Roof leak?

Roof leaks don't only happen in old homes.

Jay Markanich and Mighty Mo (his trusty thermal imaging camera) live and work in northern Virginia but we have home inspectors in central Ohio who use this technology. I heard recently that one of my favorite inspectors uses this technology now. No wonder he is in so much demand.

Via Jay Markanich - Northern VA Home Inspector (Jay Markanich Real Estate Inspections, LLC):

Within a couple of months of moving into a house, a couple started having water leaking from the light fixture on the edge of the sitting room off the kitchen.

The builder came out and there was no issue in the roof near or over the area or light fixture. They were puzzled.

Mighty Mo was called to the scene and saw residual moisture.

But the builder was right, there was no evidence above that the roof, or gutter, had an issue.

What nobody knew was that the water was also making its way into the floor below.

This was going to be fun!

HERE IS THE DIFFICULTY WITH WATER LEAKS. THE SOURCE OF THE LEAK CAN BE FAR AWAY FROM WHERE IT FINALLY MANIFESTS.

So, if a leak isn't where you are looking, it must originate where you aren't looking!

That demands a tour!

Looking around inside I noticed a cathedral ceiling on the upper level.

With no evidence of moisture or staining.

But, it's a new house. There might not be staining yet. And the underside of the roof sheathing cannot be seen at that point, obviously.

Mighty Mo then detected residual moisture inside the ceiling, corner and going down the wall in that cathedral ceiling, far, far away!

That had to be the spot.

I think water flows downhill and given the configuration of the house it woulda, coulda AND shoulda have made its way from here two floors below and into that eating area.

What was outside right around that area?

A SATELLITE DISH!

Calling the dish company, they sent someone out to investigate and they did determine that the installation was not well done and could have caused a leak.

When they called the original installer, his response when they told him the dish was leaking into the house was, was, wait for it ...

"BUT I CAULKED IT!"

My recommendation: those might just be the most famous last words in history!! But I caulked it!

Extreme Makeover: Barn Edition - Delaware County Ohio Custom Home Builder

Extreme Makeover: Barn Edition - Delaware County Ohio Custom Home Builder - New England Homes office at 5191 Columbus Pike (State Route 23) went through a huge makeover earlier this year.

The "mugshot" of the house that became a barn in 2011 from the Delaware County Auditors site shows a two story stone front home with a front porch. Here goes...

Even in the mugshot, it's an OK looking house.... the house was built by Nelson Homes in 1990 according to Delaware County, Ohio property records but it somehow seemed older, more like a 1980s home. I do not believe Nelson Homes has built homes in Central Ohio in many, many years.

The Nelson Homes house was not a bad house, but it did not reflect the custom homes built by New England Homes, a Delaware County Ohio Custom Home Builder.

Extreme Makeover: Barn Edition

The house which is the office and sales center for New England Homes became a "New England" style barn with a cupola and sliding barn doors in the Spring of 2011, shortly before the BIA Parade of Homes.

The New England Homes sales office which is staffed on weekends is on the north side of the building with easy access from the parking area. Real Living HER's Builder Developer Services Division is now working with New England Homes.

The "Extreme Makeover" in the property continues on the interior. The 1990's Nelson Homes kitchen has been torn out. Extreme Makeover: Barn Edition is a much longer process than the TV show....

Will Earth Fare sell your Lewis Center, Ohio home?

Will Earth Fare sell your Lewis Center, Ohio home? Help sell?

Could the proximity to the new store in the Polaris area help sell your Delaware County, Ohio home? Earth Fare opened at Polaris a couple of weeks ago. Earth Fare is on the street west of Polaris Fashion Place, Gemini Parkwway.

Or maybe just make living in Lewis Center a little healthier? Earth Fare is the "Healthy Supermarket." Their sign says so.

A NW Columbus Neighborhood and Trader Joe's

Just before I heard the Earth Fare at Polaris was opening, I was wishing for a Trader Joe's in the Polaris area... Why? Because Consumer Reports gave Trader Joe's very, very good grades in the March 2012 issue.

Worthingview Neighborhood and Trader Joe's

I vaguely remembered a post about a Worthington area home's proximity to Trader Joes on my Worthington real estate site. That home sold.... wonder if the couple who bought it were Trader Joes shopppers... That home WAS not even that close to Trader Joe's.

I have only shopped the Trader Joe's on Sawmill a couple of times. I like Trader Joe's. I've shopped more at the Whole Foods kitty corner from Trader Joe's than I've shopped at Trader Joe's. Easier to get into? I have always found the shopping on the south east corner of Sawmill and Dublin Granville Road awkward.

I have never been to the Trader Joe's at Easton.

In the post about the Worthingview neighborhood and Trader Joe's I quote an article:

"1. Your Neighborhood Trader Joe’s. Or Costco, or other outpost for daily living supplies that tends to have a rabid following. On a recent HuffingtonPost article about the Trader Joe’s grocery chain, one visitor left a comment to the effect that they selected their home largely based on its proximity to a Trader Joe’s! And buyer’s brokers will tell you - homebuyers’ eyes light up and they pay a much closer look to homes near Whole Foods, a local favorite coffeehouse or farmer’s market."

So does that mean a seller ought to move their house closer to Trader Joes' to sell?

Earth Fare is right in the shadow of the HUGE Costco at Polaris. By design? Rabid following...

Homes for sale in Delaware County is down nearly 20% from last year. Home sales in April were up 28.8 from April 2011. The number of months of homes for sale based on closing is down 37.7% from a year ago.

"Downtown" Lewis Center

I had an out of town buyer ask me late last year "Does Lewis Center have a downtown?" We had driven by this stretch more than once in the months and months and months and months we were looking at homes all over southern Delaware County and beyond.

"Downtown" Lewis Center is the original little village on Lewis Center Road at the railroad track.

You may have to zoom out to see the map, showing the outline of the little "whistle stop" that was known as Lewis Center when most of southern Delaware County was farmland. Use the minus sign and the map will show the outline. Apologies for the map! The two markers? The two little, white churches in the little historic village of Lewis Center. The churches are pictured below.

The road on the Google map now says "Big Walnut Rd. Lewis Center Rd." That's just to confuse us! This country road becomes Big Walnut Road a little bit east of here. Turning onto the road from Columbus Pike on the west or S. Old State Road on the east, the road will be Lewis Center Road, it's the road to this little community at the railroad station, Lewis Center.

Lewis Center is named after the family of William L. Lewis who donated the land for the train station in the rural area east of Columbus Pike.

How do I know that? It's 2012... Wikipedia tells me so:

"Lewis Center is an unincorporated community in northwestern Orange Township, Delaware County, Ohio, United States, located between Columbus and Delaware. The community was named after the family of William L. Lewis, donors of land for the railroad station."

The Wikipedia listing for Lewis Ohio says it with a bunch of links to the other locations they refer to. Those links to Orange Township, Delaware County, Ohio, Columbus and Delaware are information about those places in Wikipedia.

Downtown Lewis Center - a village

There are two commercial buildings on Lewis Center Road just east of the railroad tracks, one is pictured above. There are a number of business signs.

A few years ago I remember someone writing on a Columbus food blog that Powell, Ohio another southern Delaware community did not have a downtown. The business district in Powell had a couple of good restaurants at the time of that post. If Powell did not or does not have a downtown... Well does Lewis Center have a downtown? Lewis Center is at the same time smaller and bigger than many communities in central Ohio.

There are a number of residences in the little "village" area. There are two churches in the little community east of the railroad track. The Free Will Baptist Church (left) in Lewis Center is no longer used?

The Lewis Center railroad station is gone? Or unrecognizable to me. I did not recognize the Flint Ohio (Franklin County, Ohio in the Worthington area) railroad station for years either.

Not a lot to find about the history of Lewis Center online... I found a bit on the Delaware County Historical Society, site. There is some history available about one of the churches, the Unitarian Universalist Church was the United Methodist Church until they built a new church on Lewis Center Road, west of the railroad tracks.

Lewis Center, Ohio a zip code

The Lewis Center, Ohio zip code is 43035. The zip code is a much bigger area. Lewis Center, Ohio has many neighborhoods most much newer than the little village. Lewis Center neighborhoods are spread out.

The Lewis Center Post Office is on Orange Road.

Homes in the Lewis Center area are in Olentangy schools. Or most of the area is in the Olentangy Local School District. When purchasing a home always check the school district of the property. Addresses in central Ohio can sometimes trick you. Olentangy High School is just west of the little whistle stop, of Lewis Center, or the downtown, if you want to call this area Downtown Lewis Center. There is a relatively new development on Columbus Pike with a Kroger grocery store and other businesses, at Lewis Center Crossing. There is plenty of shopping nearby, the Polaris area is right there.

The 2012 BIA Parade of Homes is in the area, starting in mid June. Just east of this little historic area of Lewis Center, in a neighborhood called Meadows of Lewis Center, there are 12 new homes nearing completion.

Columbus Metro Parks - Highbanks

Highbanks is now one of my favorite parks in Central Ohio. Located in Delaware County Highbanks Metro Park is part of what is now called "Metro Parks" but was originally and pretty recently known as the Columbus and Franklin County Metropolitan Park District.

The Metro Parks site says:

"Established in 1945, Columbus and Franklin County Metropolitan Park District "Metro Parks" features 15 outstanding natural area parks and protects more than 23,500 acres of land and water in seven Central Ohio counties."

Look a little Lewis Center... yes it it there. It is just a little itty bitty Lewis Center.

It's there. It's little. It's alphabetical if that helps. It says Lewis Center. This image is the Tag Cloud from ColumbusBestBlog.com a site about the best in Columbus and central Ohio.

Just yesterday I realized there was NO Lewis Center in the Tag Cloud. Nothing. Nada. Zilch. No Lewis Center? The Tags get bigger with each mention. Other Columbus suburbs were there... but Powell and Lewis Center, two Delaware County, Columbus suburbs were missing from mention on ColumbusBestBlog.com? I can NOT believe I have never wrote about Lewis Center. I have never "tagged" a post Lewis Center.

Just yesterday on ColumbusBestBlog.com there was no Lewis Center in the tag cloud:

Still no Powell? And Powell has a community page on ColumbusBestBlog.com Pages must not have tags. I created a Lewis Center page on ColumbusBestBlog.com just this morning.

Tag Clouds are kind of passe? ... but I like them. There is a lot of Lewis Center on my Delaware County real estate site.

Parade of Homes 2011 - Olentangy Falls

The Parade of Homes 2011 is at Olentangy Falls in southern Delaware County. I drove over last Friday to snap some photos of the houses... because it was not raining. The sky was dark and ominous but it did not rain much.

There are twelve eleven builders in the 2011 Parade of homes. They were very, very busy last Friday... there were an unbelievable number of trucks on the street with the 2011 BIA Parade of Homes ... I could not park to find a place to snap some photos of homes.

Why was I thinking there were twelve builders in the 2011 BIA Parade of Homes? The Parade of Homes starts June 11, 2011 and runs through July 26, 2011. Many but not all of the Parade of Homes entries are sold.

Where is Olentangy Falls?

I did a Google Map but something is wrong with it... Olentangy Falls is west of Route 23 (Columbus Pike) on Hyatts Road. It is on the south side of Hyatt's Road. It's a very easy to find Parade of Homes and I imagine the BIA will have lots of signs on 23 and Hyatt's Road when the Parade of Homes opens. Olentangy Falls is in the Olentangy Local School District.
