Real Estate Leads, how to get them? this how to get real estate leads problem has been a big problem for real estate agents, especially at the moment when US real estate market is collapsing.

There are two types of real estate leads:

Real estate buyer leads
Real estate seller leads

In real estate market like at the moment, it's easy to get real estate seller leads, because everybody wants to sell their real estate. But how about the real estate buyer leads? who wants to buy real estate right now? not many, right?

So what the solution? In my view, the solution is to conduct a real estate investing seminar.

Although in America, there is a real estate crisis caused by the subprime mortgage but in Indonesia, property is still a good Invest Tool. Based on property consultants in Indonesia, property markets and demands would grow in 2008. Why ?

As we know in US, property or housing prices are under pressure because of subprime mortgage crisis. The Fed decided to cut the interest rate, so theoretically, this decision would raise the property price because :

property investors would borrow money to buy property using lower rate
other investors would take their money from the bank and invest in property because if not, they will receive low interest from the bank
investors who are in trouble because of the subprime mortgage crisis would pay the debt with lower interest rate

Kishore M 's principles in property investment :

1. Profit is made when one buys real estate, not sell it.
So we must find property with below the market price, so we have already made profit when we buy it.

2. Buy real estate and wait and not the other way around. This is the common problem we have , we just wait, not buy the property.

3. Always buy the best and in a premium location. This principle is similar with the tips from Primus

4. Today's renter is tomorrow's buyer. So we must screen the renters. Choose the potential renter and build a good relationship.

5. Buy the neighbourhood, not the house. We must consider the neighbourhood also, don't just consider the house.

Is Sahid Sudirman Residence The Right Property to Invest ?

If someone asked me whether Sahid Sudirman Residence is the right property to invest, i would say i don't know. Yesterday, i have attended a free investing seminar in the Marketing Gallery of the Sahid Sudirman Residence. I haven't visited the show unit, but i have seen the promotions. I have good and bad news for you.

The good news are :

Sahid Sudirman Residence property price started from IDR 500 million.
the location is good, surrounded by three five stars hotels
the access to Sahid Sudirman Residence is free 3 in 1
good architecture, there is a garden outside the apartment
there are some apartment units that have pool view
we can use the Sahid Hotel facilities, such as room services, house keeping, etc

The bad news are :

i have checked the men restroom in the office, the quality is not very good ( i expected more ).
the air conditioner was not working well
the sound system was not working well

It's too bad the quality of the Marketing Gallery of Sahid Sudirman Residence was disappointing, because i think the marketing gallery is the face of the unfinished apartments.

So is Sahid Sudirman Residence the property to invest? i will let you to decide for yourself.

Tips : visit the show units and check the bathrooms before you decide.
