Coral Canyon Master Planned Community near St George Utah Real Estate Market Report~January 2012 is as follows:

5 Coral Canyon homes have sold in the month of January 2012~

                                                  2 homes sold for between $150,000 and $200,000
                                                  1 home sold for between $200,000 and $250,000
                                                  1 home sold for between $250,000 and $300,000
                                                  1 home sold for between $300,000 and $400,000

There were 44 homes for sale in the Coral Canyon Master Planned Community in January 2012 which is a 25.4% decrease from January 2011 when there were 59 homes for sale.

Sales in Coral Canyon were exactly the same in January 2012 & January 2011-5 homes sold in January, both years.

Average sales price for a home in Coral Canyon in January 2012 was $231,666. Average sales price is +19.85% in January 2012 from January 2011 when the average sales price was $193,295.

Sun River Spring Charity Classic

One of the most wonderful places to retire in St. George, UT is Sun River St. George. It is southern Utah’s premier master-planned active adult lifestyle community, and the first of its kind in the area. So, it’s worth announcing that the Sun River Ladies Golf Association will host the second Spring Charity Classic in March. The event will take place at the Sun River St. George Golf Club, which is located at 4210 S. Bluegrass Way in St. George. The event will profit the Doctors’ Volunteer Clinic of St. George.

The clinic was founded in 1999 by the Washington County Medical Association along with the Washington County Medical Alliance. Dr. Paul Doxey serves as president.

The need for the clinic has increased by 30% since its establishment because of the difficulties some families and individuals faced for the need of medical care. In 2011, the clinic opened a new expansion to the clinic. Today, the clinic serves as a lifeline for approximately 1,000 patients per month.

Many volunteers have contributed time and money over the years to the Charity Classic. The Association itself has contributed more than $21,000 to the clinic.

If you are interested in helping the Sun River Ladies Golf Association, you can make donations, which are tax deductible and very welcomed. One $15 donation will provide one patient with a doctor visit.

Clean Now and Sell Later – Real Estate Tips

If you plan to put your home on the real estate market this spring, you should start cleaning now. In today’s real estate market your home will need to shine above all the other competition. Therefore, I’ve got some real estate tips to help you be completely ahead of the game.

Start at in the yard

February is a great month to cleanup your yard, clean out the gutters, trim the bushes, and repaint or power-wash the siding. Anything that looks worn or overly used should be removed. Your goal is to brighten up your yard. Try adding a new door mat and outdoor lighting.

February is also a good time for those living in Southern Utah to fertilize and weed the yard. This will help you get ahead on your spring work. And, a nice green lawn will definitely help you sell your home faster.

The interior

Moving on to the interior of your home, you should consider a pre-listing inspection. Some companies like Paul Davis Restoration will do this for free. Once you know if any repairs are needed, you can begin removing all your excess items that clutter up your rooms. Pack away any items you don’t want lost, stolen or broken. Just remember, the more you put away, the bigger your homes rooms will look. If necessary, you can always rent a small storage space to put your extra belongings in until your home sells. For best results, declutter every room, even the closets.

Extra cleaning

Now it’s time to get down to the heavy cleaning. Once your clutter is out of the way, this will be an easy process. Get your carpets or area rugs professionally cleaned or replaced. Scrub your tile floors, and make your hardwood floors shine with a good wax job. And, don’t forget the baseboards, they need attention too. You may even want to consider repainting the inside of your home. However, if the paint is not old and can be cleaned, just give the walls a good scrubbing. If you do paint, remember to use neutral colors. Neutral colors please more buyers.

During the cleaning process, don’t forget the windows. This is one of the most forgotten things to clean around the house. Clean windows will allow more natural lightening in, which makes the room look cleaner and larger.

St George Utah Housing Market Conditions~January 2012

St George Utah Housing Market Conditions showed little change in January 2012 from December 2011. Average sales price decreased from $197,507 to $191,199 which is approximately -3.2%. Total number of homes sold in January 2012 also decreased, from 230 sold in December 2011 to 164 sold in January 2012. Typically sales drop during this time of year due to the holidays, so this is nothing unusual.

The total number of St George Utah homes for sale that were listed on the Washington County UT mls in the month of January 2012 was 1581. There were 245 homes "under contract" and pending sale during January 2012.

Inventory is still high, interest rates are at unheard of lows and opportunity abounds for finding your dream home in St George Utah!

Bank of Utah Officials Caution Consumers to Check Broker’s License

The Bank of Utah officials are now cautioning potential homebuyers and homeowners who want to refinance to check the license of their broker. Back in mid-December, the Utah Division of Real Estate sent a final alert to mortgage brokers to meet new federal SAFE Act requirements, which includes licensing with the federal Nationwide Mortgage Licensing System (NMLS) by year end. Brokers must also complete all testing and education requirements. Now that the deadline has passed, the NMLS data base is being compiled. However, it will be some time before consumers will have access to the database for mortgage companies. Access to banks and the federally insured are currently accessible.

In 2008, the SAFE Act was created to protect consumers from fraud. Standards were set for the licensing and registering of state licensed mortgage loans. The state of Utah was one of the first states in the nation to create a law that would enforce the federal mandate. But still, only 5,200 out of 9,200 mortgage brokers in Utah have changed over to the NMLS database. A low 2,000 of the 5,200 have completed all the requirements.

There are new concerns over unlicensed brokers that may continue to do business and violate the state law. Therefore, their license will be permanently revoked if they are caught. There has also been a considerable drop in the number of licensed independent mortgage brokers who can process loans, but that change will not affect mortgage loan originators or bank mortgage loan officers who work for federally insured depositories.

Dishonest lending practices of some brokers is the cause of the new SAFE Act regulations. The new system will assign a unique number to each licensed broker so their transactions can be tracked to help create a group of better qualified mortgage brokers. Home and commercial property buyers can protect themselves by dealing with licensed brokers only. You can go through a community bank to help assure that you are getting an experienced loan officer. If you’re not going through a bank, ask to see the broker’s current license.

Help keep yourself safe when buying a home by using the NMLS Consumer Access system or call 801-530-6747. When you’re making payments, only pay your service provider. You can also file a complaint with the Utah Division of Real Estate if you think someone offering loan modification services is trying to scam you. And, you should never ignore mail from your lender or service provider. Many times there will be important information that will need your attention.

Never pay any upfront fees to someone for loan modification services until you receive a written contract with details about the services being provided to you. You can find government sponsored mortgage modification and refinance programs at www.makinghomeeaffordable.gov and http://portal.bud.gov .

An End to the Housing Crisis on the Horizon as Banks Loosen Credit Standards

According to a new report released last week by Capital Economics, the housing crisis is expected to end this year as banks loosen their credit standards. The report shows an average credit score needed to obtain a mortgage is now 700. The number is still higher than it was before the crisis, but it is much better than a year ago.

Another survey from the Federal Senior Loan Officer, shows credit requirement in the last quarter of 2011 were consistent with the prior three quarters. Combined with these reports, there are many indicators that point to housing stabilization and more available credit. Now, banks are lending up to 3 ½ times the borrowers earnings. This is an increase from 3.2 during the crisis.

In addition, many banks are loosening the loan-to-value ratios, which is a clear sign of improved credit conditions. Many banks are now lending an average of 82 percent, which is higher than the 74 percent lending average in 2010.

However, even though there has been some slight loosening on credit conditions, many potential buyers are still having trouble meeting the credit requirements. Capital Economics reports 8 percent of potential buyers could not qualify for the loan, which ended up cancelling many contracts.

While the news of loosed credit standards opens the doors for great opportunities, it does not mean there will be actual housing price gains across the nation.

St. George, UT Ninth Annual Winter Bird Festival

If you want a fun and exciting way to learn about St. George, Utah’s natural resources, you should come out today for the Ninth Annual Winter Bird Festival. From January 26th through January 28th, there will be continual, eye-opening chances to learn about St. George’s vast bird species.

This year, the festival will host activities, lectures, and field trips. Lectures will be from a Junior Birder Program for the youth and a course for bird house building. Fields trips will be headed to the areas hot spots such as Quail Creek, Zion National Park, Sand Hollow and Hurricane Fields, Lytle Ranch and many more.

Today’s presentation of “Wintering Birds of Washington County” will kick off the festival at the Best Western Abbey Inn beginning at 6:00pm. Other events will be at Tonaquint Park at the Tonaquint Nature Center, which can be found at 1851 South Dixie Drive, St. George UT. This event will be great for the passionate bird lover while it provides outdoor enthusiasts a better perspective in regards to the areas birds species.

2012 Economic Forecast from Utah and Washington County Officials

The latest report by the U.S. Bureau of Labor Statistics, show an average of 85,800 Utah residents looking for work. But even with those large numbers, Utah does continue to be leading the nation in employment growth, which is excellent news for the local economy. There were over 30,000 jobs added in 2011 giving an increase of 2.5 % overall.

Although the northern areas of Utah seem to be recovering faster than other areas of the state, Washington County has shown the most improvement in recent studies by Washington County officials.

St. George’s industries have seen a strong return with growth of new jobs in the fields of transportation, manufacturing, wholesale trade, hospitality and private education. In local St. George, UT many residents are expecting the trend in job growth to continue.

Recently, the DWS released the facts on seasonal unemployment rates for all counties of Utah. Washington County showed higher numbers than the other counties in the state; however, the rate has dropped by nearly two full points, from 9.9 to 8% over the last year. And that’s great news for the county since it’s below the national average of 8.6%.

People are looking at this in a very positive way for the outlook on 2012. Companies are also more willing to take aggressive action as they anticipate a stronger national economy.

Wordless Wednesday~The Narrows at Zion National Park~August 2011

The Narrows in Zion National Park is by far the most popular destination for tourists who aren't afraid to get a little wet. Thousands of people don their water shoes and walking sticks to hike up river through the "narrow" slot canyon. Hikers can go for hours, all the way up to Orderville Canyon if they want, but not many make it that far. The water level can go from ankle deep to neck deep in just a few steps. It makes for an enjoyable, relaxing, refreshing day in the desert.

Because this is the biggest attraction in Zion, it is rare to get a picture like this without any other people in it. This was a lazy day for us, choosing to play in the water this warm August evening. The sun was setting in less than an hour, so we had the entire canyon to ourselves. Truly a rare, and very enjoyable find for us!

Flip That House is on Once Again

Flip that house is on once again…and I don’t mean the TV show. The Federal Housing Administration just gave real estate investors who buy homes on the cheap and sell them quickly, the reprieve they have been waiting for. In an effort to stabilize the real estate market on some of the foreclosure and low income communities, the Federal Housing Administration extended a waiver on its anti-flipping regulations through 2012.

In an effort to overcome the possible effects of abandonment and blight of low income communities, the acting Commissioner of the Federal Housing Administration created the extension of the waiver. Foreclosed homes that are in low income areas tend to lower property value much lower than average and create magnets for crime and other social ills. Flippers often improve conditions in these communities by remodeling these homes and giving the neighborhood a facelift, which in turn improves conditions for the area in most cases.

The FHA is who insures the homes, and they are a primary player when it comes to mortgage lending in low-income communities. It is also possible for many of these homes not be issued loans without the FHA backing.

Originally, there was a ban put in place to prevent flipping at inflated prices to unsuspecting buyers. And, certain conditions must be met in order to obtain a waiver in the current market. In order for the transaction to be complete, the waivers must include the buyer and seller being at “arms length” with no other relationship. Also, the selling price must be at 20% or more above the previous selling price. Lenders must document and justify the increase and meet all other conditions including inspections.

Since 2010 the FHA has insured more than 42,000 homes that were bought and resold within 90 days for more than 7 billion in mortgage principle.

Sunbrook Golf Community is a wonderful place to purchase a second/vacation home in St George Utah because there are so many amenities, it always feels like a vacation when you're there. Some of the amenities include an air conditioned year round indoor pool and an outdoor pool with spa, fitness room, clubhouse, lit tennis courts and lawn bowling.

Sunbrook Golf Community in St George Utah offers a variety of homes and communities that are certain to please the most discriminating buyer. Currently there are 13 communities with more in the planning stage.

As of 1/15/12 there are 29 homes for sale in the Sunbrook Golf Communities priced from $199,000 to $799,900. Of those 29 homes, 1 is a short sale and there are no bank owned/foreclosures. There are currently 3 homes under contract.

In December 2011 one home sold in Sunbrook priced between $200,000 and $250,000 which is a decrease of 50% from December 2010 when there were two homes that sold. In December 2010 one home sold for between $200,000 and $250,000, the other home sold for between $400,000 and $500,000.

Coral Canyon Master Planned Community near St George Utah Real Estate Market Report~December 2011 is as follows:

8 Coral Canyon homes have sold in the month of December:

                                                  1 home sold for between $100,000 and $150,000
                                                  1 home sold for between $150,000 and $200,000
                                                  4 homes sold for between $200,000 and $250,000
                                                  1 home sold for between $400,000 and $500,000
                                                  1 home sold for between $500,000 and $600,000

There were 48 homes for sale in the Coral Canyon Master Planned Community in December 2011 which is a 20% decrease from December 2010 when there were 60 homes for sale.

Sales in Coral Canyon increased by 14.3% in December 2011-8 homes sold in December 2011 compared to 7 homes that sold in December 2010.

Average sales price for a home in Coral Canyon in December 2011 was $273,613. Average sales price is +46.94% in December 2011 from December 2010 when the average sales price was $187,208.

St George Utah Heritage Days Celebration~January 10-17, 2012

The city of St George Utah turns 150 years old this year and the celebrations have begun! St George Utah Heritage Days will offer a variety of programs and events to be held January 10th-17th, 2012 and all events are FREE to the public. Events include the Lieto Choir musical tribute to St. George, James Arrington's one man show "Brother Brigham", the Visual Arts Association art show "Desert to a Dream".

The "Decades of Dixie Heritage Festival" held at the Dixie Convention Center January 16th and 17th will display timelines and original artifacts from the families, organizations and businesses that make our community unique. All members of the community are invited to participate in this event and share the pieces of St George history they may have. Display booths are free and any items that are distinctive to our region from as early as 1862 through today such as quilts, food and recipes, paintings and other artwork, furniture, clothing, houses wares, photography, musical instruments, news clippings and history displays from families would be much welcomed!

Of course the annual birthday root beer floats will be served by our mayor, Dan McArthur on Saturday January 14th from 12-2pm at the St George Social Hall located at 47 E 200 N in downtown St George. Free to the public.

What's the Weather Like in St George Utah?~St George Utah Weather

What's the weather like in St George Utah? I get asked this question several times per week by potential clients who are interested in purchasing a home here. The weather is one of the main reasons people from all over the country ( and world) decide to relocate to sunny St George Utah! St George Utah is located in the northern area of the Mojave Desert. This desert climate accounts for typically clear, blue skies, warm winters and hot summers.

The average temperature varies from a low of 27.1 degrees in January to 102 in July. Keep in mind, that 102 is an average and we often see days that reach 110 degrees in our area. Because St George is located in the desert, this heat is a very dry heat. Once the sun has gone down, temperatures drop and evenings are just spectacular during the summer months. In my opinion this weather is much more tolerable than in many other areas that suffer from high humidity during the summer months.

We rarely see snow, and if we do, it typically melts before hitting the ground! Once in a while the snow will accumulate and we'll have an inch or two that doesn't stay around but a few hours. Daytime high temperatures in the winter are usually around 55-60 degrees which allows plenty of comfortable golfing, hiking, biking or just about any other outdoor activity.The average rainfall per year is 8.14 inches.

Of course, spring and fall are just about perfect and each year I'm reminded of why I love St George and the beautiful scenery and climate here.
