<p>Since our founding in 2000, we have never settled for done — cutting the ribbon on the Cornerstone Residence in 2006 was just the incredible beginning of the journey. Every year since, we have found new and exciting ways to increase our impact, grow our footprint, deepen our engagement with our neighbors, and bring new life to the corner of Broadway and Liberty Street.</p>
<p>The rich tapestry of our timeline weaves together the threads of our work over the decades — equitable, affordable housing intertwined with world class visual and performing arts, strengthened by deep community engagement and the steady work of downtown revitalization, economic development, and social and environmental justice.</p>
<p>Now 25 years into the journey, Safe Harbors is continuing to broaden our reach in new and creative ways: reopening the Ritz Theater Stagehouse and welcoming audiences for the first time in more than 50 years; taking the steps towards extending affordable housing to 55 families; launching a podcast and soon a new radio station; and an ever-growing calendar of performances and exhibitions that have seen our audience grow by a whopping 93% in just two years!</p>
<p>Along the way, we’ve been honored with recognition for our good work: from Supportive Housing Residence of the Year in 2006, to NYSERDA’s 2025 Building of Excellence Award for our commitment to sustainability, and the New York State Association for Affordable Housing’s 2025 Not-for-Profit of the Year.</p>
<p>As we celebrate 25 years, the timeline continues — new homes are taking shape, new voices are stepping onto the stage, and the next chapter of Safe Harbors is underway!</p>

<p>Each doorway into Safe Harbors opens to new possibilities — The double doors at 111 Broadway lead to our Cornerstone Residence, and the promise of affordable, supportive housing; 107 Broadway, beneath the marquee, opens to the Lobby at the Ritz and a vibrant world of performing arts; 115 and 117 Broadway invite you into the bustling businesses of our commercial partners; the red door at 104 Ann Street reveals inspiring and compelling visual arts; the garage door beside the gallery rolls up to eight artist studios and workshop space; and beyond all the doors lies Safe Harbors Green, where music, dance, circus and community come alive in the open air.</p>
<p>Now, we invite you to cross the threshold of the new door to the historic Ritz Theater Stagehouse and experience the jaw-dropping scale and spine-tingling magic of our newest performance and events space. At the same time, step through another kind of doorway — a virtual one — as we launch Safe Harbors Radio and This is Safe Harbors, a four-episode podcast that takes listeners on a deep dive into our founding and 25-year journey of transforming lives and building community through housing and the arts.</p>
<p>Within the pages of this newsletter, you will see that Safe Harbors is more than a building; it is a living campus of collaborative efforts and shared experiences — where every entrance leads to deeper connection and every threshold crossed to the possibility of transformation. You will meet the residents, artists, volunteers, partners, and neighbors who make up our community, and you will see that with each new door we open, we expand, not only our physical space, but what is possible in our city.</p>

<p>These capital improvements are essential to bolstering our mission, expanding our unique model of downtown redevelopment, and amplifying our impact on the community we serve; but as I reflect on the pages of this Annual Report, what truly stands out is not the progress in the building, but the people that make up the Safe Harbors family…it’s Cornerstone residents, dedicated staff and board, partners, collaborators, audience members and artists, enthusiasts and passersby!</p>
<p>The people enliven the spaces and animate our mission! The people in all their rich and beautiful diversity, with their stories to tell, songs to sing, art to inspire, and Salsa to dance.</p>
<p>As we enter our 25th anniversary year, we look forward to celebrating the transformative project we have created together and the partnerships, perspectives, hard work, insights, participation, leadership, generosity, and support of the people that have contributed to its success!</p>

<p>Dynamism is a hallmark of Safe Harbors of the Hudson, an organization that for nearly 25 years has fully embraced challenge, change, growth, and opportunity, and emerged stronger and better able to serve our community. That dynamism was in overdrive in 2024!</p>
<p>As founding members of our leadership team recently retired after 20+ years, we have welcomed new leaders to our ranks: Director of Finance &amp; Administration, Greg Castro; Director of Development &amp; Communications, Manda Martin; Director of Performing Arts &amp; Community Programming, Ken Martinez; and Director of Ann Street Gallery, Alison McNulty. Each has brought unique expertise, fresh eyes, and new ideas to Safe Harbors, strengthening our programs, deepening our engagement with our neighbors, partners, and collaborators, and growing our impact on the community we serve. Read on to learn more about what we’ve accomplished together this year!</p>
<p>2024 has also seen a major evolution of our physical spaces. The scaffolding and construction fence around our building is a signal of multiple projects underway simultaneously: a multi-million-dollar rehabilitation of the Safe Harbors Cornerstone Residence; a refurbishment of our Lobby at the Ritz performance space to better support both artists and audiences; and redevelopment work in the Ritz Theater that has pushed us closer than we have been in half a century to re-opening those theater doors. Safe Harbors Green also got a glow up this season, with cosmetic improvements to its plantings, fresh decking on the stage, and a newly-paved patio area for performers and community members!</p>
<p>Alongside all this activity and construction, we have been making strides toward providing new and desperately needed affordable housing in the City of Newburgh. Partnering with seasoned developer Bronx Pro Group, we are expanding our footprint with the creation of 55 new affordable apartments at 69-79 William Street for families in our community, reducing blight and breathing new life into this historic neighborhood.</p>
<p>Next year will mark Safe Harbors’ 25th anniversary of working in, with, and for the City of Newburgh, and our commitment to our mission and vision for the future is as strong as it was on day one. We believe that affordable housing co-located and integrated with visual and performing arts, community engagement, and environmental justice is vital to a downtown revitalization that centers people in solutions and supports development without displacement.</p>

<p>Safe Harbors is proud to present an exhibition of <strong><em>Flowers for Our Grandmothers</em></strong>, a community-based collaborative creative project led by <strong>Gabrielle Burton Hill</strong>, <strong>Francois Deschamps</strong>, and <strong>Jesse Flaitz.</strong></p>
<p><em>Flowers for Our Grandmothers</em> aims to represent and honor the lives, beauty, and wisdom of Black and African-American grandmothers in Newburgh. Participating grandmothers were interviewed, recorded, and photographed by the creative team, and the project includes an exhibition of photographs, a 52-page book with illustrations and narratives, and an audio interview archive. A soundtrack edited from interviews with participants will accompany the exhibition. Their framed photographs and live recordings will be on display for Newburgh Open Studios Weekend in the Cornerstone Lobby, with a special opening reception and panel discussion with the grandmothers on Friday, September 27. The exhibition will be remain on view through October 11.</p>

The year saw evolution taking place across the organization: on our staff, in our buildings, and in new projects that will shape and expand our capacity and impact into the future.</p>
<p>In 2023 and into 2024 we prepared for the retirement of founding staff members (some after 20+ years!) and welcomed 5 new team members who bring a diverse range of professional backgrounds and expertise to our work (more on page 12).</p>
<p>Safe Harbors was proud to be the first supportive housing organization in New York to receive funding from the State’s newly launched Supportive Housing Preservation Program. The $15 million subsidy will fully underwrite needed upgrades at the Cornerstone Residence, resulting in long-term sustainability, improved quality of living for residents, and a 20% energy savings. The 18-month project will continue through 2024, and the smell of fresh paint, the<br />
sound of hammers, and the gleaming of new tile on the floors are daily physical reminders of progress, growth, and possibility!</p>
<p>Finally, in December 2023 we closed on the purchase of 69 William Street in the City of Newburgh. Working with our partner Bronx Pro, we will preserve historic architecture and build on vacant space to develop 50 beautiful, affordable apartments for individuals and families. We look forward to sharing updates on our progress as the project continues.</p>
<p>Energized with fresh eyes, new perspectives and exciting opportunities, Safe Harbors is focused ever onward and upward, building on our solid organizational foundation and deep community roots to further realize our mission, grow our unique model of downtown revitalization, and increase our impact on the community we serve.</p>

Cathie was here from the beginning, when Safe Harbors was truly a grassroots organization, running operations from the dining room table of our founding executive director and collecting rent for the Cornerstone in a shoebox! Cathie’s intelligence, leadership, integrity, and fierce loyalty to the organization (and to Generally Accepted Accounting Principles!) have taken us from the dining room table to the respected, established non-profit we have become: an organization with a stellar fiscal track record, operational sustainability, and an ever-expanding capacity for growth.</p>
<p>June Henley, Director of Programming, has been using her considerable powers for good at Safe Harbors for over 18 years! June is a tireless advocate for the City of Newburgh and the people in it; she is an inspired and innovative leader who has forged partnerships, collaborations, and connections to deliver increasingly engaging, relevant, reflective, and responsive performing arts and community programming at Safe Harbors.</p>
<p>These two strong, whip-smart women have helped create the solid foundation on which Safe Harbors continues to grow. We are excited for Cathie and June as they embark upon their next adventures, and we look forward to welcoming new colleagues who will bring fresh perspectives to our work as we continue to grow our project, strengthen our mission, and increase our impact on the community we serve.</p>
