<p>Reno NV &#8211; November 2025 Real Estate Market Update </p>



<p>Hi, I&#8217;m Max Sabo with Haute Properties. This is the Reno, Nevada real estate market update for November 2025, covering the sales from October 2025. Last month, the median sales price rose to $570,000. That&#8217;s up quite a bit from the month before when it was $545,000. The absorption rate last month came in at 4.55 months, and that shows the inventory still moving at a steady pace. Home sold for about 95% of their original list price, which is about the same as the month before. We saw 1,459 active listings, 388 new listings, and 333 home sell, all just slightly down from last month. </p>



<p>Overall, Reno&#8217;s market is showing balance, steady prices, manageable inventory, and consistent buyer activity. <p>Hi, this is Max Sabo with Haute Properties. This is a real estate market update for Sparks, Nevada for November, covering the sales from October 2025. The median sales price last month was $524,950 in Sparks. That&#8217;s virtually unchanged from the month before. The absorption rate tightened just a little bit to 3.6 months worth of inventory, and cuts down from 3.9 months the month before.Active listings were also down a little bit to 538. We had 133 new listings last month and 147 home selling. </p>

<p>In August, 308 homes sold, with a median sales price of $555,500, almost identical to July, showing stability in home values as we head toward the fall.</p>



<p>We had 1,574 active listings on the market, giving buyers a lot to choose from. The average days on market rose slightly to 84.5 days, and sellers received about 96.2% of their original list price. Inventory held steady at 4.90 months, keeping the market balanced but competitive.</p>



<p>As always, homes that are staged well, priced correctly, and marketed strategically are selling fastest, while others may need adjustments to attract offers.</p>

<p>We had 1,583 active listings on the market, offering buyers a wide selection. Homes averaged 79.6 days on market, a slight improvement in pace from June, and sellers received about 96.3% of their original list price. Inventory crept up just a bit to 4.95 months.</p>



<p>The key takeaway? Homes that show well and are priced correctly are still selling fast, while overpricing is leading to longer market times and needed reductions.</p>

<p>There were 1,543 active listings, giving buyers more choices, while sellers are still seeing strong activity on well-presented properties. Homes spent an average of 85.8 days on market, and sellers received about 96.7% of their original list price on average. Inventory ticked up slightly to 4.84 months.</p>

<p>Hey, it&#8217;s Max Sabo here with Haute Properties. Here&#8217;s your May Market Update for Sparks, Nevada based on April&#8217;s numbers.</p>



<p>In April, 157 homes sold in Sparks with a median of 544,900 homes sold. With a median sales price of $544,950. That&#8217;s up just slightly from March and homes are moving a bit quicker with a median of 64 days on the market. The price per square foot came in at $292 per square foot on average and right now Sparks has 326 active listings with 237 pending listings.</p>

<p>In April, 325 homes sold in Reno with a median sales price of $525,000. That&#8217;s a drop from March. Homes spent an average of 55 days on the market and the median price per square foot was $319 per square foot. Right now we have 860 active listings and that gives us 2.79 months worth of inventory, which is still historically quite low.&nbsp;</p>



<p>We&#8217;re seeing more homes hit the market as the spring weather is here,(&#8230;) but buyers are still picky. Homes that are priced right and professionally marketed are moving quickly, but the rest tend to sit.</p>
