<p>This month, we take a closer look at the suburb of <a href="https://www.sherwoodoregon.gov/">Sherwood</a>. Home to old-world charm set inside a beautiful wine setting, Sherwood is located in Washington County, roughly 16 miles southwest of downtown Portland. This small suburb of 20,000 residents is home to numerous wineries, including <a href="https://www.ponzivineyards.com/"><strong>Ponzi Vineyards</strong></a>,&nbsp; <a href="https://www.allorovineyard.com/"><strong>Alloro Vineyards</strong></a>, and <a href="https://blakesleevineyard.com/"><strong>Blakeslee Vineyards</strong></a>, as well as <a href="https://www.coopermountainaleworks.com/sherwood"><strong>Cooper Mountain Ale Works</strong></a>. The <a href="https://www.oldtownsherwood.org/"><strong>charming downtown</strong></a> has antique shopping, great food, coffee, specialty shops, and historical buildings. The town hosts many <a href="https://www.oldtownsherwood.org/events-celebrations"><strong>annual events</strong></a>, including the <a href="http://www.robinhoodfestival.org/"><strong>Sherwood Robin Hood Festival</strong></a>, and has <a href="https://www.sherwoodoregon.gov/community/parks/"><strong>13 parks</strong></a> for the community to enjoy.&nbsp;</p>



<h2 class="wp-block-heading" id="h-sherwood-oregon-housing-inventory-is-high-but-declining-nbsp">Sherwood, Oregon Housing Inventory Is High But Declining&nbsp;</h2>



<p>As of November 2025, Sherwood is following the typical seasonal downward trend that begins in September, dropping to 69 as of November 14th, 2025, down from 83 in the prior month and 81 two months ago. During the fall, new listings slow as many sellers wait for the busier spring market.&nbsp;</p>

<p>Though Sherwood’s inventory is high, it is slightly below the 75 listings for the same period in 2024, a year marked by unusually high inventory <a href="https://realestateagentpdx.com/category/portland-real-estate-market/portlandrealestatemarketmonthlyreports">throughout Portland</a>. Inventory was also on par with 2024 throughout the summer, rather than higher. Both points point to a welcome market correction, but for now, the suburb continues to offer <a href="https://realestateagentpdx.com/best-time-of-the-year-to-buy-a-home-in-2023/32979">buyers</a> more selections, putting more pressure on sellers.&nbsp;</p>

<p>When comparing Sherwood to the Portland metro area overall, the Portland metro area still shows higher levels each year. Current numbers make 2025 the most supplied November in the past four years. This difference points to a slightly healthier market in Sherwood.&nbsp;</p>



<h2 class="wp-block-heading" id="h-sherwood-oregon-real-estate-prices-continue-to-sit-above-the-portland-average">Sherwood, Oregon Real Estate Prices Continue to Sit Above the Portland Average</h2>



<p>As in prior years, home prices in Sherwood have remained stable this fall, with only slight month-to-month shifts. We find that price-per-square-foot data is the best method of defining home values in Portland. As of November 14th, it sits at $319 per square foot, down slightly from $322 the prior month and up from $313 two months ago, a trend consistent with previous years.</p>

<p><strong>Looking year over year, the $319 price is a modest increase from the 2024 total of $311 but lower than 2023 ($329) and 2022 ($346). </strong>The numbers follow along with trends we see in inventory levels, where lower quantities of homes result in higher pricing. The current total reflects a market that is improving since last year’s dip, again showing a possible market correction.  </p>



<p>Sherwood’s pricing continues to perform above Portland Metro&#8217;s current average (currently $308). This difference is consistent with its strong appeal and higher-end suburban profile. Unlike Sherwood, the Portland Metro area slipped slightly below 2024 levels, aligning with what we see in the area’s inventory. </p>

<h1 class="wp-block-heading" id="h-sherwood-oregon-average-days-on-the-market-increases-year-over-year"><strong>Sherwood, Oregon Average Days on the Market Increases Year Over Year</strong></h1>



<p>Homes in Sherwood are spending fewer days on the market than 2024, but still sit higher than 2023 and 2022. This trend yet again aligns with what we see with inventory and price-er-foot data, pointing to a correction in the Sherwood market.&nbsp;</p>



<p>As of November 14th, 2025, the average days on market sits at 121 days, up from 115 last month and 113 two months ago, a trajectory that aligns with seasonal trends. This is a&nbsp; notably faster pace than the 135 days at the same time last year.&nbsp;</p>

<p>The Portland metro area shows a similar upward trend for the season, but the days on the market continue to increase year over year. This again points to the strong appeal and higher-end suburban profile of Sherwood. However,&nbsp;</p>



<p>Sherwood’s average days on the market total of 121 is higher than the Portland average of 110. A comparatively higher total also came in 2024, while prior years fell more in line with the metro area, even slightly below. It is worth noting, however, that longer market times are common in higher-priced and highly desirable suburbs where buyers typically take more time before making a decision.&nbsp;</p>

<p>Sherwood in 2025 is following its seasonal patterns, but also shows signs of improvement that will likely extend to 2026. Inventory has eased off from the 2024 high, but remains high enough to give buyers more options than average, keeping some pressure on <a href="https://realestateagentpdx.com/best-time-of-the-year-to-sell-a-home/39753">sellers</a>.&nbsp;</p>



<p>At the same time, price-per-square-foot data shows a stable market with only minor month-to-month shifts and shows signs of an upward movement. Despite longer market times, Sherwood is still performing above the Portland metro average, reflecting its continued appeal and higher-value suburban profile.</p>



<p>Looking further out, interest rates will again be a significant factor in how the market performs. Even if interest rates hold, we will likely continue to see improvement in Sherwood over the Portland average, making it an appealing location for investment. We expect home prices in the Sherwood, Oregon real estate market to increase 1-3% in 2026. </p>

<p>In our 20+ years studying and working in the Portland metro housing market, home buyer traffic remains one of the most important metrics for understanding the state of the market.&nbsp;</p>



<p>As of September, the latest full month of Sentrilock data, total home showings reached <strong>66,017</strong>, compared with <strong>60,472</strong> in 2024 and <strong>59,608</strong> in 2023. The data shows a clear pattern: buyer activity this year is stronger than in 2023 and 2024, continuing the higher demand throughout late summer and early fall. While still below the 2021 post-pandemic surge of <strong>73,261, </strong>the totals are high for this time of year despite higher inventory levels and ongoing rate fluctuations.</p>



<p>The continued strength in buyer traffic shows interest holding into fall. The typical seasonal slowdown may be softer than in prior years.&nbsp;</p>

<p>Based on the latest totals, Portland sits in the <strong>Warm</strong> temperature range, similar to September but near the upper end of the “Warm” category, indicating that demand should stay solid into fall.</p>

<p>We get a tighter read on what lies ahead by looking at the last 12 days. We need to account for busier weekend traffic in this type of analysis (bolded below) but given that, we’re seeing a pretty steady pattern of weekday showings ranging from the 1900s to the 2200s. Overall, the stability aligns with Portland’s story of more resilient buyer demand this summer and early fall.&nbsp;</p>

<p>Inventory has reduced slightly in the past few months, but this is on trend for this time of year. As of October 17, 2025, active listings in Portland totaled 1,646, down from 1,663 in September and <strong>1,752</strong> in August. Still, inventory is higher than in 2024 (<strong>1,505</strong>) and 2023 (<strong>1,295</strong>), putting it more in line with the totals seen in 2022 (1,581).</p>

<p>This gradual decline follows Portland’s typical seasonal movements through late fall, a time when fewer homeowners list properties before the holidays and many frustrated home sellers take their properties off the market. The smaller monthly declines are a gradual rather than a sharp drop-off, indicating that while inventory is lowering, it is still consistent with the cooling demand we see in the season. </p>



<p>The higher inventory reflects a carryover of housing supply from the busy summer. It mirrors what we’ve seen in our other recent reports where fewer new listings and homes staying active longer, keeping inventory high.&nbsp;</p>



<h2 class="wp-block-heading" id="h-price-reductions-are-holding-steady-month-over-month"><strong>Price Reductions Are Holding Steady Month Over Month</strong></h2>



<p>Price reductions remain relatively steady, following the gradual pattern seen over the last two months. As of <strong>October 17, 2025</strong>, <strong>50.06%</strong> of active listings have experienced price reductions, compared with <strong>49.61%</strong> in September and <strong>50.29%</strong> in August. </p>

<p>The consistency is notable when comparing historical data. In mid-October 2024, <strong>46.18%</strong> of listings saw reductions, and the figure was even lower in 2023 (<strong>40.62%</strong>). The current level puts us above both those years but slightly below the unusually high <strong>55.08%</strong> seen in 2022. Overall, sellers remain responsive but are not increasing reductions faster than expected.</p>



<p>The steadiness shows signs of a market that has already adjusted to higher inventory levels and softer buying. Knowing how things will go moving forward can be tricky, but with buyer traffic holding strong and sellers already pricing competitively, we could see price reductions staying near the 50% range through the rest of fall.</p>



<h2 class="wp-block-heading" id="h-average-pricing-is-stable-month-over-month-but-down-year-over-year"><strong>Average Pricing Is Stable Month Over Month but Down Year Over Year</strong></h2>



<p>We determine average home prices by analyzing <strong>price-per-square-foot data</strong>, the most accurate measure of Portland’s home values. As of <strong>October 17, 2025</strong>, the average price per square foot stands at <strong>$313</strong>, compared with <strong>$311</strong> in September and <strong>$311</strong> in August. This shows that pricing has stayed relatively flat over the last two months — a typical pattern for this time of year when the market cools heading into the holidays.&nbsp;</p>

<p>Year over year, pricing has edged down just slightly, a subtle shift away from Portland’s historical pattern of annual price growth. At this time in 2024, the average price per square foot was <strong>$316</strong>, matching 2023 levels. The current $313 figure brings values more in line with <strong>2022</strong>, when pricing hovered around <strong>$310</strong>. </p>



<p>Overall, the data points to a balanced market. Higher inventory and elevated price reductions have likely kept upward pressure in check, and steady buyer traffic has guarded against stronger declines.</p>



<h2 class="wp-block-heading" id="h-new-listings-and-pending-sales-are-following-typical-seasonal-patterns"><strong>New Listings and Pending Sales Are Following Typical Seasonal Patterns</strong></h2>



<p>The latest data from the <strong>RMLS Market Action report</strong> ends in September. It shows new listings and pending sales easing as we move further into fall, which ollows Portland’s typical pattern and puts us closer to what we typically see this time of year. New listings are slightly lower than prior years while pending sales were still higher than normal, but recent movements for each show final totals falling more in alignment with 2024 and 2023.&nbsp;</p>

<p>With inventory high compared to the past two years, <strong><a href="https://realestateagentpdx.com/best-time-of-the-year-to-sell-a-home/39753">sellers</a></strong> should prepare for longer market times and stay competitive. While the pace of reductions has stabilized, nearly half of all listings continue to see price adjustments before selling. Strategies like strategic pricing, attractive presentation, and some added patience will help through these slower months.&nbsp;</p>



<p>For <strong>buyers</strong>, the current conditions offer opportunities. Steady inventory and consistent buyer traffic mean there are still plenty of options, and price reductions remain common.&nbsp;</p>



<p>If mortgage rates decline further, activity could rise, but for now, the market favors buyers.&nbsp;</p>



<h2 class="wp-block-heading" id="h-november-2025-real-estate-forecast"><strong>November 2025 Real Estate Forecast</strong></h2>



<p>As we head deeper into fall, we can expect Portland to follow its typical seasonal trend of slower listing activity, moderate traffic, and pricing that remains steady but slightly lower year over year. Inventory has eased from its late-summer peak yet continues to hover above the past two years, keeping conditions favorable for buyers through November.</p>



<p>Given the combination of higher-than-normal buyer traffic, stable price reductions, and mild pricing declines, overall, the market looks balanced. We doubt we will see any sharp movements in November unless interest rates dip to bring a bump in activity. Still, the remainder of 2025 should stay a <strong>buyer’s market</strong>.&nbsp;</p>

Approximately <strong>17</strong> miles south of downtown Portland along the Willamette River, Wilsonville is a gateway to the Willamette Valley’s <a href="https://tualatinvalley.org/cities-towns/wilsonville/">nurseries, vineyards, and farmland</a>, offering a break from big city life while maintaining convenient access to Portland via I-5. <h2 class="wp-block-heading" id="h-wilsonville-oregon-inventory-is-high">Wilsonville, Oregon, Inventory is High</h2>



<p>In Wilsonville and Greater Portland, we typically see a rise in inventory in the <a href="https://realestateagentpdx.com/best-time-of-the-year-to-sell-a-home/39753">spring</a> that peaks around October or November and then decreases until the following spring. As of this October, we’re seeing some changes. Inventory in Wilsonville continues to increase while Portland has begun a slow downward turn. </p>

<p>Wilsonville had a low inventory dip from December 2024 to March 2025 that put the city well below inventory levels seen in the last two years. The deep low then changed to a steep rise, putting inventory much higher than in prior years. Wilsonville’s current inventory sits at 77 vs. last year’s 59. <br><br>Since Wilsonville isn’t in line with prior trends, we don’t have a clear picture of when inventory will begin to taper down to normal levels, but if history is a guide, it should begin soon, while still continuing Portland’s trend of the fall being <a href="https://realestateagentpdx.com/category/best-time-to-sell-home-buy-home-portland/besttimetobuyahome">a benefit for buyers</a> and spring benefiting sellers (low inventory and higher buyer demand).</p>

<h2 class="wp-block-heading" id="h-wilsonville-oregon-real-estate-prices-are-stagnant">Wilsonville, Oregon Real Estate Prices are Stagnant</h2>



<p>In our more than 20 years in real estate, we have found that the price per square foot is the best determination of home values in and around Portland. We are seeing a dip in pricing in Wilsonville this year. The current total of $301 is lower than $305 from 2024 and $307 from 2023.&nbsp;</p>

<p>Greater Portland has seen a similar trend, but with higher values. Portland’s average is $311, while Wilsonville is $301. The lower amounts bring lower purchasing opportunities for buyers.&nbsp;</p>

<h2 class="wp-block-heading" id="h-wilsonville-oregon-average-days-on-the-market-is-lengthening">Wilsonville, Oregon Average Days on the Market is Lengthening</h2>



<p>Typically in Wilsonville, we see an increase in the days on the market from May to the following February or March, with a brief leveling out around late September or October. As with inventory, we are seeing a shift from the norm. The average days on the market has decreased since May, reflecting growing demand in a typically softer time of year.&nbsp;</p>

<p>This follows a steep rise in days that coincided with the drop in inventory earlier in the year, reflecting a soft market. The unexpected decrease in market days since May could be a rebound effect and shows even more promise due to higher-than-normal inventory.&nbsp;</p>



<p>As for longer trends, listings continue to take longer to sell year over year, which aligns with increases in inventory and a slight decrease in home prices. Portland is seeing a similar trend of slightly higher days on the market year over year.&nbsp;</p>

<p>After a busy summer, Portland’s housing market is showing signs of a seasonal shift. Buyer traffic is still stronger than in recent years, but inventory is higher, keeping pressure on sellers. Price reductions are high and holding near 50%, and average pricing has stayed flat for the past few years.</p>



<p>In this update, we take a closer look at the latest buyer traffic, inventory levels, price reductions, average pricing, and pending sales to see how the market is performing. We’ll also highlight what these trends mean for buyers and sellers and share a forecast for the remainder of the year. </p>

<p>In our 20+ years studying and working in the Portland metro housing market, home buyer traffic in Oregon remains one of the most important metrics we use to understand the state of the market at any given time.&nbsp;</p>



<p>The latest buyer traffic data ending August 31st recorded <strong>68,241 showings</strong>, higher than both 2024 (<strong>63,744</strong>) and 2023 (<strong>64,026</strong>). (2022 data is incomplete in the latest data, so we are only evaluating 2023–2025.) Comparing the last three years, <strong>2025 has shown a notable increase in traffic throughout the summer, with similarly proportional increases in August as in previous months.</strong></p>

<h3 class="wp-block-heading" id="h-portland-monthly-buyer-traffic-temperature-remains-warm"><strong>Portland Monthly Buyer Traffic Temperature Remains Warm</strong></h3>



<p>The numbers place Portland in the Warm temperature range for August, even more toward the upper end of the warm spectrum. That’s notable given that traffic <a href="https://realestateagentpdx.com/best-time-of-the-year-to-sell-a-home/39753">usually eases more by the end of summer</a>. The elevated totals reinforce that buyers are still engaged.<br><br></p>

<h3 class="wp-block-heading" id="h-daily-buyer-traffic-indicates-sustained-interest"><strong>Daily Buyer Traffic Indicates Sustained Interest</strong></h3>



<p>We can gain a clearer picture of potential trends to come by taking a closer look at the last 12 days. We need to account for weekend dates, as they often yield higher totals. However, we can compare non-weekend days and examine the general range of totals to gain a general understanding.&nbsp; Here’s what we are seeing as a general trend.&nbsp;</p>



<p>Weekday activity held strong in the low- to mid-2,000s. When comparing all days, traffic fluctuated between 1,639 and 2,301 showings per day. The totals indicate that demand remains steady as summer transitions into fall, and buyer interest is maintaining momentum above the levels seen in 2023 and 2024.</p>

<h2 class="wp-block-heading" id="h-inventory-levels-are-higher-than-in-past-years"><strong>Inventory Levels are Higher Than in Past Years</strong></h2>



<p>Inventory levels remain elevated compared to the past several years, a trend that has persisted since spring. As of September 19th, Portland’s active listings stood at <strong>1,663</strong>. For the same time in 2024, inventory was <strong>1,559</strong>. In 2023, it was <strong>1,302</strong>, and in 2022 it was <strong>1,556</strong>.</p>



<p>Comparing the recent numbers, Portland’s current total of <strong>1,663</strong> is down from <strong>1,752</strong> in mid-August and <strong>1,830</strong> in mid-July, reflecting a seasonal dip that typically occurs as the market heads into fall, when fewer new listings enter the market.&nbsp;</p>

<p>Despite the continued year-over-year increase in inventory, traffic is stronger than in previous years. Using history as a guide, we can expect rising inventory through October and November, before it drops again from December to spring. The October and November increases typically put more pressure on sellers. How much pressure it will be is hard to gauge. Though buyer demand appears strong, aiding sellers with a slightly stronger advantage for this season than in previous years, the number of properties with price decreases is higher than normal. Let’s look at that now.&nbsp;</p>



<h2 class="wp-block-heading" id="h-price-reductions-are-holding-steady-but-elevated-year-over-year"><strong>Price Reductions are Holding Steady but Elevated Year-Over-Year</strong></h2>



<p>As of September 19, <strong>49.61%</strong> of active listings had price reductions. This is slightly down from <strong>50.29%</strong> in mid-August and up modestly from <strong>48.20%</strong> in mid-July. The relative stability over the last two months suggests that price cuts have plateaued for now, reflecting a seasonal norm and seller adjustments to higher inventory, as well as this year’s stronger demand from buyers.&nbsp;</p>

<p>That aside, even with the higher buyer traffic, price reductions remain elevated compared to recent years. With the current total at <strong>49.61%</strong>, the same time of year last year came in at <strong>43.75%</strong>. 2023 was <strong>39.25%</strong>. The current percentage is showing stronger pricing pressure than in previous years.&nbsp;</p>



<p>Elevated inventory paired with competitive pricing drives what we are seeing. While the past two months have shown more steadiness in terms of traffic, history tells us that reductions often continue to decline further into October and November. If that holds true this year, and these percentages show signs of that, sellers may continue to feel the pressure to adjust pricing more aggressively, particularly if inventory remains higher than normal. Although higher-than-normal buyer traffic could help mitigate the impact, thus far, it doesn’t seem to be reducing any pricing pressure on sellers.&nbsp;</p>



<h2 class="wp-block-heading" id="h-average-pricing-is-dropping-slightly"><strong>Average Pricing is Dropping Slightly</strong></h2>



<p>When looking at home values, we use <strong>price-per-square-foot</strong> as the best measure of the average home price. As of September 19, the average price per square foot in Portland stood at <strong>$311</strong>, unchanged from mid-August and down slightly from <strong>$313 in July</strong>. Though relatively steady, the slight decrease reflects a typical seasonal trend where prices level off as buyer urgency fades in late summer.</p>

<p>Compared year-over-year, however, the numbers tell a different story. At this same time in 2024, the average was <strong>$320 per square foot</strong>, and in 2023 it was <strong>$317</strong>. This year’s pricing now matches the <strong>2022 total of $311</strong>, showing Portland is staying flat. </p>



<p>This flattening signals that despite stronger-than-usual buyer traffic, elevated inventory, and high percentages of price reductions are pushing back on gains. Unless demand accelerates or inventory drops sharply, average prices are likely to drop slightly into December, rebounding again in January, making the fall and early winter a time of increased pressure on sellers. Though this is typical this time of year, the pressure is already higher than typical, so sellers should be prepared for negotiation. Buyers will continue to find more room to secure value compared with the last two years.</p>



<h2 class="wp-block-heading" id="h-new-listings-and-pending-sales-show-seasonal-decline-but-higher-demand-year-over-year"><strong>New Listings and Pending Sales Show Seasonal Decline but Higher Demand Year-Over-Year</strong></h2>



<p>The latest <strong>RMLS Market Action August Report</strong> through August 2025 shows that new listings in Portland totaled <strong>2,476</strong>, a <strong>7.2% decrease</strong> from the <strong>2,669 listings in August 2024</strong> and down <strong>15.5%</strong> from <strong>2,931 in July 2025.</strong></p>

<p>This seasonal dip is typical as sellers become more cautious heading into fall, but the drop from July was steeper than usual, which indicates that fewer homeowners are choosing to list their properties late in the season, even with higher buyer traffic.&nbsp;</p>



<p>Pending sales tell a different story. There were <strong>2,275 pending sales in August 2025</strong>, a <strong>10.9% increase</strong> from <strong>2,052 in August 2024</strong> and a <strong>4.5% increase</strong> from <strong>2,177 in July 2025. Though this is a </strong>positive sign that buyer demand will remain strong, the numbers to watch closely moving forward are price decreases. They are a strong indication of market balance.&nbsp;</p>



<p><strong>This rise in pending sales is undoubtedly and directedly related to the recent interest rate drops. Interest rates are behind the driver&#8217;s wheel. While buyer traffic has been very high this year, pending sales have stayed about the same. Combine that with higher inventory than we had in 2024 and the market has been worse in 2025. </strong></p>



<p><strong>However, if rates stay low and keep dropping, things could improve for sellers for the next few months. But the holidays are coming, and with the major holidays comes a major drop in buyer traffic every year. So if there is an improvement this fall, it will be short lived. If interest rates remain lower at the turn of the year, we can expect the spring market that typically already favors sellers, to be a strong time to sell. </strong></p>



<p>Looking ahead, new listings are likely to continue trending downward through October and November, while pending sales will either remain fairly steady or decline, but in all cases, generally decline into December.&nbsp;</p>



<h2 class="wp-block-heading" id="h-advice-for-buyers-and-sellers"><strong>Advice for Buyers and Sellers</strong></h2>



<p>With inventory still elevated above past years and price reductions holding close to 50%, sellers should anticipate longer market times and a need for competitive pricing. Listings that are too high risk being overlooked in a crowded market, especially in a time of higher traffic and seasonal inventory typically rising through October and November. Sellers should actually be prepared to adjust to avoid long market times.&nbsp;</p>



<p>For buyers, the current market offers more negotiating power than in the past two years. Elevated inventory and signs of lower prices may offer more opportunities to find value. With the average pricing holding below 2023 and 2024 levels and fewer homes on the market, buyers can secure better deals than in prior seasons. </p>

<p>As of September 5th, the supply of homes is higher this year and continues to grow year over year: The current total is 134 vs. the 2024 total of 124 and the 2023 and 2022 totals of 91 and 93, respectively. This trend has been true of Portland overall, which has seen steady inventory increases since 2023.&nbsp;</p>

<p>The 134 total is lower than the 151 spike that occurred one month prior, and slightly lower than 139 the month before that. When looking at the last four years, a brief spike takes place between late July and late August, and this August total of 151 was during the spike. After these rises, the inventory falls quickly before continuing the seasonal trend of rising from September to November. It decreases from November to April the following year, and rises again until November.</p>



<p>This overall pattern matches the broader Portland metro area. For buyers, the higher supply means more options than in past years, while <a href="https://realestateagentpdx.com/best-time-of-the-year-to-sell-a-home/39753">sellers</a> face greater competition <a href="https://realestateagentpdx.com/category/best-time-to-sell-home-buy-home-portland/besttimetosellahome">as the market heads into the slower season</a>.</p>



<h2 class="wp-block-heading" id="h-oregon-city-oregon-real-estate-prices-have-held-steady-since-2022"><strong>Oregon City, Oregon Real Estate Prices have Held Steady since 2022</strong></h2>



<p>As of September 5, 2025, the average home price in Oregon City—measured by price per square foot—is $323, up slightly from $320 in August and $319 in July. It is also up from $302 a year ago. Looking back, a dip in value from September 2023 through May 2024 (bottoming at $288 in December) was uncharacteristic for this market, so it’s notable that the September 5th reading is still in line with 2023 and 2024 September totals, indicating a possible recovery from the downturn. As in the last two years, we anticipate a <a href="https://realestateagentpdx.com/category/best-time-to-sell-home-buy-home-portland">seasonal</a> softening from September through year-end.</p>

<p>Overall, Oregon City’s values are typically higher and less volatile than those of Greater Portland, which shows ongoing demand from buyers. Portland has seen a decline from $322 per square foot in 2024 to $311 as of September 5, 2025. Oregon City’s reduced volatility means fewer valuation swings for buyers and sellers, even when considering cooler selling periods.&nbsp;</p>



<h2 class="wp-block-heading" id="h-oregon-city-oregon-average-days-on-the-market-continue-to-rise"><strong>Oregon City, Oregon Average Days on the Market Continue to Rise</strong></h2>



<p>As of September 5, 2025, the average days on the market is 100, up from 89 in August and 86 in July. Compared to the same time last year (82 days), homes are sitting longer before selling. Looking even further back, homes averaged 74 days in 2023 and only 53 days in 2022, highlighting how much slower the market has become.</p>

<p>Historically, there is a rise in average days from August to April of the next year across Portland. There is also an increase in average days year over year. In terms of contrasts, again, the metro shows greater volatility in highs and lows throughout the year, with sharper swings month to month.&nbsp;</p>



<p>Sellers in Oregon City this year should expect longer listing periods, benefiting buyers by providing additional time and steadier expectations when making offers. Sellers also won’t have to contend with sudden extreme lows in values.&nbsp;</p>

Inventory is even higher than in past years, giving buyers more options, while sellers face increased competition. Prices have stabilized after last year’s unusual dip and may lead to fewer surprises moving forward, aligning more closely with regional trends while maintaining more balance than Portland overall.</p>



<p>As we move further into 2025, average days on the market will likely stay up. For 2026, a return of more vigorous buyer activity in spring will shorten listing times. Interest rates will play a big part in how things shape up. Lower rates will be a welcome treat for buyers, which will boost sales and property values for sellers. Alternatively, steady or higher rates may extend selling timelines. As for now, Oregon City should remain steady, with gradual shifts rather than dramatic swings and potentially stronger activity in the prime spring and summer months. This fall is a good time for buyers. For September, we’re seeing some trends hold as well as a continuation of August traits that deviate from seasonal norms. Traffic numbers are showing stronger buyer activity this summer, yet inventory and price reductions are also up. </p>



<p>The key takeaway for this month&#8217;s data is strong buyer activity overshadowed by even higher levels of inventory. More buyers are looking, but are pulling the trigger less often then they did last year (pending sales are roughly the same). We are looking at a lot of pent-up demand and wary buyers looking for deals. September is shaping up to remain a buyer’s market, where sellers will benefit from a blend of intelligent pricing and strong representation. The only thing likely to change the scenario would be an unlikely interest rate drop.</p>

<p>Sentrilock lockbox data through the end of July 2025 recorded 69,269 showings, higher than the 64,196 total in 2024 and 66,163 in 2023. Setting aside the pandemic-era high of 76,371 in 2021, this year’s 5,000 increase over the past three years is notable at a time when buyer traffic usually eases heading into late summer.&nbsp;</p>

<p>Looking at the last 12 days gives us a clearer picture of potential trends to come. In this analysis, we need to take into account the difference between weekend days and weekdays, since weekends typically result in more activity.&nbsp;</p>



<p>For the last 12 days of July 2025, showings ranged from 1,958 to 2,694 per day. As expected, weekends drew the highest counts, with Saturday, July 26, leading at 2,694 showings. The weekday figures stayed consistent in the low-2,000s, showing that buyer interest has been more resilient than typical. We usually show a sharper slowdown before fall.</p>

<p>Inventory in Portland continues to climb, with 1,752 active listings as of mid-August. This is down slightly from about 1,830 in mid-July, yet higher than June 2025 (1,643), which is typical since inventory typically rises from March to October. This total for this time of year is also higher than in the last four years.&nbsp;</p>

<p>The increasing inventory shows signs of a slowdown in sales, and yet, as shown earlier, traffic is up. Higher supply is a direct sign of homes lingering on the market and stronger competition between sellers. Though the slight dip in July could signal a short pause, the overall trend from spring through August points toward stronger opportunities for buyers. If the upward trend into October holds true this year, Portland could surpass the 1,900–2,000, a level not seen in many years. The blend of elevated listings and slower buyer urgency means that sellers will need to remain competitive on pricing and presentation through September.</p>



<h2 class="wp-block-heading" id="h-price-reductions-are-growing-year-over-year"><strong>Price Reductions are Growing Year-Over-Year</strong></h2>



<p>Price reductions have risen to 50.29% of active listings as of mid-August, an increase of 48.2% in July and 44.25% in June. This aligns with the trend of more sellers cutting prices to stay competitive during this time of year, but again, the number of homes with reductions is higher than typical.&nbsp;</p>

<p>Looking at the August 2024 (46.81%) and even the previous 2022 high of 49.91%, this year’s reductions exceed those of the last four years, showing the softer pricing environment this year and added pressure on sellers due to elevated inventory and longer days on market, even with higher-than-normal traffic.&nbsp;</p>



<p>Typically, we see price decreases continue to grow through fall and into December, so if trends continue, we can likely expect even higher percentages. This also brings opportunities for buyers who can act quickly when homes are repriced competitively and before any interest rates fall. </p>



<h2 class="wp-block-heading" id="h-average-pricing-is-slipping-slightly-below-last-year"><strong>Average Pricing is Slipping Slightly Below Last Year</strong></h2>



<p>We have learned that the average home values are best measured by price-per-square-foot, and this month we are seeing signs of softening. As of mid-August, the average price stands at $311 per square foot, a slight decline from $313 in July and a more noticeable drop from $320 in June. This is also lower than the $322 at this time in 2024.&nbsp;</p>

<p>Historically, Portland pricing holds steadier through summer and begins easing in the fall. The current dip below 2024 levels, though slight, suggests that 2025 is facing <strong>earlier-than-usual pushback on pricing</strong>. The contrast with the stronger buyer traffic we noted earlier shows that elevated inventory and record levels of price reductions are holding back price growth. If inventory continues to climb into September and reductions remain above 50%, average prices could slip further. For buyers, this brings opportunities to negotiate. Sellers will likely need to be realistic in their pricing strategies to keep their sales moving.</p>



<h2 class="wp-block-heading" id="h-new-listings-and-pending-sales-are-easing-into-late-summer"><strong>New Listings and Pending Sales are Easing Into Late Summer</strong></h2>



<p>The latest RMLS figures come to us from the month of July. While the results have varied slightly in months past, both the new listings and pending sales remain relatively in line with prior years. </p>

<p>As of August 8, 2025, Troutdale shows <strong>25 active listings</strong>, just one fewer than the same time last month. Two months ago, inventory was lower at 22 listings. The increase from two months ago is on trend for this time of the year, when inventory increases until the end of September. This year’s total is slightly higher than last year for the same time period, but still within the range typically seen in late summer.&nbsp;</p>

<p>The trend in Troutdale is similar to what we see Portland-wide, often reaching its higher points in summer before declining in the fall. However, Portland has seen higher inventory growth overall over the last two years, whereas Troutdale has experienced minor fluctuations. This points to healthier demand for homes in the area.&nbsp;</p>



<h2 class="wp-block-heading" id="h-troutdale-oregon-real-estate-prices-are-showing-stability"><strong>Troutdale, Oregon Real Estate Prices are Showing Stability</strong></h2>



<p>In our time in Portland real estate, we have found that the average home price is the best representation of home values. As of August 8, the average price is <strong>$309 per square foot</strong>. This total is up from $290 at about the same time last month, but slightly lower than $312 recorded two months ago. Still, values have remained relatively stable since October 2024, a trend we are seeing Portland-wide.</p>

<p>The $309 value is a decrease from $339 in 2024, but an increase from $267 in 2023 and $285 in 2022. The drop from 2024 to 2025 follows an earlier spike-and-drop pattern in February 2023 that ended in September. Prices surged to multi-year highs during that time, then fell sharply before leveling off in late 2023. The relatively consistent elevated levels we’ve seen since 2024 suggest the market may still be correcting itself, yet holding onto most of the gains from that earlier spike.&nbsp;</p>



<p>Portland is also dipping lower in 2025 vs 2024, but not by much, and has remained relatively consistent as far back as August 2022.&nbsp;</p>



<h2 class="wp-block-heading" id="h-troutdale-oregon-average-days-on-the-market"><strong>Troutdale, Oregon Average Days on the Market</strong></h2>



<p>As of August 8, homes in Troutdale are spending an average of <strong>44 days on the market</strong>. This is a significant improvement from 110 days at about the same time last month and 125 days two months ago. It also has as long as the current Portland average of 88, again showing healthy demand for homes in the area even with slightly lower property values. It is also lower than the last two years, with a notable shift from last year’s timing of 115 days.</p>

<p>Seasonally, both Troutdale and Portland are maintaining their basic trends: a drop in average market time from March or April through July. We should see it rebound anytime, steadily increasing in the days on the market until the following March/April, the busiest time of the year for <a href="https://realestateagentpdx.com/category/best-time-to-sell-home-buy-home-portland/besttimetobuyahome">buyers</a> and <a href="https://realestateagentpdx.com/category/best-time-to-sell-home-buy-home-portland/besttimetosellahome">sellers</a>.&nbsp;</p>

<p>With inventory levels slightly higher than last year and average days on the market well below recent years, Troutdale is heading into the second half of the year showing some healthy demand. Prices have remained relatively stable since October 2024, holding onto most of the gains from the sharp spike and drop in 2023. This stability, paired with faster sales compared to the Portland Metro average, suggests that Troutdale may continue to see steady buyer activity into early fall. Of course, interest rates could boost demand even further during this typically quieter half of the year. Seasonal patterns in Oregon bring slower sales and reduced inventory from late fall through winter, and Troutdale should follow that trend.&nbsp;</p>



<p>With current market times lower than in the past three years and inventory and pricing relatively steady, sellers may have more leverage than usual during the slower months. Again, interest rates could lower, boosting demand and bringing some additional price growth. Time will tell. Regardless of those rates, Troutdale is proving to be an in-demand location for homeowners, and sellers stand to benefit.&nbsp;</p>



<p>We forecast that Troutdale, Oregon housing prices will increase in 2026 from 1 to 6%, a forecast that is dependent on the amount mortgage rates decrease. <a href="https://realestateagentpdx.com/category/portland-real-estate-market/portlandrealestatemarketmonthlyreports">Buyer traffic has been higher in 2025 than it was in 2024 for the entire metro</a>, but sales are down slightly from 2024 to today, this shows an increasing pent-up demand that will unleash once mortgage rates decline. </p>

<p>The latest buyer traffic data from SentriLock ending June 29 falls one day short of a full month view, but given that, it shows a total buyer activity reached <strong>67,103</strong> showings, a slight increase over the same time in 2024 (64,022) and 2023 (62,833), and remains well above 2022’s 60,913. The upward trend shows <strong>more buyer engagement for this time of year than in the prior three years</strong>, even as we transition into the slower summer season. </p>

<p>When we shift our focus from a monthly total to the most recent days, we gain a closer look at recent trends and what may come. When doing this type of analysis, we take into account the increased activity during weekends (Friday through Sunday).&nbsp;</p>



<p>Daily buyer traffic for the last 12 days ending June 29, 2025, shows a peak of <strong>2,839</strong> on Saturday, June 28, and a low of <strong>2,103</strong> on Sunday, June 23. Overall, the activity remained stronger than usual, with more days exceeding 2,200 than in the last three years. Buyers remain active heading into July. We can likely expect the numbers to remain anywhere from stable to higher through July and August, and perhaps an even or slight dip in September.&nbsp;</p>

<p>Inventory levels in Portland are <strong>higher than recent years</strong>, a trend we’ve seen since early spring. As of mid-July, inventory reached 1,830 active listings, up from 1,701 in mid-June and 1,475 in mid-May. This steady month-over-month increase is typical for summer as more homes are listed after the busy spring buying season. What makes this year different is the volume: we’re above the totals of the last four years, and each year it has increased. </p>

<p>While some of this increase can be attributed to more seller activity and a lack of lower interest rates, it also reflects a slowing pace of pending sales. In other words, more homes are sitting longer. This gives buyers more options and an extended time on market for sellers, putting sellers under greater pricing pressure through August and September, and even the rest of the year as buyer demand lowers. </p>



<h2 class="wp-block-heading" id="h-price-reductions-are-surpassing-prior-years">Price Reductions are Surpassing Prior Years</h2>



<p>As inventory continues to climb and buyer traffic tapers off, price reductions have increased over the last few months. By mid-July 2025, <strong>48.2%</strong> of active listings in Portland had price reductions. That’s up from <strong>44.25%</strong> in mid-June and <strong>38.71%</strong> in mid-May. The upward trend reflects sellers adjusting expectations due to more competition and longer market times, which push prices downward.</p>

<p>Increasing price reductions are typical for this time of year, but when compared to previous years, this year’s rate of reductions is noticeably higher. In July 2024, the price reduction rate was 43.32%, and in 2023, it was 37.56%. Even the 2022 market corrections are at a similar level of 44.50%.&nbsp;</p>



<p>The increase suggests that sellers are attempting to attract buyers with competitive pricing to counteract high inventory and reduce buyer caution. This will likely continue to be the case through the remainder of summer.</p>



<h2 class="wp-block-heading" id="h-average-pricing-slightly-declines-despite-warm-buyer-activity">Average Pricing Slightly Declines Despite Warm Buyer Activity</h2>



<p>In our time in Portland real estate, we find that the best representation of home values comes in the form of price-per-squre-foot data. As of now, we are seeing a modest dip. As of mid-July 2025, the average sits at $313 per square foot, down from $320 in June and $317 in May. The gradual decline aligns with what we typically see during the summer months, a time when buyer urgency decreases and homes stay on the market longer. <strong>Buyer traffic is elevated, but inventory is up and pending sales are normal, so prices decline.</strong></p>

<p>A softening is occurring despite buyer traffic remaining in the warm range, with more showings than in the past three years. The average price per square foot last year was $322. The year before that it was $316. Although both numbers are higher than this year’s $313, the fluctuations over many years indicate that this year&#8217;s average is still relatively stable. The current dip suggests that sellers are adjusting prices to remain competitive during a period of high buyer activity.&nbsp;</p>



<h2 class="wp-block-heading" id="h-new-listings-and-pending-sales-show-steady-year-over-year-consistency">New Listings and Pending Sales Show Steady Year-Over-Year Consistency</h2>



<p>The latest RMLS data ends in June 2025. New listings in Portland totaled 3,096, nearly identical to June 2024’s 3,044. This steady volume suggests that seller activity remains strong and consistent despite the market uncertainty. Sellers appear confident enough to sell, even while competition and times on market have increased.</p>

<p>Pending sales for June 2025 reached 2,267, closely matching June 2024’s 2,217. These figures are also in line with 2023 totals, showing signs of seasonal normalcy. Buyers and sellers appear to be adjusting to current conditions rather than exiting, which helps maintain a healthy market.&nbsp;</p>



<p>It’s important to note that these totals reflect activity through the end of June; however, if current trends continue, we’re likely to see sales activity remain in line with previous years. That points to a market with relatively healthy supply and demand, even if conditions remain more price-sensitive than usual.</p>



<h2 class="wp-block-heading" id="h-advice-for-buyers-and-sellers">Advice for Buyers and Sellers</h2>



<p>With elevated inventory levels and price reductions, <a href="https://realestateagentpdx.com/category/best-time-to-sell-home-buy-home-portland/besttimetosellahome">sellers</a> should expect strong competition in August. Homes may take longer to sell, especially if pricing isn’t aligned with the market. Strategic pricing and professional presentation will be more important than ever to attract motivated buyers. <p>Looking ahead to August 2025, the Portland real estate market is maintaining seasonal norms in terms of demand, but with higher volume and slightly more price cuts. Inventory levels are up and continuing to rise, but buyer traffic remains in the Warm range. Price reductions are trending higher than in recent years. This combination typically results in longer market times and increased competition among sellers.</p>



<p>If buyer activity remains higher than usual, given current traffic patterns, and sellers continue to adjust prices competitively, we expect August pending sales to stay at normal levels. The elevated inventory gives buyers more choices, while steady pending sales indicate that buyers are still moving forward—just more selectively. If interest rates lower (unlikely anytime soon), the market may get a boost, but pricing will be the key driver in converting buyers. </p>



<p>From September onwards, we will see a softer market with more homes than buyers, resulting in deeper pricing cuts throughout the rest of the year. </p>

<p>Let’s take a closer look at the Forest Grove real estate market and what the latest numbers suggest about where things may be heading.&nbsp;</p>



<h2 class="wp-block-heading" id="h-forest-grove-oregon-housing-inventory-is-higher-than-recent-years"><strong>Forest Grove, Oregon Housing Inventory is Higher Than Recent Years</strong></h2>



<p>The latest data from <a href="https://fidelityportland.com/">Fidelity</a> shows that housing inventory has risen steadily over the last few months, reaching 85 active listings as of July 11, 2025. That’s up from 75 in June and 67 in May, showing a consistent month-over-month increase during the early summer months. Compared to previous years, the current level marks a jump. Just 49 homes were on the market this time last year, and inventory hovered in the mid-40s in both 2022 and 2023.</p>

<p>The elevated inventory follows the broader Portland-area trend this year of longer market times. Following the spring season, a time typically seen as the<a href="https://realestateagentpdx.com/category/best-time-to-sell-home-buy-home-portland/besttimetosellahome"> busiest time for home sales</a>, the seasonal increases in listings are expected during summer, the size of the increases this year is a sign of a softer market with homes lingering longer and sellers facing stronger competition. The higher inventory is good news for buyers, especially in the second half of the year when buyer traffic tends to decline. If inventory continues to rise or hold steady into fall, sellers may need to price competitively and expect longer listing periods.</p>



<p>As for longer predictions, the Portland metro typically adheres to seasonal trends, so we should see inventory rise in Forest Grove until October or November, favoring buyers, and then dip again through early 2026.</p>



<h2 class="wp-block-heading" id="h-forest-grove-oregon-real-estate-prices-are-holding-relatively-steady"><strong>Forest Grove, Oregon Real Estate Prices are Holding Relatively Steady</strong></h2>



<p>As of July 11, 2025, the average home price in Forest Grove is $280 per square foot, holding relatively steady compared to $283 in June and $280 in May. While this reflects a slight dip from $295 last year, it is still an increase over $261 in 2023 and $275 in 2022.</p>

<p>Forest Grove’s pricing trends are in alignment with those of the broader Portland metro area, down slightly year over year but up from two years ago. The recent price flattening following a rise earlier in the year also reflects seasonal trends across the region. With more inventory on the market and buyers showing greater caution, prices are likely to remain stable through the summer, with potential for minor shifts depending on how demand holds up into fall.</p>



<p>Moving forward, we should see a price dip from July through January of 2026, and then prices level out or increase starting in February of 2026. </p>

<p>As of July 11, 2025, the average days on market (DOM) in Forest Grove stands at 77 days, up slightly from 75 days in June, but down from a springtime high of 91 days in May. Compared to previous years, this number remains high—homes averaged 88 days on market in July 2024, 66 days in 2023, and just 45 days in 2022 at the same time of year.</p>

<p>This longer time on market reflects both higher inventory levels and cautious buyer behavior. While the pace has improved slightly since spring, we expect average market times to rise again through the remainder of 2025 and into early 2026.&nbsp;</p>

<p>Looking ahead, Forest Grove’s market is likely to follow the familiar pattern of activity slowing further in the second half of 2025, a <a href="https://realestateagentpdx.com/best-time-of-the-year-to-buy-a-home-in-2023/32979">benefit for buyers</a>. Based on past years, we expect average days on market to rise through the end of the year and into early 2026. Inventory levels may remain elevated, especially if fewer buyers are motivated to act during fall and winter. <p>Despite the slower season, Forest Grove is showing resilience. While price per square foot is down slightly compared to 2024, it remains higher than in 2023 and 2022 — a sign of stability. If interest rates drop or stabilize, buyer activity may increase again in spring 2026, potentially leading to a tighter inventory and modest price growth. Using past trends as a guide, we anticipate a typical spring rebound, followed by another seasonal cooling next fall. But as always, interest rates will have the greatest effect on things. We predict a 1% increase in housing prices in Forest Grove in 2026, unless rates drop in a meaningful fashion, then the rate of increase could be much higher due to pent up home buyer demand. </p>

<p>Each month, we analyze housing data from the Portland metro area to see how the market is shaping up. This month, we’re seeing changes in what buyers and sellers can expect. Though buyer traffic remains strong, even increasing from last month, sales aren’t keeping up. With more listings staying active longer and price reductions on the rise, we can see that many buyers are holding off or negotiating more aggressively. Inventory is higher than normal for this time of year, and while pricing is relatively stable, the market is tilting toward buyers. </p>

<p>According to SentriLock Lockbox data ending May 31st, we saw a repeat of the trend of increased traffic month over month since March. While April was the highest in the last three years, May has gone even further, surpassing totals from 2022. The growth trends are noteworthy due to the absence of lower interest rates. It also shows resilient home buyer desire, but not demand to purchase. So if rates or prices drop, buyers are ready.</p>

<p>May 2025&#8217;s total places the market rose even further into the <strong>“Warm”</strong> range base.&nbsp;</p>

<p>Drilling down tighter into the most recent days gives us a general sense of the temperature of things, including upward trends. We need to remember that the busiest market days are Friday through Sunday; however, we take this into account in our analysis. (All weekend days are bolded.)</p>



<p>The final 12 days of May 2025 show a significant uptick in activity as the month came to a close. While weekend showings grew each day proceeding the Memorial Day weekend, and after a slow start following the weekend, continued to grow again to prior totals, finishing particularly strong at 3,033 at the end of May, which is even high for a weekend total and nearly 500 higher over the last few days of May than last year. We are likely to see higher numbers into June as well, though trends show totals more or less leveling out as we head further into June.&nbsp;</p>

<h2 class="wp-block-heading" id="h-inventory-levels-rise-and-signal-a-buyer-s-market"><strong>Inventory Levels Rise and Signal a Buyer’s Market</strong></h2>



<p>Inventory in Portland continues to rise, with levels now higher than those of any of the past three years at this time of year and an overall trend of growth since 2021. The most recent count shows <strong>1,701 active listings</strong>, up from <strong>1,575</strong> the prior month. This marks the third consecutive month of rising inventory, suggesting that supply is starting to outpace demand.</p>

<p>Since we are in a busy buying season, the higher inventory is a sign of an overall softening in terms of buying compared to the same period last year. It is also a sign that the rest of the year favors buyers. As more homes stay on the market longer and the regular trend of inventory increasing into October, sellers will likely need to compete more aggressively to attract attention.</p>



<h2 class="wp-block-heading" id="h-average-home-prices-remain-flat"><strong>Average Home Prices Remain Flat</strong></h2>



<p>The average home price in Portland is most accurately represented by <strong>price-per-square-foot data</strong>.&nbsp; According to the latest data, the average cost is <strong>$316 per square foot</strong>, a slight decrease from <strong>$317</strong> in the prior month. This mild decrease follows typical seasonal patterns as we move into the summer months.</p>

<p>Compared to this time last year, when the average price was <strong>$325</strong>, prices are slightly lower, which is likely due to higher inventory levels. However, <strong>they remain slightly higher than both 2022 ($317)</strong> and <strong>2023 ($315)</strong>.</p>



<h2 class="wp-block-heading" id="h-price-reductions-are-rising-sharply"><strong>Price Reductions Are Rising Sharply</strong></h2>



<p>Price reductions have continued to rise steadily over the past three months, reaching <strong>44.15%</strong> of listings at the latest update. This is the <strong>highest early summer reduction since 2021</strong>, and notably higher than both last year.</p>

<p>The pattern confirms that, overall, sellers are having to adjust their pricing more frequently to attract offers, this year in particular due to the higher inventory levels. This blend of elevated inventory and cooling buyer urgency suggests that the market will be a benefit for <strong>buyers</strong>, with sellers needing to remain responsive to avoid prolonged market time.</p>



<h2 class="wp-block-heading" id="h-new-listings-and-pending-sales-show-signs-of-cooling"><strong>New Listings and Pending Sales Show Signs of Cooling</strong></h2>



<p>As of the latest RMLS data from May, new listing activity began to taper. When looking at historical data for pending sales, we can expect them to slow as well. After a stronger spring start, the momentum eased—<strong>a pattern that aligns with Portland’s softer April</strong> and supports the broader forecast of a cooler second half of the year.</p>

<p>While pending sales have remained relatively steady so far, the rising inventory and increase in price reductions suggest that <strong>fewer listings are going under contract quickly</strong>. Unless there’s a significant shift in interest rates or buyer motivation, we may see both new listings and pendings flatten out or decline further as summer progresses.</p>



<h2 class="wp-block-heading" id="h-advice-for-buyers-and-sellers"><strong>Advice for Buyers and Sellers</strong></h2>



<p>With inventory remaining high and buyer traffic softening slightly, <a href="https://realestateagentpdx.com/category/best-time-to-sell-home-buy-home-portland/besttimetosellahome">sellers</a> should prepare for <strong>longer market times</strong> and consider pricing competitively to attract attention. The recent rise in price reductions reflects a more cautious buyer pool, and sellers who adjust early may fare better than those who hold out. The increase in reductions suggests that <strong>strategic pricing is essential</strong>.</p>

<h2 class="wp-block-heading" id="h-july-2025-real-estate-forecast"><strong>July 2025 Real Estate Forecast</strong></h2>



<p>Looking ahead, we expect <strong>buyer-favorable conditions to continue into July and beyond</strong>. This year’s unusual trend — where <strong>March outperformed April</strong> in seller activity — has historically signaled a softer trajectory for the rest of the year, and this is proving to be true. While May showed strength in buyer traffic, that momentum typically doesn’t continue through summer. If inventory keeps climbing and price reductions continue rising.</p>



<p>Unless interest rates fall meaningfully, buyer urgency is likely to remain tempered. Sellers may continue adjusting prices to stay competitive, which could gradually ease average pricing in the months ahead. Overall, we anticipate a <strong>cooler summer market</strong> than in recent years, with <strong>increased opportunity for buyers</strong> and a need for strategic pricing from sellers.</p>
