Could it be because I own &lt;a href="http://www.realtorsucks.com/"&gt;&lt;span style="color:#000099;"&gt;&lt;strong&gt;www.RealtorSucks.com&lt;/strong&gt;&lt;/span&gt;&lt;/a&gt; and many other sites&lt;strong&gt; as an Advocate for the Real Estate Consumer&lt;/strong&gt;? &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Well You bet it Could be,&lt;/strong&gt; don’t think for one minute that &lt;strong&gt;the National Association of Realtors does not control your State board of realty&lt;/strong&gt;. &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_4"&gt;NAR&lt;/span&gt; has billions of dollars and they use it against the Real Estate Consumer. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;span style="color:#990000;"&gt;You Deserve the Truth&lt;/span&gt;&lt;/strong&gt;, I am tell it and for the first time EVER I am being audited. I had 17 agents, I got my Brokers license after 10 months as an agent, yes I waited til' the one year mark, so what I got it.. and no Audit... no help.. no assistance... no advice from the Montana Board of Realty Regulations. Since then I have seen consumers go to them for help and their "hands are tied" - they cannot fight the Association of Realtors .. no way.. no how...&lt;/p&gt;&lt;p&gt;&lt;strong&gt;I have asked for help on issues that concern consumers&lt;/strong&gt; and I get nothing, they do not even provide us with advice or forms.. we have to JOIN the association of Realtors to REALLY practice real estate and make a decent living. The State Realty Boards enable, side with, conspire with and do as &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_5"&gt;NAR&lt;/span&gt; tells them to do, in MY OPINION.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#990000;"&gt;the Big bad Board DOES Not look into Lying, Cheating, or Fraud.&lt;/span&gt;&lt;/strong&gt; They do Not Checking &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_6"&gt;MLS&lt;/span&gt; Data for accuracy who cares.. they leave that up to the Realtors.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;The "Board" does nothing&lt;/strong&gt; to advocate for REAL consumer protection in Real Estate.&lt;/p&gt;&lt;p&gt;When the Consumer Obviously, and Deliberately has been cheated and fraud and they come to the board for help, there really is NOT &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_7"&gt;alot&lt;/span&gt; they can do to enforce the LAWS in the State of Montana. A Realtor lies to you and the Association of Realtor and the Board of Realty Regs is of no help .. you have to Get an Attorney and FIGHT.&lt;/p&gt;&lt;p&gt;But when the Realtors whine that a Now Non Realtor member is Telling on them and yapping and yammering well here comes the state real estate licensing board to see what they can do to help the association of Realtors out. &lt;strong&gt;&lt;span style="color:#990000;"&gt;Can’t really say that I did not expect this. &lt;/span&gt;&lt;span style="color:#000000;"&gt;The Thing is I truly wish that the "Board" was out to protect, serve and help the real estate consumer - the public that pays their wages.. but Honestly I do not believe that they are.&lt;br /&gt;&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;The State Governing Body&lt;/strong&gt; has nothing to do with the &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_8"&gt;MLS&lt;/span&gt; data, yet the accuracy of this data is what the entire financing industry is based on. The mortgage market industry, the collapse, that was all based in a foundation of real estate loans based on real estate equity built on Real Estate Data that was NOT and is&lt;strong&gt; Not policed for Quality Control of any kind&lt;/strong&gt;.&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#000099;"&gt;Why is your State Governing Body not made to REALLY police the Real Estate industry?&lt;/span&gt; &lt;/p&gt;&lt;p&gt;Well probably because most real estate agents HAVE to be Realtors in order to participate in the game and the National Association of Realtors is left to do as they please &lt;strong&gt;in “policing” their own industry&lt;/strong&gt; and they fail miserably. &lt;/p&gt;&lt;p align="center"&gt;&lt;strong&gt;Oh well, this failure pays Big Time.&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;And you’re the One Who Pays for it.. Your State governing Body should, indeed, watch over the Association of Realtors at the State and Local Level but they do not, they are their for licensing purposes and to make sure you don’t break the laws in place by the state. &lt;/p&gt;&lt;p&gt;Oh wait that’s not true either, because when you tell them what a real estate broker - a Realtor has done to you as a Real Estate Consumer they tell you there is nothing they can do and they suggest a Real Estate Attorney. Then you spend all your money and then some fighting for what the Realtor told you, promised you that you were buying in the first place.&lt;/p&gt;&lt;p&gt;&lt;br /&gt;There is a serious gap in the State Regulating boards and what their responsibility is to the Real Estate Consumer. They DO not make Realtors follow the laws, they do not enforce the laws, but yet….&lt;/p&gt;&lt;p&gt;In My opinion the State Governing Body does the dirty work for &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_20"&gt;NAR&lt;/span&gt;, they do what &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_21"&gt;NAR&lt;/span&gt; wants because the do not have the Money or the Support to STOP THEM.&lt;br /&gt;They say a Real Estate Agent is Not a Realtor, unless they are a &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_22"&gt;NAR&lt;/span&gt; member. Yet the State Board Does the Dirty for the National Association of Realtors. If they do not than &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_23"&gt;NAR&lt;/span&gt; is not happy and they will STOMP their feet and make some NOISE…&lt;/p&gt;&lt;p&gt;As a Real Estate Broker Owner which I still am to date, I do NOT feel that any governing body, licensing board, state law maker, judge, Association of Realtors, politician or any one else is out to or can really protect the Real Estate Consumer in the Current System of the Real Estate Industry. Well folks, it is that I have a conscious, I have studied a whole lot of legal cases, seen Associations of Realtors stand for the Realtor over the consumer even in the face of, without a doubt proof. I have read real estate law books though Paul Henderson alludes to the fact that I “&lt;strong&gt;ain’t got no learnin&lt;/strong&gt;”. I speak the truth from my experience as a Realtor, as a Real Estate Broker Owner. Not a Franchise puppet but an owner of my own company, believe me &lt;strong&gt;&lt;span style="color:#990000;"&gt;I know what I am talking about&lt;/span&gt;&lt;/strong&gt; and if I don’t dress in a way you recogonize as truth then so be. &lt;strong&gt;Is 1 and 1 only equal to 2 if I dress in a suit or use “proper grammar”?&lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;Paul Henderson&lt;/strong&gt; slams the FSBO in this little ditty as well, lets take a closer look at Paul Henderson’s comments which &lt;strong&gt;this woman, as Paul Henderson -, Realtor calls me, this woman who ain’t got no learnin’ is going to immortalize&lt;/strong&gt; on the internet and market better then Paul Henderson will market any of your real estate listings.&lt;br /&gt;&lt;br /&gt;Paul Henderson’ slam is in &lt;span style="color:#3333ff;"&gt;&lt;strong&gt;Blue&lt;/strong&gt;&lt;/span&gt; and My Comments are in &lt;strong&gt;Black&lt;/strong&gt;. We shall soon move down the list to all Realtors who think they get what I am doing and have chimed in here with Paul Henderson . And I will Comment on what nice words they have to say about me in a later post.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#cc0000;"&gt;Here is the Rant&lt;br /&gt;&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;&lt;a href="http://www.blogger.com/blogsview/945393/And-Im-the-Slime-Ball"&gt;And I'm the Slime Ball!&lt;/a&gt;&lt;br /&gt;&lt;span style="color:#3333ff;"&gt;I was talking to a FSBO, (for sale by owner)&lt;/span&gt; (gee I think we know what a FSBO is but thanks for explaining to those of us who “ain’t got no learning.) &lt;span style="color:#3333ff;"&gt;who was wondering why Realtors were such Slime balls. It was nice that they dropped by my listing to ask. I asked why am I a slime ball, I had never even talked to this woman before. She said that her friend had showed her this YouTube video and then she had gone to this broker's website.&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#3333ff;"&gt;&lt;br /&gt;&lt;/span&gt;&lt;a href="http://www.youtube.com/watch?v=z4BoLOiTZ_o"&gt;&lt;span style="color:#3333ff;"&gt;http://www.youtube.com/watch?v=z4BoLOiTZ_o&lt;/span&gt;&lt;/a&gt;&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#3333ff;"&gt;I told this woman that if she believed everything that appears on the internet, why is your house still for sale?&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#3333ff;"&gt;&lt;br /&gt;&lt;/span&gt;&lt;strong&gt;So he slammed the FSBO because their house is still on the market.&lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;&lt;span style="color:#3333ff;"&gt;It's because Realtors are restricting the market and making their houses so much more appealing to the public (I call it advertising.)&lt;/span&gt;&lt;br /&gt;&lt;/span&gt;&lt;span style="color:#3333ff;"&gt;&lt;/span&gt;&lt;br /&gt;Maybe the FSBO did not word it correctly or you with all your “&lt;strong&gt;learning&lt;/strong&gt;” did not write the conversation correctly, SHE is absolutely right about Realtors restricting the market. Realtors are &lt;strong&gt;not needed&lt;/strong&gt; but force themselves into the sale for a living. Keeping Banks out of Real Estate, such as the Topic of the Video, is &lt;strong&gt;one of those ways&lt;/strong&gt;.&lt;br /&gt;&lt;br /&gt;Slamming this FSBO woman is a sure sign of &lt;strong&gt;Paul Henderson’s character&lt;/strong&gt; and a sign of how Paul Henderson of Lacey Washington would treat this woman if she did list with him.&lt;br /&gt;&lt;br /&gt;And what Paul Henderson calls “&lt;strong&gt;advertising&lt;/strong&gt;” is of no use to you. How did she know it was a Realtor that had stolen her signs?&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Hey FSBO,&lt;/strong&gt; I believe it, I have seen it happen, take a Video of the Realtor doing this, and email it to me at &lt;strong&gt;Crystal@CrystalCox.com&lt;/strong&gt; , I guarantee your story immediate and strong internet presence for the name and the company that is doing this to you, prove it and I will Expose it.&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#3366ff;"&gt;She said because who else would do it? I pointed out, if her house was located within the city limits of certain towns that sign ordinances were in place and the public works department collected signs that were out of compliance.&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#3366ff;"&gt;&lt;/span&gt;&lt;br /&gt;This Does Happen, however there is a nicer way to talk to people Mr. Paul Henderson.&lt;br /&gt;&lt;span style="color:#3366ff;"&gt;&lt;br /&gt;I don't want to drive more traffic to this woman on YouTube or her website but if you want to see some true propaganda look her up.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Yes “&lt;strong&gt;true propaganda&lt;/strong&gt;” I am telling the truth, I charged this to keep Realtors out, I have since decided to go ahead and let the Realtors attack me, it happens with or without my real estate industry whistleblower blog so …&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#3333ff;"&gt;If you want to subscribe, for $75 per year, you can learn all sorts of information about our industry. She replied "Screw You!"&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;This was bold and twisted of you, slam her (the FSBO) then want her to pay you to sell her real estate. Some Real Estate Agents take longer courses and some get those fancy titles such as GRI ( which is worthless.. More on that later).&lt;br /&gt;&lt;span style="color:#ffffff;"&gt;r&lt;/span&gt;&lt;br /&gt;But for the most part, &lt;strong&gt;one week of real estate school is all it takes&lt;/strong&gt;. The educated public surely did not think that me saying “&lt;strong&gt;one week&lt;/strong&gt;” of school meant kindergarten. I mean is Paul Henderson suggesting that we can count Grade School and High School as part of our Real Estate Education? I guess so, I mean you only have to be a High School Graduate or have taken your GED to qualify for that “&lt;strong&gt;one week&lt;/strong&gt;” it takes to be a Real Estate Agent, Realtor.&lt;br /&gt;&lt;br /&gt;So Paul Henderson has called me out in a battle of wits, &lt;strong&gt;though he is seemingly unarmed&lt;/strong&gt;, and so we shall see what happens next…&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;I tell the truth,&lt;/strong&gt; I know what I am talking about, I have seen it first hand, I can prove it and Paul Henderson, Realtor of the Lacey Washington Real Estate Market is flat out lying and throwing slanderous demeaning remarks my way to somehow defend how he treated a FSBO that was asking him questions. He talks this way to a FSBO, he is arrogant, he slams my education level, slams me and it sound like your only worth of tolerance if you list with him, otherwise he will talk down to you. If you list with him, it will most likely be behind your back instead.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#990000;"&gt;Paul Henderson wants you to NOT Believe me&lt;/span&gt;&lt;/strong&gt; because I have Grammar Errors and I don’t dress like I know what I am talking about.&lt;br /&gt;&lt;br /&gt;This should be a major red flag to ALL real estate consumers, a Suit Does not mean your more knowledgable or can provide more protection to the real estate consumer.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Whether I dress formal or casual the message is the same&lt;/strong&gt;. Realtors are Scaming you, Realtors Lie.</title><content type="html">&lt;strong&gt;&lt;span style="color:#990000;"&gt;This is a VERY big scam.&lt;/span&gt;&lt;/strong&gt; There is &lt;strong&gt;less liability&lt;/strong&gt; and less work to do when listing land, and yet &lt;strong&gt;the Realtors convince the Seller&lt;/strong&gt; that land is worth more commission to the Realtor. I fought this my first year in real estate, I offered 5% but my fellow Realtors convinced my Sellers and potential Sellers that I was not offering the same service or as good for those rates, when in fact I was offering more then&lt;strong&gt; “the same service”.&lt;/strong&gt; And one of the Realtors went door to door telling folks how me offer "cheaper rates" was because I was not as good or offering less of a service. For Example, the Buy - Sell Agreement, the Listing Contract, the Buyers Contract,&lt;br /&gt;&lt;br /&gt;If you are&lt;span style="color:#000099;"&gt; a Party to the Contract&lt;/span&gt;, it is said that YOU have a Right to make changes to the contract.. initial the changes and have all parties initial them as well.&lt;br /&gt;&lt;br /&gt;I Believe that ALL contracts between ALL parties and ALL related Documents SHOULD have to be turned over to the title company at the time of closing, to have a 3rd party to the sale keep records of EVERYTHING.. including Home Inspections and Contracts between all parties, believe me not seeing the listing contract in full by the Buyer brings up all kinds of issues. And when you Sue, the documents will change and/or disappear and the real estate attorney really is cluelesss as to what should be in the contract. And they REALLY do trust that the Realtor turns over all related documents during&lt;span style="color:#990000;"&gt; "discovery"&lt;/span&gt; in a lawsuit and it is just not true.&lt;br /&gt;&lt;br /&gt;&lt;div align="center"&gt;&lt;strong&gt;Many Title Companies Will Protect the Realtor over the Consumer, however it is one more step to quality control over unscrupulous agents.&lt;/strong&gt; &lt;/div&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#000099;"&gt;Title Companies&lt;/span&gt;&lt;/strong&gt; are &lt;strong&gt;&lt;span style="color:#990000;"&gt;NOT &lt;/span&gt;&lt;/strong&gt;to be trusted in full, but it is a way of better protecting the consumer by somebody other than the office that in the future becomes the accused, having the only set of &lt;strong&gt;&lt;span style="color:#990000;"&gt;"evidence"&lt;/span&gt;&lt;/strong&gt; and even if the Realtor office has the copy of a previous home inspection, for example that they failed to disclose to you.. they don't have to have this copy so they just say that they Do Not...&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Find Out What Really Goes On&lt;/strong&gt; behind the Doors of Your Real Estate Transaction.. So our house is being shown &lt;strong&gt;&lt;span style="color:#660000;"&gt;"By Appointment"&lt;/span&gt;&lt;/strong&gt; since I am at home with an 8-month old baby. Anyone with children will know how difficult it is to keep a house clean for more than about 10 minutes while the baby is awake. Our listing notes that buying agents must call me to arrange an appointment since I am at home with a baby.Soooooo....this is how my morning started off:&lt;br /&gt;&lt;br /&gt;Two realtors made appointments to bring their clients to the house. One at around 10:30am and one between 11-11:30am.I get a phone call at 10:30am from Evelyn Wms of Long and Foster, who tells me her clients can't make it after all. &lt;strong&gt;Hmmmm... &lt;/strong&gt;and she waits until the exact moment she was supposed to be showing up at my house to call to tell me this? Okay. Fine. Whatever. I let her know there's going to be an open house on Saturday and to tell her clients they can come to that if they're still interested.I think "At least there's someone coming between 11-11:30"&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#660000;"&gt;Keep in mind by this point I&lt;/span&gt;&lt;/strong&gt;: Had been awake since 6am thanks to baby waking up early&lt;br /&gt;Had about 20 minutes to myself during which I managed to: take a shower, get dressed, rinse the tub, vacuum the bathroom floor, clean the cat litter box, sweep the area around the litter box and wash all the dirty formula bottles and dishes from last night's dinner&lt;br /&gt;Ate 3 smushed granola bars and a handful of peanuts to keep me from falling over&lt;br /&gt;Cleaned the diaper genie only to have Frida take another pooh and had to specially bag the dirty diaper and run it out to the garbage can at the curb in order to prevent any lingering pooh smells from vexing the potential house-buyers Fed Frida about 3 times, having to wipe down the high chair, kitchen table, and floor after each time Shut the cats in the guest room at 10:15am in prep for the ensuing showings god knows what else because my memory is shutting down now&lt;br /&gt;Sooooo...&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Matthew Salter of Remax&lt;/strong&gt; 100 was supposed to be showing his client the house between 11-11:30. Frida was supposed to be going down for a nap at this point. She is starting to freak out. 11am - playing with her; 11:15am - giving her a bottle to try to quiet her "just until the realtor shows up so we can go out in the stroller and she'll nap then"; 11:30 - rocking her in my arms figuring "when they show up, I can just transfer sleepy baby from my arms to the stroller"; 11:40 - go online and google "Matthew Salter Remax 100" to get his phone #; 11:42 - call Salter's office &amp;amp; get his cell # from the receptionist; 11:43 - call Salter's cell phone &amp;amp; he answers it, at which point I introduce myself and let him know I'm still waiting for him &amp;amp; his clients and does he have an idea what time they'll be coming?&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;So, get this part -- Salter goes&lt;/strong&gt; "Um, oh, my client won't be able to see the house after all today because of his work." To which I reply "Were you planning on calling me to let me know?" (read: when were you going to tell me this, asshole?) And he responds "Um, yeah, I was going to call you."&lt;br /&gt;&lt;br /&gt;Yeah, right. If you're looking to buy or sell a house. Forget about that guy and find an agent who believes in at least common courtesy.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#990000;"&gt;I talked to my realtor and asked her if realtors would take appointments more seriously if they were actually supposed to be meeting the listing agent. In their study, “The Value of Information in Real Estate Transactions,” Steven D. Levitt (University of Chicago and American Bar Foundation, author of the bestselling book Freakonomics) and Chad Syverson (University of Chicago and NBER), looked into the behavior of real estate agents to try to figure out whether they were doing the best jobs they could for the clients who were paying them.&lt;br /&gt;&lt;br /&gt;Their conclusion:"Our favored interpretation of the data is that the combination of real estate agents’ information advantage and the form of the commission received combine to create distortions from first best. Homeowners are induced by their agents to sell too quickly and at a price that is too low."&lt;br /&gt;&lt;br /&gt;The study is 34 pages long, but in a nut shell, they compared what happened when an agent sold a home for a client against what happened when an agent sold his own home. They found that:"agents sell their own homes for 3.7 percent (roughly $7,600) more than they sell their client’s homes, and leave their (own) houses on the market roughly 10 days (10 percent) longer."So if we do a little math, hiring an agent will cost you a 6% fee, and another 3.7% because the agent cares more about moving your house quickly than about squeezing the most out of the deal for you.&lt;br /&gt;&lt;br /&gt;That is a hair less than 10%. On a $500,000 home that means your agent costs you almost $50,000, and on a $1,000,000 home, that is $100,000. The allegations included providing false financial information about clients to lenders, qualifying them for loans they couldn't afford, and then collecting thousands of dollars in commissions.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;br /&gt;Lyder entered a not-guilty plea in April and had been held on $500,000 bail, which was reduced to $100,000, before she changed her plea.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;br /&gt;Lyder's attorney, Nancy Hurley, would not say why her client changed her plea. She painted a picture about why the change would make sense, however: Lyder was held for 285 days, she couldn't make bail, and now that she has pleaded guilty she will be eligible for parole in three months.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;br /&gt;"There was an offer on the table," Hurley said. "I can't tell you what she was thinking."&lt;br /&gt;Lyder, whose practices were the subject of a front-page Globe story last year, worked with low-income clients in Dorchester, Randolph, and Taunton. They later realized they could not afford their monthly payments and eventually had foreclosure cases brought against them.&lt;br /&gt;Mortgage fraud is considered one of the main reasons for the surge in foreclosures nationwide - as well as for the inflated real estate prices that preceded the housing market collapse.&lt;br /&gt;Lyder's case was one of several criminal actions involving mortgage fraud that Attorney General Martha Coakley's office brought last year.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;br /&gt;Grace Ross, coordinator of the Massachusetts Alliance Against Predatory Lending, said exposing fraud is important because it shows how many people unknowingly bought properties they could not afford. The state also should seek restitution for those who lost their homes, Ross said.&lt;br /&gt;Among Lyder's clients, one left a homeless shelter and two others gave up government-subsidized housing to buy homes.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;br /&gt;"I see too often the story gets told [that] they should have known better," Ross said. "It would never occur to them that perhaps the broker had altered the figures. It is critically important it be exposed and these people be held accountable for what they did, but it is not enough."&lt;br /&gt;The attorney general's office began investigating Lyder in September 2006, following a complaint about her mortgage activities. The investigation focused on mortgage loans Lyder helped applicants secure from Fremont Investment &amp;amp; Loan Inc.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;br /&gt;The attorney general sued the California firm in 2007, alleging predatory lending practices. That case is still pending. A spokeswoman for Fremont declined to comment on Lyder's guilty plea or on its own case. Fremont has previously denied the charges.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;br /&gt;State investigators found that Lyder forged business certificates and submitted other information to Fremont that exaggerated the home buyers' financial worth. Former clients said Lyder assured them the loans would be affordable and were thrilled she could help them buy a house.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;br /&gt;In previous interviews with the Globe, Lyder has denied any knowledge of fake documents.&lt;br /&gt;The attorney general's office also charged Lyder with fraudulent activity in July 2007 related to securing a loan for the purchase of a $63,000 Land Rover. Many points in this bill reinforce NAR's proposed recovery plan to stimulate housing investment, mitigate foreclosures, help current homeowners, and provide needed liquidity to commercial mortgage markets to ensure that financing is available.&lt;br /&gt;&lt;br /&gt;The principle focus of NAR's plan is to ensure that the Troubled Asset Relief Program does what it was originally intended to do - end the credit crisis and jumpstart mortgage lending. &lt;span style="color:#3333ff;"&gt;"It is imperative to get TARP back on track by targeting funds for mortgage relief, which will help lower mortgage rates and reduce foreclosures," said &lt;strong&gt;Charles McMillan&lt;/strong&gt;. And they say the prices will keep falling until at least next summer. The houses really hit are the over built areas, houses in subdivisions and next to each other. Some folks have money and the loans will now be VERY cheap. So there are still buyers. And in recreational area, where homes are on over 5 acres with views - water - and such, it is my opinion that buyers are still buying at quite high prices. Homes on small acreage are not doing so well.&lt;br /&gt;&lt;br /&gt;All the While Big Companies such as Coldwell Banker in My area were assuring the public that all was well. Those who should have known all this was coming and stood idle. The Realtors knew what was really going on and did nothing to Watchdog, to Lobby to Fight to Change it, they wanted the Gravy Train to keep on coming their way.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The SHOCK&lt;/strong&gt; of all this is the Real Estate Consumers that are losing and have lost their homes are the ones hurt by this, obviously. However, the Lenders that got them into this are Getting their Government Bailout. The Mortgage Brokers are still getting those loans out and making plenty of money doing whatever it takes to close the deal. The Realtor on the Nightly News (yes they called this gal a Realtor.. even though NAR says I cannot say that someone is a Realtor.. I have to say they are a Real Estate Agent that is a Member of the NAR.. blah blah... You cannot Use Realtor as a Synonym for Real Estate Agent.. though EVERYONE does.. NAR calls it a trademark violation and it is bad.. but only for a few of us...) and way the Realtor said it is VERY busy for her, buyers are looking - and some are buying because Yes indeed it is a Buyers market, so those who do have money and the ability to get loans will swoop in and get properties for very CHEAP. Most will use a Realtor and a Mortgage Broker, who will in turn use an appraiser and those Lenders that got their bailout will begin loaning again.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;NAR is making plenty of money&lt;/strong&gt; advertising foreclosures, fighting to get mortgages flowing, starting a NEW Realtor Credit Union and forcing development even when there is so much already that houses are standing empty.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Yes Buyers had a choice to get into those loans,&lt;/strong&gt; but Buyers really believe that the "Value" was there. The Realtor - Mortgage Broker - Appraiser and Lender all assured the Real Estate Buyer that it was the True Value of the Home. The Lender knew that they were giving loans that were more then the home was worth. They actually knew that the Realtor - Mortagage - Broker and appraiser had created values that were to high, they actually said that if it is 10% above the real value then that is ok.&lt;br /&gt;&lt;br /&gt;So if they knew of at least 10% in the price increase then there was a whole more percentage that was "fudged" behind the scene to get the value up. And where did the 10% rule end, it didn't end so at random prices increased higher and higher Falsely. Each 10% led to another and the values kept rising but it was not making economical sense. People sensed that something was not quite right but hey the Realtors say it is Ok, and the lender will give me the money so it must be ok.&lt;br /&gt;&lt;br /&gt;So Those who got &lt;strong&gt;the Real Estate Consumer&lt;/strong&gt; into this will still keep making money from it. The Foreclosure Companies list with in house franchises or affiliated franchises so those Big Companies, most who are owned by &lt;strong&gt;Realogy-Apollo Management&lt;/strong&gt;.. they get to keep making Huge Money.. Billions but what do they do with this money, well I THINK they hide it.. because they too seem to be getting in on the Bailout Game with the Hand Out for Help.. the Let's take &lt;strong&gt;the Real Estate Consumer's Money and Go Bankrupt&lt;/strong&gt;... Search the News folks.. this stuff is true.. and what I say about the 10% thing.. that is True.. I have seen False Prices, forced closings.. and things like Sellers Contributions were &lt;strong&gt;a Flat Out Crime in my opinion...&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;I mean a house is valued at &lt;strong&gt;say $200,000&lt;/strong&gt;, and the buyer has no down payment, a seasonal job, and the lender requires at least 5% as a Down Payment. The Buyer has NO money, so they talk the Seller into, or shall I say the Mortage Broker directly talks the Seller into or has the Realtor talk the Seller into raising the price to include the furniture so the Buyer will not have that expense, maybe even raise the price and throw in a car.. and certainly raise the price so that their will be that 5% down payment the buyer needs so the Lender will give them the loan, that 5% or more that the buyer simply does not have - but hey the Mortgage Broker and the Realtor promised a miracle and they will pull it off.&lt;br /&gt;&lt;br /&gt;So &lt;strong&gt;get the Buyer the Loan QUICK&lt;/strong&gt; while they have a job, no big deal later when the job ends.. or situations where buyers get into loans with the current job to buy elsewhere - knowing that they are moving and quitting that job, and the mortgage broker tells them that this is the only way to get it through.. and Of Course that is the Whole Point Right.. Just Close the Deal.&lt;br /&gt;&lt;br /&gt;So the price raises, and as this happens over and over and years roll by, the Value Rises but it is not real with the Economy it is a Made up Value based on the Games that Happen behind the closed doors of the real estate transaction. And what will stop all this from happening all over again.. nothing really. People will come in and buy those foreclosures and re-sell it to the consumers who lost before, some that buy now will even finance it to those consumers for a high interest rate, and those who lost their homes before will have no choice, if they want to own.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Things like this happen every single day..&lt;/strong&gt; where does it end.. no where.. when things collapse it just finds another way.. the only hope you have to Protect your Family and your Assets is to Know More about all of this.. don't trust the Realtor.. folks they may be the nices - honest person but they also simply may not know enough to protect you, they cannot protect you from the lies of those on the other side of the transaction, they simply can not do what you, the Real Estate Consumer think they can...&lt;br /&gt;&lt;br /&gt;&lt;div align="center"&gt;&lt;strong&gt;&lt;span style="color:#990000;"&gt;Please.. &lt;span style="color:#000099;"&gt;Know More BEFORE you Sign&lt;/span&gt;... don't believe &lt;span style="color:#000099;"&gt;ANYONE &lt;/span&gt;that is paid based on your transaction closing...&lt;/span&gt;&lt;/strong&gt;&lt;/div&gt;&lt;p align="center"&gt;&lt;strong&gt;Those who Created - Allowed - Encourage the Problems that the Real Estate Consumer is NOW facing are the very ones who will now again benefit from the opposite side of the coin. The Local Realtors claim that their “Corporate Head” tells them that these methods are tried and true and are the way to go. &lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#000000;"&gt;Even though I have seen situation where sellers lose hundreds of thousands of dollars of their purchase price because the Realtor’s solution is to Keep Dropping the Price. As long as some where down the Road, the Realtor has a Paycheck who really cares if the Seller is losing money hand over fist. &lt;/span&gt;&lt;br /&gt;&lt;span style="color:#000000;"&gt;&lt;br /&gt;The &lt;strong&gt;“Realtor Sponsored” &lt;/strong&gt;Internet Marketing classes I have been to have been quite elementary. I knew full well at the time that NAR, with all their money and their hands on the pulse of the Real Estate Industry, that they knew how to truly teach their Realtor Members to market the Real Estate of their Sellers in a way that was easy - informative and non-stressful to the buyer and would reach the most amount potential buyers.&lt;br /&gt;&lt;br /&gt;I knew that NAR certainly had to know about targeted internet marketing, PPC, Google Adwords, Blogs, and various other methods that the Realtors could use to Sell the Seller real estate for a fair price to buyer looking on the internet, and sometimes those buyers were not even really looking in that particular area.&lt;br /&gt;&lt;br /&gt;The Realtors had to know that if you have New York Water Property for sale, for example, that it would be best for the buyer and the seller if their New York Water Property for sale, for example, listed on NewYorkWaterProperty.com .&lt;br /&gt;&lt;br /&gt;A few years back there was quite a stir in one major city, because an Internet Savvy Realtor had bought the dot com name of the Biggest Real Estate Seller in town and bought her son’s dot com. Though they were certainly mad, there was nothing they could do, this Realtor now owned their online identity. And though many years have past since this news article came out still most Realtors do not own their own name.&lt;br /&gt;&lt;br /&gt;Most Realtors are followers, they listen to what NAR and their local and state board of Realtors tells them and they accept that as “tried and true”. Not Me, I bought domain names such as NewYorkWaterProperty.com , MontanaWaterProperty.com , CaliforniaWaterProperty.com and many other targeted real estate marketing names. It just made sense to me, though, at the time the Realtors Association(s) I belonged to certainly disagreed and even discouraged me from such behavior.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#000000;"&gt;All along the Boys and Girls on top of the Realtor Food Chain &lt;strong&gt;“got internet marketing”&lt;/strong&gt; but they wanted to make sure that their members did not get it, or at least to stall as long as they could in order to build up their own &lt;strong&gt;“web properties”.&lt;/strong&gt; &lt;/span&gt;&lt;/span&gt;&lt;span style="color:#000000;"&gt;&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;div align="center"&gt;&lt;span style="color:#000000;"&gt;&lt;/span&gt;&lt;/div&gt;&lt;span style="color:#000000;"&gt;You see if all the Realtors get all their clients to list on Realtor.com and Associates, Owned websites then this provides “useful content”. This content draws in advertisers to Pay really big dollar. The more content (your listings provided by your Realtor) the more money the Website makes from advertises and Selling Stuff to Those who come to the Website. It is Certainly not about simply creating a way for Buyers to Easily find Sellers and to Simply Buy Real Estate. &lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#000000;"&gt;And Realtor.com charges Realtors to be on the site.. So Scam after Scam and the Rich get Richer. So Yes NAR has gotten Internet Marketing to some degree for quite awhile but did not let the agents get into a position to compete with them.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#000000;"&gt;The Classes I went To On Internet Marketing was very juvenile. I had been well into Internet Marketing, Search Engine Placement - Optimization and Marketing and I was excited to here what the Realtors had to say. And all they did was promote their sites for us to input our clients listings on, and to pay to do it.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#000000;"&gt;&lt;strong&gt;REALTOR, is now starting an Online Credit Union&lt;/strong&gt;, so THEY certainly are getting &lt;strong&gt;&lt;span style="color:#000099;"&gt;“Net Savvy”&lt;/span&gt;&lt;/strong&gt;. While in my home town Realtor still are convincing Sellers that Realtor.com is the Place to Be.. It is NOT True.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#000000;"&gt;This &lt;strong&gt;New Online Realtor Credit Union&lt;/strong&gt; should be watched closely, soon they will probably loaning money to Realtors to buy houses. And in my experience Credit Unions are the Absolute best place to get a loan on Real Estate, at least in my neck of the woods. So gather all the Realtors money, keep it in the bank for them and loan it out at HUGE profits and call it REALTORS FCU. However, further action is needed to help the thousands of people trying to buy a home or to stem off foreclosure to get a mortgage easily and quickly.&lt;/strong&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#3366ff;"&gt;&lt;strong&gt;"Our members tell us that families are once again looking to enter the housing market only to find that delays, process and bureaucracy are getting in the way," said NAR President Charles McMillan, a broker with Coldwell Banker Residential Brokerage in Dallas-Fort Worth.&lt;/strong&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#3366ff;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#3366ff;"&gt;&lt;strong&gt;"The federal government and the mortgage lending industry must address continuing problems that are impeding the delivery of mortgage credit to home buyers and those trying to avoid foreclosure." &lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;span style="color:#3366ff;"&gt;&lt;/span&gt;&lt;/strong&gt;&lt;span style="color:#3366ff;"&gt;&lt;strong&gt;&lt;br /&gt;In a letter to the Treasury Department, the Federal Reserve Board and the Federal Housing Finance Agency, and copied to President-elect Barack Obama's transition team, NAR notes that in addition to lowering interest rates, the federal government must work with mortgage lenders and credit reporting agencies to eliminate processes that are making it difficult to close on a mortgage loan so that the housing market and the nation's economy can have a robust recovery. &lt;/strong&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#3366ff;"&gt;&lt;strong&gt;"Now really is a great time to buy a home. Inventory is high, prices are down and mortgage rates are near 50-year lows. We have to unclog the system and let people achieve and hold on to the dream of homeownership," McMillan said.&lt;br /&gt;NAR is recommending that the Treasury Department provide additional TARP funds for the sole purposes of making additional loans and modifying mortgages to help prevent foreclosures. &lt;/strong&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#3366ff;"&gt;&lt;strong&gt;"The housing market is clogged with short-sales that take frustratingly too long to clear. Though lax underwriting standards should never return, many lenders' credit score requirements have become overly stringent. Good people with good credit scores are finding it difficult to qualify for loans despite the historically low mortgage rates," said McMillan. &lt;/strong&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#3366ff;"&gt;&lt;strong&gt;NAR is asking mortgage lenders and mortgage insurers to make sure they have not over-corrected their underwriting standards and added unnecessarily strict underwriting standards, such as excessively high credit scores to qualify for a mortgage. In addition, credit reporting bureaus should improve compliance with the Fair Credit Reporting Act, including providing prompt responses to consumers who want to correct errors in their file. &lt;/strong&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#3366ff;"&gt;&lt;strong&gt;Lastly, NAR is calling on all mortgage lenders, their servicers, Fannie Mae and Freddie Mac, and investors in mortgage assets to implement aggressive policies that result in more loan modifications to prevent as many foreclosures as possible, expedited processes for short-sales, and added liquidity to the nonconforming mortgage market.&lt;/strong&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#3366ff;"&gt;&lt;strong&gt;"If rates stay low at near 5 percent or lower, home sales could rise nationally by 10 to 15 percent in 2009 and stabilize prices in many parts of the country," said NAR Chief Economist Lawrence Yun. "That, in turn, will help reduce foreclosure pressures and lower the rate of re-defaults on recently modified distressed loans. Improved loan modification tools are also necessary. No Way ...</title><content type="html">&lt;strong&gt;Folks, I don't Hate Realtors.&lt;/strong&gt; I hate the Way &lt;strong&gt;the Real Estate Consumer&lt;/strong&gt; is treated by the current system in place.  A lot of Realtors wish they could do business without being an NAR member.  But it is hard for them, as they feel they need the MLS in order to survive.  When a Realtor becomes a Real Estate Consumer, they oftentimes get hurt by that same system.  They also feel that lack of accountability when they try and get a Realtor to pay for not telling them major issues about a home they bought BEFORE they bought it.  It is Whatever it Takes to Close the Deal.  And if the "System" was more in favor of the Consumer and the National Association of Realtor held the "bad ones" accountable for what they do then it would be a better Real Estate Industry for all and maybe their "Higher Standards" Motto would Hold True.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;I am speaking the truth&lt;/strong&gt;, though many think I speak from a place of anger, this is not true, there are very good people who are Realtors.  I do not Hate Realtors, the People who are Realtors, I hate the lack of accountability - &lt;strong&gt;the E and O insurance,&lt;/strong&gt; the way that the Good Ol' Boys, like those who run franchised real estate offices in small towns, operate and get away with non-disclosure.  I have seen Realtor, get badly hurt financially and years of stress from the lies of other Realtors.  Yes, every industry has its bad one, but in the current system of Real Estate&lt;br /&gt;&lt;br /&gt;I Blog About what is happening to the Real Estate consumer to let you know what is really going on and not to Hate the People in an entire industry. This is &lt;strong&gt;Very Funny&lt;/strong&gt;.. NO.. there is pamphlets that say how to, there are forms to fill out to make believe somebody is listening.. but really &lt;strong&gt;&lt;span style="color:#3333ff;"&gt;the Local Association of Realtor&lt;/span&gt;&lt;/strong&gt; is NOT listening.. they cannot afford to care about your Plight...&lt;br /&gt;&lt;br /&gt;Pretty Scary when the State Realtor &lt;span style="color:#000099;"&gt;&lt;strong&gt;"Governing Body"&lt;/strong&gt;&lt;/span&gt; sends out mailers to get you to NOT give buyers rebates and feeds you a line of falsehood as to why. The state level of Realtors hires &lt;strong&gt;a Real Estate attorney&lt;/strong&gt; to feed the Realtors what the State Association of Realtors wants them to believe.. I may soon &lt;strong&gt;post a story&lt;/strong&gt; or video proving this in my home state.  Blatant letters to scare us to &lt;strong&gt;NOT give buyers rebates&lt;/strong&gt;, changing the law to even make it more strict - NO BUYERS Rebates.. then the Department of Justice sues and the State Realtor PAID attorney says ok .. it is legal now.. blah .. blah .. blah.. it is all about what is good for the Realtor...&lt;br /&gt;&lt;br /&gt;So yes &lt;strong&gt;there is an ethics board&lt;/strong&gt; to complain to but JUSTICE will never happen at that level, keep fighting, the county level - the state level - the federal level - years pass and NOTHING is done to help you the Real Estate Consumer RUINED by the Lies the Realtor told you or What the Realtor Failed to Tell You. It seem many are quitting as Realtors.  Through the years it has always been a high turn over of Realtors.  Some now blame the economy I blame the lack of accountability and the fact that Real Estate Agents, for the Most Part &lt;strong&gt;Do NOT get Internet Marketing in Real Estate&lt;/strong&gt;.&lt;br /&gt;&lt;br /&gt;The Frustration in Trying to Be a Realtor in the Current System of Real Estate is Mounting.  the Good Realtors cannot seem to Thrive against the Ultimate in &lt;strong&gt;&lt;span style="color:#990000;"&gt;"Good Ol' Boys"&lt;/span&gt;&lt;/strong&gt; Clubs - the National Association of Realtor.  And as &lt;strong&gt;NAR gets bigger,&lt;/strong&gt; Politically, their seems to be no end in sight to the damage that they will do.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#000099;"&gt;I Quit as a Realtor&lt;/span&gt;&lt;/strong&gt; because NAR does NOT hold it's members accountable for Blatant out right, Proven Lies, Non-Disclosure and Deception.  I Quit NAR because E and O insurance offer NO Protection for my Clients and NAR fights to make it Mandatory.  I Quit as a Realtor, a Member of the National Association of Realtors because the are an unstoppable, highly financed, real estate cartel that will stop at nothing to keep those billions rolling in.  Any Real Estate Agent ANYWHERE should be ashamed of being an NAR member.  &lt;strong&gt;However, in order to survive in their local real estate market they really do have to join the association of Realtors.. and they Call it Volutary...&lt;/strong&gt;&lt;div class="blogger-post-footer"&gt;Crystal L. Maybe they think this Because the Realtor tells them to think it.  Mortgage Broker love to give the letter, though it means nothing, it certainly buys them time to &lt;strong&gt;Shop the Best Loan for Them&lt;/strong&gt;.&lt;br /&gt;&lt;br /&gt;The Letter is only based on what the buyers tell the &lt;strong&gt;lender or the Mortgage Broker&lt;/strong&gt;.  the Lender and Or Mortgage Broker still has to &lt;strong&gt;&lt;span style="color:#000099;"&gt;"look into"&lt;/span&gt;&lt;/strong&gt; the supposed facts, check over the truth of the matter, get income proof and tax records and all the things that need done in order to actually Approve the Loan.&lt;br /&gt;&lt;div align="center"&gt; &lt;/div&gt;&lt;div align="center"&gt;&lt;strong&gt;A Pre-Approval Letter is Not Proof of Anything.&lt;/strong&gt;&lt;/div&gt;&lt;div class="blogger-post-footer"&gt;Crystal L. So the Lender knowingly allowing loans for buying and home equity loans to come in higher and higher, each time raising 10% with no real proof.. it is kind of Obvious that at some point &lt;strong&gt;the Bubble&lt;/strong&gt; would not only BURST but the bottom would completely fall out. &lt;br /&gt;&lt;br /&gt;&lt;span style="color:#990000;"&gt;It tooks years upon years&lt;/span&gt; for the markets to rise based on false data and greed, it should take years to recover.  Those making money in the False Rise will also be the ones making the money as the market falls.  I am not talking about the Real Estate Consumer, I am talking about the &lt;strong&gt;Realtors, the Mortgage Broker&lt;/strong&gt; - they get to Re-List the Foreclosures, Give Loans again and though the market is taken a turn for the worst for some these folks are still going to come out on top of the Real Estate Food Chain.&lt;br /&gt;&lt;br /&gt;the Lenders ? Oh they are fine, they SOLD their mortgages long ago and Fannie and Freddie, along with Big Banking are getting hundreds of Billions to Bail them out. His dream house will be foreclosed on next year.&lt;br /&gt;"We're so far underwater it's not funny," says Wallick, 57, who had to return to his original home in Oregon to care for a sick family member and tend to his own medical problems. I disagree.  So you gotta join the club to do business effectively, the more who join the bigger they are, the more Political power the Realtors have.  Realtor Associations and NAR send out Mass Emails to all members to tell them how to feel and what they should stand for on certain issues for example the Ellis Act and Buyers Rebates.  The Realtors are way to big and they need to be stopped from the damage they are doing.  It is like they are unstoppable and taking over local governments, lobbying federal and state governments and basically what the Realtor says Goes.  &lt;strong&gt;Why is this?  Money and Membership Numbers ?&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#3333ff;"&gt;Ellis Act Link Below&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;div align="center"&gt;&lt;strong&gt;&lt;span style="color:#990000;"&gt;Realtors Lie About Don Perata to Defeat Ellis Act Reform&lt;/span&gt;&lt;/strong&gt; &lt;/div&gt;&lt;br /&gt;As the State Senate plans to vote next week on SB 464 to prevent real estate speculators from abusing the Ellis Act, the San Francisco Association of Realtors recently sent a mass e-mail to its members stressing the need to “aggressively oppose any change” to the Ellis Act whatsoever.&lt;br /&gt;&lt;br /&gt;The Realtors also claimed in the same e-mail that State Senate President Don Perata had “convened a meeting” with other legislators about SB 464 and was leading a “tag team” with Senator Sheila Kuehl (the bill’s sponsor) to get it passed. But Perata has not taken a position on SB 464, and Beyond Chron has learned from Perata’s staff (later confirmed by Perata himself) that there was no such meeting.&lt;br /&gt;&lt;br /&gt;In an effort to whip up a hysterical frenzy to defeat SB 464, why would the San Francisco Association of Realtors blatantly lie to their own members about a basic fact? &lt;a name="more"&gt;&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;The Ellis Act is a state law that allows property owners to evict an entire building of tenants when they want to “go out of business.” SB 464 is a modest but necessary reform that would limit the Ellis Act to landlords who have owned the building for more than five years. In San Francisco and Los Angeles, real estate speculators who never intended to become landlords have bought rental properties, used the Ellis Act to evict tenants within days, and then re-sold them at a massive profit. They Push their &lt;strong&gt;&lt;span style="color:#990000;"&gt;"Political Clout"&lt;/span&gt;&lt;/strong&gt; on local government, town councils, and planning boards to force more and more development even when there is too much in a particular area already. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The Realtors&lt;/strong&gt; talk the states into mandatory E and O insurance laws, the E and O insurance companies, of course, join this battle.  Your &lt;strong&gt;&lt;span style="color:#990000;"&gt;State Real Estate Governing Bodies,&lt;/span&gt;&lt;/strong&gt; in quite a few states now, Make the E and O insurance Mandatory, KNOWING&lt;strong&gt; full well&lt;/strong&gt; that this E and O insurance that Realtor Have &lt;strong&gt;Makes Darn Sure&lt;/strong&gt; that the Real Estate Consumer Gets absolutely No Justice from the Realtor who Lied to them, Misled them and Failed to Disclose Known Facts or Issues with the Property they bought. &lt;br /&gt;&lt;br /&gt;The Realtors have &lt;strong&gt;gotten out of control&lt;/strong&gt; with their &lt;strong&gt;&lt;span style="color:#000099;"&gt;"Governing Powers"&lt;/span&gt;&lt;/strong&gt; - they affect communities and push their way on them - they push out discount brokers and push local real estate magazines to &lt;strong&gt;NOT allow the For Sale by Owner&lt;/strong&gt;.  &lt;br /&gt;&lt;br /&gt;You would think that the Realtors work for the Real Estate Consumer But instead the Real Estate Consumer is FORCED to work with the Realtor and Gets Absolutely No Protection in their Real Estate Transaction.  Everybody seems to be fighting and pushing for what is right for the Realtors and Not making any effor to&lt;strong&gt;&lt;span style="color:#990000;"&gt; "Lobby"&lt;/span&gt;&lt;/strong&gt; for issue of Realtors Lying to Consumers - Hurting the Real Estate Consumer with Absolutely &lt;strong&gt;No Accountability.&lt;/strong&gt;  Local Real Estate Association either can't or won't enforce rules on their Realtor members.  the Realtors have to Much money to fight.  And quite often the Realtors Make Way more money then those who run the local association, so they had just better stay in line or get sued...
