The short answer is NO! With all of the things starting and stopping, you may be wondering if you can still take advantage of the federal energy tax credits. The answer is yes and you should plan your projects now.
There are really two programs: one for ENERGY EFFICIENCY and a separate one for RENEWABLE ENERGY. They have very different rules, a few of which are summarized here: Residential ENERGY EFFICIENCY Tax Credits · Part of the stimulus package apply to projects such as weatherization, high efficiency systems such as heating and air conditioning, high efficiency water heaters, energy efficient windows, etc. · The system requirements are specific - for example Energy Star® qualified appliances or windows do not all meet the requirements of this program. · The tax credit is 30% of the allowable costs of the equipment and installation. ·
The credit is capped at $1,500 for any one or multiple projects installed between January 1, 2009 and December 31, 2010. Thus these must be in service by the end of 2010 to be eligible for the tax credit. · These efficiency improvements must be installed in the owner's principal residence. Residential RENEWABLE Energy Tax Credits ·
This program relates to the cost of equipment and installation of renewable energy systems such as solar-electric, solar hot water (domestic and home heating), wind generated electricity, geothermal heat pumps, and fuel cells. The eligible equipment is carefully defined. · Some of these credits have been in place for a number of years, but the current program applies to renewable energy systems placed in service after December 31, 2008 and before December 31, 2016. That is not a mistake - the program has a lifetime of 8 years. ·
The tax credit is again 30% of the eligible costs. · There is NO cap on the amount of the credit and unused credits may be carried to later tax years. · This equipment must be installed on a residence, but it does NOT have to be the taxpayer's principal residence. Ask your tax advisor if you could use these credits for a second home or a residential investment property.

      <description>Nothing is constant and everything is changing....thank you Frank DAngelo for addressing the on going lessons from 2009Wow, 2000-2009 was such a blur!  The first decade of the new millennium was backed with more economic and life lessons vs the entire previous century combined.  What have we learned financially, emotionally, and of course personally/socially/economically?

Our history doesn't require us to look back too far regardless of the marketplace.  For seven of the past ten consecutive years, the majority of real estate markets projected and pointed to the top right corner of the chart.  What was amazing during this past decade was that the majority of people associated with the real estate industry expected the same result as the previous year to continue year after year.
For 2010 and the next decade, here is what I feel most Realtors should plan on effectively communicating with their sphere.  Firstly, let me qualify their sphere as the following:  Their family, friends, people they meet and will meet, past clients, current and future clients:
For the people/sphere who have encountered recent strife or hardship and need counselling regarding their home-ownership options... The best thing we can do for these people are to explore all of their best options versus just trying to generate a quick sale.
For the people/sphere who are planning on moving because of necessity... The best thing we can do is inform them of the best net options versus just trying to generate a quick sale.
For the people/sphere who are planning on taking advantage of the marketplace and purchase a great investment... The best thing we can do for these people is to make them the most informed investor of the current marketplace because of its' volatility, changes and shifts that have occurred and will continue to occur.
For the people we meet impromptu via open houses, in passing, socially, online etc... The best thing we can do is focus on providing them with the trusted resources and information to better serve their needs.
Wow, not that insightful when we simply read the words!  Let me be the first to criticize my own words.  In this this next decade, what comes out of our mouths as real estate professionals must come from the consumers perspective versus the agent lead/transactional perspective.  The moment our industry as a whole makes that transition from an agent/broker centric approach to the client centric approach; our industry as a whole becomes a more credible and necessary commodity versus a replaceable service.  Think about it!  More and more non-real estate entities are taking a run at the Realtors job description which is truly nothing more than finding people who are planning on moving and helping them.
As a real estate industry, our history tells us that nothing is constant and everything changes/evolves.  What should that be telling us as real estate professionals looking to survive and grow their business in this second decade?  Simply this... Focus on the following 3 points:
Our first decade of this new millennium has generated a mass exodus of real estate professionals and even more have hidden or parked their licenses with independent warehousing brokerages allowing them to be completely active, independent and virtually disengaged with the industry and the ever-changing times.  What should these agents be focusing on?  They should be surrounding themselves with people who are connected with the current industry changes so that as transitions begin to occur, they are connected with the people who are active and engaged with these transitions in a successful manner that won't come back and haunt them in the future.  We're all in business for ourselves, however we shouldn't be in business by ourselves.  Surround yourselves with people who are active and engaged in the industry.
Web 1.0 can be defined as a 15 year Ego Centric marketing platform that can be best described as agents bragging about their Top Producing capabilities, awards, production blah, blah, blah... As real estate professionals we need to make that full blown transition into the Web 2.0 or should we say 2.0+ which does involve being socially connected with our sphere.  Social networking is no longer social networking.  It is social marketing and that platform can be your best friend or worst enemy.  Get connected with your sphere in every way possible.  Never pass judgment on change, traditionalists always have trouble with change.  However, traditionalists are rarely the most effective people in their industry.
Finally, the majority of real estate professionals who are still in the game and are struggling... Take points number one and two to heart and get back to contacting your entire sphere, those you have worked with in the past and those who are currently looking to move.  That means, get out there and do exactly what your job description is... FIND PEOPLE WHO ARE PLANNING ON MOVING OR BUYING/SELLING REAL ESTATE AND HELP THEM!!!

      <title>Birthdays... don't want em cause maybe the expectation is just a disapointment?</title>
      <description>This morning I woke, or lay-ed under the covers, not wanting to get up... not wanting to see anyone.  Why, cause it's my birthday and though I'd like someone to say it, I don't want it because my expectations have dwindled and maybe so my self worth in this Topsy turfy environment.  So I do, (get up) to the quiet, they have all gone (but one sleepy grand baby soon to turn 5).  Kick into gear with the real estate, get the paper work done for the short sale package.  Time is of the essence.  You're needed at school by 8:40 am don't be late...daughters on the Worship team and she wants you there...(see is singing and playing the keyboard...hearts desire).  So the grandchild almost made it all the way through...  Back home, get to work time is of the essence. keep the cell on silence, don't care to hear from anyone, you know it's my birthday.   Then it breaks, all the well wishers get through anyway, ...I was good by myself feeling no pain.... Now here I am ..OK, so I ache, I am loved always had been just times are hard and it's not so easy to feel happy.  That's why its so important to get through to the one you love or even know.. to give to them, to remind them life is worth living, that you are important and they you did make a difference.  So many well wishers, how humbling, how precious, thank you more than you know.  Thank you for not giving up on me... Thank you God, I know you won't give up on me.
I would love to share this very special gift my sister (number 6 of 6) sent me.  Maybe you can do the same for someone important in your life.  Blessing on this beautiful day the Lord has made.

Our broker has always encouraged us to make sure to 'get the signature' even if it's a one time showing.  One recent situation I had was when a realtor called and asked me if I was working with a client who was standing in her open house, she said my client couldn't remember if she had signed a buyers/agent agreement form or not.  She was planning on helping her and showing her other homes.  Caught off guard, I said yes she was and then the agent asked me to fax 'the proof' to her.  I asked to speak to the client.  Usually clam; I was a bit shaken as over the past 4 mouths we had been working on getting there credit repaired so we could get them pre-approved.  So now, every Tues and Wed we spend looking at foreclosures, short sales (probably over 50 homes) due to their affordability.  We wrote offers, but not the highest and best.  I know the client was getting nervous, time was running out, and they wanted to get out of their rental situation.  BUT, I knew I was giving them above and beyond darn good service and continued educating them with the state of the market, why homes were said to be sold when still on the market, and the homes they drove by didn't meet the need they had.  When I spoke to her on the phone I matter of fact, holding back my anger (which has not surfaced for a long time) stated, if you are not happy with my service it was not a problem, please find someone who would be able top give you the results you desire...I'm not into playing these kind of games...(I was mad and disappointed).   I went into my family room and my families eyes were all staring at me almost in disbelief as they heard my interaction and the beast that came out of this mild mannered, yes maam, Minnesota nice realtor. I couldn't believe it, I felt like I was stabbed in the back and the heart!  Fine, let it go....no more than 5 minutes passed when 'my client' called me, "Rox, don't send her anything! I don't want to work with her, and I just want to work with you."  I said, "Ok, I'll set up showing for Tuesday and pick you both up at 2". End of conversation.
Next time the three of us went out again, I was professional and kind, laying it behind me.  She was quiet and I wasn't moved.  We had days again of writing PA, homes been already sold, only back up offers would be received.  We finally agreed to expand our location.  Homes started looking cleaner and a ray of hope came through.  Cut to the chase... We now have an accepted offer on a home, not a foreclosure or short sale, nicer than any home we had looked at.  Meets all their needs, move in ready and just in time so they don't have to sign a renter's commitment.  They love me and I have the signed buyer's agreement from the first time I meet with them over four months ago.
The call came yesterday, "Now Rox, this doesn't mean we're done seeing you does it?  I mean we can still get together and you can come visit with us right?   :) (Thank you Lord! )

      <title>'To close or not to close'  or 'Check your move'</title>
      <description>As we are all aware of the ever changing status in the underwriting world, has it occurred that maybe we need customers in order to have a job?  It appears that we are 'throwing the bath water out with the baby' or another clique 'going from one ditch to another'.  I do believe we will find balance again...somewhere down the road...but in the mean time customers are having to extend themselves to a supernatural patient level in order to comply with lenders, sellers, and underwriters.
My recent scenario presents itself as a flag just prior closing last week.  It seems as though the sellers sold the property (in a pool or foreclosures) and now there is a cloudy title.  In order to rectify this, buyers underwriters ask for cancellation of the original PA and a new signed PA with new date.  Sellers underwriters can't understand, they do FHAs all the time and never had this. Now both sides are looking into the legality with their departments.   AH HA, that's the key, we do this all the time and never had this problem!  Change happens.  As people who serve people we need to adapt to change and no matter how ridiculous it seems, take the extra steps and get the job done.
In this whole process (I'm still hoping to close maybe next week now) my concern is the anger and blaming that occurs when in fact just be the experienced professionals we are meant to be should and not pit each other against each other.  We need to build up our network not tear it down.  Be like gumby (for those of you old enough to remember this little green bendable guy) and MAKE IT A GREAT DAY!

      <title>New Homebuyers get $8,000!!</title>
      <description>Thank you Ben for the information from CNN Money and help for 1st Time Home buyers.  As an expert in the field of realestate, anyone interested in homes, selling, buying, foreclosures and short sales let me assist you!CNN Money had a great article breaking down the new $8,000 tax credit for first-time homebuyers.  It is expected to be signed into law today by President Obama.
Author, Les Christie, addressed the benefits and some very common questions regarding this provision for first-time homebuyers:
A big plus is that the credit is refundable, meaning tax filers see a refund of the full $8,000 even if their total tax bill - the amount of witholding they paid during the year plus anything extra they had to pony up when they filed their returns - was less than that amount. But there has been a lot of confusion over this provision.
The scenarios can change slightly from buyer to buyer.  So, be sure to consult a CPA or tax expert regarding your specific situation.  Click here to read the full article.

With the growing foreclosure crisis across the nation, there is a movement of real estate brokers and agents attempting to get their fair market share of the REO action (Real Estate Owned).   Since the sell-thru ratios for Bank Owned real estate are selling at rates of 95%   and retail rates being less than 30%, the motivation to transition to REO's is obvious: ‘Sell what is selling'.  Most market centers across the nation have the bulk of the bank owned inventory listed with the same handful of REO brokers?  Why is that, and more importantly, why is that beginning to transition?
&lt;img src="https://activerain.com/image_store/uploads/4/1/7/6/3/ar123481661736714.png"&gt; In Minnesota for example, a handful of real estate brokers had the foresight and now possess great fortune in representing the majority of the bank owned inventory in the Twin Cities.   Over the years, they have built strategic relationships with the key people who have entrusted their services to liquidate their bank-owned properties.  More importantly, these REO brokers have managed their clients' assets in a perfectly organized and systematic fashion.  A ‘Perfectly Managed' client!  Think about this scenario for a moment: you're the client (bank or asset manager) and that same REO broker in a different state is going to ‘Perfectly Manage' all of your assets in a particular region.  That same REO broker who manages all of your assets is the same person who meticulously communicates with you (the client) on every facet from securing the asset to property preservation.  Why wouldn't you (the client) continue working with that same broker?  Because the same handful of brokers have over extended case loads and handle hundreds of bank owned assets at the same time.  One of the questions that the Banks do not seem to have time to ask, study or review is this:  Are they getting the highest and best price in the shortest period of time with the marketing provided by their over extended REO Broker?   If they studied and reviewed the marketing efforts associated with their assets what might they find on a regular basis across the nation?  Perhaps it's a sign in the yard, an MLS posting with the minimum required information and only one photo (required by the MLS).  As a bonus, they all seem to have the infamous descriptive public remarks that says "Needs work".   That's the part that the client never sees or chooses to review.   What does the client see?   Obviously, the client is pleased from afar since their assets appear to be in good hands.  The lines of communication are consistent and meticulous as ordered by the client in advance.  They are ‘Perfectly Managed'.  Imagine what the client might do if they could be a bug on the wall and witness how their assets are actually being marketed and serviced to the general public.  If they randomly reviewed the marketing and consumer service provide by their REO Broker, would they continue to use them on future assets?
Try this shocking exercise in your marketplace and test these results for yourself.
•·        Go on-line at any broker reciprocity site such as:  Realtor.com.  Then, conduct a basic search in any of your favorite zip codes that has a blend of average priced homes for sale.  In that search determine the total number of homes for sale versus the number of listings with multiple photos.
Here is what was found in several market areas across the nation in a random case study.  Over 76% of the average priced listings posted for sale have the minimum one photo.  Why one photo?  It's the required minimum or the listing broker receives a fine.   Now, try that same exercise with only the Lender Mediated listings and watch that number approach the upper 90th percentile.  At best that can be described as a pathetic effort in real estate marketing!  Yes, someone will attempt to rationalize this.   The majority of REO's are probably ‘Perfectly Managed' from the clients' perspective, yet they are so ‘Poorly Managed' in terms of the clients' ultimate goal which is:  Sell and Close the asset for the highest and best net price in the shortest period of time.  Without getting into the un-necessary bashing of REO brokers who appear to be printing money with what seems to be a minimum effort from the general public point of view;  REO Brokers do take on a huge amount of risk and over-head with respect to property preservation and management costs.  Setting risk aside, why do they stop at the marketing piece?  How can they go to bed each evening and say they did the best they could to sell their assets for the highest and best price in the shortest amount of time?  Instead, the majority of the inventory posted for sale are literally a challenge for the consumers to acquire for a variety of reasons all pointing back to the lack of marketing, service and accessibility.  Furthermore, there is absolutely little or no buyer follow-up on the buyer inquiries associated with these Bank Owned assets.  Try calling any of the bulk REO brokers.  You'll likely get a pre-recorded message such as:
•·        ‘If you're an asset manager or a bank press 1, if you're a property preservationist press 2, if you're an agent calling to check status press 3, if you're an agent wanting to submit an offer, READ THE SUPPLEMENTS BEFORE SUBMITTING ANY OFFERS. Finally, if you're a buyer making an inquiry on this property, you can press 4 and leave a message'.
Nobody ever gets back to them, because nobody really knows much about the asset.  Usually an assistant uploaded the data from a previous listing, hired someone to re-key, secure and preserve the property and they post a BPO picture taken months prior to the assignment.  These bulk REO Brokers understand the system very well.  They know that if nobody buys the asset, the client/bank will continue to drop the price until people break down the door with purchase agreements.  Almost sounds like a ‘self-serving Reverse Auctioneer'.  Also sounds like their case loads are out of control, but they're not complaining!
Here's a novel idea!  Shouldn't the Bank have all their assets marketed at the same level as that prestigious house in that prestigious neighborhood?  That one client/bank assigns the REO Broker numerous listings ranging from $10,000 assets to Upper Bracket assets.  Regardless of list price, ‘IT'S STILL THE SAME CLIENT!'   One satisfied client can generate Millions in annual inventory for the over loaded bulk REO Brokers.  Shouldn't the Brokers market and service each asset in the same manner as any ‘prestigious client'?   They should attempt to get that client the highest and best price in the shortest period of time.  Approximately 75% of the REO inventory is virtually invisible to the on-line buyers and supported with little to no consumer follow-up via internet or phone. What might be happening to the assets Stock Price?  Does anybody care?
Let's go back to the opening statement regarding the movement of brokers and agents into the REO market share.   For those who are transitioning into the REO market share, let's ensure that paradigm shift includes better training and service to the end users.  This will enhance the housing stock and improve consumer confidence overall. Otherwise, this growing foreclosure crisis will continue to be a ‘Self-Serving Reverse Auction' whereby only the industry players get to play.  Regardless whether the hired Broker cares about the Banks' bottom line, the Banks are the client in this case and more REO Brokers need to market these assets with their best efforts and better marketing tools.  Over 50% of the REO buyers in Minnesota are first time home buyers.  Many simply overlook the majority of listings online that have only one photo.  In fact, many may overlook the ones without virtual tours.
Each and every agent on an REO team in a Minneapolis office includes the following marketing efforts regardless of the assets list price:  maximum number of MLS photos, bilingual video and audio tours, live phone access, support and follow-up, and descriptive remarks for consumers to qualify the property online such as:
"Charming bungalow on a tree lined street, level fenced yard.  Great opportunity for a buyer seeking sweat equity.  Needs cosmetic updating and some repair.  Ideal opportunity for a bargain hunter or handy buyers"
With that being said, first time home buyers and/or investors can literally qualify the property online to make informed decisions allowing them a more confident position to pursue the asset.   Nothing frustrates agents and buyers more when they take their precious time to show or preview REO's only to set one foot into the home and immediately walk right back out the door.   The home was instantly qualified or should we say, un-qualified in one physical glance and yet, that should have all been done on-line.  Frustrations escalate for buyers and buyer agents.   Inventory sits on the market for extended periods, and the ‘reverse auction' process continues to impact housing stock and the entire real estate marketplace.  Banks are losing more than they should with the conventional REO marketing and service associated with these bulk REO Brokers.  This foreclosure crisis might be "self serving industry" from the consumers' perspective if you think about it.

Eliot once said, "Only those who will risk going too far can possibly find out how far one can go".  This market will continue to be very challenging for those who continue with conventional ideas in conventional real estate models.  Some agents launched their New Year resolutions with the intent to give 110% effort.  That's an impossible achievement!  There is no such thing as giving a 110% effort!  You can only wake up each working day and give a 100% effort with whatever is in your library.  Many agents are crawling into their caves and ‘waiting the market out'.  I know from past recessions, that those who focus on mastering their craft during these times will reap significant rewards immediately and especially during the recovery.  There will be more Millionaires generated in the USA during this economic recovery period than the world-wide era of the ‘Great Depression'.  Also, 95% of the worlds' wealth is sitting on Real Estate.  Everybody wants more real estate!  Name a better commodity to sell!  So, go for it now!
