Sloping a flat roof posted by Brent R @ May 20, 2013 22:04

Jennifer I went through Google maps to the address on the
html……judgeing from the front view only! And assuming that there is
only one layer of roof on the building. It should be abit higher than your
“ball park” for a slightly sloped flat on the main house. I cannot tell the
actual condition of the roof deck so beware of damaged plywood, damaged
insulation, these are factors that cause the prices to rise quickly.. Brent
You might want your home inspector to actually go up on the roof and do an
infra test before you buy! I hope this helps! Brent

Thanks. I do not have measurements because we have not bought the house yet, but here is a link to a gallery of photos. I don’t know what a truss system is.. But I basically just want to I the minimum to ensure there is no pooling on the roof.. Not picky about what it looks like.. Just that it works.

Hi Jennifer. depending on the amount of slope you want and any extras such as upgraded insulation, reallignment of the eavestroughs costs could go up very rapidly, its some times less expensive to install a full truss system and redo with shingles. More info like pics or sizes would help. Brent 905 447 9182

Repair and maintenance of 17 year old cedar shake roof posted by Brent R @ May 20, 2013 17:42

Hi Ajay.Your roof problem seems to be not from the build up of humid air but the combination of the direction it is faceing and the quality of the labor/materials used..Jereme is somewhat correct in suggesting that breather be used,It is only to be used in conjunction with a breathable underlayment between the roofing system and the deck in some cases it works others well……!.If in fact the roof is composed of shakes it should have overlapping breatheable felts, interwoven between the courses as per Cedar Bureaus Guidelines. There fore it may not be a humidity/venting problem if you can see daylight through the roof, but a workmanship problem! If the cedar is" below Grade " and not shingled at the proper exposure then they do tend to curl when stapled and not nailed,. Most cedar walls if done correctly with or without a plastic breather will last 100 or so years,so I believe you can stain those upper walls, The Western Red cedar Shake roof if applied properly by cedar roofers, will last approx 25-40 years.as is the case on some of the older homes in places like Rosedale or older part of The kingsway. You may want to view the pictures I have posted here…. Brent The upper Canada Roofing Company

Sloping a flat roof posted by Jennifer Rogers from East York @ May 19, 2013 14:58

hello, we are looking at buying an average size 2 story 3bdrm house in Scarborough that has a completely flat roof. There is a main roof, a sunroom addition and a small detached garage. Flat roofs worry me because of water pooling issues so I am trying to figure out what a ballpark cost would be too put a slope onto the top. I don’t have thd square footage so I know I can’t get a accurate estimate, but ball park.. $10k, $20k?

Any help would be appreciated.
Thanks.

HI Julian,
Further to my response above you should be aware that a double flue chimney will serve 2 different appiances ( a fireplace and a furnace, or 2 fireplaces). You would not be able to replace the chimney with 1 metal chimney. You would require 2 metal chimneys as generally code does not allow for venting of more than one appliance in a flue.

Chimney Replacement posted by Magic Touch GTA @ May 17, 2013 10:04

Hi Julian,
It is technically possible to remove a masonry chimney and install metal. A lot will depend on what the flues serve. Are they for wood burning fireplaces, gas fireplaces or furnace, or a combination of the 2? There are different code requirements depending on the appliance being used in a flue. Some times even if it is technically possible, it may not be practically possible to completely retrofit without major reconstruction. Although this is not an area of the industry we serve, we do have extensive knowledge of the requirements and the different companies serving this sector. I would be happy to point you in the right direction. Feel free to contact me at your convenience at 416-425-6864.

Kindest regards,
