The Central Park Square hosts the East Boston Farmers Market every Wednesday from 3 pm to 6.30 pm, running from July to October. The farmers market is more than just a regular grocery shop where you stop to buy green beans or apples. It comes with a whole lot of entertainment featuring local musicians. Consumers flock the Union Square Farmers Market every weekend to enjoy a variety of fresh fruits and veggies. At the farmers market, just past the entryway, you’ll find a wide collection of sumptuous foods that you can enjoy as you listen to great live music. But not everyone is on board with the plans, and developers may need to think just a tiny bit smaller. Learn more about the property and why, even with the opposition, it’s still going to be a huge undertaking for all those involved.

Skepticism from Local Residents

The developers on this project are Hilco Global and Redgate, and their plans are to turn the 15.2-acre site into South Boston apartments, condos, retail, and commercial businesses. As if that weren’t enough, they’re also planning to add on a 150-room hotel. The whole thing is slated to be 2.1 million square feet, with a total of seven new buildings. Three of those buildings are likely to be more than 200 feet high.

There will be 1,588 apartment/condo units, 339,000 square feet of commercial space, and 68,000 square feet of retail space. The property will also include an underground parking area with just under 1,000 spaces. Finally, there will be a new road developed just off Summer Street to facilitate transportation and a 1.15-acre plaza running along the Reserved Channel. Even people who are poor at estimating square feet question whether or not this kind of development is really feasible in South Boston.

Finding a Compromise

The New Boston Generating Station (South Boston Edison Power Plant) has been closed for quite some time. Practically everyone agrees that the site needs to be cleaned up for the sake of the city and for those who live near the abandoned waterfront property. But neighbors aren’t convinced that the area can handle this type of activity. They may want change, but not necessarily in this way.

Nearby residents are questioning whether this end of the city even needs all the additional retail and hospitality. If the demand doesn’t fit the supply, it may not be long before the development turns into a mess of empty space with ‘For Rent’ signs everywhere you turn. Residents are requesting a more practical approach to building that takes into account both the needs of the general area and the desires of those who live closest to the property.

Government Input

State Rep Nick Collins has voiced his own concerns about the South Boston new construction, essentially pointing out that developers are trying to fit far too much action in too little of a space. How will the area handle the 10,000 to 20,000 vehicles a day needed to turn this project into a reality? So far, those answers are still forthcoming. Recent official forums from both elected officials and residents suggest that there will be some alterations to scale back the plans soon. However, even if the project is pushed back, there’s no denying that it will still be a massive undertaking. The addition of South Boston luxury apartments, shops, and restaurants can all help revitalize an area that was previously nothing more than an eyesore.

There have been no official changes to the plans, but it is still under review. No matter what happens though, the project isn’t expected to be completed until 2030, so at least developers have a few years to get it right.

Fenway Center

Developers Gerding Edlen, Meredith Management, and the TH Real Estate officially broke ground for the Fenway Center on January 30^th, 2018. The groundbreaking ceremony capped many years of planning and readjustments for what most people view as one of the city’s most iconic projects of the 21^st century. The five-building, 1.1 million-square-foot complex serves as the convergence point of commonwealth and Brookline Avenues.

Mr. John Rosenthal, the lead developer of the project from Meredith acknowledged the fact that he had been trying to build at the over 4-acre site for more than twenty years. Various issues including financial challenges had delayed the project for that long. Once completed, the Fenway Center is expected to have more than 600 units of housing, 1290 parking spaces, 160,000 square-feet of offices, community space, 50,000 square feet of retail, a bike-share station, and a bicycle storage facility.

The Hub on Causeway

The lead developers Delaware North and Boston Properties originally broke ground for this enormous project in January 2016. Over time, the project has continued to unfold, and it is now part of the many new developments around the North Station.

Phase one of the project is expected to be completed before the end of the year, and it will feature a 15-screen movie theater, a North Station, and a 10,000 square-feet of fresh outdoor space that will also offer new entrance to TD Garden. Once all the phases have been completed, the Hub will feature hotel rooms, offices, residential houses, shops, and restaurants.

Union Square

Boston City’s Planning Board and The Somerville Board of Aldermen signed off the construction of a 2.3-million square feet development in the famous Union Square. Once completed, the project will feature retail shops, hotel rooms, a laboratory, art space, and 1.3 million square feet of office space. The contract also indicates that at least 25 percent of the project will be given over to the public open space which includes the 2.5 acres of what is referred to as the “high-quality civic spaces.”

Back Bay/ South End Gateway

The lead developer of this project, Boston properties, has a plan of building at least 1.2 million square feet of housing, retail shops, offices, and restaurants around the Back Bay station. All the plans for this project were signed off in November 2017 by the Boston Planning & Development Agency, and part of the project is already underway.

One of its three towers is expected to rise to over 360 feet. The commencement of the project was delayed due to various issues chief among them being the worry of the shadows that the project would likely cast. The project is seen as a transformative move that will help to connect Back Bay and the South End also includes several improvements to the station itself.

The Winthrop Square Garage Tower

The Boston Planning Agency also approved the construction of the Winthrop Square Garage Tower in mid-May 2018, and the construction is expected to commence soon in the 690-square foot of land. Upon its completion, the tower will be among the tallest buildings constructed in Boston in the recent past.

The building is expected to stretch to slightly over 775 feet making it the second tallest in Boston behind the 200 Clarendon. However, the planning agency has directed the developers to reexamine the tower’s size and density before a construction license is issued paving the way for its construction.

New Units, New Attitudes

Mayor Martin Walsh has made a lot of promises about providing more affordable housing to the people of the city, and these projects are just one way he’s making good on his promises. Between the seven projects, Boston can expect an additional 223 units — of which 42 will be affordable. These 42 units are a part of the more than 765 affordable units that were approved this year. Since the beginning of 2018, 20% of the residential units approved are being specifically set aside for families in the lower and middle income brackets.

New Jobs, New Opportunities

Walsh isn’t just looking to increase the affordable housing in the city, he’s also looking to create more jobs for the many hard workers upon which the city stands. The projects are estimated to create thousands of new construction jobs in the Boston area, boosting the economy and providing more opportunity for everyone. It will also include a 1.6 million square foot office building in Exchange South End that will house everything from tech companies to life science research, adding more than 4,000 permanent jobs to the vibrant city.

Notable Features

The new buildings are being developed with the future in mind. From sustainable materials to better street planning, Bostonians can expect a modern approach to the historic town. For example, the mixed-use building in Exchange South End will feature 30,000 square feet of civic space plus pedestrian and bicycle-friendly streets. Developers are even working closely with the BPDA to potentially implement an electric microgrid to the buildings. This will allow the structure to provide autonomous power to workers in the case of an outage.

These units aim to bring people from all walks of life together through their layouts. Look for dead space.

Look around your new apartment for square footage that’s not being utilized. An awkward corner, the space behind a sofa or chair, a window nook — all of these can be home to a corner cabinet, storage bin, or basket. Looking for even more space? Look up. You may find that high ceilings, the top of kitchen cabinets, and the top of your closet provides ample square footage to install some shelving — and some extra storage. Look for hidden space.

When you’re apartment-hunting, there are a number of things you need to take into account. The following are a few tips to help you plan out the hunt strategically, getting the most value for your money. Remember, an apartment is not an investment in your future directly, but indirectly.

With a motorhome, a prefabricated unit, or a home you’re paying a mortgage on, when the smoke clears, you have property. You have an asset. With an apartment, you’re never going to own the space in which you live. What this means is, you want to get the lowest possible price you can.

But you can’t go bottom dollar, or you’ll end up in a run down apartment. There’s a balance, here.  The following are a few tips you can use to help you ensure you get the best possible apartment you can.

1. Shop Around

Do not go with the first apartment you see. This is a common “rookie” mistake. You need to look at a minimum of three; more is fine.  Try to do this part quickly, as in a competitive rental market like Boston, apartments can get rented out from under you very quickly.    Ideally look at every apartment the same day so everything is fresh in your mind and you can make the best decision – otherwise you are simply chasing the second best apartment as the best one will almost always rent first and you will end up frustrated.  Do not making looking for an apartment a one month. Go on one apartment showing once per week, because the market moves too fast.  A properly priced apartment in Boston rents within 7 days or less.

However, don’t be pressured by those who are showing the unit.  Take notes on all properties, if they are vacant perhaps take pictures so you can remember everything. Check it out, check others out, take your time, weigh your options, and make the best choice accordingly. Signing a bad lease to save you time will end up costing you money in the long run.  But remember nearly 70% of all apartments have 9/1 move in dates in Greater Boston; so as you get into July your options begin to dwindle rapidly.  August can often times have few good apartments left to grab; especially in highly sought after areas. 

2. Choose A Neighborhood That Fits You

What do you like to do? Do you like to do it far from home, or nearby? Especially if you’re in a larger city, you can find an apartment right in the center of all the things you love. For example, Dallas has a prodigious arts community, it’s got shopping districts, and so much more.   Boston is very dense and tight; and a quick uber ride can get you to most places without breaking the bank.

Figure out what your best fit is in terms of local community, and look for units that are affordable, and near these areas. What you pay in increased rent is offset by what you save in time and travel costs, as well as vehicle wear-and-tear. Traffic can be a resource killer. It costs you approximately 61 cents per mile.

If you’re driving thirty miles a day, that’s $18.30 per day, or an average of $6,679.5 a year. Now that’s only 10,950 miles. Most people average around 15k miles a year, for a total cost of $9k+. If you’re paying $750 a month, that’s $9k a year. Well, if you can cut down driving substantially, then you can offset that cost.

3. Gas, Or Electric?

Your climate will be a big determiner when it comes to gas or electric power  Generally, gas power is cheaper than electric solutions; unless you’re in a position where you must use heating or cooling continuously. Know your climate, and what kind of appliances you’ll be using throughout your stay at an apartment. You want to reduce the cost of your utility bill.

4. Living Arrangements Through Management Agreements

Sometimes you’re able to find living arrangements which are mingled with management duties.  Different states have different laws so it is important that you understand your options.  If you can work with those who run your apartment complex in some kind of discount or barter capacity, for relatively little work, you can off-set your rent, allowing you to save more money over time. Talk to your landlord and see what kind of duties they may need assistance with. At the very least, you may be able to discount your rent.

5. The Balanced Approach

You want to have a balanced approach to your apartment rental. The cheapest solution in the worst part of town will cost you collaterally. A cheap solution outside of town will also cost you in terms of travel. Too much luxury costs you, to little luxury costs you. The best solution will often be in the middle.

Finding Your Best Apartment

You need to look at multiple apartments, find a neighborhood that matches your goals, determine if gas or electric is best for your particular environment, as well as whether you can make any deals with landlords. Finally, all these things must be balanced. If you can do that, you will maximize what you get out of the apartment you choose.

Not surprisingly, people in the 35-54 age range have different needs and wants in a home than their younger counterparts. They are more concerned with interior finishes and functionality, as well as the comfort level of the home.

Earlier this year the National Association of Home Builders released a study titled “What Home Buyers Really Want,” looking at what home buyers nationwide prefer in a potential home’s design, functionality, kitchen, bedrooms, outdoor features and technology.

“[It] provides an inside look at the things home buyers really want or don’t want in their homes,” said Rose Quint, NAHB’s Assistant Vice President for Survey Research, and one of the study’s authors.

The National Association of Realtors (NAR) also conducted a nationwide survey on what home buyers are looking for in potential homes.

Aside from location and budget constraints (both personal issues) here’s a look at the top 4 things Boston area home buyers want in a home based on data from nationwide surveys conducted by both the NAHB and NAR.

Central air conditioning

According to data from the NAR, 60  percent of homeowners, regardless of age, considered air conditioning “very important,” and would prefer a home with it. In fact, nearly seven out of 10 homeowners surveyed said they would be willing to pay more for a home with central air conditioning.

With Boston temps soaring for the next few months, this is one feature we can all agree that we want!

New kitchen appliances

Who doesn’t love shiny new things, especially when they come in the form of a double-door refrigerator or a dynamic dishwasher? Home buyers prefer new kitchen appliances because it means less money spent on repairs or replacement. Not surprisingly, 69 percent of those polled in the NAR study said they were willing to spend more money for a home with new kitchen appliances.

Energy efficiency

The desire for new kitchen appliances is not really an extravagant indulgence; it also has a practical side. Regardless of age, everyone wants to save money on their utility bills. According to the NAHB study, some of the most wanted features in a home involve saving energy, i.e. energy-star rated appliances and windows, and an energy-star rating for the whole home.

Walk-in closet in master bedroom

According to the NAR data, a whopping 60 percent of homeowners are willing to pay extra for a walk-in closet in the master bedroom, with 44 percent of people between the ages of 35 and 54 viewing this feature as “very important.”  Many view walk in closets are status symbols while others value them for their space.

The need for space to organize and store items also ranked high in the NAHB survey. As people age, they tend to accumulate more belongings and therefore require space to put all that “stuff.”

The two biggest factors for any Boston home buyer are their preferred neighborhood and distance from work. Beyond that, first-time young home buyers tend to differ from people their parents or grandparents age when it comes to features such as eat-in kitchens, granite counter tops and stainless steel appliances.

“It’s critical that real estate professionals understand what embodies a quintessential home for the Millennial generation, which vastly differs from the traditional norms of generations before them,” said Sherry Chris, president and CEO of Better Homes and Gardens Real Estate LLC in a released statement.

Better Homes and Gardens® Real Estate recently released a survey in which they polled 18-35 year olds nationwide asking what features they looked for in a home. Younger home buyers are looking for high-tech homes with flexible spaces they can customize for their lifestyle. And bigger isn’t always better. According to data from the National Association of Realtors, many millennial home buyers are seeking one story homes or properties with less square footage that are more efficient.

In 2012, the National Association of Home Builders (NAHB) also conducted a consumer preference survey seeking input from young home buyers. Based on these two national surveys and data from the National Association of Realtors, here are the top 3 features young Boston home buyers are looking for in their first Greater Boston home.  Real estate agents should pay attention, as Boston has become a very popular city for Milennials.

1.   Energy Efficient Homes

More than 80 percent of millennial home buyers said in the HAHB survey that they prefer a highly energy-efficient home that results in lower utility bills during the home’s lifetime over a lower-priced home without energy efficient features. Energy efficiency is important in Boston area homes  given our cold New England winters and sweltering summers. Millennials are looking for homes that feature ENERGY STAR-rated appliances; windows, doors and insulation that better control the home’s interior climate.

2.   High Tech Homes

It’s not surprising that a generation raised on technology values tech savvy elements in a home. According to the Better Homes and Garden survey, 56 percent of Millennials believe home technology capabilities are more important than “curb appeal.” If a home is not up-to-date with the latest tech capabilities, 64 percent of Millennials surveyed would simply not consider living there. In addition, 84 percent of the younger Americans surveyed believe that technology is an absolute essential to have in their homes. In fact, 41 percent of Millennials would be more likely to brag to a friend about a home automation system over a newly renovated kitchen.

What a difference a decade makes! The economy has bounced back, employment is on the rise, and a construction boom is creating new housing in cities from coast to coast. All great news. 

In fact, the economy is doing so well that it’s driven housing prices to record highs. Both rents and sales prices are approaching record highs, particularly in places like Boston, where strong market fundamentals continue to attract investors of all kinds.

As rents have ticked higher and higher, more households have become what’s called “rent-burdened,” spending 30% or more of their income on rent and utilities. Yes, the economy is strong. Yes, people are working. Yes, we’ve reached record low unemployment. But there’s concern that people aren’t earning enough to afford increasingly high rents. Census data show that the share of rent-burdened households climbed from 45.7% in 2005 to 48.9% in 2010.  

So, should we be alarmed? Maybe. Most people jump to that conclusion. But let’s dive a bit deeper. 

Apartment Rent Growth vs. Wage Growth

According to the U.S. Bureau of Labor Statistics, average salaries and wages have increased 2.5% per year from 2009 through 2016. 

This is generally on par with, and somewhat higher, than the inflation rate during that period. Inflation peaked in 2011 at 3.0%, but in five of the eight years analyzed, inflation was less than 2.0% – dipping as low as 0.7% in 2015. 

Some have fared better than others. Those employed in high-paying industries have experienced more wage growth than those with mid- and low-level paying jobs. Wage growth for high-earning individuals has often exceeded 3.0% per year, whereas wages for those at the other end of the spectrum have occasionally risen by less than 1.0% per year. 

On its own, this data doesn’t tell us much. We need to then look at apartment rent growth.

Nationally, between 2009 and 2016, rents have increased by an average of 4.3% per year. Rent growth has been more pronounced in some markets than others. Rents in Seattle, Dallas and Portland, OR have increased at about twice that rate. 

Rents have increased more or less depending on property type. Class A apartments have posted the steepest gains, including a whopping 6.1% gain in 2015 alone. Class BC rents increased more slowly between 2010 and 2015. For the past two years, Class BC rents have increased at slightly higher rates than Class A apartments – which could be explained, in part, by the influx of new Class A apartment buildings that have come online lately. The influx of Class A units has relieved some pressure on rents in this market segment.

The chart below is illustrative.

When taken together – average wage growth vs. rent growth – it’s clear that households fared better from 2008 through 2011, where wages were increasing faster than rents. This should come as no surprise. This is when the housing market crumbled and homes lost tremendous value.

But in 2012, the housing market began to recover. By 2014, it was in overdrive. This is when we start to see the steepest rent increases among both Class A and Class BC properties.

Looking Ahead: Cautious Optimism

There’s reason to believe an equilibrium is in sight. Rent growth began to taper in 2016 and continues to steadily decline. 

As noted above, this is largely due to the recent construction boom. Several cities have also adopted ambitious housing creation goals: In New York, Mayor Bill De Blasio’s launched an initiative to create and preserve 200,000 affordable units by 2024. In Boston, Mayor Marty Walsh has pledged to help create 53,000 additional residential units by 2030—through various efforts, as we recently reported, that have put the city on track to meet that goal. 

The creation of new housing, both public and private, should make rents more affordable to people in every income bracket.

We’re already starting to see this play out. 

The number of rent-burdened households has finally started to decline. After topping out at 48.9% in 2010, this number fell back to 46.1% in 2016 – just 0.4% higher than the share of rent-burdened households back in 2005. This is an incredibly positive sign that cannot be overlooked.

There are a lot of misconceptions about real estate brokers. Some dismiss it as a job for part-time, otherwise stay-at-home moms. While that certainly fits the description of some, the bulk of real estate professionals are hard at work, churning out deal after deal, and they have commissions in the bank to prove it.

It’s not too late to enter the fray. There’s still plenty of steam left in this real estate cycle. 

Not sure where to begin? We have you covered. Below is a comprehensive guide to becoming a real estate broker in Massachusetts.

Real Estate Salesperson vs. Real Estate Broker

You may have noticed we led with becoming a real estate broker. Others will tell you that you need to become a real estate salesperson first. They aren’t wrong. There’s a distinction to be made between salespeople and brokers. You must become the former before you can become the latter, a process we detail below. 

But in short, here’s what you need to know about real estate salespeople vs. real estate brokers in Massachusetts: all real estate salespeople have to work for a real estate broker. Real estate brokers can work for themselves. You have to be a real estate salesperson for at least three years before you’re eligible to become a broker. 

As if the terminology weren’t confusing enough – let’s throw a third term into the mix: the real estate “agent”. An agent refers to a salesperson (an “agent” of the broker), but both salespeople and brokers tend to call themselves agents despite the nuanced differences.

In other words: you must become a real estate salesperson (a/k/a agent) before you can become a real estate broker. So that’s where we’re going to start.

How to Become a Real Estate Salesperson in Massachusetts

There are a few basic requirements you must meet in order to get your real estate salesperson license in Massachusetts: you need to be at least 18 years old and have a valid social security number.

Check. And check. Now what?

Register for a 40-Hour Pre-Licensing Course

Here’s where the licensure process really begins. In order to get your real estate license in Massachusetts, you must begin by taking a 40-hour pre-licensing class at a certified Massachusetts real estate school. (This is a relatively new standard—in years past, you only needed to take a 25-hour course before sitting for the exam.) Find a list of licensed schools here. 

There are real estate schools in cities and towns across Massachusetts. Some offer a week-long program where you attend class Monday through Friday, 9am to 5pm. That’s the fastest way to crank out the course, but also assumes you don’t have other obligations to attend to during the day. An alternative option is to attend a part-time course. There are less intensive courses that run at night or on weekends, but these usually take longer to complete. Find a program that fits well with your schedule.

As of October 2016, you can even take real estate classes online. Not all real estate schools offer this option. Online courses must be approved by the State’s Licensure Board in advance, and requires courses to be taught in a real-time classroom setting. In other words, all students must be able to interact with their teachers in real-time. Instructors may use some pre-recorded materials as a substitution for otherwise interactive online learning.

In terms of costs: most real estate licensure courses in Massachusetts cost between $300 and $500. Those with a keen eye might be able to find a deal on Groupon, but those deals are usually only eligible for certain courses, in certain locations, at certain times. But nonetheless, you might be able to score a major discount this way!

What to Expect in Class

Most classes, whether you’re enrolled full-time or part-time, in-person or online, will follow the same general format. You’ll start by learning basic real estate vocabulary. The real estate exam is loaded with vocabulary (some of which, to be honest, you’ll never use again!). Then you’ll start to learn about the rules, regulations and procedures you’re expected to follow as a real estate salesperson in Massachusetts. 

Sprinkled in along the way are several case studies and guest presentations. This is one of the most interesting aspects of real estate school. Guest speakers will usually talk about their unique experiences: How did they get into the industry? What are the qualities of a great real estate agent? What is life like as a real estate agent? They’ll often tell real-life stories that hone in on the material you’re learning in class. 

Throughout the program, your instructor will give you several diagnostic quizzes to determine how well you’re absorbing the course material. Usually, the in-class quizzes are designed to look and feel very similar to the questions you’ll be asked on the real estate exam. Towards the end of your real estate program, your instructor will administer a full-length real estate exam to prepare you for the test. You and your classmates will spend some time reviewing the test on the last day. That way, the instructor can provide additional clarification about topics that are still a bit fuzzy. 

On your last day of the program, assuming you’ve attended all 40-hours, you’ll receive your certificate of completion. The certificate requires three people (non-relatives) vouch for you in terms of your character, but this is generally an easy requirement to meet.

Studying for the Real Estate Exam

As you’re wrapping up your real estate course, you’ll want to think about registering for the licensure exam. You’ll need your completion certificate and ID number to register for the exam. We recommend people take the exam while the material is still fresh in your memory. That said, bake in a little time to study if you haven’t been studying throughout the duration of the program.

Because – here’s what people don’t always tell you: the real estate classes, on their own, usually aren’t sufficient for most people. Most people need to spend more than the 40-hour program studying for the exam. As mentioned above, the real estate exam is loaded with complex vocabulary. The test is also riddled with legal terms, state regulations, and math problems. One of the best ways to study for the exam is by getting your hands on a Massachusetts-specific set of real estate vocabulary flash cards. These can be purchased online or via app (Quizlet is one source). 

NOTE: You must take the real estate licensure exam within two years of completing the pre-licensing class. Otherwise, you’ll need to re-take the 40-hour course.

What to Know About the Massachusetts Real Estate Exam

OK, so the time has come: you’re ready to sit for the Massachusetts real estate exam. This is one of the most important steps in your journey to becoming a real estate agent. Register to take the exam at any one of several testing centers located across the state. It costs $85 and is usually offered at least weekly.

On the day of your exam, be prepared to show up at the testing facility at least 15 minutes early. You’ll need to bring a photo ID and a copy of your real estate course certificate indicating completion. When it’s your time to take the exam, the administrator will take your picture and then sit you down at the computer to take the test. You can’t bring anything into the room with you. Most testing centers have lockers for you to store your personal belongings. They’ll provide scratch paper and a calculator for you to use during the exam. 

The MA real estate exam consists of 120 multiple-choice questions. The test is broken down into two sections: general real estate knowledge and Massachusetts real estate law. You need to score at least 70% on each section to pass the exam.

You have four hours to complete the test. You can leave the room for bathroom breaks, but this time will count against your four hour allocation. Most people don’t need the full four hours to complete the exam, but prepare accordingly nonetheless.

After you submit your answers, you’ll go back to the waiting area. Your scores will be tabulated almost instantaneously. You’ll know within a few minutes if you passed the exam or not. If you did, congrats! You’re ALMOST a licensed real estate salesperson in Massachusetts!

Once you’ve passed the test, the last thing to do is to pay the state’s licensing fee. The real estate license costs $150. You can pay that right there at the testing center. Do so and you’ll leave the testing center with your Massachusetts real estate salesperson licenses in hand.

Now, the Fun Part: Getting Started as an Agent

Once you have your real estate salesperson’s license, you’ll want to start shopping around and interviewing brokerage companies. In Massachusetts, all real estate agents are required to “hang their license” with a brokerage firm.

You’re required to work for a brokerage firm for at least three years, which the state looks at like an apprenticeship program. Some brokerage firms will provide intense support, physical space, equipment, access to their databases, and mentorship. Others will give you a company email address and set you free—where you’ll be expected to navigate the real estate industry on your own.

At first glance, the first option seems to be the better one, right?  For the most part that is certainly true because you truly can’t put a price on training.  The best brokerages provide the most training classes taught through a wide variety of different teachers so you get exposed to the greatest number of skill sets.  Support will come at a cost vs the bare boned, no frills, good luck, fly by night real estate companies that offer high commissions but also higher failure rates. As you will have learned in your real estate course, real estate agents work on a commission basis.  Real estate changes rapidly, when it doubt go with market leaders.

So, depending on the arrangement and level of support, websites and resources the broker provides you, you’re looking at anywhere from a 50/50% commission split to an 85/15% commission split. With the former, you obviously get more training.  There are companies out there that have extensive training courses in both apartment leasing and sales; and it is incumbent upon you to do your research.  Figure out the company that gives you the best path from apartment leasing into residential and investment sales.  If you are looking at apartment leasing, seek companies that utilize the most websites and have the largest databases.  There are a few companies out there which have developed advanced proprietary apartment syndicating software which gives their agents the edge in marketing.  Great domain names matter and web traffic is super important because leads matter.  The less time you spend marketing and the more time you spend showing and closing with customers is the best way to win long term.  Product matters in apartment leasing.  Let’s be honest, a great apartment will sell itself.  You want to look for companies that have the best apartments and the most google reviews.  With sales you will probably want to specialize a lot more and know what type of sales you want to get involved with, because there is a huge difference between residential and commercial sales.  Look for companies that know how to integrate apartment leasing into investment sales.  Details matter.

In our opinion, if you’re in this for the long-haul, be patient and find brokers with significant technical knowledge.  Find brokers who have previously worked in the high technology space or have even started internet companies.  The game of real estate has shifted to the brokers that understand the vital mix of real estate and technology.  You also want to find brokers that have been working in this industry for well over a decade. Just because you can get your brokers license in three years doesn’t mean you will learn even 30% of what is required to be a great  Work for a broker who will teach you the ins and outs of the industry. Yes, you’ll earn less initially, but these lessons will make you a better real estate agent in the long-run.

Once you get started as real estate salesperson, you’ll be required to work for at least 25 hours per week for three years in order to qualify to become a real estate broker. 

Becoming a Real Estate Broker

Once you’ve met the requirements to become a broker, then you need to begin the real estate broker licensure process. It’s similar to the process you went through to become a salesperson. You’ll need to take a broker course at a state-approved real estate school. The course is another 40-hours’ worth of training followed by another exam. 

The brokerage exam covers the following topics: 

• Property rights
• Condos and leases
• Contracts and deeds
• Financing real estate deals
• Nuances of brokerage
• Appraisals
• Fair Housing laws
• Massachusetts housing laws
• Settlement statements and closings 
• Property management
• Commercial real estate transactions

The material in the brokerage course is intended to supplement what you’ve already learned during your three years’ worth of on-the-job training. Importantly, the course is intended to prepare you to become a broker – a position in which you could very well be accountable for the salespeople under you (should you desire to hire salespeople).

As was the case with your last exam, the brokerage test will consist of 120 multiple-choice questions. The test is divided into two sections: National (80 questions) and State (30 questions). You must answer 70% of the questions correctly in each section in order to pass. The brokerage exam costs $106.

Once again, if you pass, you’ll be required to pay $150 to obtain your license, but you’ll receive your license the same day as you pass the exam. 

Upon becoming a broker, you’ll need to present a $5,000 surety bond that’d been completed and signed by an insurance agent. Before you freak out (!!!) – know that you only need to pay about $50 to obtain this five-year bond insurance policy. You need to have this surety bond to act in the capacity of a broker. 

Congrats! Now you’re a licensed real estate broker in the Commonwealth of Massachusetts! You’re on the right track. As a broker, you no longer need to split your commissions with anyone else. Even better, you can start collecting a share of the commissions earned by any salespeople who work for you.

Continuing Education

Whether you’re a licensed real estate salesperson or licensed real estate broker, the Commonwealth of Massachusetts expects you to engage in continuing education. In order to keep your license valid, you’ll need to take continuing ed classes every two years. 

Continuing ed classes are pretty easy to complete. You only need to take 12-hours’ worth of courses and these can all be completed online. Best yet – there’s no test required!

After you complete your continuing ed courses, you’ll need to sign and return the state’s “Licensee Renewal” form. If you fail to complete these courses, your license will become “inactive” which requires another fee to reactivate.

We’ve outlined the top neighborhoods in the city. In Beantown, there’s a little something for everyone.

Back Bay

Back Bay offers the quintessential Boston experience. When you think of Boston, you might think of the gorgeous waterfront, stately brownstone apartments, and historic churches. The Back Bay neighborhood has all of that and more.

These days, rental costs in Back Bay are among the highest on this Boston map, but you get what you pay for. World-class restaurants, towering architecture, and a robust shopping scene ensure that Back Bay will reward you if you can afford it.

If you crave diversity, Boston’s South End is the neighborhood for you. The South End has served as Boston’s melting pot for centuries, attracting immigrants from all over the world.

Today, it is also home to a sizable LGBT community. Owing in part to its diversity, the South End treats its residents to year-round festivals and events, ensuring that there is always something to do in the neighborhood.

The South End is one of the best residential neighborhoods in Boston because of the number of parks in the area, so there are plenty of opportunities for recreation. These parks are adjacent some of the most elegant Victorian homes in the country.

Charlestown

Looking for a small-town feel in the heart of the big city? Charlestown is the neighborhood for you. Charlestown is the home of many long-time Bostonians; if you want to be entertained by colorful stories of how things used to be, this is the place.

It’s believed that many of the people that fled Ireland during the potato famine eventually settled in Charlestown. The area’s sizable Irish population today is indicated by the many Irish drinking establishments around the neighborhood.

Charlestown also has great significance in American history. It’s home to Bunker Hill, the site of the Revolutionary War’s first battle. The battle is commemorated by a massive monument that visitors can ascend during daytime hours.

The neighborhood is also home to the U.S.S Constitution, a warship that operated during the War of 1812. It has been kept in pristine condition since then, treating visitors to battle reenactments and unique experiences on a daily basis.

Beacon Hill

Besides being famous as the home of a certain bar where everybody knows your name, Beacon Hill is considered today to be one of the most coveted neighborhoods in Boston due to its understated elegance and proximity to local attractions.

Boston Common is one of these attractions, boasting the reputation of being the oldest public city park in the country.

Allston/Brighton

Another neighborhood popular with college students, Allston/Brighton is a great area for nightlife and affordable housing.

It’s a great area for students because of its location, equidistant between Boston University, parts of Harvard University (including their sprawling football stadium), and a few buildings belonging to the Berklee College of Music.

Dorchester

The largest neighborhood on this Boston map by a wide margin, Dorchester was actually considered its own city before being annexed in the early 19th century.

Finding a Dog-Friendly Apartment 

When setting out to find a dog-friendly apartment, give yourself more time than the average apartment hunter. Not only are you competing against everyone looking for somewhere to live, your options are much more limited. Pet allowances may still include restrictions on breed, size and the overall number of pets that you may keep in your potential new apartment. 

Sometimes the search results will not indicate whether or not an apartment allows for dogs, in which case you will need to contact the landlord or property manager to get more information. In these cases, it is as simple as adding this to your list of questions before even scheduling a viewing. You will not want to view the apartment if you cannot have your dog there… 

Be Prepared

Prior to beginning your apartment search, make sure your dog’s vaccinations are up to date. You will also need copies of their records and licensing information. Not everyone asks for each of these things, but in order to speed up your application process, it is important to be prepared so you do not lose out on that perfect home. By over-preparing your dog’s documentation in addition to your own, you will increase your chances to land yourself that apartment. 

How to be a Respectful Dog Owner in an Apartment Building

Not all pet owners are the best tenants. They may be great inside their own apartments, but sometimes they lack the ability to realize when their dogs are irritating a neighbor or making someone uncomfortable. And that’s okay! Not everyone is a people-reader. Owners of dogs need training when moving to a new location just as their dogs do. There are a few things you can do to prevent your pup from annoying someone in an apartment building and also to discern whether or not you’ve gotten on someone’s nerves. Below are some tips on being a respectful dog owner, starting with the basics. 

1.  Pick up your poo! Yes, you absolutely, 100% of the time, need to pick up your dog’s poo. Even if they go in a bush or off the beaten path, you have to pick it up and throw it away. You would be surprised how many people do not abide by this rule. It’s detrimental. Do not leave your dog’s bowel movements anywhere. It’s not cool, man. 

2.  Backup and let people pass in hallways and tight spaces. Your dog will need to know manners to allow people to pass respectfully. Try to encourage them to sit and stay patiently while another tenant goes by. If they generally bark at people in their “territory” apologize and truly attempt to train your dog out of that habit. 

3.  Keep them from barking at the door. Oftentimes in an apartment, your dog will hear much more traffic and general noise than normal. It takes time for a canine to get used to apartment life, but it also takes some guided training. Don’t let your dog bark as your neighbors pass. If necessary, use an indoor barrier of some sort for the initial training, like this one from Amazon. 

4.  If your dog likes to sniff where other dogs are, chances are they will stop by every other door on the way to your own where a dog has previously stepped foot. Do not allow them to do this. When you walk past other apartment doors, keep your dog close on a short leash. If someone else has a dog behind said door, this will prevent any reactive behavior on both parts. By keeping your dog from sniffing someone else’s door and potentially aggravating their own animals, you are respecting your neighbor’s peace. Letting your dog sniff is akin to knocking on the door outright and running away.

5.  Sweep the stairs. This sounds strange, but a lot of apartment buildings do not have common area cleaning services so you have to do this occasionally. If your dog sheds a lot and you go up and down stairs, chances are you have hairballs everywhere. Take some initiative and just sweep the stairs every now and then. Get the hair out of the way and send the signal to your neighbors that you are a responsible and respectful pet owner. If you’re not the only one in the building, maybe you can convince the other dog owners to take turns sweeping with you. 

6.  If your dog is a “scary” breed or has some quirks, introduce yourself to your closest neighbors and just let them know about them. If your puppy is friendly, and they have to be to live in an apartment, then you should also ask if your neighbors would like to be introduced. It could help cut down on your dog’s barking, reactivity, etc. to have him or her know your neighbors. Plus, once they fall in love with your dog then nothing your baby does will be nearly as invasive. 

Routine is Key

Respecting your neighbors is one thing, but you also have to respect your dog. Dogs are very active creatures and not only need a strict exercise routine but also a meal plan and even training schedule. A dog in an apartment may get bored and start acting out. Your job as its loyal owner is to ensure this does not happen. Make sure your dog has a set nutrition and eating schedule, daily walking routine, daily training activities and weekly or consistent trips to the park or elsewhere. 

Owning a dog in an apartment is a lot more work than in a house; however, it can be more fun if it’s done right. Training your dog and walking him or her so often can be a game instead of a chore. It’s all in the perspective, but as long as you are a respectful dog owner, you should never have an issue keeping your canine in your apartment.
