TRICKY DECKS-Part2. Last time we discussed some practical deck waterproofing techniques employed at Prestige, when the decks have hard to reach corners, uneven surfaces or multiple railings etc. In this post, we will finish up our discussion of tricky decks and maintaining a waterproof goal.

Is your home custom? Perhaps it has brick walls that butt up against the area you want to waterproof? What should you do to eliminate leakage through the uneven and porous concrete and brick textures? How do you get a flush, tight seal?

A few months back the team at Prestige were faced with these very questions. Because one part of the wall was brick instead of stucco, it made the task more demanding. But this is precisely where 28+ years of experience pays off. The crew decided that they would go the extra yard and eliminate the potential for seepage from this wall, even though it was above the call of duty. Prestige = waterproofing, nothing less.

The supervisor got his creative juices flowing and devised a simple but ingenious solution. In order to insure that rain did not get behind the sealed deck, an overlap was created. The L-shaped base metal flashing could not be installed flush on the wall due to the uneven brick surface, so a secondary customized piece was mounted.

Then came a hitch in our plan. The seam from brick to base was not deep enough to mount securely. So we needed to increase the groove to accomplish a waterproof seal and aesthetic appeal. Not a problem for the boys at Prestige! Prestige “over plans” when it comes to supplies and tools, we know that readiness and flexibility are part of our daily task. The supervisor quickly retrieved a precision grinder and expertly crafted an appropriate seam to mount the overlap flashing. After applying industry standard caulking to adhere the seal, we had a match! To make sure it remained firmly in place, we reinforced it with high-powered nail gun.

Deck waterproofing with tricky decks is a touch and go proposition. It is not something to be feared…if you find a quality organization like Prestige to take care of your deck waterproofing needs. Prestige Deck Coating is Orange County’s premier place to take care of all of your decking needs. If you have a tricky deck, go no further…we are up to the challenge!

TRICKY DECKS-Part1. Do you have one of those tricky decks? Is it under a descending staircase? Does it have different types of railing attached to the deck? Are the corners asymmetrical or incongruent? Is the surface multi-leveled? Hope is not lost. No, far from it.

If you have a custom home or deck, with hard to reach corners, or uneven surfaces, give the team at Prestige Deck Coating a call! Deck waterproofing is our delight and passion!

A few months back the team at Prestige tackled just such a project. This was a custom home deck on the waterline, partially covered by a descending deck. Additionally, it had multiple, asymmetrical corners and two types of railing attached on top of the deck, one metal and one wood. This sort of deck waterproofing challenge is what morphs our job into an art form. All of our 28+ years of knowledge and practice has free reign and a clean palette on which to paint your dream deck.

As mentioned in previous posts, the foundation is key to deck waterproofing. So, this particular deck was a double challenge. First we customized the metal flashing, talking he extra time to insure each corner was properly bumped up against the corners, making the edges flush. As we continued around the perimeter, we realized we would have to overlap various portions. We had a raised door jam and wooden fence foundation to take into consideration, as well as a metal railing. The supervisor used the skills that propelled him to that role, and meticulously crafted the flashing to mesh perfectly, for an assuredly waterproof foundation.

What about that fence and railing that were adhered to the deck? How do you insure a waterproof seal on your deck when there are holes drilled into it? Great questions. One, the best option is to drill directly into the plywood base level. This allows the 6 level Prestige system to waterproof the railing base. Two, if that is not possible, then let Prestige creatively solve your custom deck problems with ingenuity and industry-tested methods. Anytime you drill into the surface of a finished deck, water will assuredly find its way into any holes.

Join us for the next blog entry, as we continue our discussion of some practical deck waterproofing techniques employed at Prestige.

Last time we started to discuss the Prestige 5 layer deck coating system, with a our rationale and helpful summary of the cement base coat and fiberglass steps. Let’s continue with layer 3…

SKIM COAT-Layer 3. Once the fiberglass layer has slow dried for maximum impenetrability (just like our friends who make us quality surfboards and boasts); we are ready to apply layer three: the cement skim coat. The skim coat serves much the same purpose as the initial cement layer, but it is only half the material as layer 1. Everyone wants an even and flat surface on their deck coating, so we seal the fiberglass layer with the double strength of two “sandwiching” cement layers.

TEXTURE-Layer 4. When we say we “Everyone wants an even and flat surface,” we by no means are referring to a slippery deck coating! Water + smooth deck= slipping = potential for injury. Not good. The team at Prestige has a balanced goal of waterproof walkway, aesthetic appeal, and safe stepping.

So, before the paint we apply another cement coat! This coat produces both an attractive pattern and doubles as a slip deterrent. This is where the experience and creativity of our team is again utilized, as we insure full coverage and artistic flair. Our deck coating is even and flat textured, but never smooth.

PAINT-Layer 5. At Prestige we realize that the most important step in this process is the finished product. All of the work that goes underneath this last layer will never be seen, so we take great pains to offer a variety of custom colors that will match your surrounding home environment. Function and flair are always in the forefront of our minds! Functionally this layer gives the deck coating a final watertight seal. Your choice of custom color adds a personal touch of flair to your home and our service.

Prestige wants your deck to last! Prestige wants your deck dry! Prestige wants your deck beautiful! From the double reinforced foundation to our 5 layer deck coating system, you can expect a superior product and service from Prestige Deck Coating, OC’s premier choice for all your deck restoration and waterproofing needs!

The key to the successful waterproofing of decks is the foundation, just like everything in life. Houses built on sand are unlikely to last long. But, a foundation serves no function if nothing is built on top of it. Who wants to take a stroll on their new waterproof deck and find that they are only walking on reinforced plywood? Plywood is not waterproof, and plywood is not aesthetically pleasing either. This precisely is where the Prestige Deck Coating Team really shines!

After laying an expert foundation of reinforced, industry grade, custom cut plywood and anchoring a 2.5 diamond lathe system, the deck coating process begins. Our team does not coat with only one or two, or even three or four layers to insure a tight and visually appealing waterproofing experience. No, Prestige goes all the way to present our customers with an ultra premium finished product. We go beyond industry standards, employing a water-tight 5-layer coating system!

CEMENT BASE-Layer 1. We begin with a hearty base coat of iron-like cement mixture, which slow dries to eliminate unwanted cracks. This layer is for strength of deck and bonding to the plywood/lathe foundation. The strength of the bond is enhanced by the cohesion to the metal lathe level, which is in turn securely stapled to the stud anchored, plywood floorboard. After insuring that the cement sets and is marble smooth, we move to layer two. We do not rush through any of these crucial steps. Your deck coating success depends on this patient and skillful process.

FIBERGLASS-Layer 2. This is where we take a tip from the surfboard and boat making tradition. Who knows how to waterproof better than those who spend much of their time in the water? How do they keep from leaks, water invasion and sinking? Fiberglass. Yes, one of the keys to Prestige’s deck coating mastery is our second layer of bonded fiberglass. We plaster 1/8 inch tight fiberglass with industry grade bonder to completely seal your deck from water intrusion. Time tested methods combined with pertinent technology, a winning team!

Follow us on the next blog entry as we finish this helpful summary of the most reliable and advanced deck coating system in the Orange County area.

Who wants a leaky deck? Who wants to be strolling around their garage looking for an umbrella during a rainstorm and get an unwanted shower? Not me. Not you. Not the deck-waterproofing experts at Prestige Deck Coating.

At Prestige, we use a virtually invincible 6-level system that stands up against even the heaviness of downpours. The key to eliminating leakage and insuring a watertight deck is the 1st level: the corners.

What that means is securing the perimeter. Like in war or sports, when you secure the perimeter, nothing can get out, it is trapped. The same is true for waterproofing your deck. At Prestige, we eliminate any possibility for water to escape and give you that unwanted and untimely shower. After we secure the perimeter of your deck with proper flashing installation, water on your deck has only one place to go: in the drain. To execute this vital goal, we use only custom fitted and situational specific metal flashing. Both on the deck surface and high up the walls, the 90 degree waterproof flashing is cut and fabricated to adhere to your deck in a seamless fashion. It is fastened tight to the floorboards and walls studs with industry grade power staples and galvanized deck nails. We at Prestige, secure your perimeter.

How will this insure a waterproof deck, you may ask? Great question. Once the flashing is securely in place, snuggling the deck corners/wall joint, out comes the sealant. We use only top-notch industry grade waterproofing sealant, and we spare no cost to provide our customers with a flush and firmly adhered perimeter. Any overlaps in the flashing are caked with sealant to maximize waterproof capability. Then we smooth out the lines for an added aesthetic flair, that doubles as a flat surface on which to lay the next layer of the waterproofing system. The team at Prestige double and triple checks your deck’s perimeter to insure that no pin-prick hole is overlooked! This is the necessary preparation for the next crucial level of our waterproofing system: the 2.5 diamond shaped galvanized metal lathe foundation.

Recently the crew traveled to Coto De Caza for what appeared to be a routine deck repair, and deck waterproofing. When they arrived dry rot was detected through on-site reassessment… Not a problem for the Prestige team!

The supervisor quickly communicated the new found potential hazard to the homeowner, and gave a clear and thoroughly explained recommendation. This is one of Prestige’s “trust values”: highest quality craftsmanship in the customer’s best interest. The team quickly and thoroughly determined the extent of the water damage and began the deck repair. The homeowner was relieved that was were able detect this before starting the job which would have left him very few options.

After discarding the problem section of all weakened material, the team analyzed the fastest and most beneficial way to lay a sturdy foundation, and began to reconstruct the deck, down to the studs. To insure a solid base for making the plywood flush, the team double reinforced the 2 X 12 beams with fresh timber. This was then leveled with the existing structure in preparation for the plywood sheathing. Using only the finest industry standard materials, exterior grade 3/4 plywood was custom fitted, cut on site, and double reinforced, This is just one of the ways that Prestige makes the deck repair look seamless and unable to decipher that there was a repair. Two new deck drains were also installed.

With the sturdy base in place, this deck repair felt like a real accomplishment. The team then proceeded to install Prestige’s trademark 5 year warranty, 6 level deck restoration system: 2.5 galvanized metal lathe installed with at least 24 staples per square foot, followed by an our polymer modified concrete, then laminated using fiberglass matting and acrylic resin, overlaid with another sealant layer of concrete, then sprayed with a concrete texturing, masterfully completed with the custom Prestige color paint of your choice.

This customer wouldn’t have to worry about overflow or pooling during flash flooding season. This customer got more than they paid for on this deck repair: personal care, going the extra yard, and an aesthetically pleasing final product that is assuredly water tight. Prestige Deck Coating is Orange County’s choice for deck repair and restoration!
