Median Prices

According to the Canadian Real Estate Association:

Single Detached

The median sale price for single detached homes rose six per cent from last year's levels to $280,000 in the fourth quarter of 2012, the highest level on record. The median price was up on a year-over-year basis in all areas of the province with the exception of our East Extern.

The median sale price for single detached homes in St. John’s increased six per cent from a year earlier to a record $333,000.

Multi-Family

The median price for multi-family unit sales was up 14 per cent on a year-over-year basis to $318,250 in the fourth quarter of 2012. This was the highest median price on record.

The median sale price for multi-family units in St. John’s rose five per cent from year-ago levels to $311,700.

Third Consecutive Month over Month Increase in sales.

The number of homes sold in the region serviced by the Newfoundland and Labrador Association of REALTORS® remained below very strong year-ago levels in December 2012, but did post a third consecutive month-over-month increase, reaching a six-month high.

Residential sales activity numbered 333 units in December 2012. This was down 11 per cent on a year-over-year basis, although this was from the second best month of December on record in 2011.

As such, it was still one of the better December results ever reported in the province. Nationally, home sales were down 17 per cent in December 2012.

A total of 4,650 homes traded hands in 2012. This stands four per cent above levels from 2011, and ranks second only to 2008 by just 45 sales. Nationally, annual home sales were down one per cent from 2011.

On a seasonally adjusted basis, Newfoundland and Labrador home sales were up almost three per cent from November to December. The increase built on month-over-month gains of 4.3 per cent in November and 0.4 per cent in October, raising activity to the highest level since June.

Residential activity in St. John’s rose two per cent on a year-over-year basis in December, compared to a decline of 19 per cent in the rest of the province.

Single detached home sales in St. John’s dropped 26 per cent from levels recorded in December 2011. The decline was fully offset by increases in semi-detached and multi-family unit sales.

Transactions in the range from $150,000 to $250,000 declined 20 per cent from year-ago levels, while sales priced between $250,000 and $350,000 were down 11 per cent. Sales in the price range $350,000 to $500,000 climbed 35 per cent, while the number of sales above $500,000 increased by five units compared to a year earlier.

The average price for homes sold in Newfoundland and Labrador in December 2012 was a record $288,541, up 12 per cent from a year earlier. The national average price was $352,787 in December 2012, up two per cent from December 2011.

The dollar value of home sales in the province amounted to $96.1 million in December 2012, edging down one per cent from a year earlier.

The number of new residential listings on the Association’s MLS® System was up nine per cent from a year earlier to 356 units in December. This was the highest level on record for this month.

The overall supply of homes on the market remains at elevated levels. Active residential listings numbered 2,018 units at the end of December 2012, up 13 per cent from the same time a year earlier.

There were 6.1 months of inventory at the end of December 2012, up from 4.8 months at the end of December 2011. This also stands above the long-run average of months of inventory for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.

Vacany Rate in Newfoundland Increases

According to Canada Mortgage and Housing Corporation's (CMHC) Spring Rental Market Survey, the overall vacancy rate in Newfoundland increased to 2.7 per cent in April 2012 from 2.1 per cent a year ago.

The St. John's rental market vacancy rate was 3.3 percent in April compared to 2 percent in April 2011.

The highest average two bedroom rent recorded was $808 in the St. John's area.

"While higher home prices and a strong economy supported rental market demand during the survey period, other offsetting factors, including low mortgage rates and strong income growth, shifted demand from renter households to home ownership and contributed to the increase in the vacancy rate throughout the St. John's area," said Chris Janes, senior market analyst with CMHC in Newfoundland and Labrador.

Home sales hold steady in April

The number of homes sold in the region serviced by the Newfoundland and Labrador Association of REALTORS® held more or less steady for the second consecutive month in April 2012, but did stand below the near-record levels posted last April.

Home sales numbered 293 units in April, down three per cent from levels reported in April 2011. It was still the fourth highest sales figure on record for the month. Nationally, home sales were up 12 per cent on a year-over-year basis in April 2012.

A total of 1,032 homes have traded hands so far this year. That is trailing levels reported in the first four months 2011 by just one per cent.

Residential activity in St. John’s was down eight per cent on a year-over-year basis in April, while activity in the rest of the province edged down just one per cent. Single detached home sales in St. John’s were down by nine from levels recorded in April 2011.

Transactions in the range from $150,000 to $250,000 were down 15 per cent from year-ago levels, while sales priced between $250,000 and $350,000 rose 13 per cent. Sales in the price range $350,000 to $500,000 increased 10 per cent, and there were 11 sales in the range above $500,000 compared to five in April 2011.

The average price for homes sold in Newfoundland in April 2012 was a record $274,150, up 13 per cent from a year earlier. The national average price was $375,810 in April 2012, up one per cent from April 2011.

The dollar value of home sales in the province amounted to $80 million in April 2012, up nine per cent from a year earlier.

The number of new residential listings on the Association’s MLS System was up 10 per cent from a year earlier to 894 units in April.

The overall supply of homes on the market remains at elevated levels, and increased further in April. Active residential listings numbered 2,428 units at the end of April 2012, up five per cent from the same time a year earlier.

There were 6.9 months of inventory at the end of April 2012 on a seasonally adjusted basis, up from 6.6 months at the end of March. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.

The number of homes sold in the region serviced by the Newfoundland and Labrador Association of REALTORS® held steady in March 2012 compared to the previous month but did come in below the near-record levels posted last March.

Home sales numbered 277 units in March, down 9% from levels reported in March 2011. This was still the third highest sales figure on record for the month.

Nationally, home sales were up 2% on a year-over-year basis in March 2012. On a year-to-date basis, home sales in the first three months of the year were running on par with levels in the same period last year.

Residential activity in St. John’s was unchanged on a year-over-year basis in March while activity in the rest of the province declined 14%. Single detached home sales in St. John’s were also unchanged from levels recorded in March 2011.

Transactions in the range from $150,000 to $250,000 were down 35% from year-ago levels while sales priced between $250,000 and $350,000 rose 8%. Sales in the price range $350,000 to $500,000 edged down 3% and there were two additional sales in the range above $500,000 compared to March 2011.

The average price for homes sold in Newfoundland in March 2012 was $259,088, up 3% from a year earlier. The national average price was $369,677 in March 2012, down 0.5% from March 2011. The dollar value of home sales in the province amounted to $71.8 million in March 2012, down 6% from a year earlier.

The number of new residential listings on the Association’s MLS® System was down 2% from a year earlier to 693 units in March. The overall supply of homes on the market remains at elevated levels and increased further in March. Active residential listings numbered 2,191 units at the end of March 2012, up 4% from the same time a year earlier.

There were 6.5 months of inventory at the end of March 2012 on a seasonally adjusted basis, down slightly from 6.6 months at the end of February. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
