Too Late Tuesday Temecula

Welcome back to another Too Late Tuesday Temecula, as you we see this week has been the slowest week in Temecula within the past several months with only 31 detached homes selling although the average sales price took a jump up to $438,782.

Temecula usually only has a luxury home sale once every couple of months because they demand is a lot lower above the million dollar marker which helped pull the average price up with the highest priced home selling for $1,388,000 which technically closed last week but since the agent didn't put the data in until yesterday it shows up on my report today.

Another major factor in having the average Temecula sales price increase is the number of homes that sold for under $300,000 which this week was only one REO (Real Estate Owned), that closed for $285,000.

I'm going to first review the lowest three closings and then I'll do a recap below, so let's get started.

So as you can tell all of these lower priced homes are perfect for the Temecula first time buyer or empty nester yet as the price continues to climb it will close the window to more and more of these types of buyers. Temecula real estate has been known over the past 10 or so years to a wide range of prices allowing for almost anyone the ability to jump in and enjoy the surroundings yet now is the time for anyone that has been waiting to stop waiting and take action before we become another San Diego and people are pushed even further east to live.

Something to keep in mind both as a Temecula buyer or Temecula seller is that over 90% of the listings took a price reduction and yet they still also closed less than asking price. So even though the current real estate market is trying to continue pushing up the prices there will always be a balance that brings everything back into it's rightful price. The vast majority of the listings did not receive multiple offers at the same time which of course is not causing the bidding wars we saw during last year's peak buying season.

Too Late Tuesday Temecula Edition

Well this week wasn't too slow to overly ambitious for Temecula real estate with a total of 37 closings ranging from $235,000 to $968,000.

This is a slight change for Temecula because with the increased inventory more buyers are placing multiple offers and just taking the better one. I know I've had 2 of my listings fall out this past week just because the buyer found something else they wanted more!

The least expensive price home was listed at $255,000 and was approved for closing by the lender at $235,000 after sitting on the market for 92 days.

The highest valued home closed at $968,000 which is a 7 bedroom 4 1/2 bath, 6000+ square foot home that was actually purchased at foreclosure for just over $630,000 in December of 2013 therefore it still on the market for 231 days waiting for a buyer to double their money.

All of this weeks lowest priced homes closed under $300,000 which makes the right deal in Temecula still very affordable for first time buyers.

Too Late Tuesday Temecula April 29 2014

Welcome back to another installment of Too Late Tuesday Temecula edition. This week there was a total of 39 closings within the past week, with only one being a REO (bank owned) and two short sales leaving all the others walking away, equity in hand.

Our price range in Temecula for this week was from $260,000 for a 4 bedroom 3 bath home built in 1988 up to a 4 bedroom, bath built in 2005 for $1,250,000 and all the listings averaged 56 days on market prior to getting an acceptable offer.

Just like the last time the vast majority of the Temecula homes had a least one price reduction before getting an acceptable offer. This is very valuable information to know if you are looking at buying or selling a home within a specific city because property moves with the trend not with the Realtor.

As always I will now go feature the 3 lowest priced detached homes in Temecula which I hope some of you that see this posting time and time again are noticing the same trend as I am.

Temecula Too Late Tuesday April 8 2014

Welcome back to the next posting of Too Late Tuesday Temecula, it's been almost a month since my last posting and that's because our Temecula Real Estate market is really starting to pick up. Homes are staying on the market a little longer than they have been yet as you can tell by the 34 detached homes that sold within the past week it is mostly caused by the sellers and their agents pricing the home too high in the beginning and then reducing it back down until someone finally decides to buy it.

An interesting fact to point out is that 66% of the homes within Temecula that sold were reduced at least once during their listing period prior to getting an acceptable offer. Only 17% of them actually sold without a price change at all and 23% had actually increased their list price prior to getting an acceptable offer. Out of all the sold homes this week only 3 were short sales and amazingly only 1 was Bank Owned which is a major turn compared to 2 years ago when the market was being pushed by the banks and a lack of equity.

Price ranges within the city of Temecula ranged from $240,000 up to $770,000 with the lower priced being a 4 bedroom, 3 bath built in 1987 and the highest being 4 bedroom, 4 bathrooms built in 1995. Unlike my last Too Late Tuesday posting the new builders only had a small fraction of the listings that closed this week with a total of five ranging from $443,794 up to $547,121.

To wrap up we're going to review the lowest priced homes sold in Temecula this past week.

Too Late Tuesday Temecula March 10 2014

Well it is that time of week again for my Too Late Tuesday Temecula where we look back at the single family detached homes that have sold below 1 million dollars. Conventionally the luxury homes are removed from my recaps and averages because it takes beyond an average buyer and it is a completely different marketing and timeline compared to all of the others homes in the market. Similarly why I don't include attached, condos, or townhouses because they have different HOA rules, fees and amenities therefore it's truly a good comparison on a general scale.

This week we have a few less homes than the most recent weeks sell with a total of 42, ranging from $246,000 to $650,000.

The lowest priced home of this week was a 4 bed 2 bath built in 1969 with a surprising 1,645 square feet; where as the highest priced was a pool home with 4 bed 2 1/2 baths with 2,937 square feet of living space on a 1/2 acre lot.

Isn't great how much home you can get in Temecula for such great prices compared to the overcrowded cities like San Diego and San Francisco?

As you can see with the featured homes above which were the lowest three single family homes to sell within Temecula over this past week, there are still opportunities for buyers in an affordable range.

The average sales price was slightly higher this week than last (which has been common over the past year or so) coming in just barely over $397,000 which is up $15,000.

Now is the time to take the opportunity to find a home before the spring rush begins.

Friday Find Temecula Homes March 7 2014

Being that many people within Temecula or even California for that matter believe we are in a Seller's market finding a good deal can be very difficult and time consuming.

I good experienced real estate agent/broker or even some experienced investors can still find these types of properties hiding in plain sight while many others will just overlook them and have a bidding war with the others out there.

As explained I have explained my technique of finding the properties for my Friday Finds in the past this time it will be my secret because many agents wouldn't even know where to begin and that is something I would like to still reserve for my buyers.

Finding a hidden jewel or even just a good deal is a rough thing to do within California right now just like it was in the early 2000's yet I have found 3 pretty nice opportunities right here in Temecula.

We have three properties today and to be completely honest at their current list price none of them are attracting multiple offers because of being a "great deal" yet there is a lot of potential and with a strong buyer I'm sure these are way better than the other 200+ homes available within the same city and category.

This first home is getting overlooked by many buyers and investors a like because it only mentions 2 bedrooms and 2 bathrooms yet with 1,850 square feet already and on almost 2.5 acres of land there is nothing stopping a great mind from taking this opportunity and turning in to something amazing. Like the other homes featured today this is not on the low end of its price range however one great thing about this one is it is bank owned and not only that it's HomePath qualified.

Our next Temecula Friday Find is a 3 bedroom 2 bath built in 1988 home that was purchased in 2005 for $395,000 yet today it is listed for $280,000. To give an honest evaluation this is worth between $240,000 and $300,000 so although priced at the upper limit it is a short sale and maybe there could be some more negotiation remove but for the ready and willing buyer this is one of the best opportunities available in Temecula.

My final home is nestled away within one of my personal favorite golf course communities near Redhawk Golf Club. The investor that bought this home has been holding on to it for the past 10 years patiently waiting for the market to rise enough to recapture her down payment back at least and now is the time for that to happen. This Temecula Golf Course Community home has 3,747 square feet of living space with 5 bedrooms and 3 bathrooms just waiting for the right buyer to snatch this up. Of course being an investor she has not priced it at the lowest possible value yet it still has at least $20,000 in walk-in equity at the current list price and with a strong buyer's agent in your corner you should be able to talk it down further, at least it's worth a shot.

Too Late Tuesday Temecula March 4 2014

Welcome back to another Too Late Tuesday Temecula, if it's your first visit, thanks for checking this out hopefully you'll enjoy what I have to offer.

This week the market was a lot different than it has been for past couple of months when looking at single family detached homes because there were actually 3 luxury properties, 2 of which that were upwards of 1 million dollar sales price. As any returning readers could imagine I removed them from this weeks averages as that is nothing something that sells every week or even every month in Temecula's more recent market.

All in all this week there were 48 detached single family homes sold this week in Temecula, yet as mentioned earlier only 45 of them will be used for the calculations.

These homes ranged from as low as $205,000 for a 3 bedroom 2 bath 972 square foot home up to $661,854 for a 4 bedroom 3 bathroom 3,143 square foot Morgan Hill home. Believe it or not the Morgan Hill home was actually a brand new homes just completed this year by Standard Pacific Homes which has been on hold of some time now.

Combined the homes that closed this week in Temecula were valued at $17,193,124 yet another anomaly for that hasn't been noticed in a while is the builders sold more than 60% of the homes listed above $440,000 this week which is going to increase the gab once again between the currently built homes and new just like in the early 2000's.

As promised each week I'm going to close out with highlighting our the lowest closed homes in Temecula.

Friday Find Multifamily Investments February 28 2014

For any of my long time readers you will know the original series of Friday Finds were designed around showing the best Real Estate Owned (REO) or Bank Owned properties back during my listing of them years ago when I would find the greatest bank owned property within Riverside County even if it wasn't my listing. That said times have changed where many REO properties are either way over priced or just completely no longer exist. With REO property being at it's lowest within California since 2005 according to DataQuick it would be a waste of time to find you a good deal and share it because that market is quickly fading away within Riverside County and surrounding areas.

So the change is my close and dear passion, Multifamily Investments with a primary focus being in the starter range from 2 to 4 units. There are so many choices out there for apartment buildings yet since most of my past readers are those just starting out I think keeping the numbers small and manageable will be the best approach as with my other Multifamily posts.

Now that I've mentioned way too much on my plan, let us get started on the actually investments available!

Knowing that rents have usually been very steady for my clients, I we will keep to the Hemet and surrounding Southwest Riverside County area because I am pretty confident in the ability to rent them for the ball park of $650 to $750 per unit conservatively which will give the more aggressive investor more wiggle room if they truly desire. My other strong suggestion is to avoid units with less than 2 bedrooms and 1 bathroom as they tend to attract a much less stable tenant within the Hemet area which makes your return of investment a much longer time frame.

We are going to take a look at 4 investment properties that came available just this week and anyone of these I will personally partner with anyone willing to put up the down payment because they are all good opportunities, even at their current price (or slightly lower).

The first multifamily investment property is a duplex (2 unit) in Hemet for only $182,000 which has 2 long term tenants paying a combined rent of $1,345 per month. For this opportunity a 25% down payment and reasonable mortgage could have a cash flow of $400 or more per month.

Currently this apartment building has none of its units occupied which means there is a perfect chance to pick solid tenants to fill it up. I have personally worked many transactions within this complex and remember the days of these selling well above the $600,000 price range. This building has 3 units with 2 bed, 1 bath and a forth unit with 2 bed, 2 bath and at this low price could have a cash flow of $300 or more with the right management, down payment and loan.

This third property is actually a short sale that just hit the market and the seller is one of those that bought for $560,000, so it might be a hard pressed process with Bank of America (they hold the mortgage since they used their government bail out money to buy Countrywide Homes Loans). Although for someone willing to wait out the process it should have a great potential for cash flow!

Throwback Thursday Temecula Auberry Place February 20 2014

This week's Throwback Thursday for Temecula is a small Town Home community in the south part of town called Auberry Place. Personally this is on of my favorite smaller communities within Temecula because of the school location, it is gated, close to walking trails and very well maintained.

To give full disclosure my family and I used to live in the largest model within this community which is why I always have it on my radar of communities to watch move up and down. The Auberry Place community has 180 town homes and was first built in 2002 during Temecula's peak real estate market time frame especially for the southern portion.

Since the community is a very small one which only includes three streets, it usually doesn't have a very high volume of sales however based on the numbers I pulled they are consistent enough to show a full recap comparing the time frame of 2002 to 2003 and 2013 to 2014. Oddly enough there were 9 homes sold within each window of opportunity. In the beginning years the town homes were selling mostly under the $300,000 range with the exception of the largest plan (A) which even though it was listed above the 300 mark still closed just shy of 300.

Auberry Place in Temecula had 9 homes sell within the past 14 months or so which was as low as $166,000 up to $265,000. Even though the market did bring this community down way lower than this at one point you can see this is back to a full swing recovery, showing that California real estate once again does recovery if you just ride the waves.

Too Late Tuesday Temecula February 17 2014

Temecula home sales were steady again this week with a total of 33 closings in the Single Family Detached home market. As with most Too Late Tuesday postings the focus is to show a recap of the Temecula Real Estate market looking back over the past week.

Although the housing market did manage to stay within grasps for many first time buyers it did have almost a 2% increase in closing sales prices compared to last week. The five lowest priced homes were under $300,000 and overall the average sales price was $379,086 this week.

Each one of the homes below were on the market for at least 25 days, most of them for more than 50. There are still great opportunities out there, they're just not jumping out of Multiple Listing Service (MLS) for you without some effort.

Although a picture is not presented the most "average sale" was for $373,000 and was on the market for 47 days before getting an accepted offer. That home is located on Via Benabarre in Temecula with 4 bedrooms, 2 1/2 baths, and 2,450 square feet. Prior to this sale closing the Tim's Quick Value was at $362,000 which means that with the right amount of patience the market does level itself out. With a sales price leaving it around $152 per square foot, that's not bad.

Throwback Thursday Temecula Fairways February 13 2014

This is actually my first Throwback Thursday article therefore I'll explain my intention first. The goal for this is to pick a community within the area to focus on the first year they were built compared to the the market within the past 12 months. For the very first Throwback Thursday article I have picked one of my favorite real estate communities within Temecula, The Fairways within the Southern part of town.

Featured Community - The Fairways in Temecula

Considering Temecula is known for two things, wine and golf this community has the more responsible of the two, GOLF. There are plenty of really nice communities, especially golf course ones within town yet this is one of my personal favorites. Gated community, very nice architecture, the floor plans are so well thought out and the homes with golf course views are not cheated with size like many other golf course homes within the United States.

For this Throwback Thursday I first pulled up all sold homes within The Fairways community during its first year which was from 2003 to 2004 and anyone with some knowledge of the Temecula area will know this was a very hot time in the market when prices were booming, especially when talking about a golf course community and homes with a minimum of 2,500 square feet.

The very ironic piece to the data for today is that both in time frames 2003 - 2004 and 2013 - 2014 time frame both had 15 homes sell which shows the consistency in this great Temecula community.

Taking a look at the price range from the first year to the 10 year anniversary there is a noticeable difference of around $100,000 which is actually very common when talking about a brand new community. This shows if a person is willing to hold on to real estate the market will recover and you can be better off in the long run.

Wacky Wednesday Temecula Home Listings February 12 2014

For anyone that has read my previous Wacky Wednesday posts, you will know that the purpose of this is to point out the obviously bad listings in the area. Although most of the past postings have been concerned with Multifamily property this week I really felt inclined to discuss the price changes within Temecula and how Wacky these people are with their prices compared to the value they should be listing at. One of the listings featured today was recently dropped by $70,000 in one price drop which is nothing to be proud of that's for sure because just means it was priced very wrong to begin with!

Don't misunderstand what I'm saying it is fully understood there are many different ways to value a property however there is only one solid way to value a re-sale still fully functional home and that is through the use of sold properties in the surrounding neighborhood.

That said please take a look at this major Wacky Wednesday Listing.

Originally listed for $415,000 yet this week it actually increased by $10,000 which wouldn't be a big deal if it were a short sale however this is being marketed as a "Standard Sale" and the real value should be closer to $285,000 based on actual sold properties. Can you believe that's roughly $140,000 over priced after it's increase this week. I will definitely pass and tell all of my clients to as well.

My second Wacky Wednesday listing is another one that's way off in the pricing and marketing of their listing, originally listed at $549,900 even though it is only worth around $420,000 but they've been doing just a great service by reducing their list price down to $474,000 this week which is now only $75,000 above what it should be. No thanks, PASS!

The main objective of Too Late Tuesday is to highlight this past week's lowest priced sold properties within the city of Temecula.

This week we had a total of 23 Detached Homes Sell in Temecula California, ranging from $265,000 to $540,000 for a 4 bedroom 3 bathroom on just over 1 acre land.

Multifamily Monday Riverside County 10 February 2014

It has been a while since I've posted a Multifamily Monday blog and thought with how much I'm not liking the over priced homes in the single family realm, why not today!

For a recap on what exactly these postings are about; they are to show you what properties have become available within Riverside County for sale that are a minimum of 2 units and can span to hundreds of units.

We had a great duplex (2 unit multifamily building) join us 6 days ago for only $170,000 located in Hemet California and it's fully rented at $1,375 combined rent.

There was even a 9 unit property with 2 buildings that became available for a stunning $1,300,000 in Palm Springs, which I would have loved to provide an image for yet the amazing agent didn't provide one so instead I've provide this satellite photo.

So to sum up we there were a total of 13 New Multifamily Listings this week ranging from a duplex for $170,000 all the way up to $1,300,000 for a 9 unit apartment in Palms Springs which leaves us with an average listing price for new listings in Riverside County at $371,061.54.

Temecula Homes for Sale New Listings Week Ending February 8, 2014

This week Temecula had 55 new single family detached homes become available for sale.

As normally suspected by Temecula the price range had a very large range from a 2 bedroom, 1 bath, 953 square foot home for $259,9000 up to a 5 bed, 7 bath, 6,673 for an amazing $2,250,000.

Unlike the most recent years past only 4 of these homes are distressed, (defined as being either a short sale, pre foreclosure or bank owned).

That is less than 7% of the newly listed Temecula homes are advertised as being distressed, the real truth is behind the numbers.

In the past 12 months home prices in the Temecula area have gone up by 20.9% according to DataQuick one the industry's leading sources for home statistics.

The real truth is if everyone wasn't trying to push the market back so fast then at least 40% of these homes would be distressed because they almost all owe more than what the Tim's Quick Sale Value is by anywhere from $50,000 to more than $100,000.

An example of this is the lowest priced home in Temecula for this week, currently listed at $259,000 should be only $208,868 according the RealAVM, that's a $50,132 less than asking.

That means this additional cost of $269.12 at a very low interest rate of only 5%; which in turn will cost the home buyer $96,883.20 over the life of the loan.

Make sure you work with someone who's going to have your best interest in mind, someone that is in the business for the long run and not just here to make the quick commission check, in this property that is an extra $1,253.30.

Don't let the higher prices scare you away from getting your next home or even your first.

Shortcut to Estimating Cash Flow in California

Traditionally I don't like shortcuts when it comes to California Real Estate however when coming to income property you need to be quick on your feet because you may have to look at several before you find one worth investing in.

Real estate investing is not something you do in a matter of minutes or just make a single offer and call it a day. After some practice you will get better and the longer you take researching a bad deal the less likely you will catch the good one on time.

Over the past 80 or so years California real estate has averaged 6% appreciation each year therefore this is what I use when estimating cash flow on a property. There are a lot of complicated terms and over the years you will get accustomed to hearing them but for this short cut to work you must throw all of that out the window.

All you need to find the basic value of any property safe real estate purchase in California is the market rent of the area you are looking to invest in. Since the rents in Hemet have not changed very much over the past 5+ years I am going to use that as our sample.

2 bedroom, 2 baths have received $800 per month year over year.

So let's use a duplex for our example and we are going to say that both units are 2 bedroom, 2 bath each.

In a later post I will explain why we use 35% for expenses yet for now we are just going to cover the formula and not the breakdown.

Per unit the numbers are $800 per month minus 35% for expenses divided by 6% CAP Rate times 12 months.

(($800 * 0.65) / .06) x 12 = $104,000 per door which gives you $208,000 per duplex.

Anything more than this will require money additional money out of pocket in order to cash flow. All needed would be to replace the monthly rent with the $800 in the equation above and it will provide for a quick way to estimate a positive cash flow scenario.

Riverside County Home Sales Listing Price Summer Wrap Up

Primary goal of this posting is to review a very important statistic when talking about listing your home for sale!

You should always know what is the List Price vs Sale Price in your area for your specific type of home. For this posting I have included all Single Family, Detached Homes within the entire County of Riverside which includes, Temecula, Murrieta, Sun City, Hemet, San Jacinto, Winchester, Riverside, Corona and many more not listed here.

The purpose of picking a large area like this instead of your a specific town for this posting is because it is almost summer wrap up for house buying. Statistically speaking over many years is has proven that the hottest months in California are usually the hottest markets as well, May, June, July, sometimes August however with the school year sending kids back sooner it tends to end by this time.

Keep in mind while a person that buys will put in an offer conventionally it takes 30 days to close therefore when looking at closing prices compared to list prices we really need to span over a month or longer.

Without specific numbers on the graph above I know it can be difficult therefore let us go over it together starting with the listings in April and through the closings of July (cannot do August as the month barely started).

All of the numbers mentioned are based on Median prices both original and sale price.

In April the median list price was $280,000 and with a 30 day escrow would be closing at $267,000 in May. Another interesting fact to keep in mind is that the time on market would very short which not all homes jump off the shelves but we'll continue to give a market snap shot.

June median list price was $299,000 with a median closing price in July of $280,000.

All of these numbers basically says that throughout the county of Riverside we have had just under 5% appreciation in closing price over these summer month. At these rates we are setting ourselves up for another market lapse however I would suggest getting closer to your towns numbers before making a decision on pricing.
