I have listed some tips to keep the peace, of course I have put my own spin on them. &lt;br&gt; &lt;br&gt;1) Please put all your garbage in the appropriate disposal area, not on the floor, not in the hallway, but in the actual garbage bin. Just a reminder please shut the door to the garbage room, we all love that smell. &lt;br&gt; &lt;br&gt;2) If you decide to carry a broken bag of rice across every conceivable hallways and common area, at the very least sweep it up. This goes for bags of flour, potting soil, animal waste and anything else that could fall on the ground. None of us want to be cleaning up after other people, we have enough to clean up. &lt;br&gt; &lt;br&gt;3) Accidents do happen and if you accidentally break a piece of glass or a mirror at least be honorable enough and offer to pay, that is all it takes. Using condo fees to pay for broken common area property month after month gets a bit tiresome and annoying. &lt;br&gt; &lt;br&gt;4) We all like to have the odd cocktail with our friends, but when that cocktail turns into a bender nobody wants to hear you yell down the hallways to your friends. Your friends aren&#39;t the only ones who can hear you. &lt;br&gt; &lt;br&gt;5) I don&#39;t know why it is important to vacuum your apartment or move furniture at 5 in the morning. I&#39;m sure the people beside you and below you have been up for hours and really don&#39;t mind. Come on people wait till 8 at least. &lt;br&gt; &lt;br&gt;6) What part of stealing is ok with people? If there is mail or packages left in the mailroom don&#39;t take them. They don&#39;t have your name on them so they don&#39;t belong to you. &lt;br&gt; &lt;br&gt;7) Please please don&#39;t allow your children to scream and run up and down the hallways. As cute as it may seem to you, it annoys everyone else in the building. If this is something you let your children do, you might know why nobody talks to you. &lt;br&gt; &lt;br&gt;8) There is nothing wrong with walking around your apartment, but some people don&#39;t have a clue how nosy it is when you walk on your heals. If you have people living below you try to walk softly and on your toes. &lt;br&gt; &lt;br&gt;These are just half of my tips on respecting your neighbors if you live in an apartment or condo. In this regard, the Federal Reserve actually has pumped nearly $80 billion into the banking system during two weeks in August.    &lt;br&gt; &lt;br&gt;Understanding what actions the Federal Reserve has taken, you may be wondering and why this helps the banking industry and how it will also have a positive effect on businesses and consumers alike.  In order to understand the benefits of what the Federal Reserve has done this month, it&#39;s important to have at least a basic understanding of banking regulations and practices in the United States. &lt;br&gt; &lt;br&gt;The primary regulation that you need to understand is that banks in this country are required by law to maintain at least 20% of their deposits in cash.  Because of this requirement, at the end of each banking day, if a bank does not have the necessary amount of deposits in cash, the bank itself must borrow money from other banks.  This type of borrowing needs to take place to ensure that the bank has an appropriate cash deposit balance at all times. &lt;br&gt; &lt;br&gt;The amount of interest that is charged on these types of inter-bank loans is known in the industry as the overnight lending rate.  Absent the infusion of money references a moment ago that was undertaken by the Federal Reserve, the amount of money available to banks to ensure their cash deposit balances would have been tighter resulting in higher interest rates that the banks would have to pay to obtain the cash they needed to ensure proper maintenance of their cash deposit balances. &lt;br&gt; &lt;br&gt;Had this tightening occurred, banks would then have to cover their own reserves by cutting back on the money they otherwise would make available for lending purposes to businesses and consumers alike.  The net effect of that would have been an even more significant impact on the economy overall beyond what has already occurred due to the mortgage foreclosure and stock market uncertainty related issues. &lt;br&gt; &lt;br&gt;In the end, the actions of the Federal Reserve in this instance does appear to have the desired effect of avoiding a further restriction of the amount of money available for lending purposes to both businesses and consumers alike. Options can generate lump sum profits, longer-term cash flow, or both--it&#39;s all in how you structure the deal. &lt;br&gt; &lt;br&gt;It&#39;s not difficult, but it does require planning and attention to detail. The biggest challenge in using options is that most buyers, sellers, and real estate agents don&#39;t understand them. So you have to know them well enough to be able to explain the process and clearly present the pros and cons. &lt;br&gt; &lt;br&gt;Options can be used in any business where real property, goods, or services are bought and sold. Essentially, an option is a one-way right to purchase property under specified terms. Only the seller is required to perform; the buyer has a choice. If he sells it, he&#39;ll have the lump sum profit to reinvest. Rents for similar properties in the area are $900 to $1,000, and Sam could probably sell the house in the current market for $105,000 to $108,000. His mortgage is $92,000. &lt;br&gt; &lt;br&gt;Bob and Barbara Green like Sam&#39;s house and want to buy it, but they don&#39;t have enough cash to put down to get the mortgage payments as low as they want. So Sam offers to rent the house to them under a lease option agreement like this: The Greens will pay a refundable security deposit of $1,000 and a nonrefundable option consideration of $4,000, and will rent the house for two years for $1,100 per month. Of the monthly rent, $330 will be applied to the purchase price of the house if the Greens choose to buy it. &lt;br&gt; &lt;br&gt;At the end of the two-year lease, the Greens have the option to purchase the house for $114,000, using the initial option consideration and the $330 per month, which totals $11,920, as a substantial portion of their down payment. &lt;br&gt; &lt;br&gt;Lease option buyers enjoy a number of benefits. They can &quot;test drive&quot; the home before purchase; they have a lower up-front cash requirement than they would if they were buying outright; the rent credit builds up a forced savings account for the down payment; although the total monthly payment might be slightly above market rates, the net rent (the amount applied toward rent after the rent credit is subtracted) is generally lower than a comparable straight rental; and the purchase price is locked in. The term of a typical lease option deal is between one and three years, so the tenants have plenty of time to build their down payment credit. &lt;br&gt; &lt;br&gt;If the Greens decide to exercise their option, they will be able to buy the house with the majority of their down payment created primarily through the rent that they would have had to pay on a place to live anyway. If, for any reason, they decide not to exercise their option--maybe there&#39;s an unexpected job transfer in the picture, or they decided they don&#39;t like the neighborhood or the house after all--they treat the end of the lease as any rental situation. They can renew the lease or move. &lt;br&gt; &lt;br&gt;In the meantime, Sam has been collecting above-market rent for his property and building equity by paying down his mortgage with the rent. He has already collected (and probably reinvested) a $4,000 nonrefundable option consideration. &lt;br&gt; &lt;br&gt;If the Greens buy the house, Sam will net more than $10,000 at closing. With all the loan variables, it&#39;s tough to compare one lender to another. In this article, we&#39;ll go through each of the loan variables.  &lt;br&gt; &lt;br&gt;1. Down Payment: &lt;br&gt;In general, the more you can put down, the better interest rate you can get.  There is a point at which it does not matter how much more you put down, and that point is usually either 20% or 30%, depending on the loan program.  If you are looking for the best rate possible and can put down more, ask your lender about this option. &lt;br&gt; &lt;br&gt;2. Loan Life: &lt;br&gt;The longer the term, the more total interest you will pay.  This is partly because you will have a better interest rate with the 15 year; for instance, today&#39;s rate from a large bank is 6.375% for a 15 year and 6.75% for a 30 year.   &lt;br&gt; &lt;br&gt;The other reason you pay less interest over the life of the loan with a 15 year term is because you pay down your principle faster.  Instead of getting a shorter life term on the loan up front, another option to pay less total interest is to pay more into your mortgage each month to pay the loan down quicker.  For example, on a 30-year $240,000 loan at 6.5%, if you pay $272 more per month, you can end up paying the loan off in 15 years instead of 30. &lt;br&gt; &lt;br&gt;3. Property Taxes: &lt;br&gt;When comparing lenders, this number should not vary because your property taxes are paid to the city, county, and state, not the lender.  So, this number should be constant across all lenders.  But, when you look at estimated payments from different lenders, the estimated taxes will vary because it is their best guesses at what the tax bill will be at the end of the year.   &lt;br&gt; &lt;br&gt;The easiest way to compare the lenders is to just compare the principal plus interest and add in the same number for taxes.  Essentially, you are standarizing the estimated payments between the lenders so that you can compare the actual rates.  Another way of doing this comparison is to ignore the estimated payments and rather concentrate on the actual interest rate they are quoting you. &lt;br&gt; &lt;br&gt;4. Insurance Rate: &lt;br&gt;Again, the insurance is an estimate that the lenders will make.  They may estimate differently, so be sure to normalize this number across all the estimated payments. &lt;br&gt; &lt;br&gt;5. Interest Rate: &lt;br&gt;The interest rate is variable depending on your credit score, income, and loan type.  The higher the credit score, the better the rate.  Lenders have cut-offs for what they consider above average, average, and low.  If you can be in the above-average group, they will get the best rates.  Your income comes into play when they figure your debt-to-income ratio.  This is basically a way to measure how much you are bringing in and how much you are spending.  At some point, a lender will not create more debt for you than they think you can handle.  One thing to consider about your debt is not what the lender says you can handle but what you want to handle.  The loan type also has a heavy influence on your rate. A better rate is given to those who will owner occupy the property. &lt;br&gt; &lt;br&gt;6. Points: &lt;br&gt;Points are paid by the Borrower in order to buy down the interest rate.  If you get some insanely low interest rate from one lender that seems completely out of whack from the other quotes, this might be because they are quoting you a rate with points.  A point is equal to 1% of the loan amount, and you pay this point as part of your closing costs.  So for example,  with a loan for $240,000, one point would be $2,400 and that point might buy your interest rate of 6.5% down to 6.25%.  Buying down your rate will lower your monthly payment. &lt;br&gt; &lt;br&gt;When comparing lenders, make sure they all quote you a rate with no points.  This levels the playing field so that you can determine who has the best rate without having to do all kinds of crazy calculations. &lt;br&gt; &lt;br&gt;7. Closing Costs: &lt;br&gt;In addition to points, the Borrower pays 2-3% in loan-related closing costs.  The majority of closing costs are lender fees.  To demonstrate the price you pay for borrowing money, if you pay cash for a property, the closing costs ends up being more like $300 instead of $6,000 for a $300,000 sales price. Since the tenants are responsible for the maintenance of their leases, they are usually very agreeable with keeping things in good condition and even making improvements at their own expense. &lt;br&gt; &lt;br&gt;Advantages/Disadvantages for the Tenant: &lt;br&gt; &lt;br&gt;-With triple net leases for sale, a tenant can enjoy many of the upsides of ownership such as control over the property that does not involve the large capital outlay that goes along with actually buying a new office or building. &lt;br&gt; &lt;br&gt;-A triple net lease is usually written for a term of at least fifteen years and could be as much as fifty years. This benefits the lessee in that during this time the money paid as rent will see very little, if any increase over the length of the contract. Lessees can also try and negotiate similar limits to be set on insurance premiums and maintenance/upkeep costs. &lt;br&gt; &lt;br&gt;In reviewing the advantages and disadvantages of the triple net lease, one thing stands very clear - it is of paramount importance that the terms of the contract be made very clear to both parties. The good faith estimate, or GFE for short, is required by law to be provided by lenders when you are seeking a loan.  It lists out the estimated closing costs, monthly payments, and interest rates for the loan program you are looking at getting.   &lt;br&gt; &lt;br&gt;The pre-approval letter is provided by lenders once they have run your credit and get your income / debt information.  By getting the GFE and pre-approval letter, you can be confident that the loan will get processed with no surprises.  There are also additional benefits to getting pre-approval and GFE before you even begin the property search. &lt;br&gt;  &lt;br&gt;For one, by discussing your debt to income ratio with your lender and obtaining the GFE, you can determine your maximum price.  It helps to know the maximum sales price when shopping around so that you do not waste time and energy looking a over-priced properties, and also vice verse, you do not waste time and energy looking at under-priced properties.  You can find an area in your price range that fits your needs and narrow down your search.  You also will determine your monthly payments with the GFE.   &lt;br&gt; &lt;br&gt;The monthly payments should include the property taxes, insurance, principle, and interest plus any private mortgage insurance (PMI). For example, the first time I bought a house, I found out that I had a $50 charge on my credit report from 3 years ago, which brought my credit score down.  And with a lower credit score, I would have gotten a worse interest rate on the loan.  I say &#39;would have&#39; because I was able to pay off this collection and clear up the ding on my credit before going into the loan underwriting process. &lt;br&gt;  &lt;br&gt;Finally, by getting a pre-approval letter, you have proof for a seller that a lender has confidence in being able to fund the purchase on your behalf.
