This is because of the unwillingness of estate agents to share the information about different properties at their disposal with each other. This may also give problem to the seller because the property gets exposed to lesser market, and it has fewer chances of getting the highest possible price. The seller is also vulnerable to losing track of the entire procedure, something that can have serious ramifications in the future. However, there is a simple yet efficient solution to this problem. And that resides in the formulation of an exclusive listing agreement between the realtor and the seller.</p>
<p>How does an exclusive listing agreement weed out the flaws of the current system? And how does such an agreement facilitate all the three parties involved.</p>
<p>An exclusive listing agreement works both for the seller and the agent. The agent is assured of being financially rewarded if he sells the property for a higher price and thus is more motivated to achieve the same while the seller is most welcome to any high bids that the agent brings in.<br />By law, an exclusive listing agreement allows the agent to put up a yard sign in front of the property for sale. Historically, 60% of all buyers are attracted to properties after noticing yard signs. So when a yard sign goes up, the seller is assured of a higher market for his property which increases the chance of him getting a better deal.<br />Carrying on from the first point, if an agent is assured of his financial future with the property, he will also invest more in advertising the property which will of course attract more potential customers, driving up the demand for the said property and along with it, the price.<br />Through an exclusive listing agreement the property is provided with exposure to other agents resulting in the increase of the demand of the property and involvement of more buyers. A better selling price can be achieved by this procedure.<br />The exclusive listing agreement keeps the property seller involved throughout all of the stages of the transaction. The agent shares all information with the buyer and ensures that it goes without any hindrance.
<p>With an exclusive listing agreement the seller and the agent merge into one team and collaborate collectively towards one single goal; exacting the maximum price of the property. 			<content:encoded><![CDATA[<p>Is the listing on your home about to expire? It&#8217;s not uncommon during this time of year to see real estate listings go from active, to withdrawn and expired. The winter months are notoriously difficult for selling a home; the distraction of the holidays is a major hurdle for both buyers and sellers. Ultimately fewer viewings result in fewer sales leaving you at risk for an expired listing. If you are reaching the end of your listing period it&#8217;s important to also remember that the end of the year and the beginning of a new year is a natural and logical time to reassess your position as a seller.</p>
<p>If your house has been on the market for some time and the end goal is still to sell the property, it&#8217;s important to take a close look at what can be learned from an unsuccessful sale.</p>
<p>As a seller, you have three viable options:</p>
<p>- You can extend the listing with your current agent. <br />- You can find a new agent. <br />- Or you can consider taking the house off the market completely.</p>
<p>Although it&#8217;s the last choice on the list above, lets discuss taking your house off of the market first. Its natural to feel that it may be better to take your house off the market and wait for better selling conditions, and while it may seem logical you may also find yourself in the same situation or worse. Waiting for a more &#8220;suitable&#8221; time to sell, perhaps waiting for Spring or hoping for a market increase is unfortunately no guarantee you&#8217;ll be in a better position. Yes, there are more buyers in the Spring, but there are also more sellers too so any benefit you would get from re-listing in the Spring is usually offset by the increase in competition.</p>
<p>If you are thinking about taking your house off the market in an attempt to offset the amount of time you&#8217;ve already been on the market, rest assured there has been a bit of a paradigm shift here. During the real estate bubble it was only taking four to six weeks for a house to sell, unfortunately that is no longer the case and houses are taking anywhere between four and six months to sell. So given the current market there is no longer always a negative stigma attached to a house that has been on the market for a lengthy period of time. Ultimately, if you&#8217;re thinking of taking your house off of the market remember this: the selling conditions aren&#8217;t likely to vastly deteriorate in the space of a few months, but neither are they likely to substantially improve so selling your house now is probably a good a time as any, and it&#8217;s certainly less hassle.</p>
<p>So with that in mind, the remaining options are to carry on with your current agent or find a new agent.</p>
<p>In terms of sticking with your current agent, most agents will almost always want to renew the contract since they don&#8217;t get paid unless the property is sold. It&#8217;s also worth bearing in mind that the agent has put in a considerable amount of time and money into promoting the property so they will most likely want to renew to avoid the exponential loss. But that said, you should consider the reasons why the house hasn&#8217;t sold before moving to another agent. There are several reasons why the house may not be appealing to buyers and in many cases the responsibility falls either on the agent or the seller, or both in equal measure.</p>
<p>Let&#8217;s take the list price as an example, which consequently happens to be one of the biggest, if not the biggest reason a house does not sell within its listing period. A list price that is too high could be down to the agent or the seller, and sometimes both. It could be that the agent recommended an aggressive price inappropriately; it could also be that the seller insisted on listing at a too high price to test the waters. In either case, you must consider that the list price most likely had a hand in why the house didn&#8217;t sell.</p>
<p>The other major factor that must be considered is the condition of the property and this has very little to do with the agent, and is almost solely the responsibility of the seller. Your agent should give you advice on how to stage a property to increase the chances of a sale, but ultimately if you do not take the advice of the agent you may be setting yourself up for a long time on the market. A lick of paint, clean carpeting and a hefty de-cluttering will unquestionably increase your odds of selling.</p>
<p>Furthermore, effective marketing is absolutely essential to bring buyers to your property. This important responsibility lies completely with your agent, and these days agents should be employing a multi-faceted marketing campaign including conventional and innovative methods of promoting your property. Ultimately, it is the way your property is &#8220;pitched&#8221; to prospective buyers that makes all the difference in the sale, or the failure to sell. Your agent should have the ability to focus in on what makes your house stand out and use that information to break through the vast amounts of &#8220;clutter&#8221; that comes with real estate marketing.</p>
<p>There are of course things that are out of the control of both the agent and the seller, including mortgage interest rates, local market conditions, buyer confidence and the overall economic climate. That said, even with the most difficult market conditions (which we have surely seen in the last few years), your agent should be able to spin a negative into a positive, and should ultimately be able to secure a sale, even if it does take longer than you would&#8217;ve hoped.</p>
<p>Finally, before you make the big decision to stick it out with your agent or find a new agent you should undertake an objective evaluation of the performance of your current agent during the listing period. Did they get buyers through the door? Were the open houses well attended? Was the marketing campaign thorough and aggressive? Compare the performance of your current agent to that of the local showing and price statistics (which you can also get from your agent), and if the two don&#8217;t match up you may consider finding someone else to look after the sale of your property.</p>

			<content:encoded><![CDATA[<p>Whether working with an in-house art department or an outside agency, here&#8217;s a handy checklist to make sure your digital signage content achieves what you want.</p>
<p>Digital signage is going mainstream as a medium. Simply look around in retail stores, shopping malls, arenas, gas stations, hotel lobbies, restaurants, and just about any other place you can image, and you&#8217;re bound to see one or more digital signs.</p>
<p>However, even though digital signs are growing in popularity, they are likely to be a rather new medium for the majority of graphic artists and other media creators, like graphic designers and animators, which you may turn to create compelling content to achieve your communications goals.</p>
<p>Perhaps, you will be working with in-house graphic artists whose expertise is the design of brochures, reports and other printed collateral. Or, you may find yourself working with a creative agency that specializes in television commercials. Both are creative, talented and have an abundance of knowledge and experience to bring to the table. Your challenge will be communicating the unique demands of digital signage content to them and directing them so they deliver the message you need.</p>
<p>Following some or all of the recommendations on this handy checklist should help you focus your creative team&#8217;s talent regardless of their prior experience, or lack of experience, in creating a digital signage portfolio.</p>
<p>* Clearly state what you wish to accomplish. Explain precisely how the signs are to be used. Will they be informational in nature? Do you want to sell a product or service with the signs? Is the communication mission straightforward like that of a menu board or more nuanced?</p>
<p>* Define your target audience. Layout as much demographic information, i.e. age, sex, ethnic background, and psychographic information, including interests, attitudes and opinions, of your intended viewers as possible.</p>
<p>* Identify where the sign or signs will be located. Giving your creative team this information will inform decisions they make later about the appearance, placement and dwell time of content they will create.</p>
<p>* Explain desired quality. In today&#8217;s world, it is hard to imagine that the display or displays to be used won&#8217;t be HDTVs. But even if that&#8217;s the case, will they be 720p, 1080i or even 1080p displays? That information will be helpful when content is created and may reduce the need for up, down or cross conversion of video, graphics and animation content.</p>
<p>* Visual SPAM. Because digital signage is becoming more common, the level of &#8220;visual noise&#8221; is also increasing. This should be considered along with the sensibilities of the target demographic. Work with your designers in creating a pleasing visual environment that will be more readily received by a discerning audience. Avoid excessive in-your-face content that may wax against the shopping experience by overloading the senses. Too much eye candy is not a good thing -it can give eye pain.</p>
<p>* Define duration. On a macro level, your messaging will be used for a finite period before it must be updated or changed entirely. On a micro level, individual pieces of content will dwell on the screen before being updated by the next item in the list. Information about both will help your team in creating content that can accomplish its communications task in the allotted time on screen as well as give the team a way to begin building a workable content production schedule.</p>
<p>* Discuss the number of onscreen zones desired. Start out by giving your team an idea of how many discrete areas of onscreen real estate you envision to communicate your message and what you believe should be communicated in each. Don&#8217;t consider this the last word on the topic. Rather use your list as a point of departure to discuss and ultimately define how many zones actually will be used.</p>
<p>* Identify existing content resources. While you will want your content to be fresh, engaging and designed to meet your communications goals, there is no sense reinventing the wheel when existing resources can be used or repurposed. For example, if you intend to communicate to owners of high performance cars as they wait in a car dealer&#8217;s service area, an existing RSS feed of Formula One, Indy Car and NASCAR race results and news might be available already for an onscreen crawl.</p>
<p>Whether or not your designers are experienced with digital signage, they will appreciate the guidance you give by discussing the items in the checklist. More importantly, reviewing the points in the checklist will help ensure you receive the content you need to achieve your communications goals.</p>

			<content:encoded><![CDATA[<p>For those that work on offset printing equipment, or any other type of equipment for that matter, the &#8220;pit stop mentality&#8221; is a must to survive in the manufacturing environment. Let me explain with an example.</p>
<p>I work on an offset printing press. It is a large machine that prints full color products like catalogs and magazines. A job can last 1 minute or 1 week, depending on the length of the run. But suffice to say that in today&#8217;s market, most of our printing jobs are under 1 hour. Now for the part that makes us competitive.</p>
<p>To change from one job to the next requires what we call in the printing industry a &#8220;makeready&#8221;. This is essentially a description of the time it takes to get the paper, plates and any other consumables ready to start the next job. All kinds of settings must be changed to be just right for the next job. With this dilemma, two approaches can take place.</p>
<p>1. Everybody just waits for the press to stop. When it does, someone goes and checks what the next job is. When they find out, they try to find the materials required to run it. Once they are all found, someone goes and puts it all on the press and we start up. That is nothing less than a lame makeready.</p>
<p>2. The better approach is the pit stop mentality. Everyone gathers around the press. All the materials are ready and waiting. Everything possible has been done before the press has stopped. When it does stop, every single available person is working to get it ready for the next start.</p>
<p>If you have ever seen real race car driving, you will not that there is of course only one driver. It takes a good driver to win a race. But just as important, if not more so, is the team behind the scenes that makes it all possible. There can be as many as twenty people waiting for the car to enter the pit. When it does, all the parts, tires, fuel etc are waiting and ready to be put on the car. The crew wastes not time in doing everything necessary to cut their time.</p>
<p>What is interesting to me is that for each tire there are usually three people. One to remove the old, one to put on the new and the other to bolt it on. All of this to get it done in seconds. Is it worth it since they are standing around while the driver is one the track? Yes, because it can make the difference.</p>
<p>It&#8217;s no different with production machinery. Run it like a race and you will have competitive edge in any industry.</p>

Maybe because it&#8217;s a time for reflection on what has happened in the last year and a feeling that it is the time for a new start. If this is you then please take the time to read my top 7 tips to help you change career.</p>
<p>Do you really need to change career? This may seem like a silly question but many people make spur of the minute decisions that result in them saying that they hate their job. Take a close look at your job and what it is about it that makes you feel dissatisfied. What is the real problem? Is it something you can change? If you believe that you are underpaid for what you do, have you tried asking for a pay rise? Consider what you have achieved in this job over the past year along with any advantages of this job. The excitement of a new job can fade fast and in a few months time you don&#8217;t want to be feeling that the only difference in your new job is different headed paper!<br />Do some real soul searching. What is it you really want from a job? What sort of company do you want to work for &#8211; do the company values match your own? Do you even know what you want to do? What are you good at? What do you enjoy doing? What do you really not want to do? Take time to really consider these questions so that you can find a career that really reflects who you are and will keep you motivated and inspired.<br />Using your answers from 2 above, start brainstorming your ideal job. Write down everything that comes into your head without analyzing it &#8211; don&#8217;t leave something out just because you hear yourself saying, &#8220;I&#8217;d love to do Y but&#8230;&#8221; Take some time out after brainstorming and then go back and review what you have written and see if you can fine tune any of the ideas. Seek help either from a friend or a career coach if you need to.<br />Once you have a clearer idea of what you want to do, start doing some research to find out as much as possible about your chosen field. Do you need to retrain? What companies have these jobs? If this is a completely new area of work for you, find someone who already does that type of work and contact them to find out more about it and use this to check that you have the necessary skills and experience.<br />Job search strategies. A recent survey in the UK showed that only 24% of men and 32% of women found a new job by replying to an advert. What this shows is that very few jobs are advertised on the open market. You need to start thinking about new ways to find a job. The most successful of which include: networking, preferably face to face rather than just via social media; use the internet to find out what companies to target; make use of job search sites like monster.com; make sure that your CV is readily accessible online e.g. via LinkedIn, so that potential employers can find you; make sure that all your profiles and credentials are up-to-date on career networking sites and any professional organisations that you belong to.<br />Know your skills and strengths so that you can really sell yourself on your CV &#8211; this is particularly important if you are looking to move into a new field of work as you need to be able to sell yourself using your transferrable skills and experience &#8211; no matter what job you have had in the past, you will have transferable skills. Make a list of all your achievements, both personal and professional, that could help you get the job. Once you have written you CV always get someone to check it.<br />Preparation is key. It is imperative that you spend a lot of time really preparing for an interview, never try to wing it no matter how confident you feel.

			<content:encoded><![CDATA[<p>Realtors are generally quick to embrace new technology which will help them sell, but most are still far behind when it comes to the fastest growing market in the world. Mobile searches are on the verge of surpassing computer searches and the time is here to jump into this nearly untapped market. Let&#8217;s face it, there really aren&#8217;t many things that can truly set you apart from your competition, however mobile marketing can change that.</p>
<p>If you could show a potential client how, if they list with you, their home will be marketed to nearly 50% more potential buyers than other realtors, do you think that might get their attention? Once you have their attention, then you will need the following four things to show them what you can do for them: <br />A Smart Phone &#8211; you probably already have this.Mobile Market Statistics &#8211; do a search, there are articles and statistics everywhere about how huge the mobile market is, and how fast it is growing.A Mobile Website &#8211; this is a separate website made for mobile devices.QR Codes &#8211; you want them everywhere promoting everything.</p>
<p>Now you are ready to show them how your mobile marketing plan will get their home in front of more home searchers then an agent who doesn&#8217;t use mobile marketing. Show them the statistics on the mobile market, then show them a QR Code that links to a listing on your website, scan the QR Code to show them how a quick scan will take any mobile user right to their listing. Then show them the tap to call feature on your mobile website and how a buyer can just tap the button to call you for more information on their house. A smart phone user will get this quickly, but you may have to sell yourself and your marketing plan a little more to a seller who doesn&#8217;t have a smart phone.</p>
<p>To get maximum exposure to the mobile market you&#8217;ll want to set up your marketing plan properly. This is where many realtors who are trying to use mobile marketing go wrong. If you have a QR Code linked to your website, it needs to be to a mobile website, not your regular website. You have nothing to gain by sending a mobile user to a site they can&#8217;t properly access!</p>
<p>I recently talked with a major real estate company in a large city who didn&#8217;t think they needed a mobile website because they had a mobile app for their company. They didn&#8217;t consider the fact that a mobile user would have to access their website, which isn&#8217;t properly accessible on mobile, then try to scroll around, magnify and hopefully run across a link that they would have to use to download an app to their phone, just so a viewer could access the information on their site. It seems kind of like expecting a person who can&#8217;t swim, to swim across a lake, to get a boat, so they could cross the lake.</p>
<p>Lead the way with QR Codes. Have a QR Code linked to your mobile website, your phone, the property listing, a video (if you are using them) and anything else you want a home hunter to find. Put the QR Codes everywhere, listing signs, business cards, website, listing sheets, printed ads and anywhere else you advertise. You should, at least, have QR Codes of your mobile website and property listing on your signs. When someone passes by your listed property, they can quickly grab an information sheet and/or scan your QR Codes. Now they have your information stored on their phone and can access it anytime.</p>
<p>Once you get into the mobile market there are other uses you may want, such as text messaging. If you have a buyer looking for the perfect home, you can text them anytime you find a potential property and they will have your information instantly.</p>
