Introducing Tenant Background Check for Your RealBird Rental Listings

RealBird has partnered with RentRisk to integrate their tenant application and screening services directly into our rental listing syndication platform, (available in the USA). With this integration, you can now easily add a tenant application and background check option to your RealBird rental listings when you publish them, or directly from the listing’s marketing page in your dashboard.

How Does It Work?

Activating this feature in your RealBird dashboard is a one-click process. Once enabled, RealBird automatically generates a RentRisk tenant screening link for your rental property. This link is stored in your RealBird dashboard, where you can easily copy and share it with potential tenants. Additionally, the single property website that RealBird creates for your rental will include an “Apply Now” button, allowing renters to immediately submit their applications and complete a background check.

When you first activate this feature on RealBird, our API integration with RentRisk will set up an account for you, and a screening link will be generated automatically. Whenever a new application is submitted, RentRisk will notify you via email, and you can track the progress and approve applicants from their dashboard.

What Are the Costs Involved?

RealBird members can access this tenant screening and application tool at no extra cost. While RentRisk offers additional paid services for property managers and agents, the core tenant application and screening service integrated with RealBird comes as a free add-on.

Please note, tenants are required to pay an application fee to cover the cost of their background check and application processing.

How to Set Up and Use the Tenant Screening Feature

Getting started is simple.

As you create and syndicate a new rental listing on RealBird, you’ll see the option to automatically add a tenant screening link for that listing. Once you check the box in the listing editor, RealBird will communicate with RentRisk via API to generate the tenant application link, which will be stored along with your listing.

RentRisk will also send you an email with details about the screening link and refer to your RealBird service to avoid confusion. You can access the link from both the RealBird and RentRisk dashboards whenever you need it.

This feature can also be enabled or disabled at any time from your RealBird dashboard, making it easy to manage for previously syndicated listings or any new rental properties.

RealBird will automatically include the tenant application link on the single property websites and in auto-responder emails sent to prospective tenants, but you’re also encouraged to share it manually with interested parties.

You’ll receive an email alert each time a new applicant submits their information, making it easy for you to manage and approve or deny applications directly from RentRisk.

Cooperative compensation sharing minisite for both resale and rental listings

We updated and renamed this popular RealBird feature. The RealBird Buyer's Agent Commission Sharing Minisite feature has been available since early April, following NAR's announcement of the settlement, which took effect on August 17.

This feature allows you to add commission details to your RealBird listings—information that is no longer permitted on MLSs. These compensation details can then be shared through an automatically created, access-code-protected minisite. Alternatively, you have the option to publish it publicly on your RealBird single property website.

Recently, we expanded this feature to include rental listings as well. To reflect this broader application, we’ve renamed the tool from Buyer's Agent Commission Sharing Minisites to Cooperative Compensation Sharing Minisites. This new name aligns with the industry’s terminology and better represents its use for both sales and rental listings.

It's important to note that our current understanding is that MLSs do not allow any references or links to commission details to be shared in remarks. Therefore, we advise against sharing RealBird cooperative compensation links on your MLS in any form.

You can now set up access codes for draft listings on RealBird and all of the auto-generated marketing assets, e.g the single property websites, the listing landing pages, tours etc. are protected and can only be accessed with this code.

This is a great solution for preparing all the RealBird listing marketing assets before your listing interviews with new sellers; prior to getting a signed contract.

You can easily demonstrate all the marketing tools that you'll provide without anyone else having access to the property information (pre-listing).

Sign in to your dashboard on www.RealBird.com (or create an account if you are new)
Add/Edit a draft listing
At the bottom of the form, there is a new section called "Private Listing (Edit Access Code)"
Enter an access code. Don't make it trivial to guess and NEVER reuse passwords that you use to protect sensitive data like your email or financials
Save the listing as Draft. Published listings can not be currently protected with an access code, this new feature only applies to Draft listings for now.

RISMedia has a good intro here on how various agents and brokers navigate the buyer agent compensation related commission discourse with their clients.

Buyer agent compensation sharing

A quick, but very important update in this post-NAR settlement era was just launched today on RealBird.com.

As a listing agent, you can now easily (and optionally) add your buyer agent commission details, whether it's a flat percentage disclosed or negotiable. It's a free-form description that you can use to describe these important details depending on your case.

You can also decide whether to share this publicly on your RealBird listing website or create a private minisite that you can selectively share via email or other means.

It's an optional feature, but a very important one.

Just head over to RealBird.com and publish your listings as usual. You'll see a new section called "Buyer Agent Compensation Settings" in the listing editor.

The Value of Street Address Domain Names

Why consider street address domain names? There are two primary reasons: enhancing user experience and impressing both current and potential sellers. In other words, it's about standing out from the competition.

Street address domain names are especially useful for print marketing materials like sign riders and flyers. The goal is to provide an easy-to-remember and ideally short domain name that directs people to your listing information or a lead capture landing page. QR codes don’t need to be boring

QR codes have become increasingly prevalent since the pandemic, appearing on everything from restaurant menus to subway ads and art installations. However, we've observed that many real estate professionals are not yet utilizing them in print marketing. This is surprising, considering the majority of modern smartphones support QR code scanning, and most home buyers and sellers are comfortable with their use. At this stage, QR codes should be seen as an essential tool in the real estate sector.

RealBird has been providing QR codes for members since 2012 !!!, providing them for listing sites, print flyers, flyer boxes, and open house sign-ins. The main resistance to wider adoption has been the perceived difficulty in creating visually appealing QR codes for property listings and other real estate marketing materials.

Inspired by the article "PhiloGPT’s Surprisingly Wise Answer to “What’s the Meaning of Life?”, we tried to see if we could get ChatGPT take on a Realtor role. We are a ChatGPT Pro user and have access to plugins, including Zillow's and Redfin's ChatGPT plugin which will allow RealtorGPT to assume this role with real time listing data. This will be fun!

To start, first we prompted ChatGPT to assume this fictive RealtorGPT role.

Our prompt:
