Prudential San Bruno 1st Annual Halloween Pumpkin Patch

Prudential San Bruno will be hosting our first annual Pumpkin Patch this Saturday October 24th from 10am-2:00pm. Our parking lot will be set up like a pumpkin patch and families are welcome to pick one pumpkin of their choice and enjoy goodies such as hot chocolate and cookies. Candy goody bags will be given to children as well as the option to have your face painted or take a picture to take home to remember the event. During the pumpkin patch we will be having our “Coats for Kids” drive so anyone who can spare a coat will be entered into a drawing to win 1 of 20 $50.00 gift cards from Target.

What do you do when you have close personal friends who are in the market to buy, but can’t hire you as their agent out of obligation to a family member? I recently had a situation occur where my friends decided it was time to jump off the rental train and become home owners. I thought it was a great idea and a wonderful way to secure their financial future. The wife would call me and ask me questions and of course I would answer any and all that came my way. I even set them up with a loan agent to get them pre-approved and started sending them automated email alerts for new active properties. I knew in the back of my head that they did have a relative who was a local Realtor, but because I was there “go to”, I didn’t feel it was neccessary to ask. Shame on me because they ended up using the relative when it came down viewing homes. They even wrote a few offers. At the end of the day, I truly just wanted them to become home owners, so as long as they were happy I was. Every now and then, she would call me with all kinds of questions and seemed so frustrated with each phone call. I had to unfortunately refer her back to her Realtor as it would be unethical for me to answer too many questions, after all I wasn’t there Realtor. The last phone call I received from her was a distraught one, after writing an offer on a short sale listing (pre-foreclosure) and having the seller accept it, she thought the house was theirs. She had no idea that lender who was taking the short pay-off had to approve the offer first. Futhermore, she wasn’t aware that another offer could potentially trump theirs. Can anyone tell me what happened next… you guessed it, while waiting for lender approval another offer came in and the listing agent submitted it to the bank. My friends scrambled to re-submit an offer with a higher purchase price, but it was no match for this new offer and just like that, they were back to square one.
I wasn’t surprised that any of this happened, I could see it coming from a mile away. I told her that in the current market, they have to be pro-active and have a Realtor who is well versed with short sales & REO’s as first time home buyers 9 out of 10 properties will be either a short sale or REO. On top of that, they switched loan agents and got pre-approved through a mortgage broker that told them their monthly mortgage payment would not exceed $XXXX.XX, however what the mortgage broker left out was the taxes, private mortgage insurance and home owner’s insurance which is all required monthly when getting an FHA loan. They had no idea and were so devastated when they found out. It was actually a blessing they didn’t get that house, because they wouldn’t have been able to afford it!
I am happy to report, they have decided to work with me exclusively from here on out. I have set them up with a loan agent who is well versed with FHA loans and were are actively looking for property. I am hoping one day soon, I will be able to hand them the keys to their new home!

Is history repeating itself?

In recent months the entry level Real Estate market has shifted and become for some people, a competitive sport. If priced correctly homes aren’t lasting past the first week’s open house as buyers are frantically racing to submit offers. Supply is low and demand is high and we all know with that combination multiple offers arise. What’s good for the goose isn’t necassarily good for the gander.. is history repeating itself? Is what is occuring now exactly what we saw a few years ago when home prices soared and multiple offers were just expected? There are many factors that come into play, some may argue this market is nothing like the one we saw a few years ago. We can say for sure banks have tightened up their guidelines to put it gently. Unless you can prove you qualify, you don’t get approved. Interest rates are lower and home prices have dropped so buyers in today’s market essentially have more buying power. Appraisals have been tightened and often times more then one is necessary to get approved by the lender. With that said, is it really all that different? Are consumers so eager to purchase a home for fear they will “miss the boat” that they are over extending themselves to make it happen. Hopefully with the tightened lender guidelines, history won’t repeat itself. What are your thoughts as I would love to hear them…

Proposed Sewer Rate Increase

The City of South San Francisco provides your sanitary sewer service. For a number of years a fee has been collected for sanitary sewer service on your property tax bill. This fee shows on your tax bill as a line item titled SSF SEWER CHARGE.

Notice of Proposed Sewer Rate Increase and of Public Hearing -

This notices provides detailed information on the proposed rate increases and your rights as a property owner to voice your concerns or protests to the City. Please review the legal notice carefully.

The City has scheduled a public informational meeting on Wednesday, June 17, 2009, at 7:00 p.m. at the Magnolia Recreation Center, Multi-Use Room, 601 Grand Avenue, So. San Francisco. City staff and project engineers will be available to answer your questions about the proposed sewer rate increases. As this is an information meeting, the City Council will not be presiding over this meeting, and the City will not take any action on the rate increase at this meeting.

The City Council will hold a public hearing on the proposed rate increase on Wednesday, June 24, 2009 at 7:00 p.m., at the City Council Chambers, Municipal Services Building, 33 Arroyo Drive, South San Francisco, to take public testimony. Your written protests must be delivered to the City Clerk by the close of this public hearing in order to be considered.

Prudential San Bruno’s 3rd Annual Shredding Party

Prudential California Realty San Bruno office is hosting its 3rd annual shredding event. This event is a complimentary event we host for the community. Each year has been a huge success and continues to grow every year. Last year the shredding truck was filled to the brim. The driver had to drive the truck around the block to try and level the paper out in hopes of getting everyone’s documents shredded. By the end of the event both sides of the truck were protuding out, but we did manage to get everyone’s documents safely shredded. Last year we shredded an excess of 12,ooo lbs of paper.
Cars start piling in early as Prudential agents assist them at their cars to off load their documents. Some people drive in with a truck load of boxes and some come with merely 1 shopping bag. Either way everyone is happy and enjoys the experience. As your documents are being lifted into the truck you can watch everything be shred through a small video camera on the side of the truck. We also serve refreshments for the community to enjoy, it truly is an amazing event.
Prudential San Bruno holds this event annually, so make sure to mark your calendars every April, we typically schedule the event around Earth Day.

Preschool and elementary school children (8 years of old and younger) are invited to participate in our 62nd Annual Easter Egg Hunt. Children can search for eggs and hidden prizes as well as visiting with the Easter Bunny. The hunt takes place rain or shine at the Orange Park Shelter. Jackie Speier hosts:

“Telephone Town Hall”

to address credit/mortgage problems

San Mateo – Residents of the 12th Congressional District who have
questions about consumer credit and/or mortgages can participate in a
“telephone town hall” this Wednesday evening with Congresswoman Jackie
Speier and counselors from San Francisco’s non-profit Consumer Credit
Counseling Service.

“I encourage anyone with concerns about credit card debt, consumer
loans, mortgage modifications or refinance to participate in this call,”
Congresswoman Speier said. “Just go to my office website to sign up and
we will call you at 7:00 pm on Wednesday.”

The congresswoman has held a half dozen telephone town halls since
taking office last April, however this is the first that is focused on a
single topic. Generally, calls are placed randomly throughout the
district and an average of 5000 constituents stay on the call to ask
questions or hear from the Congresswoman.

Anyone signing up by Wednesday afternoon will be included on the call,
supplemented with random calls in areas of the district most impacted by
foreclosures and consumer debt.
