				<content:encoded><![CDATA[<p style="text-align: justify;">The Wadhwa Group launched a premium residential project in Mulund west, Mumbai. The project named Codename WinWin is designed to have 2, 2.5 and 3-bedroom residences.</p>
<p style="text-align: justify;">The developer in association with Man Infra and Chandak Group announced the launching of its second residential project in Mumbai’s Mulund locality. Located on the Goregaon-Mulund Link Road, the township is planned to cover 4.72 acres including 85% open spaces.</p>
<p style="text-align: justify;">While talking about the launch, Navin Makhija, managing director of The Wadhwa Group said that the company is proud to announce the launch of a new project in Mulund west. He also said that I am confident about successfully delivering another landmark project in the city.</p>
<p style="text-align: justify;">Before this, Wadhwa group planned to invest Rs. 2,200 crore in the first two phases of the Wadhwa group township in Panvel. This is an integrated township and covers 450-acres of land.</p>
<p style="text-align: justify;">The company in collaboration with GFH, a Bahrain-based financial investment Group is constructing this township project in the Navi Mumbai Airport Influence Notified Area [NAINA], the company informed. The realty firm also plans to develop the project in five phases at an estimated cost of Rs. 6,000 crores.</p>

				<content:encoded><![CDATA[<p style="text-align: justify;">Greater Noida in Uttar Pradesh state is likely to get four new industrial sectors and also these areas will be developed in 1500 acres. The decision to add new sectors is planned and proposed by GNIDA i.e the Greater Noida Industrial Development Authority in the meeting that was held recently.</p>
<p style="text-align: justify;">The authority will set up camps in Imaliyaka, Sunpura, Dhum Manikpur Kailashpur villages to have a talk with farmers after which the first phase of development will be initiated.</p>
<p style="text-align: justify;">In the meeting, it was also decided that the one-time settlement will also be introduced for the plot owners to whom notice has been issued for a delay in construction. From February 2016, the Greater Noida authority is charging 4-12% of the plot value from allottees and all these people have left their respective land parcel vacant for over 36 months after signing lease deeds.</p>
<p style="text-align: justify;">Narendra Bhooshan, GNIDA chief executive officer said, that the plot owners will be offered a 50% rebate on the penalty amount they owe to the GNIDA. The extension of the reschedulement policy is also on the cards. The decision is also taken to encash advantage of the stressed fund for last-mile funding as declared by the finance ministry recently.</p>
<p style="text-align: justify;">A committee will be formulated to check if the existing allotment rates across the four zones in Greater Noida need to be changed or not.</p>

				<content:encoded><![CDATA[<p style="text-align: justify;">DLF group, the renowned realtor plans to invest approximately Rs. 1,500 crore in the next two years for the construction of more than 3 million sqft office space in Gurugram, Haryana. The company has decided the same while considering the demand for commercial properties from corporates and co-working firms.</p>
<p style="text-align: justify;">DLF Cyber City Developers Ltd (DCCDL), is a joint venture between DLF and Singapore&#8217;s sovereign wealth fund GIC, has proposed the construction of &#8216;Downtown&#8217; project that is designed to have 11 million sqft of leasing area. DLF has a 67 percent stake in the DCCDL and the Singapore-based GIC has the remaining share.</p>
<p style="text-align: justify;">Sriram Khattar, DLF&#8217;s Managing Director (Rental business) said that the company is developing 3.2 million sq ft office space in the first phase of this new project, located on the national highway and adjacent to DLF Cyber City project.</p>
<p style="text-align: justify;">He further said that the company has commenced construction of two identical buildings of 7.5 lakh sqft each. Both the structures are being built on a steel structure with no basement for faster execution and we are hopeful to complete the work by the end of next year. The remaining construction of 1.7 million sqft will start soon and is likely to be completed by the end of 2021.</p>
<p style="text-align: justify;">Khattar also said that the construction cost is estimated to be approximately Rs. 5,000 per sqft. The DCCDL has begun planning for the remaining 8 million sqft development in the same project.</p>

<p style="text-align: justify;">The extension of Noida metro aqua line will be a major relaxation to approximately 3 lakh commuters traveling between Noida and Greater Noida. NMRC i.e the Noida Metro Rail Corporation has commenced working on this extension in two phases including Sector 51 Noida to Sector 2 in Greater Noida and from Sector 2 to Knowledge Park 5.</p>
<p style="text-align: justify;">Presently, the Noida aqua line metro is 29.7 km-long and ply between Sector 51 to Greater Noida Depot.</p>
<p style="text-align: justify;">This expansion will connect Greater Noida West in the coming times. The metro will initially start from Sector 71 to Knowledge Park 5, secondly from Sector 142 to Botanical Garden, and then from Depot Station to Bodaki.</p>
<p style="text-align: justify;">The Yogi Adityanath-led Uttar Pradesh Government is likely to offer its consent for the construction of first phase of aqua line either in November end or the first week of December. In August, a 300-metre walkway to connect interchanging metro stations of the Blue Line and Aqua Lines, has been inaugurated and become operational.</p>
<p style="text-align: justify;">DS Mishra, Secretary, Housing and Urban Affairs inaugurated Delhi Metro Rail Corporation’s (DMRC) Blue Line, inaugurated the walkway, built between Sector 51 metro station on the Aqua Line and the Sector 52 metro station on the blue line recently.</p>

<p style="text-align: justify;">Initially, the construction for the first portion of phase IV i.e between Janakpuri West-R K Ashram Marg corridor will begin. This route is the extension of Magenta Line that ply between Botanical Garden and Janakpuri West. According to the contract, 10 stations will be built at Keshopur, Paschim Vihar, Peeragarhi, Mangolpuri, West Enclave, Pushpanjali, Deepali Chowk, Madhuban Chowk, Prashant Vihar and North Pitampura. DMRC i.e. the Delhi Metro Rail Corporation has already floated the tender for this construction.</p>
<p style="text-align: justify;">The DMRC spokesperson informed that the present work involves designing and construction of the elevated viaduct, elevated ramp, siding line and station buildings and the construction is most likely to be commenced by November end and is estimated to be completed in 30 months.</p>
<p style="text-align: justify;">The Janakpuri West-R K Ashram Marg corridor is 28.9km-long with 22 stations. This stretch is said to be the longest route in Phase IV.</p>
<p style="text-align: justify;">In total, there are six corridors in Phase-IV and they are 104 kilometer long. After receiving approval from the Delhi Government for all six proposed corridors in December last year, the Delhi Metro Rail Corporation has received sanction on three priority corridors from the Union Government. These corridors include the Janakpuri West-RK Ashram Marg, Aerocity-Tughlakabad and Majlis Park-Maujpur.</p>
<p style="text-align: justify;">Presently, Delhi Metro is busy with the preparation on the priority corridors as the new stretch will improve connectivity as interchanging will be offered on the already functioning routes of Delhi Metro, the spokesperson informed.</p>

				<content:encoded><![CDATA[<p>MRG World, an emerging player under the affordable housing recently launched <em>The Meridian</em>, a residential project at Sector 89, Gurugram. The township covers 5.5 acres of land and is designed to have 2BHK apartments in multiple sizes from 533 sqft to 633 sqft.</p>
<p>Launched under the affordable segment, this residential project in Gurugram is offered at a budget-friendly price of Rs. 4,000-4,500 per sqft. The Meridian is initiated with an investment of Rs. 200 crore that are planned to be raised from internal accruals and proceeds from the sale.  Being a RERA registered project, the homebuyers can also avail a subsidy of Rs. 2.67 Lacs on home Loan Interest under the Pradhan Mantri Aawas Yojna. According to the sources, the homebuyers will have to pay 1% GST. The project is expected to be completed by 2023.</p>
<p>The Strategically located <em>The Meridian </em>offers easy access to Main Pataudi Road, IMT Manesar, NH-8 and Dwarka Expressway along with huge greenery all around.</p>
<p>Rajat Goel, Joint MD, MRG World, said that the demand for affordable homes is no a rise and owning an affordable home with several amenities within the budget is a good thing. We aim to fill the gap of residential properties under the affordable segment in Gurugram.</p>
<p>He also informed about another upcoming affordable residential project named The Balcony at Sector 93, Gurugram.</p>

				<content:encoded><![CDATA[<p style="text-align: justify;">K Raheja Corp, a well-known developer along with the Blackstone Group, a US private equity firm have signed the deal to raise approximately $500 million by listing their jointly owned commercial business as a real estate investment trust (REIT), sources said. In Indian rupees, the companies will raise nearly over Rs. 3,500 crores.</p>
<p style="text-align: justify;">Under this joint venture, the companies are likely to submit papers to the capital market regulator within a month most likely by the closing of the first quarter of 2020, the sources close to the development said. Presently, Blackstone’s another joint venture i.e. Embassy Office Parks REIT is listed on the Indian REIT and has raised Rs. 4,750 crore in April.</p>
<p style="text-align: justify;">In 2017, Blackstone assimilated15% stake in K Raheja Corp’s selected commercial portfolio that covers 30 million sq ft area.</p>
<p style="text-align: justify;">From the part of K Raheja Corp’s total commercial development, Grade-A office spaces spread over approximately eight IT Parks in cities like Mumbai Metropolitan Region, Pune, Hyderabad, Bengaluru and Chennai are included for REIT.</p>
<p style="text-align: justify;">K Raheja Corp, is the second biggest developer of commercial parks in India and is seen as an important contender for listing on the Indian REIT. This Mumbai-based company has a strong presence in the western and southern India under the brand name of Mindspace and Commerzone.</p>
<p style="text-align: justify;">The Real Estate Investment Trust own, manage and operate commercial properties across the country particularly. This platform gives individuals an opportunity to yield income and high ROI on their properties.</p>
