Realty research figures indicate that the average property prices in Mumbai, Thane and Navi Mumbai (Mumbai Metropolitan Region) have come down from its peak of Rs 8,136 a sq ft in June 2008 to Rs 4,607 a sq ft in March 2009. With 420 ready and 1,349 under-construction projects in the MMR, the mounting inventory has led to a more pronounced price cut in the latter category.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-family: arial;"&gt;Eager to tide over the absolute slack, several developers are advertising limited time discounts. HDIL has done the same at its Kurla and Andheri projects, Nirmal Lifestyle at its Mulund project, Lodha at its Dombivli project as well as a slew of others with big-sized projects in Thane and Navi Mumbai. They urge buyers to go in for a panic buying till the offer lasts, claiming that there will only be an upward movement in prices hereafter. This is a far cry from the initial days of the slump, when developers dangled sweeteners like stamp duty waivers or a free car and electronic goods, ruling out any reduction in rates.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-family: arial;"&gt;However, realty players say that with banks tightening the noose around developers, the fate of many under-construction projects is unsure. Real estate rating agency Liases Foras estimates that about 50 per cent of the ongoing projects are doomed to either get stalled or get deferred.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-family: arial;"&gt;Property rates are bound to fall up to 60 per cent. There are 1.5 million households in India who could afford luxury goods, compared with 1.6 million households in China.&lt;/p&gt;&lt;p&gt;The numbers have prompted some luxury brand names to open retail stores in the largest cities in India in recent months, despite the economic downturn. Bankers acknowledge that despite a reduction in interest rates to 9.25 per cent for loans up to Rs 20 lakh and 8.5 per cent for home loans up to Rs 5 lakh, the response has been unenthusiastic. Interest rates under the package are fixed for five years and the loans come with a free property insurance cover. “The flow of home loans has not picked even after the special package as there is a perception that real estate prices will fall further. Banks have explained this to the finance ministry, but it has asked for fortnightly data,” said a senior executive at a public sector bank.&lt;/span&gt; &lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-family:arial;"&gt;The plan for the quarterly meeting with bank chiefs has not been circulated; source said that it will include a review of credit flow and the status of implementation of the packages announced for boosting economic activity. The meeting comes days before the Parliament session and barely a month before the election process starts. The public sector banks have also been asked to submit the details of all incremental lending and borrowing activities, not only for recent months but for the last three years. “The meeting will analyse the cost of funds after the measures announced by the RBI over the last four months as the government is trying to push for another round of rate cut. So, they have asked for detailed data,” a bank executive said.&lt;/span&gt;  &lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-family:arial;"&gt;According to the latest data on sectoral credit deployment by banks released by the central bank on Monday, on a year-on-year basis the growth in the total flow of housing loans dropped to 8.8% at the end of Dec 19, 2008, from 13.9% at the end of Aug 2008. The year-on-year non-food gross bank credit growth also fell from 26.8% at the end of Aug 2008 to 24.8% in mid-December. But data also revealed that public sector banks have seen a 28.6 per cent rise in credit flow for the year up to Jan 2, 2009, as against 19.8% in the year up to Jan 4, 2008. It is being used today everywhere in the world. But actually, brick is as old as the history of civilization! The Babylonians and Egyptians made and used bricks at least 3,000 years before the birth of Christ.  Some excavations suggest that it was used even earlier. &lt;/span&gt;&lt;/span&gt;  &lt;span style="font-size:130%;"&gt;&lt;span style="font-family:arial;"&gt;&lt;br /&gt;&lt;br /&gt;The making of brick in early times was very crude. Brick is made if clay or shale and backed or burned at a high temperature. In early times, raw clay was used to make brick, but no machinery to make it had been invented. The clay was crushed and mixed with water by workmen who trampled it with their bare feet. Straw was mixed with the wet clay to hold the bricks together. The mixture was then formed by hand into different sizes and shapes and placed under the Sun to dry.  &lt;/span&gt;&lt;/span&gt;  &lt;span style="font-size:130%;"&gt;&lt;span style="font-family:arial;"&gt;&lt;br /&gt;&lt;br /&gt;This crude method was followed by many years until it was discovered that burning the clay with fire made the bricks much harder and better able to withstand dampness. The CVC has sought all files pertaining to the mega-projects from the Chandigarh administration to investigate alleged corruption in land deals.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-family: arial;"&gt;Using its powers as a court, the CVC has announced the setting up of a vigilance commission to probe the murky land deals worth billions of rupees. The probe will be a major embarrassment for the administration top brass as local NGOs have alleged irregularities and corruption in the land deals.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-family: arial;"&gt;“We will comply with the orders of the CVC. All files will be sent for this probe,” a senior union territory (UT) official said.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-family: arial;"&gt;The land deals, most of which have been concluded in the last three years, have generated much controversy with the city’s mayor and senior Congress leaders demanding that UT Administrator S.F. Rodrigues, who is also the Punjab governor, give up his post as the city’s administrative head until a probe into the deals by a central agency.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-family: arial;"&gt;At the centre of the controversy are ambitious projects like the Film-city, the Medi-city, the Amusement-cum-Theme Park and the new phase of the Information Technology (IT) Park.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-family: arial;"&gt;The administration has not only been accused of rushing in with some of the projects but also making allotments to certain big realty companies at prices much lower than the prevailing market rates for land in the 114-square km city, which is the joint capital of Punjab and Haryana but is a centrally-administered union territory.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-family: arial;"&gt;The 73-acre Amusement-cum-Theme Park project has not got off the ground even couple of year after it was allotted to realty major Unitech as the administration failed to extend facilities on the land. Several rules were allegedly violated in giving concessions to the firm.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-family: arial;"&gt;Some renowned companies, like Singapore’s famed Sentosa Island amusement park, were disqualified from bidding for this project.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-family: arial;"&gt;In the Film-city project, realty major Parsvnath was allotted the 30-acre land in Sarangpur village of the union territory for Rs.191 crore. The company, which had deposited nearly Rs.480 million, is now seeking the money back with interest. Employees of real estate firms are not being sanctioned personal loans. Salary limits to procure loans have been raised, with HSBC setting a salary limit of 20,000 Dirhams for any type of loan. Easy credit is no longer available on credit cards. The shape of a dining table can be more yin or more yang - a round or square table is more yang and carries dynamic chi energy. An oval or rectangular table induces a more gentle energy, which is better for relaxing dinner. (Although many Feng Shui experts say to avoid square and rectangular tables as they limit you to only four directions. An oval shape is recommended as the best for Feng Shui design.) The dining room is an exception to the Feng Shui guideline of aiming to leave some open space in the center of every room. Here the dining table itself should occupy the center position. It is also very important to choose a table that fits the size of your area to make sure there is enough room to walk around the table (equal space around the whole table works best). It has been said to avoid any sharp corners that face your guests. Too much heavy, dark, old furniture - especially when it is squeezed into too small a space – also creates a heavy, dark feeling and blocks the flow of chi. Mess is death to any Feng Shui room, minimize as much as possible. A crystal chandelier over the center of the dining table will help to balance chi in the room. Remove all clocks and calendars so none of the time pressures from the day carry over into the meal. One definite mistake is to have a television in view of where you eat. This model became the standard for slum redevelopment across the city, and across India as a whole. &lt;/span&gt;&lt;/span&gt; &lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-family:arial;"&gt;The towers are ultra-high end residential towers that sold out even before the first brick was laid. The Imperial offers sea-views by virtue of its height, and a resort-like gardens and fountains on top of the parking-structure podium, with hanging gardens that mask the structure itself.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-family:arial;"&gt;While construction hasn't yet progressed so it is noticeable, it is surrounded by several 45-55 storey residential towers, creating Mumbai's first skyscraper cluster. Recent Assocham Eco pulse (AEP) study suggests that Pune may be the added to the list.&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;/span&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-family:arial;"&gt;The rising appeal of Pune is evident from its highest real estate prices and maximum population among the other upcoming cities. Pune is the best city offering optimistic business environment. &lt;/span&gt;&lt;/span&gt;  &lt;span style="font-size:130%;"&gt;&lt;span style="font-family:arial;"&gt;The AEP analysed four tier II cities Ahmedabad, Pune, Lucknow and Chandigarh. The parameters necessary for a metro city are social infrastructure, infrastructure availability, real estate cost and availability, transportation facility, presence of quality educational institutes, employment opportunity, facility of financial services and business environment.  &lt;/span&gt;&lt;/span&gt;  &lt;span style="font-size:130%;"&gt;&lt;span style="font-family:arial;"&gt;Pune occupied the first position though it needs to improve on social infrastructure, transportation and financial services.&lt;br /&gt;&lt;br /&gt;Pune with 26 malls  and 25 category star hotels (both maximum among the four cities under survey) ranked it first in employment opportunity and business environment, infrastructure availability and real estate cost and availability and educational institutes. But it stood 3rd as far as social infrastructure, financial services and transportation were concerned.&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;/span&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-family:arial;"&gt;In real estate prices and availability, Pune stood first, Chandigarh being the second, Ahmedabad third and Lucknow the last one. It is learnt that process for acquiring land in Lucknow is the most time consuming. &lt;/span&gt;&lt;/span&gt;  &lt;span style="font-size:130%;"&gt;&lt;span style="font-family:arial;"&gt;&lt;br /&gt;&lt;br /&gt;Pune lost out to Lucknow and Ahmedabad on account of transportation facility and connectivity.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-family:arial;"&gt;Pune carved the maximum share of 32.74 per cent in the total jobs tracked by Assocham Placement Parameter for the period January-June 2008. Hue describes the colour itself like green, brown, gold. Value refers to how light or dark the colour is. Intensity is a bit more complicated. Primary colours are red, yellow and blue and secondary colours are orange, green purple. Primary colours are the only pure colours that exist. All other colours are created by mixing a combination of hues. Be certain that the sample taped up is large enough to give a true sense of the color-3” x 5” is the smallest, and larger is better. When the choices are narrowed down to two, buy a small quantity of the paint, and roll on a 2’ x 2’ square right on the wall. For the latest bullish period, besides share market, decrease in rate of interest was also the prime reason. Rate of interest from 16 % in 1996, decreases to 7 % in 1993. Low interest rate prompted employees with good salary to buy a home on loan instead of staying in a rented house.  Now interest rate on home loan has gone to 12 %, that forced the employees to sell the flat and go for rented house again. &lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-family: arial;"&gt;In 1995, when share market got down, there was 30-40 % decline in estates all over India, and that too is feared again now when share market is not in a good position. &lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:130%;"&gt;&lt;span style="font-family: arial;"&gt;But yet, big builders who are capable of holding, do not sell properties at lower price, but offer discounts to the purchasers. Swastik Builder of Thane offered a car against sell of a flat. And other taxes, it should be paid on time and must be paid fully. Any delay in the payment attracts penalty.  If it is not paid time or not paid fully, it attracts penalty at 2 % per month on the deficit amount of the stamp duty. However, maximum stamp duty can be 200 % of the deficit amount. It is payable on the day or before the execution of the documents. You will get a value.      Reduce or increase this value for lift and depreciation as per the      valuation factors given in the Ready Reckoner and you will get a market      value. Find out the stamp duty amount applicable to you as per the market      value.&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="font-size:130%;"&gt;The department also does this procedure for  a nominal fee.
