you probably don’t need it.
• Don’t throw good stuff away, donate to a charitable organization.
• pack up your knickknacks and collections.  30 or 40 snow globes in the family room is only a distraction to buyers.
• Keep your kitchen and bath counter tops clean.
• Think of de-cluttering as getting a head start on packing.  It will make things so much easier when you have to pack the entire house.

4. Organize Closets and Cupboards.

• Home buyers love to look in closets, pantries and cupboards.  If all of your stuff is crammed in the closet, it’s not a good first impression.
• Hang your clothes neatly in the closet.  Organize your shoes.  It will make the closet look twice as big!
• Organize your kitchen pantries.  Stack the dishes, line everything up.  Make it look sharp!

5. Remove and replace items that will not be staying in the house.

• If you plan on taking a favorite light fixture, window coverings or anything that a buyer would consider ‘built in”, remove it and replace it if necessary before your house goes on the market.  If a buyer doesn’t see it, they won’t want it.  Don’t give them any reason to choose a different property.

6.  Make sure your home has a “well cared for” appearance.

• Replaced cracked floor tiles or counter tiles.
• Patch any holes in the walls
• Touch up tired paint.  Consider neutral colors if you repaint.
• Fix that leaky faucet.
• Put fresh towels in the bathroom.
• Wash the windows inside and out.
• Clean the oven.  That’s a biggie.
• Clean the carpeting.
• Clean and air out smelly rooms.  Odors are a big turn off to buyers.

7. Scrutinize.
